So, um but yeah, I mean, you and then I mean, yeah, but well, you tell the story. You probably remember. What? More details. And I don't know how long it was about a year and 1/2 ago. Maybe

two years. Do anything. I'm It's been on and off. You die. Pretty much majority of the home that I sold. You've got inspections on you even don't, like, weighs one kind of pre inspection. I think as well. Um, which is helpful for my cellars. Uh,

you know what one stat I will share. So, um, you know my my cr m, um, stats where I can see all of the realtors that I've done work with the direction the top of the list. Most transaction. So pretty cool, right?

Yes, I tell my friends too. So, I mean, I'm excited like we and I will say I must have decimated. My disclaimer is I've worked with about five whole inspectors. Um, I have worked with one in Colombia, one kind of in between Colombia trough it. And then, of course, you and a couple other ones and trough in. Yes. And the reason why I enjoy working with you the most, um, nothing against other ones. But what happened the way admit was just was an integral part of our relationship, our relationship, because this particular house and my client was interested in and he really wanted that house, Uh, was is just care that you took when you went in the house. I mean, you're like, you're, like, one of the rear inspectors that we're going to the house. I mean, of course, it may cost a little war, but you will go on her house. I've been safe enough for you to go in here, and you will just be open and honest and this for my house, you know? And I love that about you. That's how you treat it.

Yeah. I mean, that's one thing that I truly take pride on is, um, just being honest, you know, my one of my main goal is is just let me just to tell the story of the house. Um, you know, don't try to sugarcoat anything, but also don't try to be an alarmist and just kind of blow things out of proportion. Um, but mainly providing reports that I would want to receive if I was, you know, on the other end of the transaction, if I was the buyer, you know, that's the way that I report. So, um, that's the way I believe everyone should do it. Fortune. It's not always the case,

and and anyway, your reports come out with me to talk more about this later. But I do like the way how the reports come out and the offense a little bit. You have it. We Realtors love that prepared and a future where we can create a repairing in him. And I have to send somebody the entire report. Um, so that's pretty cool. But I know we kind of just got in for warm conversation, but I've got to tell everybody, um, out of what's your connections? Its profits.

so originally made me my wife. And at the time, my son was too. He's almost five now. Um, we moved down here from Ohio. Um, like the running joke that everybody else that lives here is from Ohio. So I am from Ohio. Unfortunately, everybody, um, grew up there my entire life. But, you know, it got to the point where a wife and I, we were just like, we don't want to live here anymore. It's We're just tired of cold weather. Um, so that was little meeting driving force to just get out of Ohio. Funny enough. Neither of us had ever even visited Charleston prior to moving. Um, at the time, my wife worked for the B A and, um, she put out literally 70 applications up and down the east Coast and landed the job that she was truly seeking out to get here at the Charleston, be a downtown on. And I told her that, you know, regardless of where we move, I'm just gonna start me on business, and that's what we're going to D'oh! And honestly, you know, it's been like just an ultimate blessing to have I truly feel it to have landed where we've landed cause one. The Charleston market is, as we all know, just super super hot. Even now, in the midst of a pandemic, it's still really hot. Yeah, what's so for somebody that's one never had never started his own business before recalls a giant learning process. Um, you know, to come into a market that's really, really booming and, you know, it really helped me. But, you know, until this day, you know, it's almost been three years since we've moved here. And I'll still send text messages to my wife saying, You know, this place is just beautiful. You know, we're incredibly blessed to be where we are, you know? So we're not taking it for granted. Yes. Pretty awesome way. We don't have any family here. Didn't have any friends that lived here, you know, prior to move in. So, um, now we have two kids, and so it's Ah, it's been an interesting situation since we

have grown grown as a family. Your wife works, Um, here now, and you started awesome business. So this best good? I mean, I only imagine Like, what? That must be like, um, come into one place. You gotta shake a lot of hands and you a lot of your constant information.

Came about it, Um, so they were getting from Ohio. So when I was, um, living up there have been a construction pretty much my entire life. Um, the modern background is mainly from the energy efficiency industry. Used to be an energy auditor. Used to work for our electric utility provider. Um, up in Ohio. Um, but when I started getting the home inspection, I started doing a part time before I jumped into a full time. But just my passion for, you know, um oh, knowledge, you know, obviously just started to grow and grow and grow, and I wanted to learn more about it. Um, and, you know, be able to help. I could see, you know, how doing home inspections and helping clients, you know, educate them on their homes that, you know, they're getting ready to spend hundreds of thousands of dollars. You know, the biggest investment of their lives. And, you know, they're basically looking, ah, to me, you know, to tell them about that. Their biggest investment, right? You know, immense amount of responsibility. But it was exciting at the same time. So that's when I decided back when I was doing a part. Time was like, Man, I want to jump into this full time. It's just it's just it's a fun career to be in. Um, but at the time, I was working for a multi inspector firm. So again, when we decided to move, um, I was just like, you know, I've been a manager in the past, and I didn't really want to feel your jumping into a new city. I was like, If I'm if I'm gonna do this sometimes We're just gonna start my own company from day one? Um, you know, just might just jump right into it, right? And s o That's where you know, I decided to come up with my business name. PG are a lot of people ask me, what does p g r stand for? Well, my last name is Richard, since that's where they are. Comes from my son. His name is Parker Gray. So p j R. That's his initials. Um, And then once we had our daughter decided Thio, you know, to avoid any, you know, hostility later on in life. Fools like, Well, let's give her the same initials as well, So then we had to sit down and figure out a girl name a PG. So we came up with Harry Grace, Uh, miss very Grace. And something was Parker Gray. So, um, a wife actually came up with my logo. Um, I I don't I don't know if you can see it. Uh, What's that?

s O way. Thought it was very South Carolina esque. So, um, you know, we went with that and You know, it's basically how I got started, so I haven't really looked back. I mean, it's there's been obviously ups and downs with, you know, start my own business. As in presents Energon say, but proud everything. You know, riding on my shoulders has just been incredibly overwhelming. And, um, I'm just excited about being in this journey, so, so far, so good.

So far, so good. That's awesome. I know you're keeping busy right now. I mean, you're gonna miss a hand in it. Um, I know we recently sent an email to, um to us. I guess you yesterday agents, your client, letting us know all the precautions thatyou're taking, which I think is awesome. I mean, not from clubs, the whole suit, you know, I think that's great. He doing that, you know? That's that's appreciated.

Yeah. Got to be safe. I mean, it's yeah. I mean, especially with two little ones at home. Um, I can't be too safe and you know, so I've basically been the only person in our household too. Going to that's basically been out of the house since we've been on lock down. You know, I'm the one that goes to the stores, Everything. So Yeah, but it's gonna get sick. It's gonna be me. But I'd rather be that way That my kids and my wife. So that would be a safe, so

yeah. Yeah. So tell me so. So pr home inspections. I know one of the biggest reason if I really was excited about having you come on, it's because people the number one, the number of questions I get from buyers especially, um, maybe buying a purchase before and just like, Oh, I know I know how this whole thing called my house or I'm good. People just have to understand the importance of getting ahold of section from new construction to look to the point where you're about to sell your home. I mean, there's just so many reasons to get a home inspection down home. So, um, tell us a little bit. Why, in a nutshell. Eyes, I guess. As concise as you can tell us why people should get home.

Um, in a nutshell. Well, there's no, I mean, there's their secret that, you know, home has a lot of components, right? Um, and as home inspectors, you know, we're trained to locate defects that you know the average average person doesn't know about, You know, uh, specially around the low country. I mean, there's a lot of investors. There's a lot of flippers, you know, They're not all bad. Anything bad about, you know, investors and flippers. But, you know, it's no secret that you know a lot of, um or try to just make the home homes look pretty, right? There could be a lot of defects and major issues that are not easily seeing. Ah, again, If you're not trained to locate those things, you may be walking into a major money pit. Yeah. So how about having a home inspection, especially if you're on the buyer side again? It just provides an opportunity to identify the major issues prior to use signing those all important closing papers. Um, the home inspection report can be used as a contingency with your contract with the seller. Uhm especially if your first time Homebuyer you know it's a It's a stressful enough process as it is, um, and having a home especially can help. But you might put your mind at ease. You know that you're making a sound investment or again you know, maybe give you a sense of relief that it wasn't a bullet? Uh, yeah. So that's basically it in a nutshell. On the buyer side, um, but there's also the seller side of the home inspection. So say you are a person is planning on putting your house on the market and next coming months, Um, consider getting a pre listing inspection, which basically is this inspection prior to you listing your home, Um, again. Same thing is, you know, the buyers. It's the exact same type of inspection. You know, I'm gonna come in and try to identify, you know, any potential major defects that you then as the potential seller, can I have a dressed on your own time, which ultimately will save you time? Um, potentially a lot of money because you can get multiple estimates from different contractors and save you a lot of stress, which in the long run will generally result. A smoother closing process, once you actually are in contract,

was definitely most definitely I told you to go with you on that. And I know my committee actually offer a certified pre owned home and and because we're living in the age where Burton joins is so important. I mean, what a great marketing tool it is for a cellar toe. Have a home. Inspector Dimas. Well, as offer ah, home warranty. To show this first look, you may want to come in my home, you know, it's a very dangerous time, you know, you're not taking precautions, and so to kind of limit that how awesome is it to have a free lesson inspection time? You combine that with the homework T to show the person, look this home solid and you don't see my work work. Here's a pretty listening section, and here are the issues that we may have resolved because of it on. So I think that's really cool. I think some people are frightened to get a home inspection because they're thinking if they're selling the home is going off central or something terrible. But really, he said, see some time money and having guests,

because I mean more than likely. I mean, the buyer's gonna get an inspection, so it's gonna come up anyways anyway, when at that point you know you're gonna have a very short time window to get those address so That's where the potential for money sediments comes into play. Because, um, with that's the case, say, for example, you have across space, and you the inspection finds a major defect in the crawl. Well, now you have to find the first contractor that can get out there to address it Well, and maybe twice a cz more as another guy that just available at that time. Um, but, you know, you have to do it, You know what I mean? So, um, that's where you know, these type of inspections coming to play in there? I don't I don't hear a lot of the stories, but I have heard somewhere people getting pre listen, inspections and in a off for, you know, my report to the potential buyer, and sometimes the buyer will be like, Okay, well, this this is good with me. You guys gonna move to the closing table?

I asked her. Yes, I have happened. Yes, definitely. Because it makes people feel really secure with getting um yeah, so I definitely always, Especially now that's one of things. I believe in marketing to my clients, um, to let them know that is definitely way to go. But you know, one thing that people kind of overlooked is the new construction. I practically live in new construction home. I know you do. It's like one of those things. Where had I known years ago, in hindsight, before on anything to be honest in my throat, My relatives of fancy a lot said something about it. But now that I'm in business, I understand after a few years, how long were seeing with these homes? And honestly, builders are just putting up his home so fast. It's not that I don't care. All the time is really consumes. They're just they're overlooking. And so a home inspection is good.

Well, one thing that I always tell my clients when it comes a new construction is Ah, I mean absolutely right. This illness, I mean, there's there's new construction. Community is being built all over the low country. You can't drive down any street and not see a new neighborhood, right? Well, what I would say is, you know, builders, you know, they get the bad rap. Some builders gets a bad rap sometimes, but at the same time, the builder is only good as good as its subcontractors. you know, which is unfortunate. Yes, it's ultimately falls on their shoulders to ensure that things were done right, But again there, they're just overloaded with work. In my opinion, um, and things get overlooked, and that's when issues come about. I mean, just e mean we'll talk about it on example later, but, um, when it comes a new extraction, but yeah, totally agree.

So as faras tips and tools for people to maintain their home based on, you know, something that you've seen where some things you could bust it just people to keep an eye out for between, you know, even during the inspection car, maybe everything moving just want something that people have really okami.

Probably. I just want to focus on, like to, um, two little tips here, one first and foremost, not to neglect your home. Um, it's amazing how many inspections I'll do that, you know, homes that are less than 20 years old. And I mean, it's just amazing. I'll be there for 15 minutes. And I just, you know, know right off the bat that it's gonna be a long inspection, because you could just tell, um, sometimes at the homes has been neglected. So once it that I can give, especially if you have Ah, home that has a lot of wood siding or would shrimp don't neglect it? Um, periodically, just, you know, when you're doing yard work or whatever. Just, you know, look at the poke around on the bottom edges of the signing and around your window trim. Look for any signs of rock or any signs of, ah, would that paint's peeling stripping away. That's where the wood becomes most vulnerable to moisture damage and ultimately rot. Um, so let's say, you know, you go to end up selling your house and you know you're neglecting that. Well, that's gonna be flagged on inspection. I can tell you right away from me on the seal 100 the termite inspection. Um, then you're gonna have to address that. So the longer you let that type of stuff go, it can attract with destroying insects like termites and have those like crazy around here, especially this time of year. So pay attention and make sure that those type of materials are painted and sealed. Um, avoid potential costly repairs. Um, next, especially if you have a crawl space. A lot of crawl spaces around the low country. Um, get you know, if you physically can't get down across pace yourself, you know, hire somebody to go down there just to inspect it once or twice a year, this is You know what I'm doing? Inspections. This is generally where the biggest concerns and was most costly. Repairs are found for the most part, because, especially on older homes, you know, that's just a common area of the home that gets neglected. And if you have the X, that marine for years and years and years, well, then you have major rotted sub floor about a choice. And that stuff is really, really expensive. Thio have replaced so far. Do not neglect that. So lastly, a good tip. You know, um, if you're financially able to, you know, consider getting a annual maintenance inspection. I do those I know their inspectors do as well. Where you have a professional like myself basically come in once or even by annually. Um, just thio inspect your entire home. Um, you know, because again, we're trained to look for certain things that the average person is not, um, you know, so we may be able to find some things that have occurred. Maybe after a storm of something that, you know, we may be able to bring to your attention to get a dress before it gets, you know, really, really bad. So a couple of tips I could give you guess

That's really good advice. Thank you for that. And that's that's something that, you know people do forget about. I know right now during this, the times that we're experiencing on those in Home Depot because people are trying to do home improvements. So if you have anything in the home they interested in working on and you just don't know where to start calling Adam, you're great thing to do because maybe he can help him prioritized something that may be more important than others in some general maintenance from using a contractor just or maybe some simple deal. Why's it take care? I couldn't really help pointing in the right direction that I think that's what. So thanks. And then I would like to follow up with the tips that you gain those amazing tips. Can you tell us a couple of things that you found interesting while doing, um, home inspections and think that this is interesting stories. I know for me, I can say the most interesting when I'm having to. Still is the one where we found um, Yeah, yeah, I remember that. One problem. Somebody's, you know, should be a gun up in the air and in principle, it

I have it on my desk. So yeah, that was found in the roof of one of the homes I was expecting for one of your clients. So

that's one example. That's definitely an interesting story. Uh, don't usually don't find bullets of that often. Um, but one example was I was in the safe till now regards to new construction. So I do a lot of 11 month warranty inspections. So in regards to new construction, So every new construction property will come with 11 year builder warranty on around the 11 month mark. You know, people will call me in, you know, because I'm 1/3 a third party. Basically come in, inspector home and look for any issues that you may not have been caught or addressed during the initial bill. So I had one the other day ever since just last week, actually, Um, where, um expected everything. And I use thermal imaging during my inspections at no additional cost. It's ah, um, high quality thermal imaging camera that allows me to detecting no issues in installation issues, moisture issues, electrical issues, stuff like that. Things that aren't easily seen with the naked eye on. And I was scanning this guy's living room and his entire great room had no insulation from the attic. It wasn't. You weren't able to see this area. Very welcome. Unless you're, like, really kind of grinding yourself underneath the duck work and platform that they had up there. So I was like, Okay, well, I have to get back company attic just to confirm this insurance. I don't and grind it myself underneath the ductwork and got myself all dirty. But like, I got to see this with my own to die two eyes and sure enough, he was missed in probably about 500 square feet of ceiling space. Just no insulation. What? Not even uninterested. It was crazy. He was really shocked and surprised when I showed him, too that I was like he was like, You're gonna be really happy that you had this inspection. Just they owe you, Sally 5 $600 worth of installation. Yeah. Um, so that was one. You know, that's that's just a perfect example of new, you know, things that can go wrong during a new construction. Um uh, Bill, you know, Grant, most things new. Construction aren't as severe as you know, an older home, but there are important things like that other net. I mean, probably the most surprising things I found have definitely been in crawl spaces. I mean, I've been in one. I was in one a few months ago. It was my have been more like, six months ago, and there the rest of the house was in pretty good shape. I usually always do the crawl spaces. Last, um, I got down there and it was literally raining, um, from the sub floor. I mean, it was there was so much moisture. Where would literally mean there wasn't probably even one square foot of stuff floor that was not just literally soaking wet. And come to find out that afterwards, realtor told me that the seller end up having to invest about $40,000 worth of work and two new sub floor and new Joyce. Um, favorite bear your duck work.

very, very poor. Um, Ben Elation. Eso There was issues with ventilation in the crawlspace. This was a perfect candidate for full on encapsulation. Uh, crawlspace. Um, there were a couple of weeks, no vapor barrier and probably 75% of the crawl. Um, this particular home was surrounded by a lot of trees, so I mean, it was just a wide variety of different berry was only just added up to a lot of moisture to crawl, but most moisture I've ever seen in my

life way squishy, always like. No, you are both.

I mean, it was literally looked like just water droplets just waiting to fall down. Whoa. It was crazy s o. There's a lot of mold. Um, you know, and mold and crawl spaces eventually makes its way into your house. And in a little quality issues, health issues. Um, and those are all type of things that I tried to bring to your attention during the inspection. And fortunately for me, I'm not a very big guy. Um, so I used that to my advantage to try to get a little looks and grannies in the There's been literally area times where I'm having to grind on the dirt on my belly and my back is draining underneath a piece of duct, uh, duck work. So I'll get I'll get this in tight areas, So but there's a just a couple things.

May I, you know, coming here it is true. You maintaining your size pretty day because I don't know, but you don't you? Yeah. So So you gave us some really good tips. And I look forward to Sharon is the podcast and maybe even sharing this is used to video this quick tips to cut because it was such a helpful podcasts of information and be nice to break it up and may be sure that way for yours. Um, you know, you're a New York fate fate based man, which is is pretty awesome. Um, we found out after meeting the pretense A charge, Thio. Uh, right. So So do you have anything I know you're pretty. Um, and my hand definitely a glass half full kind of person does anything you want to leave our guests with inspiration and encouragement. Especially during this time?

Um, yeah, there's I mean, this is strictly speaking about home. Inspect some inspections. Of course. Um, there's I mean, there's a lot of different inspectors that you can choose from out there on. And, you know, again, there's in regards to the home buying crosses in general. You know, again, like I mentioned for, it could be extremely, extremely stressful for the first time, Homebuyer. You know, when you're out there, you know, house, doing all the house, sudden documents, emissions or your lender. You know, maybe you're getting cold feet. Um, you know, choosing the right inspector. Um, you know, it is a very, very important decision. Don't take it lightly in my playing. You know, having a home inspection should be the first investment that you make in your home. Um, you know, against some people think, you know Oh, I don't really need to do it, or this is just another step in the process, you know? So let me go out there and just try to find the cheapest guy in the market to save me, you know, 50 bucks or 100 bucks or whatever it may be, which, in my opinion, you know, that's the ultimate wrong way of thinking. You know, like the old saying goes, you get what you pay for. Um, you know, there are people out there that are doing inspections for 199 bucks, and, you know, I haven't seen their work firsthand, but from feedback of receipt from people, you know, these type of inspectors are gonna be spending an hour in your home, Um, inspecting the roof from the ground. Um, And if you're lucky, maybe they'll peek in the crawlspace from the access door. In my opinion, there's that's not how you, you know, your best serving your client. Um, and you're definitely not gonna find all the issues. Especially if you're inspecting from the roof from the ground. I hear that one all the time. Mind blowing to me. Um, but anyways, you know, I just I don't know about you. Like what if I'm spending my spending hundreds of thousands of dollars on home again? Biggest investment you're gonna make I'm gonna want a little more than that. So, um, my advice to you guys, you know, she was an inspector that pays attention to detail on and ultimately has, You know, your best interest at heart. Um, someone with experience to know how, um, and whose ultimate goal is to educate you on. You know, you're a big purchase. Um, like I mentioned before, somebody that you know, reports the way that he or she would like to receive a port of report. You know what to say. I'm talking about me in this scenario, Okay, But, um, you know, somebody that's just want to be an asset to you and available to talk and answer your questions. And, you know, I can't tell you how many times are spent, You know, 2 to 3 hours on the phone after days after weeks after with previous clients answering questions. You know, just until there comfortable are satisfied with a certain, you know, defect or anything like that. So, um, that's what you know. That would be my biggest advice for you guys. Um, don't take, you know, the, uh, selection of your inspector lightly, you know? So that's all I got for you.

Well, that was hopeful. That was very helpful and very enlightening. Something that people need to know. Be reassured. Uh uh. I have one person tell me money they work with could just come inside the house. And they were comfortable with impersonate work with who was from the home. Improvement to coming in second, Alison. And also the Iike as a rotor cannot e I don't know if it's a choice. I have people that would not want to not go. Oh, did not want to even have a home inspection time. Appreciate that. You actually sure that? And how important that is.

Yeah, Yeah, I hear that all the time. And it's amazing that, you know, people would go Oh, yeah. I'll just use my uncle or my, uh, my brother's friend, you know, isn't construction. He's wanting to come and look at it like, you know, I can't tell him. Can't make anybody do anything, but just, you know, just hypothetical situation like, Well, let's say you know, he misses something. You know, where he his knowledge is limited in a certain area of the home, right. And, you know, next thing they moved in and boom, they gotta get a contractor out to replace something that trusts, you know, 1000 tens of thousands of dollars. Like that's gonna be an issue. Potential lawsuit waiting to happen, you know, relationships, no damage. You know, it means like, was it really worth, you know, saving 3 400 bucks? Maybe, you know, to go through all that. You know, in my my opinion is always gonna be no so
