Our amazing speaker is OREIG Member Craig Van Dolder.  Here are some words from Craig:

“My first property was back in 2009 in Guelph, ON.  It’s a home I still own to this day and have refinanced and leveraged several times.  Since we met in 2012 My wife and I have built up a multi million-dollar portfolio of properties in ON and BC that are generating 5 figures of monthly passive rental income.   Real estate has been life changing for me, it gave me the flexibility to quit a fantastic career to pursue a career in mortgage brokering so I can assist clients in building toward their own financial freedom.

 

In the beginning learned a great deal about the financing process of purchasing rentals as I was just sort of figuring it out as I went.  I never understood why I would get a decline from one bank only to walk across the street and get approved by another.  No one at the branch level ever explained the math behind mortgage financing to me.  It wasn’t until I met a great broker that I was educated on the numbers behind an application, and how wildly different polices can be from one lender to another, especially when it comes to rentals. 

 

Since becoming a broker myself I have focused on educating clients on what calculations actually make up a mortgage application, what the differences are in policies from one bank to another, and how they can structure their portfolio to maximize their borrowing power.  Proper strategy can allow clients to buy more properties in the A space where they can access the cheapest money before getting into the alternative or private space. 

 

I have watched many clients become millionaires by acquiring rental portfolios and it is an incredibly rewarding thing to be a part of. 

 

I am part of Mortgage Architects team based in Edmonton AB.  I am personally licensed in both ON and BC and because I am part of the Mortgage Architects team which has over 1800 brokers across Canada I am able to write mortgages in any province by using their Central Underwriting Center.  This a huge plus for me and my clients as I can assist them in pursuing investment opportunities in any province.
