Jonathan is an expert at using artificial intelligence tools to accelerate your online business. He has been running an online business full-time since February of 2010 and is an expert in using chat GPT to grow your online business. Yes, I'm excited about that too. So tell us, how did you first get started. Let's get a little baseline on you, Jonathan. How did you first get started and get involved with AI?Speaker 2:
I've been full-time online business for about 12 years now, and every couple of years there's some new tool that everyone gets excited about. Right, one minute everyone's excited by Google Ads, that next minute it's Facebook Ads, that it's Facebook Group, that it's Facebook Pages, that it's Twitter, and then it's something new all the time. And so sometimes you hear about a tool like AI, you go, oh, it's just the next fade, it'll be popular for six months, then disappear. And I noticed that it started to get good. For a long time, when I would test an AI tool, I would have it write something for me and I'd say I could never share this this. At best it could do a rough draft for me, but it's something I could never share publicly because the quality is just not good. It has too many grammatical mistakes or strange phrases or mistranslations. It was never ready for prime time and around the beginning of this year, everything changed with the advent of chat, gbt 3.5 and then 4.0. Everything changed, where now it could write stuff that was accurate, it was readable, it was useful. So it switched from kind of like something that was interesting but not ready yet to something that's amazing, and I started seeing the opportunity there. I'm always looking for ways to be faster and I just saw so many videos. Each people I'd use chat GBT and I kept going I could do that better. There's something wrong in their logic. So I just have a really good understanding of how to communicate with chat GBT Like it feels natural to me. Some tools sometimes you're trying to use the tool that just doesn't feel right, like spreadsheets are very hard for me, sudoku very hard for me, but chat GBT I can read someone else's prompt and go oh, I know how to make that better. Write out the gate. So it just happens to speak my language and I just began to dive deeper and deeper and I started playing more and more with AI image tools and I realized that the game has really changed because the tools now work. They can now do things you can publicly. People go oh, that looks good.Speaker 1:
How are you using AI in your business? How should most entrepreneurs let's talk about that, right, let's talk about how should entrepreneurs, business owners, real estate investors, just anyone in business how should they be using AI?Speaker 2:
Sure, the best ways to use AI tools is to do tasks faster. You can now connect chat GBT to a spreadsheet so you can have a 50,000 line document or spreadsheet right With huge amounts of data, and it can analyze all that data for you in seconds because it's instant. So, instead of going through a manual processing, that's one of the best ways for people that do real estate, investing or anything. That's a lot of spreadsheet. That's one of the coolest things, because I always have to try and look up new formulas every time, like how do I raise duplicates? How do I sort by average? How do I sort by mean? I always forget all those formulas. It's not natural to me. But now I don't have to do that. Sure, I can have chat GBT write the format, or I can have it just tell me, and because it can analyze large documents, it's very helpful. The second thing you can do is it can read a contract. So it might not be a lawyer, but you can say chat GBT, read this contract, tell me the 10 things that look abnormal, the 10 things I need to look at first that seem a little off to you. And that gives you this advantage because sometimes, especially if you're small and you're dealing with someone bigger, they send you like a hundred page contract, right, and part of that strategy is that they hope you miss something. Right, that's the game lawyers play. My family has a lot of lawyers in it and you always try and say, oh, put in 10 things and hope one slips past them. So, having something that can kind of double check and just go, oh, this is something here you might want to look at, because this, this is an unusual clause. So that's where it's really good. It's not perfect yet for writing contracts, for you can't act as a lawyer, but it can definitely act as a bloodhound. So it can analyze documents. Go, oh, there's some data here. That's different, right. There's something like analyzing your spreadsheets, your money going in and out. It goes oh, this month had a dip, something's wrong. Because I've seen it happen where one of my friends owned a rental property and they didn't know that there was a water leak. And you know, water leak can destroy a house and it can give you a massive water bill. So catching that early can save you tens of thousands of dollars, right, and a ton of print. Also, like the person my friend happens to, they got to dispute with their neighbors because the water damaged the neighbors property right, because it became a flood. All of that stuff ChadGPT will catch, because it's really good analyzing data. That for us is boring, so it's very good a repetitive task. It's very good at large data analysis and it's very good at pointing out things that you might not notice when you're going to do a long document or a long spreadsheet.Speaker 1:
You are blowing my mind right now, my friend.Speaker 2:
Yeah, so the free version is solid. The paid version is just a little bit better, mostly for a little bit. If you're doing writing or if you're doing like coding, then you want the higher level version. But for 95% of tasks 3.5 is fine, which is the free version, and every time when the paid version goes from 4 to 4.5, the free version will get raised to 4. So it's always like half a step behind. So, exactly, Even easier. Now you can convert the contract to a PDF. Put it on your Google Drive, set it to open so that anyone has the link can view. You can give that link to chat. Gbt has plugins now for PDF analysis, so that will make you do a large document. It can copy and paste. It can take a long time. It avoids all that and you can say look at this contract or look at this PDF. What are the 10 things I need to look at first? What are the 10 things that stand out, and it will give you like the most egregious to the least egregious, in that order and exactly it helps you go through document really quickly.Speaker 1:
That's amazing, man. I got to tell you that is. I love that. That's amazing. I haven't used it in that way. How should every entrepreneur start using a i-tool?Speaker 2:
The biggest mistake that happens to entrepreneurs is getting emotionally involved. In real estate. It happens when you get so excited by the upside of a deal you stop paying attention to the downside. That's why every time I have a friend or meet someone who one deal destroyed them, it's because they got emotionally invested and it's because they spent so long on it. If you spend six months on a deal you don't want to say, oh, I wasted the last six months. The same thing with any other type of online project, whether you're writing a book or creating a piece of software that you spend on it, the more you'll feel that like 2am blackjack investment feeling of I can't quit now. I've already put in three months, six months, nine months, 12 months and it just keeps getting longer and you get trapped. The beauty of ChatGBT and AI tools is that they just let you do things faster. Just like a calculator lets you do math faster and Google lets you do research faster, now ChatGBT lets you test ideas faster. So the most beautiful thing is that it lets you avoid getting emotionally entangled, because the other danger is, let's say, you have a really good idea, but it takes three months to get there If you don't double down in advance. You have a three month gap. It's like when someone writes a breakout book, if they don't have the second book right away, all those readers forget them six months later. So the ability to do things faster means you can double down on a good idea and you can avoid getting emotionally invested in a bad idea. This is your world, john.Speaker 1:
What are some of the latest tools that are out, that are not mainstream yet that you know about in your world, or what are some of the things that you're excited about that's coming down the pipe?Speaker 2:
zone, ai is becoming the great equalizer. Chatgbt is already being beaten in certain categories by free AI tools. So within about six months, the free version, the open source version, of AI are going to be ChatGBT 3.4. Which means that it doesn't matter what country you're from. It doesn't matter if you have no money. You have access to a tool that costs nothing and lets you equalize. People from every country have the same kind of opportunities, because if you're coming, I live in a third world country. My wife is from a third world country. Massive economic disadvantage here. They can't afford the software that we can buy in America. Huge difference With a free AI tool. That's gone. It's now actually an even playing field, which is very exciting. So everyone can now have a chance because AI is no longer expensive. The software even the most expensive AI is only $20 a month compared to other softwares that are hundreds or thousands of dollars a month. So it creates this equality. The open source area gets me very excited and the other area I'm very excited in is the area of image generation. With every online business, right if you're doing a website or any type of content, you're constantly paying for stock photos and that gets expensive. I was paying $159 a month for stock photos. Now I have an AI generator for images called Mid Journey. It costs me $12 a month for unlimited images. It doesn't make me count how many downloads I have. I don't have to watch which size it is, and if an image isn't quite right I can modify it. And I can even take a picture of my face and skin it over any image I want so that the character looks like me. So in some of my products I'll take a picture of like a science fiction soldier in like Future Armor and I can put my face on it and it'll look cool. I don't have to go put that on or paint artists. So it gives me access to a lot of tools that used to take a long time, like anything with graphics, right, getting a logo designed is this arduous process where you're going back and forth. Try not to upset the logo designer, try not to go over your revision limit. That's all gone because I can just keep hitting re-roll. I can say make a logo again, make it again, make it again with one button click until I get one that I love, and that's how I design my logos now and it's such a breath of fresh air. So removes all the need to spend a long time on a task, kind of pay a lot of money for a task that might not work out. All of those things are gone. So now you could do things faster, whether it's image generation, creating your own software, doing your own research, analyzing spreadsheets, analysis documents. All of these tools are now really available to everyone.Speaker 1:
How accurate is chat GPT Now with the newest version, that free version I want to talk about? How good is the information now that is spitting out compared to when it first came out? Because when it first came out, it was a lot of like. It was clunky, it was a lot of, it was great, it was an amazing tool, but there was a lot of things that was like, oh, that doesn't make sense. Why?Speaker 2:
did you say that the way chat GPT thinks is it's like a child. It never wants to disappoint you. So if you ask a question in a way that it knows what answer you're looking for, if it doesn't know the real answer, it will lie to you. So if you say chat GPT, show me three examples of X, it's very likely to lie to you. 90, 90% chance it will lie to you Because it only thinks one problem at a time. Chat GPT never thinks you're going to ask a second question and the way it's designed it basically goes on a score of negative one to plus one of how happy you are, and it's always pursuing plus one, which is if you say good job or thank you, chat GPT, or that's great or perfect, it gets a feeling of affirmation. It's not a real feeling, but it's the way it's programmed is to seek that number. So it's always wants you to say good job or thank you. So if it says I don't know the answer to that, you're not going to say oh, good job, right, you're going to be disappointed. However, if you say, without telling what you're looking for, like, oh, tell me about houses in Missouri, then it will give you accurate information because it doesn't know how to please you. So we'll just tell you the truth. So the secret is to never tell it what type of answer looking for. So if you're looking to confirm or looking for evidence to back something up, it will lie, I think, almost 100% of the time. It's very high percentage, over 90. And what I discovered is because I would always say that's interesting, I've never heard that give me the links. And all of the links were 404. And I said to myself okay, there's something strange going on here. Every single link is no longer active. I said either the internet is like having A secret deletion of, like some story or GPs line. So that's the one area it's weak as far as it's cut off. Dated September 2021, so it's not good with anything after that. The reason is that data is exponential. So since every single month, the amount of information on the internet grows by a lot right, it's not increasing 1%, it's increasing like 10% or 20%. So it's a massive amount of data and they can't keep feeding it in because it's just complicated. But basically they have to teach it all the information to one go and then activate it, so they can't perpetually feed it information, because that's not the way the machine. The machines work, it's the best way to say it and like when launch it, I think it takes I think the launch chat gbt For who was like 62 days. So they turn on the computer, they feed it data for 62 days and then it's ready to work. So because of the way it's designed, it's never current. They turn on and turn off access to the internet, so sometimes you can read websites and sometimes you can't, so they are changing the features. There are other a tools and ways to access Changes, be through its API that let you have full internet access, but that's an area where it's not very good. That's kind of an area where Research is kind of its weakest area.Speaker 1:
Back to my original question is it is it up to date information now with the free version, or when is what's the date? Because I don't know what the date is. I know that it was like information through 2020 or 2020 water as we September 2021 for both versions, for both versions. So all the data in it is through September 2021. So if you ask it anything, you're not going to know. So if I was to ask chat gbt hey, chat gbt, can you give me the market, real estate market, what's happening in terms of sales and volume in the polka know or in the state of Pennsylvania? It would only give me through September 2021 the latest market.Speaker 2:
Yeah, it will say something like Sorry, I don't have access to current information. I cut off data September 2021, but as of then, this is the information. The way to bypass that is to download A bunch of information to a spreadsheet like whatever the updated information is right from one of your MLS tools or other right, and then you feed it that information, then it can analyze it and that way you giving it the data you want to work with. So that's how you can bypass that cut off date.Speaker 1:
Okay, great, I want to talk about engaging you. You were eluding to the fact of it lying 90% or all close to 100%. If you how to lead it, can you teach us on how to ask better? Ask chat, gbt, better questions to get Not the response that we want but as most accurate? Is there a hack or something that you use to ask it?Speaker 2:
This is a great question, very great question, because this is the game changer. A lot of people treat chat gbt like they do Google. You give it a command, something happens. Chat gbt is a conversational AI. We keep forgetting that. The best first prompt you can give is say I want to do X, what information do you need from me in order to do that? So, for example, you might say I want what value of house I can afford right, and say what information you need to me to figure out what I should do for more. Try first investment property, and it will say OK, I need to know your current income, your current savings account, what's your current? It will ask you questions like that and you give it that information and then it will come out with a really good answer. So if you switch from commands to asking questions and this is a perfect formula Chat gbt shares what I want to do. What information do you need in order to give me the best answer? And then it will just tell you what it needs. So one of the really hard things for a new business owner is who's your ideal customer, right? We see all this content. Everyone's like oh, you got to sell to your ideal customer beginner? It doesn't know. That's a really hard question. But if you I did a practice with chat to you said chat, gbt, I want to fair my ideal customers, what information do you need for me? And it gave me a bunch of questions, like seven in a row, and I said whoa, whoa, whoa. Please ask him one at a time because that's overwhelming, so that it asks me one hit will keep asking questions until it has what it needs. So after question seven or eight it goes here's our ideal customer. And it was the best Description of ideal customer. I've been doing this for 13 years and it blew me out of the water because it asked the right question. So even though I'm an expert at certain things, sometimes I might forget question seven, right, like you've done tons of real estate deals, but sometimes you forget one little thing. But if you ask it in the interocular format, it will always give you the questions in order so you don't make a mistake. It all. You always give it the best information and this is how you bypass the classic computer problem of garbage in, garbage out.Speaker 1:
Now you never put garbage in because it tells you what it needs you're blowing my mind here, man, and I've interviewed some guys, some AI people here before, but what you're giving me right now that the stuff you're sharing is so powerful, like so, jet, gpt, I want to do X. What info do you need for me in order to give me that best answer, guys, that's the question, right? That's the question. That's it. That's the one question. You want to ask it. I think you alluded to this a bit, but what's the biggest mistake that people are making when using chat GPT?Speaker 2:
my friend using it, like Google. They're typing the things you would ask Google like where's the nearest ice cream store, where's it dead? Just that's open right now. Those are questions. If Google can answer it, it's not a use for chat, gpt right, because it's a thinker. So anything where you're just giving a command you're asking like a question, it's an up-to-date question. That's the worst use case. That's what a lot of people do. A lot of people go in and they'll ask really dumb questions like write me a poem. It's not useful. So we get distracted by things that seem interesting. Instead, you want to focus on usefulness, like that's really what I think is important for me. As I say, I don't want to learn how to do things that aren't useful. I don't want to show you how to do ten things on chat. To be there cool and you'll never make money from that's a waste of my time, in your time. That's not what I'm interested in. So you have to go in every time you start a conversation. Go, this is what I want. This is my ideal result, and you can have a conversation. You can even say chat to PT. How can I Ask you, or what's a better prompt for me to get this result and it will write the prompts for you so you can start to get better and better at the conversation. And the secret is you just keep asking chat to be for the answers. It's like you're taking a test, but the test will just always give you the answer. And the final thing is that chat to be tea doesn't know good from bad. For example, it's read every single sales page on the internet up to 2021. Most sales pages are bad. 99% of sales pages never make a sale. So if you just look at quantity, then you miss weight the data. So what you want to do with whatever your category, is, narrow it. So, for example, if I wanted to do real estate investment and with chat to be helping here's the first thing I say is a chat to be who are the ten best real estate investors for single family homes, multi family home, whatever type of investing I'm doing? And then I would say I get those ten answers. Each of those ten answers is a guide rail so I can say, oh, give me advice based on this particular investor, this particular real estate person for my area. Now what it does is, instead of using the entire internet's real estate data, it just uses a smart person's. So by narrowing it from all the information on the internet, if you can narrow it to just a smart person. So, for example, when I'm doing copywriting or writing a sales letter, I'll ask it in the form of different copywriters until I see a style I like. I don't have to keep rewriting the letter. I'll say do it in this guy's style, this guy's style, this guy's style. I'll go oh, this is the one I like. In the same way, you can narrow it and you go oh, this real estate device isn't working. You change it to a different real estate investor. It actually changes the entire data set from there to here and it's a completely different answer. And you'll find there are certain guide reels that work perfect for you. So if you ask it about 50 real estate investors, maybe 30 of them don't work, 15 are good and five are perfect for you and your style. Now you have a shorthand. So every time you want to ask a real estate question, you can just say, oh, act like this person, use this data set Now, answer my question. So anytime you come back you don't have to do a bunch of warm up prompts to kind of narrow the data.Speaker 1:
This is the best shorthand to eliminate the bad data and just get the good and useful data for when it's giving you answers Now if I'm either a real estate investor or a small business owner out there, or I have a nine to five and I'm looking to get started in real estate, where would you? Where would you coach?Speaker 2:
me to start. I would go to chat GBD and say chat GBT, I want to hit a million dollars, increase my asset value by a million dollars this year. What information do you need from me? And I would say start. And the first thing is to say what are your assets, what are your income streams. So it's the same answer I gave before, because it works in this situation. You know what you want, which is great. You have a specific goal which you can then build and will say, oh, do you need to make this much money more each month? They had that goal by the end of the year. Because sometimes, right, we just think, oh, I just have $100,000 a month, but if you don't hit it for six months, we're not going to hit a million dollars this year. Right, we're only going to hit 600. So it will do that internal math that sometimes we forget, that spreadsheet stuff which I hate, and it will help you develop a plan and you can. It was our asking question like how much free capital do you have? How much leverage do you have access to? What are your current properties? Is there a possibility of making money by raising the rent or using leverage in one property to get another property. You'll ask you smart questions. I'm not great at real estate, but I know that I can ask chat GBD the right questions to make it greater.Speaker 1:
Real estate, yeah, this is amazing man, amazing, amazing brother. I love the way you got my brain going in different ways. I mean, you know, chat GBT has been out since November of last year. I've used it. I don't use it every day, I've used it as needed. If there is an investor out there or a small business person never heard of chat GBT, never heard of AI, where are you telling them to start to get acclimated with this thing to grow their business?Speaker 2:
First thing is exactly like you mentioned just grab the free version of chat GBT, the first step, okay. The second thing is don't be afraid to be stupid. When I first started out I was like, oh, I don't want chat GBT, I'm dumb. I was afraid of asking a dumb question and, as you know, in school, when you don't ask the question, you don't learn. Chat GBT doesn't judge you, it's not sentient, it's not Skynet. But we all have that fear, right, like there's a part of me that's like let's be real, I'm afraid to ask a question I don't know the answer to an all. Look dumb. We all have that fear. It's normal Chat GBT. That will never happen, because if you have a bad conversation, you can just delete that conversation and it's erased. Chat GBT doesn't remember between conversations, so there's no risk of judgment. So ask it questions, ask it what it can do, ask it with an interactive style. Say chat, I want to learn how to do this, so you can ask a question. Like chat, I want to get better at playing guitar. Can you help me develop a strategy? Where my fingers hurt after I play guitar, how can I make them stop hurting faster? Simple questions, right, and it will guide you that way. Chat GB, I want to learn about real estate investment. What's a good strategy for me to learn the ins and outs of real estate in my area over the next six months? Design a lesson plan for me. And it can do these really cool things. So the best way to find out what it can't do is just to ask it and you kind of push the envelope and say, can you help me with this, can you help me with that? And it's kind of amazing what it's really good at. The best way to describe chat GB is an accelerator. If you learn to use chat GBT, you can do five days of work in four days. You will save one day a week, every week for the rest of your life, and that's a game changer. Wouldn't you love to have a three day weekend forever and still make the same amount of money, still get the same things done? So it can just do things faster, even small things, for example, writing a listing for a house. You're not a good copywriter, right? Sometimes I know how to buy and sell some numbers. I'm not a great copywriting guy. Chat GB, you could just do that in a few seconds and if it's bad, you just say do it again and do it again until you get what you like, whereas for me, like I love writing books, I'm a fast writer, but I hate writing the book descriptions. That takes me almost longer than writing the book, and that's just switching your mindset, right. But now I can tell chat GB which HTML it's allowed to use. You can use H24 tags, but I H1 tags. Write it for me and it will just write it out with bullet points. Everything looks amazing and it takes it five seconds. What would take me one or two hours to kind of work my way through my copywriting process? So repetitive tasks that you just have to do over and over again and outside your skill set, right? That's where chat GB could really help you. So if you're really good at numbers, it could help you with writing the descriptions or kind of planning a strategy or saying oh, I want to visit these 10 houses today, design a map so that I'm most efficient with my time, keeping traffic patterns in mind, right? Imagine if it saves you 30 minutes a day of stuff driving between houses. That's two and a half hours a week. That's amazing. That's 10 hours a month back. That's a day back a month, just because it's a little better planning trips because I always end up in traffic I'm terrible at that so it can help you with things that sometimes we wouldn't think of until we ask it. So the more you see it as a partner and a tool, you can ask questions and you're not afraid of looking dumb. That's something I had to overcome. That's when you'll discover really cool things that I haven't even thought of yet, because I haven't pushed the envelope in every direction and I'm still learning new things and trying new things.Speaker 1:
My final question, sir. You're brilliant, by the way, man. You're brilliant when it comes to this stuff. I love the way your brain is going with this stuff here. There's the movement and there's the crowd of AI. Is amazing. It's going to change the world, revolutionize the world. And there's the crowd of AI. Is scary. I don't want to touch that. The government's watching me. It's collecting data. It's going to replace my job. It's going to take over humanity. It's going to control people. Where are you on that camp? Number one and number two is where do you think the future of AI?Speaker 2:
is so. I was born in 1980 and around 1988, 1999, napster came out, which was that software that let people share songs with each other. And remember, metallica was fighting against them and the record companies were suing them and they wanted to put the genie back in the bottle. But let's be honest, if you wanted a song for me right now, I could get it to you in two seconds. Song sharing is ubiquitous. They could never undo it. You can't take a step back with technology and, in the same way, the genie is out of the bottle with AI. Because AI is not expensive. There is free AI. You can install on your computer, even a bad computer. You just have to give a smaller database. That's very good. That's better than anything that existed six months ago. Every single day there's a new white paper, a new release of a new free AI model, just in the open source world, which means anyone can have it. It doesn't cost anything. You're only cost is electricity of running your computer. So the idea that you can go back, it's impossible. You cannot put the genie back in the bottle, you cannot undo file sharing, and it's the same way people felt about the calculator in the 60s and 70s oh, if students have calculators, they'll never learn math. But right now, imagine someone said I want to be your accountant but I don't use calculators. You'd be like what? And they go. I use a slide ruler and an abacus. I don't even know what a slide ruler looks like. It's shocking. And it's the same way in two or three years. Ai is not going to replace jobs. What it's going to do is make people better at their job. So right now there's a whole world of people from India and Russia and Philippines that write content for other people's websites. But we all know there's a lot of spelling mistakes and sometimes there's translation mistakes. With AI that's gone. That means people can. Now the people who have the least can just do a better job. Now someone from the Philippines, for free, can use a lot computer public library, write articles with no grammatical mistakes and no spelling mistakes. That's a game changer. I actually think it's going to bring up the bottom. It's going to help the bottom people the most. You know they said this. You know they have those like TVs and McDonald's where you can order. They have those in the McDonald's all where I live, right and I'll tell you what you ordered. On the thing you still have to go bring it to a person. I haven't seen them decrease the number of employees McDonald's by even one. They have the same number of people working there. I don't think that the people are going to replace. I think it's just going to help people do a better job and be faster, and maybe they'll get to the point where it's all robots. But then you have to. One person's got to repair the robots. So there's always going to be jobs. It's just going to be a slight shift in what people are capable of doing. I don't know exactly where the future is going. Chatgbt is not close to sentience. It's not smart. What it is is a predictive engine, so when it's writing a sentence it goes the most likely word to put next is this the next likely word to put here is next. It only thinks one word at a time. So the only way ChatGBT works is when you combine it with a human intelligence and he plus. Chatgbt is very powerful because it combines ChatGBT's general knowledge with my specific knowledge. In the same way, once you learn everything I know about ChatGBT, you will be better at real estate with ChatGB than I am. So you will ask smarter questions because you have specific knowledge that I will. So that means it just accelerates both of us in different areas. So now you have, like a real estate superpower and I have a riding superpower and in other categories of superpower, but they don't cross over. So whatever you're good at, it just makes you better, but it won't make me. It will not give me the ability to be as good as you, because you have a specialized knowledge that I lack. So that's really the magic. You can almost think of it as like when a human gets inside one of those giant robots in a Japanese cartoon. The robot can't do anything without the human inside and the human is not powerful without the robot. So just like that me plus Jack GBT, that's where the power is Alone. We're both less.Speaker 1:
