Happy black friday. Hope. Everybody had an amazing Thanksgiving yesterday. I know I did, I know Nick and Sima did. They went to the Detroit Lions game field passes, got to see their Lions hang on for dear life against the lowly Chicago Bears man. Just a beautiful Thanksgiving yesterday. And today I'm so excited because a year ago we came to you guys on Black Friday and we offered something that we had never offered before. Okay, there's so many different types of motivating factors as to why someone would wanna sell their property for a discount, why a wholesaler would need to come in and be the right solution, whether that's they have a vacant property, a physically distressed property, death, probate, inherited, natural disaster, owner-occupant. And then the tired investors right, whether they're professional or unprofessional. So I go through each one of these and break down. This is what you should be looking for. These are the types of questions that you should be asking whether it's going to be an emotional conversation or an unemotional conversation, right? Should you be focusing on having empathy or not? Should it be a logical conversation? Right? There's a lot that goes into navigating these different types of conversations. Each one of these I go through, I break it down and then there's an actual live seller call of me talking to that specific type of seller and closing the deal. To give you an example okay. Then we have the objection obliteration. Okay, so we did a small video last year in regards to overcoming objections. This is over an hour long of me going through each and every objection that came directly from members of Titanium University. They came to me and they said these are the objections that I'm currently struggling with, and I go through and I say here's how you overcome it on each and every one of them. Then we have the Ghostbusters protocol.

Now, being that I was born in 1984, ghostbusters the original Ghostbusters came out in 1984. I'm going to bring myself up for this Funny fact. I'm a collector. Okay, I'm a collector. I previously collected DVDs, cds I collect comic books, sports cards. Okay, I collect belts. I mean, it's just what I do. I just collect belts. I mean, it's just what I do, I just collect things. And the first collection that I ever had as a teenager was this is you know, I'm old, this is right. Before CD or DVDs became a thing, I was going to collect VHS movies. The first movie that I ever purchased for my collection of VHS was Ghostbusters. So when Nick was like, hey, man, I want to have something in regards to overcoming sellers that ghost you, I was like, oh baby, the Ghostbusters protocol, so this one right here.

What happens when a seller ghosts you? Whether it's you buy a lead and the seller ghosts you, whether it's you talk to the seller and then they say they need more time and then they ghost you. Or, the worst of all, when a seller ghosts you after you send them a contract. How do you overcome that? Do you have a protocol? We give it to you step-by-step, right there in the Ghostbusters protocol. Then we also have the renegotiation roadmap. So the renegotiation roadmap is where you need to set proper expectations with the seller on possibly having to renegotiate the price and then, when you do have to renegotiate it. What do you say, how do you explain it to the seller and how do you successfully renegotiate it? What do you say, how do you explain it to the seller and how do you successfully renegotiate the price? The next thing is we've got the King Closers Film Room.

These are live seller call reviews that I've done of myself closing deals. I break it down Spoiler alert. One of these I give myself props. I'm like that was a damn good closing. The second one I'm like I could have done better. All right, and there's something to take away from that. When you're talking to sellers, no matter how experienced you are, there's both the good and the bad. So that is the King Closer war chest.

And also funny thing about Instagram is it takes longer for your reels to post than any other app. Okay, zuckerberg knows what he's doing. Okay, so I'm on instagram, I'm waiting on my reel to post, and there just happened to be this reel that the question was asked when should you ask a seller how much they want for the property? Now, you want to know what's funny about this. These are my good friends Brent Daniels, jerry Norton, pace Morby, the Wholesale Hotline crew, and what's hilarious is I've been asked by all three of them why do you ask so early in the conversation? And a year ago we explained that. A year later, guess what the real said? Oh, you asked that as soon as possible early on in the conversation. I mean, literally this is what was said. When you call a seller, what you should say is do you have a property you want to sell? Awesome, how much do you want for it?

And then, when I learned that, you asked that right up front and then I thought about why, and then you explained why. I'm like that's genius. That's like it's the most important question in wholesaling. We have to know where we're getting started, man.

Like we don't play any of those types of games. We just want to make sure it's a good fit for you, Good fit for us. We are selective, no shenanigans. I'm sure you're a good dude, victor, for sure, but like, we just like to make sure we know we're letting in because, like was brought up earlier, the number one focus we have is support. Right, because I think that that's the biggest complaint from my experience in group coaching programs is lack of support, dead facebook groups knowing to answer the questions. So we keep it small, we make sure the right people are coming in so that we can culture, cultivate that community and absolutely make it so it's place full winners yep, and.

And the other thing is is is we really want to get to know you and make sure that whatever needs you have is what we offer. So, like when you do book a call with the team, we are going to ask you, like, where are you at in your journey? Why are you looking for this now? Because there are times where people come in and they don't know why they want to join something, and it's just like they're looking for somebody else to be their savior. And if it's like, well, I'm not buying any leads, I'm not talking to any sellers, I don't even know if I want to be a wholesaler, it's like, well, this is not the place for you, right? We want you to know that this is what you want to do. You're in a place where you're ready to start buying leads and you're willing to put in the work. Right, we do not say this is easy. I always say this is a simple business, but people make simple really hard all the time, and that's the case with wholesaling.

I've got a video coming out. Nick, I didn't even talk to you about this. I believe it's on Sunday. It's called Wholesaling is a War of Attrition. I actually just did a Google search. It says 80% of wholesalers fail in year one. Here's the takeaway from this. I think part of the reason why people are failing. When I broke it down, this is what Google tells you on why 80% fail they can't get deals, they don't know how to comp and underwrite and they don't know how to find buyers. Everything that we're providing you right now on Black Friday, obliterates all of those. It shows you exactly how to overcome that. So if those are the reason why people are failing, and yet we're offering you the solution, I think we should be able to move the needle on those numbers. This is why I'm so passionate about when I look at something and I say that nationwide average for entrepreneurs in year one is 20 fail, but the nationwide average of wholesalers failing is 80. It's a complete opposite. There's a problem and it's because the leadership in this industry is not doing a good enough job of solving people's problems. They're pumping out the same regurgitated bullshit that doesn't work, and we are on a mission to make sure that we change that. That's why we looked at this. We could have very easily I mean, let's be real we didn't have to rerecord any of this stuff. We didn't have to make more. 2,000 people bought this in the past 12 months. We could have just continued pumping it out. We said, no, let's make better products, let's add products to it. And that's where we are. I'm excited, man. What's up?

So, like RJ said before, it's simple but it's not easy, right, and if you're willing to put in the work, take the lumps and sums and continue to persevere, you're going to be able to make it. But the expectations that are set are just brutal out there. So it's just like man, like I just wanted to add on to that, because that's that blew me away, that you just shared, man yeah, absolutely blew me away.
