Welcome back to Cello Call Film Room, the series where I'm going to show you guys a live Cello Call, but give you one specific thing to pay attention to. And today's call warning is not a sexy clothes. There's nothing fantastic about the call. In fact, it's the opposite. It's the call that we all dread. Not the one where they want the wrong price, it's the one where they want the right price. But the seller's hard to hear. The seller's hard to understand. Sellers not technologically savvy. And oh, there's competition involved. How do we navigate all of these moving pieces? See, this happened last week during the live, and many of you were watching this call, and you're in the chat, and you're like, RJ, we can't understand the seller. We can't hear what the seller's saying. And I get how frustrating that can be while you're sitting there and you're trying to watch to learn how to get better at closing sellers. But it's also frustrating when you're the closer on the phone and you can't hear the seller. You can't understand them. You can't quite decipher what's going on here. And there's a lot of moving pieces. Now, what I'll tell you is the numbers on this deal were amazing. They were fantastic. It was a banger of a deal. But there's competition involved. There's technological issues. And so we tried our best to overcome it. Now, at the finish line, we didn't overcome it. On this call right here, I don't I don't overcome this, but I want you to see how I navigate it throughout the call where I attempt to try to get him to forward me an email, screenshot the documents that he needs to send me to find out is this even something that I can pursue? The entire time I'm dealing with difficult language barrier, sound issues, and honestly, frustrations from the seller. And this is one of those underlying issues that a lot of people don't pay attention to. They always worry about the objection, the script, the things that they need to say, but there's also times where we need to pay attention to what happens when the seller is just difficult to navigate and deal with. I was asking late, but there's a guy that's coming out tomorrow to say I said five took me down to seven.

To 70. Okay. What's he coming out to look at? Just the the condition and the property itself, he needed to do that. All right. I don't like having a camp with are you gonna have those uh appointments no matter what? No matter how this conversation with uh with me goes. Oh, so you won you won't you won't sell the house until somebody comes out and sees it?

Uh I'm not gonna obligate selling us.

What do you mean? Uh what do you mean you won't obligate?

Okay, well, that's what I'm calling you to do is talk about the property and potentially offer you cash. But I'm not gonna come see the property when before I have an agreement in place. Okay. All right, well, let's let's talk
about this. What's got you what's got you looking to sell the property? Okay, so you live there right now, you you occupy the property? Where you want to move to?

Talk to me about how how'd we come to that number? What what does that do for you? Is that an important number for you?

I was asking for eight slides. Oh, yeah, I was asking for eight slides. And we were shopping and would you check it's a press. Um, I thought uh yeah, I think you can go up. I told you.

How did you how did you come up with the asking price of eighty thousand?
SPEAKER_01
Oh, oh, okay. Um so I mean it looks uh that's gonna cost probably. So I think I'll go pay for it. So I'm probably uh this is probably getting started somewhere else, that's what you have. But um we have something private.

Okay, that makes sense.

How much land comes with your property? Is it close to an acre?
SPEAKER_01
Yeah, nine tenths of an acre.
SPEAKER_02
Nine tenths of an acre. So this conversation that you had with uh this gentleman earlier that got you down to 70, he's gonna come see the property tomorrow. Was there any reason behind him getting you down from 80 to 70? Or he just asked you and you said you're willing to do that? Okay, so I'm looking around the area. I mean, you're a four-bed, two and a half bath, twenty one hundred square feet, nine-tenths of an acre built in 1970, right? Yeah, it's a large talk to me about the I know you said it needs a new roof, and that's why you're discounting it from your tax assessed value. But when was like when was the last time you replaced the flooring or remodeled the kitchen and bathrooms?
I know, but I understand. I don't want you to go lower. The the reason why I'm asking is because um I think 70,000 is too low. I don't say this very often, but I I think you deserve to get paid more for your house. I bet you do because I've done this a lot, and it's very rare for me to tell a homeowner that they deserve to get paid more than than what people are offering. But I mean, I'm I'm looking around in your area, and I I get that your property needs some work. And well, I'm talking about the house, like it needs a new roof, and you know support household support. Right, and it it probably needs a little, you know, cosmetic updates on the inside. Yeah. But I think you are uh you are drastically under undervaluing your house, and so that's why I was asking how how important is is the 70 and like it's important.

I wouldn't get paid because like I said, I'm value is valued about five thousand dollars and um when I first did when I did two uh cost is about eighteen thousand. And so I think you know, only twenty five thousand that was all about and so I think okay, so I should come up for you know something else. When I told you I had no crap supports.

And you don't owe anything on the property.

How much do I need to offer you for you to call those other people back and cancel the appointments tomorrow?

That would be difficult for me to say I received a bunch of calls and I'm really lousy with the appointments. And so I don't remember the name of Germany. So I can't see that called that because I've got call just made a project project 15 calls.

You've taken 10 to 15 calls and no one was willing to give you 80,000 for your house?

What am I what am I missing over here?

I want to give you 80,000 and make everybody go away. What if I got somebody to come out to the house right now? If I get somebody to come out to the house right now, are you willing to sign a contract?
