Setup And The One Tactic
SPEAKER_00Welcome back to Seller Call Film Road series where I'm going to show you guys a live seller call, but give you one particular tactic to take away from the call. And today we're going to be watching Titanium University member, Mr. David Armerick, who was live with me a couple weeks ago, got this signed contract. But what I want you to pay attention to is first, before the seller even answers the phone, he's speaking it into existence. Come on, Mary. This is the one that answers the phone. He cracks a little joke. But he's speaking in into existence. But then throughout the entire call, David does not try to be RJ Bates, Jerry Norton, or whoever else. He is the legend, David Arbelink, throughout the call. He is himself. He uses his personality. He uses his own words, his own language throughout while still using the closer's formula. Because the most important part about the closer's formula is be you, be real, be authentic. It's important to be that because that is really what sellers are wanting. They want that certainty that who they are working with, they know, they like, they trust. We say these words all the time, but then we get on the phone with the seller and we don't act like it's truly that important during the seller conversation. David does a fantastic job throughout this conversation having confidence and being himself. So I wanted to bring this on here. The other thing that I want everyone to understand was that during this live, David had to sit there for two, two and a half hours watching everyone else that was lined up to go go before him. They got to pick whatever leads they wanted to call before he got to pick his lead. And he still showed up with this confidence, a confidence in himself that comes through the reps and showing up daily to make sure that you can actually have this confidence. So great job, David. Enjoy this live seller call film

SPEAKER_03Come on, Mary. Jesus is alive in me. Hello? Oh, hi, Mary.
SPEAKER_02Yes.
SPEAKER_03Mary, can you hear me? This is David.
SPEAKER_02David from Lear.
SPEAKER_03David, you filled out a form on my website about that property on Highway 248. I'm an interested buyer. You still looking to sell it?
SPEAKER_01Yeah. Well, yeah, I wanted to see because I heard about doing this and I said, well, I'm just gonna check it out. I'm in a Walmart Nice.
SPEAKER_03Well, what did you say? I didn't catch that last part.
SPEAKER_01It was I am in a um oh about I wanted to check it out to see because it's 8,000 square foot. It's commercial and residential. It's got apartments in there. You can either have it all residential or all commercial or half and half. And I went to the city hall and got my paperwork on all that to prove that. Um and I just wanted to know, I went through divorce and uh last year, actually almost died last year from a couple tick bites. Um always heard bad stories, but never thought I'd experience that.
SPEAKER_03Oh my goodness.
SPEAKER_01It's you know what, one tick bite takes away your immune system completely. I had two on my stomach and I freaked out and trying to get them off me. It they buried yourself. So don't ever you always gotta have something that grabs both sides of their body. Not just trying to with a hand or something. They said never do that. Well, I found that out the hard way.
SPEAKER_03But so you don't have you don't have that yeah, I I mean I just checking in on you, you don't have that Lyme disease, do you?
SPEAKER_01No, I didn't get I had a miracle actually, by miracle that I I mostly see uh naturopaths anyway. I don't and I don't go to doctors right away. I just always Google, look up information, and do things. I'm seven I'll be 70, and people think I'm 54. Everybody I meet, I have 20 grandkids, eight great grandkids, and everybody guesses me between like 49 and 53, 54. What's everybody?
SPEAKER_03What's your secret?
SPEAKER_01So I took care of my owl.
SPEAKER_03Yeah.
SPEAKER_01I can't hear you, but I'm gonna put this on speaker because I can't hear you.
SPEAKER_03Oh my goodness, can you hear me now?
SPEAKER_01Hold on, let me get that there and I'll be able to hear you now. Okay.
SPEAKER_03Well, I I'm just curious what your secret is. Uh have you found the fountain of youth or what?
unknownIt's Jesus.
SPEAKER_03It's Jesus. I saw your email, so I was thinking that might be your secret.
SPEAKER_01Yeah, if you get in his presence walking in that anointing's there, it does up to you. Plus you you have to watch what you eat and you do have to take care of yourself. You have to do some things yourself.
Seller Story And Property Backstory
SPEAKER_01But yeah, I was interested just to know, because it's worth with everything that's been put into it. We even made a flood wall that worked. Uh, because weed spring we didn't know. I didn't know that it is known for flooding, but we've never flooded since, and they've had some floods there.
unknownWe never that wall worked.
SPEAKER_01So it's got a some acreage up a hill, like right behind the building. It's got a little cave, not it's got a little cave that goes a long way. And it's got like a little pond that's around the cave entrance. It's uh Biden Clide hit in there, that's what I was told. And there we were Bonnie and Clide, so it's kind of like people like to look at it. Um and so I was gonna start a restaurant in 2020, but then COVID hit. Not a restaurant, but I can Italian B stay in Chicago style, because I'm originally from Chicago. And so, and so um things changed as of last year, and so I don't have to sell it, but I was just wondering what how it is because I don't want to go to realtor, all that stuff. I don't want to deal with all that. And then I your your guys, yeah, it came up on my phone. I wasn't even searching for it.
SPEAKER_03Yeah, well, Mary, um, I I'd love to help you out there. It sounds like um, you know, you're in a kind of a position to look into this. Can you help me out here? Like how much you're hoping to get for this one.
SPEAKER_01Well, we probably got about 207,000, 260, 70,000, but I said, because I got a good deal when I bought it, but it was major fix-up, but we fixed it all up. Um, I'd like to at least walk away like two thousand two hundred thousand or two hundred or two hundred and ten thousand.
SPEAKER_03200 to 210, is that what I'm hearing?
SPEAKER_01Yeah.
SPEAKER_03All right.
SPEAKER_01At least that, because if you see it, it's got 8,000 square foot the rooms, and then it's got the two apartments. We built an apartment, and we built two more bathrooms, and they're decent. And so it's it's not bad, and you can definitely use it for commercial and live there, residential, because it's got two parts to it, so that's nice for a business owner.
SPEAKER_03Um, yeah, you know, it's it's an interesting scenario here, Mary, because I'm looking at the comparable sales and I'm trying to pull up something that's apples to apples. So can you just give me the time? I'm I'm on the back end as we're conversing, getting to know each other. I'm just gonna be doing a lot of homework on the background and looking at the um, you know, something I can find that can give me an idea of what the property could be worth. Because I think you got a really unique property, is that right?
SPEAKER_01Yeah, it's very unique. I don't know if you're gonna find something wrong because I was looking before I felt in my son-in-law helped me get that. He's the one who found it, and I'm like, oh my gosh, it's perfect.
SPEAKER_03So well, I'm up for the challenge.
SPEAKER_01So, okay. So I don't know how this thing runs, how you do this. I talked to somebody else and they explained a little bit to me.
SPEAKER_03Yeah, well, what do you mean by that?
SPEAKER_01I I wanted to know. I think I'm gonna have to stay at home if I can think too because I can't I can't even hear you.
SPEAKER_03You can't hear me right now? Goodness gracious. Does that is that better?
SPEAKER_01Hold on a second. I'm gonna walk out of this area here. I think it's the room, the building. Let me see. Okay, talk now. Let's see if I can hear you.
SPEAKER_03I bet you can hear me better now.
SPEAKER_01Oh, I can hear you now, yes.
SPEAKER_03All right, awesome. So, yeah, this is uh gonna be a fun one. I love kind of rolling up my sleeves and taking a look at unique properties and seeing if it's a good fit.
SPEAKER_01Um another man wanted to buy it. You offered me 300. This was last year before everything happened. You offered me like 300 and something thousand, and he said he wanted to make apartment buildings out of it, it would be perfect. And I thought, no, I don't want to do that, and I didn't want to sell it then anyway. But he tried talking to me and gin. He offered me a good amount, but I did not want to sell them.
SPEAKER_03Interesting. So, what changed from then until now?
SPEAKER_01Oh, after well, I went through divorce unexpectedly, and I he he may have Alzheimer's, he might not have Alzheimer's, but something else with the mind, where he's just doing wacky things. I don't know. But I moved on because I felt like the Lord told me we need to just move on right now. And so my health was attacked and I almost died last year. I was two hours from death and I didn't know it when um my daughter said, Mom, we got you an emergency room because I don't run hospitals or doctors at all. But I knew something was wrong. Seriously, I thought I don't like to go there. I don't want to get trying to give me one of their shots that I don't approve of, and I don't won't take one. So um uh but she they said, call your family. That's how serious it was. And she's like, What? She thought she was just bringing me there. All my a couple of my kids that live down here in Missouri, some live in Illinois, Indiana, California, different places. My grandkids did too. But it was that serious. My blood pressure was down to hardly nothing from cause from the tick bites, and I was around somebody who had pneumonia, which I've never had in my life, I've never had that, but because my immune system is taken away from the tick bites and their their serum or whatever they had, yeah, they would just wipe out your immune system. Um, and I didn't know that. Sometimes you don't know you're having a problem after you get bit by a tick until
Motivation After Divorce And Health Scare
SPEAKER_01later on down the road they said. And so I almost died. And I thought, oh no, I want to leave I want to leave things to my kids and my grandkids. That's more important to me than I wanna be one of those that gets to give them money and all that stuff when I'm alive to see them enjoy it.
SPEAKER_02Yeah.
SPEAKER_01Not just when I'm dead. I don't want that. I can't see it from there. I mean, maybe from heaven if he allows it. But no, I want to see them all enjoy it. So that just made me have different a little bit different prepared perspective on some things.
SPEAKER_02Yeah.
SPEAKER_01Yeah, it's selling I I wasn't planning on selling. If I don't get at least 210, something like that, I'm not gonna do it because I know all the work and the money that was put into that when we bought it seven years ago.
SPEAKER_03Yeah. Um, I was just curious because you know, I do have like records that populate on my end, and they're not always accurate, Mary. So I just want to double check. You know, you bought the property seven years ago, you said, and was it like was it like an auction or something? What was the it was gonna go to auction?
SPEAKER_01I guess the guy tr did it and then they cancel it. And that's when I stepped in after all that. Yeah, yeah, it wasn't going to auction when I when I got it. I had to I and I pay a family called uh Youngblood, which they own a lot of different properties in the area, and this man's dad died, and the father had that property, and I get he guess he had a clock shop there, like uh used to all different kinds of clock, it was called clockworks, but then he died, and I think that it was left like that for maybe a year or two, and um it had flooded, everybody in that area floods, and I said, Oh my gosh, I I didn't know all this, and so we built a flood wall around the entire building, all around the building. So when the heavy rains come, it doesn't go under it and it don't go over it. So a lot of money went into the flood wall because it went all the way around that entire building. You'd have to see to know what I'm talking about. You see, like a brick wall. It kind of looks nice, like it's like a terrac thing around it, because it's uh like a ranch, it's not no uh it's got upstairs, but it's not like I made a gigantic closet out of it, and then it's got the attic on the upper level.
SPEAKER_03Mm-hmm. Um, quick question, Mary. So, like, is the property currently livable and ready for us to start like potentially making money on it?
SPEAKER_01Oh yeah. Yeah, I live there and I just had a celebration of life in the one room for a young man who got uh died in a car accident. So we did a celebration of life in the one room. I do a Bible study. I've stopped it for a year because I sold some things in Indiana, and so we use that as a storage for a little bit, but then now then people were asking about it again. So I'm starting it back up again. And I thought if I went somewhere else, um my daughter and son-in-law have some property where I could have uh built the ministry there. It's like when you bring Pentecostal, Baptist, Catholic, everybody together, and they don't fight. So we do a Bible study, they all go back to their own churches, but we have excellent food, and we have them bring their favorite games, and there's been a lot of relationships throughout the last couple years that grew from that. But they all, you know, different religions. I was raised kind of English Catholic, but I'm I'm not a denominational. I don't want no name pinned on me. I'm a Christian, I love the Lord, that's all I want.
SPEAKER_03You know, uh, would you believe it, Mary? I went to a Bible college and I studied uh the Bible, I learned Greek and Hebrew, uh, kind of non-denominational, so it sounds like we might have the same roots going on.
SPEAKER_01Yeah. Yeah, that's why I like the Amplified Bible because it's real close to when you study the Greek and Hebrew.
SPEAKER_03Yeah.
SPEAKER_01If you go back to the Amplified, it's like so close to that.
SPEAKER_03Yeah, I was actually I was gonna be a missionary and translate the Bible in uh Papua New Guinea or something like that, but I think I chickened out.
unknownOh, you did?
SPEAKER_03I did. So let me tell you, Mary, I'm feeling like this is worth a shot. I mean, what if I could help you out? What if I can kind of um move this one for you on your timeline? You know, like let me just explain how my process works. Um basically what I would do is before I get into that real quick. I mean, like you're telling me right now, Mary, that if I can offer you 200,000 um and we can hit the easy button together, and you know, we can walk down this path together and we take care of you that this is something you'd want to move forward on.
SPEAKER_01Yeah, if I at least got the idea, I won't go under that. No, but too much hard work and too much money put into this.
unknownYeah.
SPEAKER_01It's got a big yeah, the kitchen's not real modern, but it's decent. And I was able to buy these cabinets from their older ones, but they were from a menard in Indiana, and I had to rent a big truck to get them, but the guy gave me such a good deal on all of them. It takes three guys to move them. I mean, they're and they're deep. They were like by their wood station where you go to buy the wood and the brick and all that, and they were redoing their menards. I asked the guy, I go, Well, how much you sell them for? And it was a lot more, but then he came down for me and I thought I'm gonna get them. So I have those there because I was gonna do the business there. Uh, because it has an apartment, and then we built another apartment.
Price Expectations And Deal Framing
SPEAKER_01They're one bedroom, so it's only a one-bedroom, but the one bathroom is real nice. The other bathroom's decent too, and then there's two more bathrooms that got built, and the other room, the other part of the building, that's with a big room where we have like a wedding shower or we had a celebration of life. I use that room for that, and I use it for the Bible study.
SPEAKER_03Got it. Yeah, well, Mary, um, geez Louise, I think I think you're being fair here. I think you're in the right time in your life where you're looking for you know someone to help you out with this. Um, given the fact that it's you know a very unique property, um, I'll want to run some due diligence on it and just double check everything. But I think I'm pretty confident at that 200,000. Um, I and then just to make sure that I draft everything correct, like on title, I do see the Youngblood Family Revocable Living State.
SPEAKER_01That's what I say. Yeah, I paid their bank every and I've never missed a payment. And I only owe now nineteen thousand five hundred and it's paid off.
SPEAKER_03Yeah, so it's for Inclair, is that what I'm hearing?
SPEAKER_01Yeah. Yeah, but but I mean I still owe the nineteen thousand five hundred. I still there.
SPEAKER_03I think it was sixty thousand and now you're down to about nineteen five. Awesome. Okay.
SPEAKER_01Yeah, no, it was seventy-five thousand we bought it for. Okay.
SPEAKER_03And you put down fifteen, huh? Okay.
SPEAKER_01Yes.
SPEAKER_03All right. So yeah, I mean, I I'm getting ready here to um draft everything. I just want to make I sure I get it in the correct name. So um, I'm just like confused on whether I should write this, you know, agreement to the person listed as owner on the title that I see, the Young Blood Family Revocable Living Test.
SPEAKER_01No, they might, they might, yeah, they might say, no, do so. I don't trust the husband, the wife I do, but I'd rather just go to a meeting and pay them. I don't and pay her. I don't trust this man. Not gonna, yeah, I just don't trust him. But I got a letter from their bank. I wanted them to go back the whole seven, eight years, and they said, we can only go back two years. They said, unless it's like a law thing where you're suing, then we can go back all the years. And so they already wrote me their paper from their personal bank that says Mary has always made her payments on time for two years, because they can only go back two years unless it's a court order, like you know, like they're trying
Title Questions And Land Contract Clues
SPEAKER_01to do something wrong. They are, and I want to prove it, then they can go back off seven years. So I said, Can you at least do me two years? Because I was gonna get a refinancing. Yeah, and that's why I went and got all that paperwork because I thought, well, should I just refinance or what should I do here? I pray and they said, Lord, direct my steps.
SPEAKER_03Yeah. Well, you're in good hands, we'll help you. And you know, I have a whole team in the background that'll handle things with title. Like the goal is to open title and figure out what the title commitment says. Uh, at that time, we'll be able to do our discovery process with title, and I have a transaction coordinator that'll handle it from there. So um, it does sound like this property might be, or you your relationship with the Youngblood family might be on a land contract.
SPEAKER_01When I say that it's something like that. Yeah, I can show you, I can send you the pictures and some of the papers that I have.
SPEAKER_03Yeah, I mean, we'll we'll cross that bridge when we get there. So I'm just dotting all the I's, crossing all the T's. So it sounds like we're good. You know, this is probably a land contract, which is fine. Um, so what I'll do is um let me see if I have your email, just make sure. Apart from you, Mary, are there is there anyone else that's gonna want to kind of discuss this? Maybe we should do a conference call with someone.
SPEAKER_01I want to make sure I'm talking to the Carla is the one when my husband separates us. She's the one who Indiana. I used to do Teach Women in Indiana, and it was an hour from Chicago. And so she called me and said, Mary, I've been praying, and you're supposed to get that building. And I said, No, I don't, I'm in a position. I said, I don't like to owe money to anybody. She goes, Who said anything about owing money? She goes, I inherited from an uncle who never had children, and he's left all his riches to his uh nieces and nephews. She goes, and he was real fond of me and my brother. So she goes, This is money I wasn't expecting at all. She goes, and I I prayed about it. She goes, I wouldn't just give that. She goes, I'm telling you, I felt strong that the Lord said Mary's supposed to minister in that building. And so thank God I did this. I put her name on it. She said, You need to put my name on it. But thank God I did, because when I went through the divorce, Phil was trying to take this money. He's being very dishonest. Doesn't have no fear of the Lord right now in his life. And uh because her name was on it, see, I was gonna write take her name off because she told me you could take my name off. She goes, I got that was for you. God told me. And so thank God I didn't. And I don't know why I didn't, because usually I would have just did that. But because that was on there, God knew Phil couldn't touch it. She was trying to put so God, I felt like protecting me by having me leave it on there, but no, she'll be in agreement with everything. I I know she will, no doubt at all. She'd be in agreement with everything because she didn't even know her name was still on it. She goes, I thought you took my name off. I go, I know I was going to, Carla. I go, but I said, let me tell you what's going. Well no Phil, she was in shock. Everybody knew Mary and Phil. And so she was in shock and she goes, I said, but Carla, because your name is on it, you can't take it. She goes, then leave my name on it until the divorce is over. So that's what I did. But no, she'll be in total agreement.
SPEAKER_03Okay, that's Carla, huh?
SPEAKER_01Yeah, Carla Wyman and I uh I'm on the taxes. I do the taxes and everything. No, the taxes are in my name, not just the young bloods. Everything that's basically almost in their name is in my name.
SPEAKER_02Yes.
SPEAKER_01That's how that's how we did it at the bank. And we did it at their bank, and that's who I pay the mortgage to. Is their bank, they have an account there for business, and I pay that faithfully. I have that paper too from the bank with their letterhead on it, the whole thing.
SPEAKER_03Yeah, you know what? Um we'll we'll untangle that ball of yarn together. Um, I think the first step is just to get the ball rolling, you know.
Agreement Sent And Guided Review
SPEAKER_03Um, I went ahead and I sent you over the agreement at the 200,000 that you were um requesting. So if that does the trick for you and you want to kind of embark on this next chapter with me and see if we can get it to the finish line together, um, go ahead and open your email. The the um what was it?
SPEAKER_01Mine is Jesus is aliveenter me at gmail.com.
SPEAKER_03That's right, I got it.
SPEAKER_01Okay.
SPEAKER_03I knew I I knew there was something special with your email when I called you.
SPEAKER_01Okay. And I've had it about eight 17, 18 years now, I think. Yeah. I'll I've I'll have somebody go, oh my gosh, I needed to hear that. Like a business person, they'll go, oh my gosh, your email just like blessed me. Like they were having they were having a tough day or something.
SPEAKER_03Yeah. Um, well, can can you open up your email? I want to make sure that you got it and that it's intelligible. Um, you know, make sure I got your name correct and the address, stuff like that.
SPEAKER_01Okay, because I'm in the Walmart. Hold on a second here.
SPEAKER_03Um That's right. I I thought that's what you said in the beginning, that you're in the Walmart.
SPEAKER_01I am in the Walmart. Here it is. Okay.
SPEAKER_03Did you know you'd be selling your house today in the Walmart?
SPEAKER_01Okay, who it is, yes. I just got in the Walmart when you call, let's see. Um store, I don't know. Okay, hold on. So I'm just came to okay, RJ Bates.
SPEAKER_03That's the man, the myth the legend.
SPEAKER_01Okay, purchase agreement, 76 requested. Okay, I'm not real good with an emails on, so be patient with me. Oh, take your time. Let's see. Purchase agreement, 76838. Okay. Action requested. Okay, it has requested signature. So I do this. I know this is from when I bought sold homes. Let's see. Um, oh my gosh, I'll need my glasses for that.
SPEAKER_03Yeah, that's okay. Um, I just think it's always important to go over things together with you so that I can address any questions and bring up the important topics as we walk through the contract together.
SPEAKER_01Okay. Okay. Uh okay, I can see that. I'm making it big with my finger.
SPEAKER_03Where where where are you at? Uh what are you what are your eyes looking at so I can help guide you?
SPEAKER_01Now I'm all the way down to possession.
SPEAKER_03Jeez, you're quick.
SPEAKER_01Okay. And so but it said on the thing that you can I can take what I need to take out of there because there's things that we built that we put in there. And I don't mean like a toilet or things like that.
unknownYeah.
SPEAKER_03So just uh keep in mind we're very flexible. You know, if there are the items that you want to take, of course, we would never just like take the rug out from under you. We give you plenty of time to take all your possessions and move it in a timely manner. Uh, we can also help with moving if you need that. Um, I did just want to kind of touch upon a couple important items so that we're on the same page. If you can go up to the um the section that talks about the price based on condition. So I just want to quickly brief that, make sure we're on the same page. If you know we go out there and there's like a big hole in the living room and a meteor hit your living room. Oh no, yeah. Right, like we have the right to like circle back and revisit price. If if it's just like, hey, you didn't tell us that there's mold throughout the house or whatever, the foundation's messed up. Does that make sense?
SPEAKER_01Yeah.
SPEAKER_03Okay. Um, the other thing I like to point out is the down where it says a signable contract. So I do reserve the right to like partner with local investors in your area. Um, and we do like a joint venture together. Like, I don't like have projects all throughout the nation where I don't have local people that I'm partnering with. So there are like people that are gonna be walking throughout the course of our relationship together. We're gonna be a team. Um, so just being able to give those people access to be able to put eyes on the property. Um, they're my money partners, they're the local people that know that market, like the back of their hand. Um, do you see any issues like working together with local investors in your area alongside me?
SPEAKER_01No. In fact, other people told me I should call local investors because they might give me a loan. They said they might give you a loan to get a business started married, and you might get that and you still keep your building. Yeah and I have I've been working such long hours right now that I don't want to. I'll be off till the 7th of September. Okay.
SPEAKER_03Oh, that's my birthday.
SPEAKER_01It is?
SPEAKER_03Oh, September 7th. I'm turning 44. Nice round number. Half of 44 is 22.
Objections Covered And Next Steps
SPEAKER_01Yeah, what one of my uh kids are 44. Not too long ago.
SPEAKER_03So one one more thing about the contract that I want to point out is pictures and access.
SPEAKER_02Okay.
SPEAKER_03Yeah, it's just above that section. We're kind of uh I I sometimes I I have ADD, so I'm jumping around like a like a five-year-old in a kindergarten school. Anyways, so the pictures and access, like um, if you could help us out, I mean it really expedites things and helps us, you know, um, kind of get a better idea if we there were pictures of the property that we could discuss. Like, we don't have to do them like tonight or anything, but just like in the next couple days, do you think you'd be able to help us out and just snap some pictures with your with your phone?
SPEAKER_01Yes, I can.
SPEAKER_03Awesome. All right, perfect. Well, I'm excited. I mean, those are the big ones that I wanted to point out. Everything else is totally standard. It's a really simple two-and-out page agreement. Um, if you're feeling good, you want to get this uh puppy started with us, just go ahead and get down to the seller section where you're gonna click and do your little signature thing, and I'll get confirmation that you went ahead and did that and we'll get the ball rolling, okay?
SPEAKER_01Okay. Yeah, they said that this kind of a thing is fast. The people who've done this before that talked to, they said, yeah, they said it they got the amount they wanted, and then it just said it was real quick. They said they got their money within about two and three weeks from when they started it.
SPEAKER_03I would love to do that for you. I mean, if we did get the money that quick, are you even ready or do you want a little more time?
SPEAKER_01Oh no. Oh no, I'm ready. Okay, because all I have to do is pack my stuff up, and I have people from my family and my church that would help me with that. No problem.
SPEAKER_03Nice.
SPEAKER_01When you've been a blessing to them, they'll they want to be a blessing back.
SPEAKER_03I love it. I'd love to bless you and your family with this and help you out, okay?
SPEAKER_01Okay. All right. Um, I'm gonna get out of here. I'm in the line now, checking out at the Walmart.
SPEAKER_03All right. So I can call you back.
SPEAKER_01Is this a number that I if I want to call you back and I have questions, I can call you back.
SPEAKER_03Anytime you could call me on this number. Um it sounds like we're gonna be getting the ball rolling here. So as soon as I get that confirmation that you've e-signed, um, I'll put my team to work and we'll get this to the finish line together, all right?
SPEAKER_01Okay, where do I e-sign that at?
SPEAKER_03At the very bottom, you'll see the little seller line. So just go to the very bottom of the agreement and then you'll see that little line item that says seller, and then you'll see a little box you click with your little finger and you do a little scribble scribble.
SPEAKER_01Okay. All right. I'm gonna uh I'm gonna do the application stuff and do my son-in-law, he knows all of all this kind of stuff. My youngest daughter's husband. And they're entertainers for 30 years, and they're both youth pastors too.
SPEAKER_03Nice.
SPEAKER_01They're youth pastors, and the my daughter got that youth group on fire for the Lord. It's real powerful. So these are young people that love Jesus.
SPEAKER_03Awesome.
SPEAKER_01And they're not ashamed of them or embarrassed anywhere they go.
SPEAKER_03You and my mom would be really good friends.
SPEAKER_01Yeah.
SPEAKER_03My mom is uh really into her youth group and you know, kind of being a mentor at her church, so that's wonderful. Yeah.
SPEAKER_01Okay. And your name is I guess I got so many people that have called me.
SPEAKER_03Well, you just forget about all those people. It's me and you now. Okay, Mary.
SPEAKER_01Okay, now are you sure? So I should just tell the other people that I've already got because there were like four people who's supposed to be calling me back about different I called everyone that's like you that came up on my phone.
SPEAKER_03Well, let me put it this way, Mary. I would really appreciate it if you want to move forward with me. You can always answer any calls and be nice. You're a nice human being, but there comes a point where you agree to work with me and we get in contract where you're just gonna need to tell those people to kick rops. You know what I mean?
SPEAKER_01Oh, okay. I won't be able to say that, but I'll say I'm already working with somebody else, and I pray that God would send me the right one. I just tell the truth. I ask God to send me the right one, Lord. I'm supposed to do this, let it be the right person. And I believe that this man is the right person, so I'm gonna pursue this. That's what I'll say. Then that's the truth, and it won't hurt their feelings.
SPEAKER_03I love it. I love it. And just to let you know, you're in great hands. Um, we're gonna be working with a team that's closed over 3,000 of these transactions together. So, like, this is the real deal, and I think your prayers have been answered. So I'm looking forward to helping you out, okay?
SPEAKER_01Okay, thank you.
SPEAKER_03Awesome.
unknownAll right, all right, okay.
SPEAKER_03Thank you so much. I'll talk to you later.
SPEAKER_01Can you send me a text, say your name and everything, and send me a text with your phone number? Is this like your cell, your phone number that I can contact you?
SPEAKER_03Yeah, this is my cell, Mary. I'm gonna send you a text and get like all that information to you. I have your email as well, so I'll be able to send you a personalized email so that you can check my website out and all that good stuff. So um it'll come shortly. So um, I'm looking forward to working with you, Mary. Call me anytime if you have any questions, okay?
SPEAKER_01Okay, thank you so much. Awesome.
SPEAKER_03You have a blessed night.
SPEAKER_01You too.
SPEAKER_03Bye-bye.
SPEAKER_01Bye-bye.
Debrief On Confidence And Delivery
SPEAKER_00Yeah, boy. David's a freaking legend. Listen, man, I I love listening to you on the phone. You're so relaxed, um, confident in what you're saying. Um, even just your explanation of the contract itself, what some people would have said there would have said the exact same words, but caused it to be an objection. Uh, the way that you just laid out, it's just this is what we do. Like, we're in an assignment, it's gonna be going to local partners. You don't have a problem with that. Don't you want to work together? Like, just the way that you were so confident and laid that out, man. I could really tell you put in the work. That was that was awesome. That was awesome to watch. So
