Alright, it's Thursday everyone. It's time for Happening in the Hamptons Podcast, our weekly breakdown of the Hamptons Market, new listings and events on the East End. Joining us today, as always, are Steve Glick and Dave Retiner. And today, Miss Sarah Down. Sarah, how are you?

So look, we're into we're in the summer. Like this is this is the middle of the summer. July is coming and going quickly.

Steve Glick

Last week of July. No, no, it's wild. It's crazy.

SPEAKER_05

It finally feels like summer, which is nice. And uh let's just start, Sarah, with rentals. We're almost to August, obviously. Are there, you know, if people are trying to get out here for the last month, enjoy the last little bit of summer, are there rentals available? What's the rental inventory in the market look like?

SPEAKER_01

So I think there's a lot of frustrated owners uh right now who did not do exclusives, possibly, um, you know, tried kind of just to do it their own way. Uh, and and you'll probably see there's a lot of price reductions, there's a lot of still available, um, almost like a little bit of like desperate hits to try to squeeze the last little bit out of the season. Um but I mentioned this just to say that you know it it is a healthy rental market. Uh if if your houses were priced right, if they were marketed right, if you did an exclusive, um tons of our exclusives were put up actually in the fall. So they were rented all through the winter, and even stuff that was put on just last week is now you know successfully rented for August. So I I still think that the rental market is super healthy, that um inventory is getting rented, people are getting great prices, they're getting great numbers. Um it's such that there are a few people out there doing it wrong.

So your advice would be to make their rental an exclusive. And what's the benefit to that?

SPEAKER_01

Do an exclusive and also you know, don't wait to the last minute because so many people uh came on. We saw a flood of inventory come on after Memorial Day, which to me was new. I hadn't quite seen that before. So there's definitely more inventory, more competition. So you just need to be that much better going into August, but also for next season, you know, be organized early. And I think an exclusive is the way to go because you get marketing, you get agent-to-agent network. So if my colleague or my associate has someone who's desperate to find even something for 15,000 for August, I have something. You know, it's like you can think on your feet and kind of put the pieces together.

Dave Rattiner

You're advocating on their work, it's so weird to have every day. Yeah, because it you see the agents kind of communicate with each with each other and like, oh, I I I have somebody perfect for that. And it's like, well, why wouldn't you think of that before?

And that works for everyone gets paid. So, you know, when you have an open listing, then sure, out of the kindness of your heart, you might help a friend or help a colleague, but but really everyone's doing this as a job and I think it's a lot easier too if you're making an exclusive because you're working with one person.

Steve Glick

You know, if it's not an exclusive, you know, you kind of have five or six different agents at agencies, you know, calling you all different times of the day. You don't know who's coming in and out of your house. When you make an exclusive, you have one agent, and that person's gonna be your main point person. They're gonna call you and let you know who's coming in, who's going out, and you could schedule showings easily, and they know the house really well. And anytime you make a price change or update of photos, you're just calling one person and it's updating across the board. It's consistent, exactly. So I think there's a huge um safety security thing, and I think it's really important to make um these rentals exclusive.

And I think we we've proven that this season where you see a lot of inventory that uh has not had a successful rental season and it's late now. Whereas And those are not exclusive, and those are those are traditionally.

Steve Glick

What is the best month for a rental? Because I hear that August is is the best month in the Hamptons. People want to be in for August. If you're not here in August, you're not you're not in the Hamptons.

It's what everybody wants for sure. Uh-huh. You just have to be able to give it up, especially if you're living in your house. You have to be able to part with it. Um yeah, that's the best.

Okay, so that's so that's rentals. And you know, we've talked pretty consistently over the last couple weeks about um inventory on the sales side of things. We've seen, and Steve will get to this in the numbers, we've seen more inventory coming on, uh, but and Steve correct me if I'm wrong, but still kind of below where we would have been traditionally. Of course, maybe you know, pre-2020.

Steve Glick

There's there any way, there's about I would say four to five hundred homes currently on the market, which is really low. When you want to compare that, well, what is astoundingly low? What is four or five hundred? Normally, there's like two thousand homes available for sale. So we're looking at four or five hundred homes on the market. It's super low inventory, and that's why you're seeing the in-contract numbers being so low as they are, because there's nothing to buy. We talk to agents daily, all the time in our meetings, in the offices, and every agent you speak to, yes, they have buyers, they're just waiting for the right property to come onto the market and they're gonna purchase it. They're not gonna settle and they're gonna wait because they know at some point their house is gonna come on. And we see it a lot of time where these houses come on and then within gone in a couple weeks. Yeah, within two weeks, they're gone. Still buys happening for sure. That it's price right and it meets the requirements of the buyer. So if the house is on the market currently and it's not selling in this market, then you probably need to look at a couple things. You need to first uh look at the price and see if there needs to be an adjustment. Um, B, look at the agent who's representing the property, are they putting it out there? Are they getting on social media? Are they advertising it? Do they have the right photos? Are they winter photos? Um, so those are the things that really you know you need to look at if your property is currently on the market and not selling.

Well, and there's a lot of national headlines too saying, you know, shifting market, changing market, buyer's market, you know, putting a little bit of that like fear tactic out there. Um but the Hamptons is so unique and special that I I kind of just like to educate my people on the fact that you know, the buyers and sellers who are asking this question locally, um it's a low inventory market and it's a case-by-case basis. You know, I have one listing that it's you know, there's bidding wars and above ask is where it goes, and then another one the same week that's you know negotiated off 250,000 when I represented the buyer side. So it it really depends on the location, the town, the price agenda of the seller.

Steve Glick

Um it's hard to box it to say, oh, this is a buyer's market or this is a seller's market. I I can't. With the low inventory, there's no way to tell.

It's just case by case.

Steve Glick

It's a it's a it's a weird time, and we're categorizing it as a low inventory market. You know, we're making our own new category, and that's really the true story of what's going on out here in the Hamptons, in my opinion.

That's a good way of putting it. It's a low inventory market.

Yeah, because it's thank you to Steve in the weekly media for I can't say one way or another.

Steve Glick

Like, unless there's enough inventory and enough data to analyze it to figure out if it's a buyer or sell market, right now there's there's nothing out there.

Right. And Sarah, you've been over the last couple months been working with a lot of people on the buying side. So what's your advice been to buyers?

SPEAKER_01

Well, you just have to keep on it and you have to keep keep the conversation going and not give up. And you know, it will hit, like Steve says, it will come on, and you know, I will find it off market or whatever the case may be. But um, you just have to be patient. And patience is a little hard for, you know, admittedly, a lot of my buyers are like, I'm losing patience, but um, but when it hits, it hits, and timing will be right.

Because, like I said, like a a listing is gonna come on, and there's probably about five or six other people that are waiting for that property to come on the market because you're so little.

So you have to going into a great time too, where new listings are expected after. Exactly.

Steve Glick

So now, even more so, get ready now because a wave is coming. As we come towards the end of the summer, um, these homes that they rented for the summer, now they want to put them up for sale, or if they didn't rent this summer, they just want to uh move on and sell their home. And we typically see a lot of new homes coming onto the market right after the summer. So we're about to see hopefully influx of new listings. So if you are a buyer, I would say get your ducks in a row again. Make sure you're um if you're doing a mortgage, you're you're up to date and the commitment letter extends through you know the into the fall season. Um you have your local attorney set up, you have the right agent like Sarah that's gonna that you're working with, that they're gonna show you the properties.

At that point too, Steve. You know, we're gonna see these news listings come on, but that also means more buyers will be out. So I encourage my people even into August with which might be a little bit sleepy traditionally for the market, you know, keep on it. Let me stay on it for you because there'll just be less buyers, you know, yeah competing for it.

Get your stuff ready. You know, if you're gonna do a mortgage, get a pre-approval letter, you know, make sure that you're ready to make sure it's extended and um and be ready to jump.

Steve Glick

I I can't trust the importance of working with an agent. I know it's a little self-serving here, uh, because we have a firm, we have Sarah here, but it they really provide so much benefits to assisting you in finding the right home, assisting you in even selling the home. They know the inventory, they know all the the people out here, the local attorneys, the local mortgage companies, uh, they know how to you know work through the systems of the towns and villages and what taxes you need to pay. And it really helps facilitate an orderly transaction. And it's my best advice is to work with a local, a local Hamptons agent. Certainly, you know, Sarah Dowd is one of the best. And um, I I think it's it's just really gonna help save you time. You know, the key the agents save you time, they're the runs running around, they're looking at the listings, they're gonna preview the listings before they even show it to you. So all you have to do is just wait for that call from Sarah or that email to say this is the listing. I already previewed it, I know it's perfect for you. Let's go see it. So that's gonna save you a lot of time. And that's the main thing of an agent.

And talking about inventory, uh, you have a new listing coming on shortly in Sag Harbor.

Yep, photos and and drone and all of the fancy bells and whistles that some rides all the marketing is happening next week. Uh it's it's amazing because it's in it's a renovation, but it really feels like new construction, and it's got a great location kind of in between village and long beach. Um great deep flag lot, um, heated pool, the four-bedroom, two and a half bath count. You can finish off the basement. I mean, it checks a lot of boxes for people. So um details on that coming soon.

Give us a price point on that one.

Just under two six.

Oh man. Really close to Long Beach. It's a good thing. That checks a lot of boxes. I'm sure your phone might be ringing after this. Um beach where there's no sharks. So yeah.

We're all on shark. That could be the launch this week.

So that will likely be live uh early August. If not.

Um hopefully sooner. Okay.

So there you go. Um, all right. So let's talk a little bit about the numbers then. Uh Steve, what are we seeing over the last week?

Steve Glick

This past week, as I alluded to earlier, the in-contracts are gonna be a little bit lower than normal. And this week is no different. There were 13 listings that went into contract from West Hampton Montauk. 13. That's a lot, that's a low number. Uh, when you compare it to 2021, there were 35 listings. That's a decrease of 63%. If you go back to 2020, there were 91 listings in one week that went into contract. 91.

And like you said previously, it's not because people don't want to, it's just because the inventory there's nothing there.

Steve Glick

You need something to buy. If we went with if we were going 91 listings a week, we would run out of listings in about a month and a half. So um obviously it's not gonna be uh a normal and healthy um thing to do. But that's a decrease of 86% uh from 2020. The breakdown of those 13 transactions and a side note on those 13 transactions, seven of those were represented by Saunders, Saunders and Associates. So that's that's a big coup to us over here at Saunders. Um, that we were very busy this past week putting listings into contract. The breakdown of those in contracts are one between eight and ten million, two between four and six million, three between two and four million, and seven under two million. Their dollar volume over the past week was thirty-seven million. When you compare it to 2021, it was 101 million. That's a decrease in dollar volume of 63 percent. And in 2020, those 91 listings um were 245 million, so it's a decrease of 85 percent. New listings coming onto the market. There were 28 new listings. So uh it increases our market, which is great, by 15 listings, and the breakdown of those 28 new listings, there was two over 20 million, one between 10 and 20 million, one between eight and ten million, one between six and eight million, two between four and six million, eight between two and four million, and thirteen new listings under two million came on the market.

It does seem like the new listings are kind of creeping up slowly. They're creeping up.

Steve Glick

I mean, what I just say was 28, that's good. You know, in the in the high 20s, uh low 30s, that's that's that's it, that's healthy.

In the spring, we were in the teens, I think. Yeah, right.

Steve Glick

I mean, so certainly it's been weeks where it decreased. Yeah, you know, the uh there was more in contracts and new listings, so it's you know, it's still stu it's still staying neutral with uh like I said, four to five hundred listings. It really haven't seen a huge spike yet. And we'll continue to monitor it every week.

Dave Rattiner

Sarah, you grew up out here um and you come from like a a long line of uh uh Hamptons locals. And now you're raising your uh you guys have uh two girls, right? You're raising your family out here?

Yeah, if you haven't put it together yet, we have the same last name we're married.

Dave has spilled the beans.

Dave Rattiner

There you go. So but well, I mean, I guess what I wanted to ask you, and I'm sure people would want to know, is um what are you what what in your mind are just the great benefits of raising children out here?

SPEAKER_01

That's why I came home. I mean, it's just it I've been up and down the east coast and it's incomparable. You just that's a lot of people. Right, because you look, you were you haven't always lived here yet. Lived in cities, lived at other beaches, uh, and it just did not ever offer what you get here. And for me personally, it's this balance of farm country life. I'm an equestrian. Uh we have a little pony in the backyard at home for the girls. So for me to have that, but also be a mile and a half to the ocean, like where else do you get that? Um and also just to feel safe and secure and um you know if you had ever told me that I would have a small horse in a pony for your for your two daughters, for your daughters.

There's just yeah.

But that's something that was really important to me growing up, and you know, was a great sport to stay focused. And I think for kids it's it's nice to have a hobby like that.

Steve Glick

Yeah, they don't have horses in Philly?

SPEAKER_01

No, no, they got Phillies in the culture, yeah.

Um you know I feel the same way.

Dave Rattiner

I feel the same way. Like uh I never really lived outside of the Hamptons other than college. Uh but I will say that where I really notice it is when I go on a vacation. So if I go on a vacation to like Miami or whatever, any anywhere really, when I come back, I'm like, this is way better. Well, those are why did I pay so much money to go somewhere else? Yeah, like it's so weird. Like I remember I was in uh I was in uh where was it, Delray Beach I was in? Yeah, Delray. And you know, there's like it's beautiful, there's like this one street you can go down, and it's really fun. And then uh we went kind of outside that little district, and I was like, oh, you know, and then in the Hamptons though, really from Hampton Bay's or West Hampton Beach all the way out to Monsauk, it's just a lot of land, it's not a small place.

No, we ended up buying in Hampton Bayes, and you know, the girls are going to camp in Quag. And um, for me, growing up more in the sagaponic South Bridgehampton area, I I see these resemblances of you know driving past the North Forest Potato Field. So crazy on the farm.

Dave Rattiner

It's such a protected area.

Yeah, it's beautiful.

It's weird to live where others vacation. And I I I experienced that first when I was in like Tampa, St. Pete. Like you're you're there, and there's there's seasons, right? Of course, everybody comes down in the winter, that's when they want to be there. The traffic is like crazy there, it's just the complete opposite about here. Um, but there's something special about that.

And if you can make it work, it's it's it's really well and I think a lot of people have caught on to that, and also with remote working, just the possibility of being able to do that is why our market has just exploded.

Uh so that's the market. That's uh that's the numbers. Let's talk about what's happening. Dave, what do you got this weekend? Big weekend happening, Dave.

Very big weekend. I'm excited for this weekend. Of course you're at. I'm just loving the summer. I mean, the whole, the whole, the whole, the whole philosophy with this summer is Hampton's Dave.

You see, stick it in. Dave's out and about. I mean if you follow Dave on Instagram, he's out at all these events. He talks about all the time.

He's he's happening in the Hampton State. I'm not wired in the Hampton's Dave. I wish I was because during COVID, I was just like I love it. This sucks. Anyway, um, so the car show, the West Hampton Beach Concours, a fundraiser to benefit the West Hampton Beach Performing Arts Center, is Saturday, July 23rd from 11 a.m. to 4 p.m. And Andrew Dowd is gonna have one of his Mustangs in this car show. We wish to be participating on the show.

So I have a 1968 uh coupe. It's red. It's very cool.

So he'll be there to talk about car things, and I'll be there to talk about how great it is to drive a classic coop.

This is gonna I'm looking forward to this event. Uh, you know, I'm I'm from West Hampton Beach area, and I think this is the first time they're putting on this car show, car auction over there on the Great Lawns in West Hampton Beach. Yeah, they're they give it for sale. There's cars for sale. There's cars for sale. Great. Okay. So it's open. I know a little bit about this, Dave. It's open from 11 to 4 to the public. There's um kids are free, and there's tits you could purchase a ticket as well uh for adults to get in there, but there's a lot to see. I think it's gonna be a lot of fun, and there's you could vote on the car. So if you are around and you are in the what what category are you in? You're in the American Classic. American Classic. You could stop by and see Andrew and Sarah with their nights. You might win because a lot of people we know are gonna go.

Oh Jay Leno is gonna be performing at the car show.

No, at the I mean at the West Ham to be performing arts show. But he may make an appearance at the car show.

He may make an appearance at the car show because he is such a huge car enthusiast.

You ever watch his show? Like on uh his garage is like Yeah.

Jay Leno and then Jerry Seinfeld.

He has a full staff of people that like just I would be shocked if he doesn't come by.

Steve Glick

I would be shocked out. He was performing at the Performing Arts Center that evening, Saturday night, I think around like 7 30 or 8 o'clock p.m. Um so those tickets are available to purchase at the Performing Arts Center. If there is any left, I think he's a he's a sellout. Ums out, so try to get a ticket or something.

Dave Rattiner

You know, Steve, you're really making me want to go to this car show. I mean, I'm going. Now I want to go.

Steve Glick

I'm looking forward to it. You just pump me up there. Yeah, this is gonna be a good one. I think there's live music. Um if you if you can get into the VIP tent, there's gonna be, of course, food and uh your favorite open bar.

Dave Rattiner

Yes, the open bar is good. The open bar is always a good thing. All right, so hang on. So now we have uh also the polo, Hampton's polo match and cocktail party. Christy Brinkley is gonna be hosting that. That's gonna be at 900 Lumber Lane, and that's on Saturday from 4 p.m. to 7 p.m.

You know, people go there and they no one watches polo.

Dave Rattiner

Oh.

Steve Glick

Like such a colour, though. It's cool, but I went there a couple times and there was a big polo match going on. There's horns, there's tons of things.

Dave Rattiner

Yeah, and everyone's just they're in the bleacher. Polo is a lot more violent than people claim to claim to. There are bleacher seats usually too, though. When you look at it from a distance, it's like this beautiful game, and like it's like, but when you're up close, it's just they're like staying on the ball at each other and hit it, hit the ball.

I don't know anything about the cold. I always thought it was very cool, and I always wanted to go to this event. And every summer for the last like six years I've had something that weekend.

Dave Rattiner

Oh, so you're gone this weekend then? Is that there or something? It's sad, he's gonna be at the car show. How are we gonna be at the car show? Well, but it's gonna be winning an award at the car show. It's until you you might be able to just go there for like 45 minutes, then hustle over the car show. You know, you could do that.

Steve Glick

Boping around. Just hanging out.

Dave Rattiner

No, actually, you're good, Dad. It's from 11. The car show's 11 a.m. to 4 p.m. Then you can bump over to the polo and then you 4 p.m. to 7 p.m. That's a man on the handy. That's a day in the hand. You show up in your award-winning Mustang.

Um anyway. So then, am I done here, Steve? No, I got one more. Concerts in the park. Melissa Erico uh is gonna be playing. Um, we sponsor the concerts in the park. So And we have one coming up.

All the live music. I go I was there yesterday. I mean, I was at Cooper's Beach yesterday. It's like our it's like our church. I mean, we always go there. Yeah. It's just so much fun. There you go.

That's always a really good investment. Really good chairs and a beach umbrella, like a solid one.

Do you like the beach chairs that sit up high or the ones that sit in the sand?

Oh, the sit up high, I like the ones that sit up high too, but they're a hundred bucks each.

Yeah, I want I want something that like. If you're too high though, you know. You got a costume.

The gravity chair. You get the gravity. No, no, no.

The gravity chair is not a beach chair.

Dave Rattiner

I know. That's what's so cool.

That doesn't belong on the beach. You see those things? I totally disagree with you. I love it. I'm low with the beach. I might get one. Those are not a beach chair. I'm sorry. Those are your backyard chairs.

Don't bring those beach chairs. No, Sarah sits in the sand. Like she likes to be low and reclined. No. I'm up high. I want a little camping chair. Normal chair. It's a camping chair.

I struggle a lot with the uh this the umbrella. I weren't, I really every time I see someone with one of those those tents, I'm like, oh my god, I want that tent so bad. But it'd be kind of embarrassing. I don't know. It's like I go back and forth. It's a little obnoxious.

You ever had to chase an umbrella down the beach on like a windy day? Oh yeah. Of course. That's always fun. That is dangerous. You're apologizing to everybody to run by them. Okay.

It's a busy weekend. At least it's a busy week. It should be. We're in the middle of the summer. I know. Remember if we were in the winter, we're like, so what are we doing today? This is the time. Hike.
