All right, everyone, it's Thursday. I'm Andrew Doud. It's time for Happening in the Hamptons Podcast, our weekly breakdown of the Hamptons market, new listings and events on the East End. Mr. Dave Retiner is off somewhere on vacation. It's nice and warm. Warm and tropical, which is great, especially if it's January here. And Romaine Gordon, how are you?

I'm fine. Thanks for having me.

Yeah, thanks for joining us. We are in the Hamptons, which is not warm and tropical. It's cold and it snowed yesterday. But uh it's still a great time to be out here year-round. Uh, you know, it's a beautiful place no matter what time of year it is. And um, and let's just get into it. Let's talk a little bit about the market, the inventory, the story for the last several months, I guess, has been that the inventory is low. We're struggling to get new houses on. Um, but you have a couple really nice options for people that are looking for that new key or turnkey, new construction uh home in the heart of Amigant heart of Amiganset, south of the highway. Uh, move in tomorrow. Tell us a little bit about these these properties at Handy Lane.

Romaine Gordon

Okay, so we have four out of the eight houses left. Um, two of the houses are ready to move in tomorrow. And those houses are six bedrooms. They have finished lower levels, heated saltwater gunite pools with spas, also great pool houses with custom cabinetry, half baths, outdoor showers, um, first floor en suite bedroom, which a lot of people are looking for. And the best thing about these houses, well, I shouldn't say the best thing, but one of the selling points of these houses is that they are all right next to Amaganset Village and they're less than a mile to beautiful beaches, right around the corner from Indian Wells, right around the corner from Atlantic Beach, um, an easy walk or bike ride into the village. And everything is super high quality. You know, that they these guys have hired uh decorators, landscape designers, everything is top of the line, everything is beautifully done. And although there are eight houses, they're all very different from one another. So um one neighbor goes to have a drink or a cock, you know, a dinner over at their neighbor's house, it looks like a completely different house.

And this is a cul-de-sac, right? So this is like a very private, very nice little retreat for somebody looking to buy this. Super quiet.

Steve Glick

And this checks, this checks all the boxes. You're running through all those features. I'm just like, check, check, check, check. You know, when someone's looking for a home in the Hamptons, you know, one of the first things they look for, you know, new construction. What's new construction? Then I want to be location, is is everything location, location, location. These are south of the highway. And then you have, like you said, the heated pool, the the pool house, the finish alloy level, this is just continuously checking all the boxes. These are a home run. And what are they priced at, Romaine?

Romaine Gordon

So we have a five-bedroom house that is listed at 4.5. And then the two homes that are ready to move into immediately are listed at 525. And then one house which will be completed at some point next summer is listed at 5775. That is listed a little bit higher. It's a little bit bigger house, the property's a little bit larger, and that is 100% clearable. So you really, even though it's about a half an acre of property, you end up with the same size yard that you would if it were a full acre. You're allowed to clear everything off that and landscape if you so choose.

So the so the two that are available, it's 42 and number 30, Handy Lane. What are what's the square footage of these homes?

Romaine Gordon

Right. So these are both just under 5,000 square feet, including the finished lower level. And these finished lower levels are beautiful. I mean, you have rec space, you have uh walkout to get out to the backyard, you have a wet bar, bedroom, full bath, um, lots of space to spread out. So they truly are three levels of living space. So you have about a thousand, twelve hundred square feet in the lower level, and then the rest um first and second floor.

Yeah, they sound they sound perfect.

And you're right by see, I think Amigant's one of the coolest villages during the summer. Like there is always something going on there during the day, at night, you got the talk house, all that kind of good stuff. You're right down by the beach. So this is just, you know, obviously being south of the highway is sort of the coveted thing, which just is, but then on top of that, you're so close to the village, you're really close to the beach. Um, I don't know. I just think Amigans is a really special spot to be, particularly during the summer, and you have these two properties that you could be into as soon as you want, really, and be ready to enjoy summer.

With low inventory, this is something you have to check it out. Yeah. If you haven't made your way over to Handyland and Amigansett, go see it. I know Romain, you you constantly have open houses, right? You have open houses.

Romaine Gordon

Right, pretty much every weekend. Every weekend, just so that it makes it more easy for people to pop in. Obviously, they're always available um by a private appointment. And then I'm planning to do uh an open house on Tuesday, February 14th, to try for the agents to come in with lunch and desserts and giveaways and that sort of thing.

Nice.

Right. So really any any you know, any time, weekday or weekend, I'm available. But I typically do open houses on weekends just to make it easy for people.

It's a really great spot, great opportunity for someone looking to get into the new construction game. Uh speaking of the market, the inventory, the numbers, let's send it over to Steve. Steve, what do you got?

Steve Glick

Sure. All right, over the past week there were 18 listings. I went into contract from West Hampton and Montauk. When you compare it to last year, there were 32 listings. So we're looking at a decrease of 44%. When you go back to 2021, this same week, it was 63 listings, which is a decrease of 71%. So the breakdown of those 18 transactions this week, there was two between four and six million, five between two and four million, and eleven under two million. The dollar volume this past week is thirty-seven million. Last year, the dollar volume was eighty-nine million, and the year prior, the dollar volume was 177 million. So we're certainly seeing a little bit of a uh a slowdown over the past two years. And hopefully that will pick up as we come into now February, this is what February 2nd, right?

Is that what it is? I think it's Groundhogs Day. Oh, yeah. Six more weeks of winter, right?

Steve Glick

Six more weeks of winter. But I spring is in the air, okay? Um new listings coming onto the market. I know Romain, we have the handy lane properties. There are 16 new listings that came onto the market this past week. So we have 18 going into contract that decreases the inventory by two listings. The breakdown of those 16 new listings this week, there was one between eight and ten million, one between six and eight, three between four and six, four between two and four, and seven under two million. The inventory in the Hamptons stands at sixteen hundred and thirty-five total listings, which includes the active and in contract. So currently there's twelve hundred and three active listings and four hundred and thirty-two listings in contract. So we're still seeing a low inventory market. So it is a great time to list your home for sale. And if you are looking, there are some great opportunities out there, especially when you're looking in Amigantit South. New construction, make your way over to Handy Lane. We have those properties available right now. You could be in well before the summer. And if you're looking um to be in towards the end of summer or mid-summer, we have two available later in the summer. So four homes right there on Handy Lane.

These are great homes. I'm just like clicking through on the on the website. They really do check. I mean, like literally, they check all the boxes, everything that you'd want in a new construction home. South of the highway, all the bells and whistles. That's a good one. Um and speaking of spring being in the air, so I went to Florida this weekend. Okay, I left Tuesday, 80 degrees, sunny, happy. Landed Tuesday afternoon, 30 degrees, cloudy, and it snowed overnight. I'm like, oh, here we go. Back to reality. I'm ready for summer. I'm ready for everything to be up and running again out in the Hamptons. Um, but there is still some stuff going on this week, and I will do my best to fill in for Dave while he's hanging out, drinking margaritas on a beach somewhere. Um so we're gonna start with actually, this is a really good one, Harbor Frost in Sag Harbor. That is Saturday, February 4th, Sag Harbor Village Main Street. And I'll just give you the quick rundown. Harbor Frost is a celebration of winter in Sag Harbor, highlighting two extreme elements, fire and ice, featuring live ice carving demonstrations. That's actually very cool. Ice sculpting along Main Street, live music, indoor children's activities. Uh the festivities culminate with a stunning, it says, fireworks display at the end of Long Wharf. There's something for everyone spending the day shopping and dining in Sag Harbor. Sag Harbor is one of those hamlets that just doesn't shut down. And it should be a fun weekend.

I think that what that's going on all weekend, and it looks like the weather is um gonna hold up and it's gonna be a great time. So no rain this weekend and no snow. It's gonna be a little chilly on Saturday evening, but that shouldn't be. That's what the fireworks are for. Yeah, and this is this is cool.

They do that like boat race, right? All right, like the the the whale or something. Anyway, I've been I went a couple years ago. It's a very good time. Um and also, if you're into ice skating, something I haven't done in several years, I like to think that I'd probably still be very good at it, but probably not. Broadway skating party with Bay Street Theater. This is Sunday, February 5th from 6 p.m. to 8 p.m. That is at the Buckskill Winter Club, 178 Buckskill Road in East Hampton. Those attending the evening will enjoy a soundtrack loaded with Broadway favorites. That's right. Hence Broadway skating parties. So if you're into Broadway and ice skating, figure skating, check that out on Sunday night. And then lastly, uh we're back in Sag Harbor for the All-Star Comedy at Bay Street Theater. That is Saturday, February 4th from 8 to 10 p.m. I'm pretty sure anytime you go to Bay Street Theater, and certainly anything comedy related, will be a good time. So check that out. That's at One Long Wharf in Sag Harbor, Bay Street Theater, 8 o'clock on Saturday. All that is, of course, available on Hamptons.com.
