Busy year, busy starts of the year for you. So tell us a little bit about what you got going on, and I know you have a lot of exciting things happening as we get ready for Mobile Day weekend.

Thank you. Thank you for having me here again. I think it's my fourth time. It's always a pleasure to have Darius.

Well, yeah. Like we've been doing this for a minute. Yeah, it's great to be with you guys anyway. It's always fun. I haven't seen you in a while. You look you look good. Oh, thank you. So do you. So do you, Dave? He takes care of himself. So hey, 2025 did start out for with a bang for me. I had I only had two listings, but both of them sold in, you know, before the third week of January. Wow. And one of them in Amagansett, a small fixer-upper, went for over ask and like with two open houses, several people interested, but somebody just swooped in and grabbed it. A young construction guy, so he's gonna fix it up and make it. What was the price point of that house? It was just under a million dollars. Okay. And and it went just over. Yeah. Yeah. And and then the other one went into contract in the third week. That was a condo, a four-bedroom, four-bath, twenty two hundred and fifty-five square foot condo. It's a big condo. Yeah. Wow. Well, they all are over in most of them in treescape, uh, with very low overhead. So that one went very well. And if you remember, like the third week of January was freezing. Oh, yeah. And my wife and I just I try to forget that's how color it was. My wife and I had just become empty nesters. So within two days, once once I had no more obligations, we were on a plane to the warm side of the planet. Freedom. And then while there, I started studying for a new designation, you know, the ABR, which is accredited buyer's representative. And while I was doing that, I got a phone call just before we came back from an older couple who have to go into assisted living. And they needed to put their place on right away. They had already purchased their assisted living place, and as they kept reminding me, they had already had to pay those bills every day. So the longer it sat. Sure. I came back and in less than a week I had photographs, copy, floor plans, and a virtual tour, one open house, all cash, over ask. Uh so that's done now. Very happy. And so now I actually have I I I've actually just got a second designation and studying for a third, my second designation, RSPS, is the resort and second home property specialist designation.

Which is basically what the Hankins is. Exactly. Exactly.

Every house I sell can fit in that category. Uh but it's wonderful to understand all the metrics that they put on. These are, by the way, these are NAR courses. NAR is the National Association of Association of Realtors.

Steve Glick 3:22

Okay, so these certifications help your customers and clients because now it just gives you the tools, you learn a couple things from it, and it continues with continue education all throughout the year. It does.

They send weekly email updates with continuing ed, which is terrific. So we continue learning.

Dave Rattiner 3:39

What I'm finding remarkable about this story, Darius, is that you you were studying while on vacation. You know? Real estate agents don't study. When I'm on vacation, they're just like they're waiting. What do you do on vacation? They're waiting for the next thing. I definitely don't study.

Darius Narizzano 3:55

Well, I also read a book for the first time in a very long time while I was there for enjoyment, which was great. For the first time. And I paddleboarded and I swam, and my wife and I walked like eight miles every day. It was amazing.

So, Darius, what's your philosophy on learning?

Darius Narizzano 4:10

You have a Well, as I told you before, Steve, thanks for cueing that up. You know, the day you stop learning, I think, is the day you start dying. So I actually I'm right now working on a third designation, which is the S R E S. These acronyms drive me crazy, but that's senior real estate don't want to mess with that. Seniors. Seniors, real estate specialists. So working with older people.

Well, you really cover people like myself. I've seen you sell you know condos for under a million, new construction for in the $10 million plus range. I've seen you sell homes in Southampton all the way out to Moscow.

Dave Rattiner 4:47

Yeah, you really cover a large variety of different buyers, investors in the Hamptons in all different price categories, in all different scenarios. I've seen historic homes that you've sold and new construction, like I mentioned earlier. So it's really great. Now you have these certifications, you're just able to help everybody out there. You know, so absolutely. It's good.

And right now I actually have no active listings. I have one coming on the beginning of June and another one on July 10th. And besides that, I'm right now just available for you. Let's get a look at the broad picture. So Darius has been busy about the market.

Steve Glick 5:53

Darius has been busy and saw has the market. It's been this past week, 27 listings went into contract. Last year there were 34 listings. We're looking at a small decrease there of 21%. Two years ago was also 27 listings, so there's no change from two years ago. Breakdown of the 27 transactions this week, there was three between 10 and 15 million, one between 5 and 10 million, four between 3 and 5 million, 7 between 2 and 3 million, 5 between 1 and 2 million, and 7 under a million. The dollar volume this past week was 92 million dollars. Last year was 109 million, a decrease there of 16%. And two years ago, the dollar volume was $61 million. So we're looking at an increase there of 51%. But the big news this week, the key takeaway is that there's 43 new listings that came onto the market. Wow. So the past couple weeks we've been seeing 30 plus 30 listings go coming onto the market. Which was big. Which was big. And we noted that and we highlighted wow, 30 something listings coming on the market. This is the first time this year we've seen Eclipse 40 with 43 new listings. That increases the inventory by 16 listings. And the breakdown of those 43 new listings have listings in all price categories. Three over $20 million, two between $10 and $15 million, 14 between $1 and 10, $5 between $3 and $5, 11 between $2 and $3, $6 between 1 and 2, $200 a million. The inventory stands at $1,838 total listings, $1,391 active, and $447 in contract. So spring has sprung. People are noticing that spring is here, landscape is around, pools are starting to get cleaned up.

Open. Yeah, traffic is up, and people are listing their homes on the market. So we're we're starting to see that.

Dave Rattiner 7:39

But is that is that your anal analysis, Darius? Do you or do you think that there's something else at play besides people just trying to list their homes for the spring?

Darius Narizzano 7:49

Well, as we were discussing before, definitely the economy has something to do with this. You know, people that are my age are starting to look at the next chapter and what they're gonna be able to do. And if you're like me, you're looking at your investments right now and you're a little worried. Yeah. I mean, not only have you lost money right now, but there's a lot of uncertainty about what happens next.

Dave Rattiner 8:11

So with the uncertainty that triggers people to really get a hold of like real assets. So if they're selling, they want to get their money out and and just have a really comfortable nest egg.

Steve Glick 8:26

Yeah, well, the median sale price continues to rise. So if they are selling their home, now's the time to get the most amount of money for it. What's gonna happen a year or two years from now? Nobody knows. But we know right now is that the inventory is still somewhat low. It's still a great time to sell your home. Give Darius a call, he'll help you. Also a notary, how about that? Um, and he has all right, as you mentioned, he has free time. Let's talk about the free time. What do you got as far as things to do with people with free time?

Well, Darius, you're you're an empty nester. Yes, I am. So what do you do with your free time?

Darius Narizzano 9:13

Well, I take care of my kids when they come home on the weekend. They're still around. And they bring lots of friends for me to cook for. Uh, that's nice, which I love to do. Um, what do I do? My wife and I love to go paddleboarding regularly. We play tennis a couple of times a week. Uh we walk all the time. Uh Springs Dog Park is terrific. Um, walking around.

Dave Rattiner 9:36

We've been climbing up the island. That's becoming a thing for me is walking.

I I just I saw your video the other day. Yeah.

Dave Rattiner 9:42

You're like walking's a good thing, man.

Um anyway, so did you want to mention before I give my three picks, did you want to mention the Lions Club?

Darius Narizzano 9:54

Oh, yes, thank you, Dave. So I've been a member of the Lions Club for many, many years, and every couple of months we do a blood drive in Amagazet, and it's so important because there's such a lack of blood available and it saves lives. So on the 7th of April, which is a Monday coming in two or three weeks, we're doing a blood drive in Amaganset at the Legion Hall. That's where we always do it in Amaganset, and it's usually from like 12 to 6. Come on down, and we get lots of great food. Uh members.

Dave Rattiner 10:29

Do you give blood yourself? Do you give it a few? Oh, I do.

Darius Narizzano 10:31

I do, actually. Everyone in my family that's now, everybody.

Dave Rattiner 10:34

Does it stress you out at all giving blood?

Darius Narizzano 10:37

No. No. No, not at all. As a matter of fact, you can think about it this way also. Whatever your libation is, it's gonna hit you stronger. A drink, a smoke, whatever you like to do. If you give blood, go home. You're gonna feel anything. Save money. Nice. You'll take care of me.

Steve Glick 11:00

When I give blood, if I give blood, you'll be there helping me out. Because I will. I need a lot of help. I will.

I'll give you a piggyback ride right from that to the table. I'll feed you, rub your feet.

Okay, all right, good to know. And then most of the time. You know, every year to raise money that goes to local families and such from the Lions Club and scholarships, um, we have a a golf outing, and that's our biggest thing. And this year we're having it at the Amagansett Golf Club on September 2nd. Very cool. Cool. It's gonna be awesome. So you can call me for that too.

Everything has to be perfect for me to do anything. If it's like 61 degrees, I'm not doing it. Kill me. It's too cold. No. Um, all right, so this weekend, what do we got? We have Nancy Atlas at the Steven Talkhouse. She is back. Ooh, that's a good one. Everybody loves Nancy Atlas. She will be there this weekend. I I feel like I don't even have to explain who she is, um, but she's an amazing singer. She's as local as they get. She's been doing it for a long time, and she writes. She's amazing. Yeah, she's great. So that's at 8 p.m. and at 10 p.m. to Stephen Talkhouse. Um but I think that just means basically like the whole time you're there, you just know Nancy Alice is gonna perform, and then when she does, everyone goes nuts. So that should be cool. Um and then I think you know what I'm gonna say, Steve. Do you know what I'm gonna say? Nope. Do you really have no idea? I've been building this up every week. Oh, the Hampton Bay's St. Patrick's Day Parade. That's right, the Hampton Bay's St. Patrick's Day Parade is finally here. Uh 11 a.m. to 1 p.m. You gotta go to Hampton Bay's back. Uh Saturday, March 2nd. Uh March 22nd. It is back. So they didn't have it one year and everyone was devastated. So they're going hard this year with promoting it. Uh I've been talking about it every week and posting it on Instagram and all kinds of stuff. So hopefully that's gonna there's gonna be a huge turnout for that. And I think that's the second to last one. I think there's one more after that in Montaught. It's St. Patrick's Day all for like a month, yeah, every weekend. Well, because each town wants to have because people travel for all the different parades, so each town wants to have a it'd be funny if they all did it at one at once.

Yeah, so it's the it's the follow the following week. Okay, so that'll be cool. And then I w you know, I'm just a big fan of stand-up comedy. So we're gonna have Tim you know, there's just stand there's a stand-up comedy thing happening out here now where regularly in the Hamptons you can go watch stand-up comedy, which is really nice. You know, you can do it in Southampton sometimes, and this weekend you can do it at the Canoe Play Sand and Hampton Bays with Tim Crombeer. Uh I don't really know who he is, but you know, his job is to make you laugh at the end. I bet you he's very funny. You're gonna have a good time, you know what I mean? So it's 18 plus, which means he's probably really funny. Okay, you know? And so get there at the can you play this in. The doors open at seven and the show is at eight. And that's what's going on.

Yeah, sure. Yeah. It's I mean it's a four four-cylinder tractor.

It only goes like 10 miles an hour, and that's about as long as it takes me as fast as you can go in the summer out here. Um But yeah, so yeah, the girls will be doing it, everybody will be there, and it'll be it should be a fun day. I think the weather, you know, was looking pretty good. So hopefully it's a nice weekend, and and we're into the full swing of the spring thing here and keep it going. So alright, good. So we'll be back next Thursday. Until then, I'm Major Dev.
