All right, it's Thursday everyone. I'm Andrew Dow. Time for a Happening in the Hamptons podcast, our weekly breakdown of the Hamptons Market, new listings, and events on the East End. SPEAKER_04We're fabulous. We're happy to be here.
Andrew DoudGood. Well, um, welcome on. And uh let's see. Uh we got a lot to cover. You guys got some listings. I know you guys are busy, which is amazing. Uh, but Augie, you're a big golfer, right? And so you got, you know, U.S. Open coming in a couple months.
SPEAKER_04Well, it it's it's uh it's gonna be at the I Iconics Shinecok Hills Golf Club in 2026, June 15th to 21st. And uh the size of it, what I look at is you know, the Hampton Classic, which is a wonderful event in around Labor Day, it gets 40,000 people. The U.S. Open will get 30,000 people a day for those seven days. You know, they're they'll have 3,500 volunteers, they'll have 156 golfers starting off, and they all and on the volunteers they come from 45 different states, so people will need a place to stay.
Steve GlickThe hype, the hype is real. 30,000 people a day. Everybody's talking about it. I mean, look, we we we just witnessed the writer cuff there in Beth Page, and we saw, you know, the amount of people that were coming out to for spectators to watch that golf event. And it it broke records there at Beth Page. And now, I mean, you're expecting, you know, 30,000 at least a day here at the U.S. Open. I think it's kind of incredible.
SPEAKER_04It's 200,000.
Steve GlickYeah, golf is really growing. I mean, if you watch, see it on TV, like over the years, it's just becoming more and more popular here in the States and it has a big following more than ever.
SPEAKER_04So out east here, we have the best golf courses in the world. When you're by Shinnecock, you're right next to National, which rated number seven in the country. You have Sabonic, you have Southampton, they all touch each other. And as you go further out the island with with um uh the the bridge and uh Atlantic and those Noyak, those are fabulous golf courses.
Dave RattinerThey could be so But you told us at the beginning of the podcast that Shinnecock was the first golf course in America?
SPEAKER_04Shinnecock's the home of golf. The home of golf. The golf I didn't know that. Uh the clubhouse was built in 1891, Stanford White, renowned architect, and uh they played the second U.S. Open there in 1896. Shinnecock's a founding member of the USGA. Now, this event is a USG event. You know, the uh at Beth Page that was a PGA event, so they're different organizations, and then there's PGA Tour. But uh so this is the sixth time they will hold a U.S. Open at Shinnnecock.
Andrew DoudUh in its history. And it's like 100 plus history. Okay.
SPEAKER_04Don't worry, they're gonna be back in 2036 also.
Steve GlickSo I've been to two of them. I I I saw Tiger Woods uh years ago at this uh U.S. Open event, and then I went a couple years ago and saw the bar. So, but it was fun, you know. Uh it's always a good time there.
SPEAKER_04When was the last one?
Steve GlickThe last, I don't know, but you know, it was either oh uh oh oh four or eighteen.
SPEAKER_04The last one was eighteen.
Steve GlickYeah, eighteen I went, and then oh four was um with Tiger. It was pretty it was pretty incredible.
SPEAKER_04I was famous because Ratif Goos and made 11-1 putt greens in the final round to beat Phil Mickelson, who was the star back then. So each one of these are gonna be uh be exciting.
Andrew DoudThat's amazing. Uh so all right, so we're working on on finding places for people to stay.
SPEAKER_04So that's uh that's the initiative. Saunders is the broker that has direct contact with the USGA. So we have a higher form of reality, that's that's our motto.
Steve GlickYep.
SPEAKER_04And uh we did a mailing to the nearby uh homes, and we've gotten a lot of response of people that want to rent their rent their homes. Now we're the next initiative is getting those renters.
SPEAKER_02So we'll be doing a complete uh so we have we have we have uh we have uh with Augie, we have the direct connection with uh USGA, and they're sending us over a list of potential um you know tenants from you know, you have the range from the players to the staff to the sponsors, to the sponsors. And you know, right now what we're doing is we're just very busy prepping with the listings. So we we're we're helping a lot of homeowners, you know, put their listings up, you know, get photography, assisting them with getting the rental permits. Sure. Um, and so you know that's that's the main thing here. It's it's a great opportunity if you're a homeowner in the area to reach out to us uh for us to get this.
Steve GlickAnd get your house ready and get it ready now. Like we uh we keep saying, oh well, June's you know, months away, the summer's months away, but people are looking now. And we're you know, we have a big initiative here at the firm to just get those rentals updated with the seasonal pricing. And certainly this U.S. Open is June 15th, so you really want to price for June and put in that week or two-week rental period. I know each town has different rules and regulations, and it's it's changing, you know, um we can assist you with that a lot with uh the new with the U.S. Open coming. I think they are gonna release some restrict, you know, lessen the restrictions of uh time.
SPEAKER_04Well, next week the town's gonna vote uh November 12th, and they're gonna vote in, pretty sure, that you can have a minimum of three-day rental. Correct. Yeah. So that two-week rental that's been out there that everyone's been thinking of.
Steve GlickSo now you're able to do it for that time period, which is which is great.
SPEAKER_02So and this is it's six a month, six months away about, but people are gonna start locking their rentals very well. They're ready now.
Steve GlickI mean, 30,000 people coming out here a day, 3,500 vendors. It's a seven-day you know, tournament with you know the the main days or you know, what three or four days of the main the main event?
SPEAKER_04Four days four days competition. But but the pros play seven days, three days practice round, sure, and four days competition. They bring their families, they're not they come in a couple days early, or they're taking a couple weeks.
Steve GlickYeah, why not? It's a great place to be in June in the Hamptons. I mean, I would spend you know the whole month out there.
SPEAKER_02And a lot of the homeowners that we're helping right now, they're very happy with the Saunders approach. You know, we're we're we're assisting them right away with getting the proper uh information to them, um, you know, the the paperwork, the photography, the mistakes and exclusive, right?
Steve GlickBecause a lot of rentals, you know, are quote unquote open rentals, where like every brokerage have uh has access, has the key, and you don't know who's coming in or going. So we we heavily promote making those rentals exclusive, exclusive to one broker, one firm. And you guys do a great job in promoting that. And you attracted a lot of exclusive rentals. So our advice out there, if you're looking to rent your home, list with Saunders, list exclusively, and we'll take care of everything for you.
SPEAKER_02If you if you want to get the maximum exposure, nothing makes more sense than an exclusive. And that's that's what we're doing.
Steve GlickAnd you're gonna handle it right, like you said, from photography to the floor plans to the marketing approach to the outreach, to email marketing, social media marketing, just everything surrounding promoting that rental and getting it in front of the US GA organization. You know, that's key as well.
SPEAKER_04So um and we have a system in place just for this, you know, uh US open rentals and and so but it's also to the public, and uh those people that are coming out here as spectators that are coming out for for the whatever period of time, hopefully, you know, probably expecting a busy season overall.
Steve GlickSo, Augie, you're a big golfer, right? You're a big golfer? You still golf?
SPEAKER_04Still golf. Come on.
Steve GlickAll right, so so what is your handicap?
SPEAKER_0410.
Steve Glick10?
SPEAKER_04Right.
Steve GlickAll right, Dave, what's yours?
SPEAKER_04Ten.
Steve GlickYeah, right. Ten plus ten. Pescatorium, I ain't gonna ask you.
SPEAKER_04But now they have these negative number. So now they have things called an index, an 8.2 index.
Steve GlickOkay.
SPEAKER_04So they don't even call them handicaps anymore because every course you go to, it it fluctuates, but it's an 8.2 index.
Steve GlickDave, what do you think my handicapped is? Your index. Go double?
Dave RattinerI would say uh just don't tell people.
Andrew DoudYeah, you know, I don't I legitimately don't play enough to even be able to average out.
Dave RattinerGolf's an amazing game. It's so exciting to see Augie. You just really have lit up about this U.S. Open. I mean, like, you know, we had a meeting about it to uh to get uh renters, you know, to talk to you or homeowners to talk to you about it because you're an expert on it. You have real connections. I mean his life, he's got all the answers. Uh the godfather of golf in the Hamptons. 100%.
SPEAKER_04Well, the Hamptons is the is the mecca of golf. Yeah. You know, you can go out to Pebble Beach, you can go to St. Andrews in Scotland, you can go anywhere, but sh but out here in the East they have the best golf course in the world.
SPEAKER_02And Augie's wearing his Shinnikog uh sweater right now, which he's always wearing, just so he wants always.
Dave RattinerBut but I mean I mean correct me if I'm wrong, Augie, because I I feel like uh you told me this once and I and I could kind of couldn't believe it. There's a there's a there's an event at the Shinnikok golf course that's that's called the Augie Golf.
SPEAKER_04Well, no, it's uh I'm on the board of the Met PGA Foundation. Okay. And they have Veterans Golf, the junior program that has 1,500 kids. And um they before they play the Met PGA Championship, they have a program called the Augie. So we're up to our tenth year.
Dave RattinerAnd that's is that named after you?
SPEAKER_04Yeah, I don't know any of them. He's Augie, he's Augin. That's unbelievable. He's very honest about it. But I don't know anybody else. Unbelievable. Maybe, maybe they had it at Noyak two years ago because it it doesn't stay at one place. It's like the U.S. Open. It goes, this is the Met PGA, and um for all the clubs that are in the metropolitan area. And uh and NOYAC was spectacular.
Steve GlickWell, good for you. That's exciting.
SPEAKER_04It's all you all you want to say, it's super successful. So it's to make money and to go into the foundation and that the junior programs get bigger, and we take veterans right out of the hospital and get them to the golf course. That's amazing.
Andrew DoudWow. Um I gotta see that. Let's uh let's talk a little bit about some of your listings because you guys got some I mean, like PJ and golf aside, let's just say you want to come out of here and buy something so you can play golf more regularly. What do you got?
SPEAKER_02Yeah, sort of connected. Uh we have a great house just around the corner from Shinnecock. So if you just want to buy instead of renting, come and option 237 North McGee.
Steve GlickLove this house.
SPEAKER_02It's an incredible new construction, high-end work, uh, two acres, six thousand square feet, pool, tennis, tennis, I mean everything. You're you're five, you know, five, ten minutes into the village.
SPEAKER_04Um it's high ceiling property, you know, uh six bedrooms. You can you can't ask for more.
Steve GlickYeah, it's got this nice driveway in, too. It's like in it's it's very nice ground entrance, long driveway. Drive right in, and um, I love that it has a tennis court. You know, it's most of these properties at this price point. You don't really see tennis. This has checks all the boxes, your new construction, a nice drive-in, high ceilings, and tennis. I mean, it really does check all the boxes, and at the price point is just it's basically five million dollars.
SPEAKER_02And it's a and it's a an incredible location that's like rapidly getting developed. There's a lot of new development happening here uh because it's it's so convenient over there.
Steve GlickYou're like how far are you from the Shinnickok golf course?
SPEAKER_02Uh two miles. Two miles. Less than two miles, probably. It's around the corner.
SPEAKER_04But you're also right there. You can go to the water, to the Pecanic. It's it's a great walking area.

Andrew DoudAbsolutely.
SPEAKER_04And it should sell.
Andrew DoudIt's a good one.
SPEAKER_02Yeah, it's a great one. So reach out to us on that. And um, we also have another one not too far away, also next to next to Shinnikuk, which is a commercial property 715 County Road.
Steve GlickI like this one a lot. So, what can you do with this? What is it currently, and what can you do with this?
SPEAKER_02Yeah, so we're getting a lot of activity on this now, a lot of phone calls, uh, because it's the the potential is just so much there.
SPEAKER_04Um well, right now it's uh part of it's used for uh show cars, and they're all parked outside. The back part is used as uh three bays of a mechanic area. They have a huge, huge back backyard for if you were parking cars or needed to do anything, uh you know, put something back there. There's another structure. So there's multi-structures.
Steve GlickDoes this overlook the golf course?
SPEAKER_04No, no, this is Montook Highway. This is for a business. It's right behind behind the golf course, right?
Steve GlickYeah, you can see I can see in the photos there's a golf course there. I mean, there's golf all over the place in the Hampton Court.
SPEAKER_04Well, it's right on Southampton golf course.
Steve GlickThey love to go to Southampton golf course, okay.
SPEAKER_04You know, uh and it's uh multi-purpose.
SPEAKER_02There's you can have so right now it has two uses. So it has the car dealership in the front and then the auto repair in the back, which both of those are rented, uh currently rented. Uh but you know, you can if you need it a different use, you could re exchange one of the uses for a new use. Gotcha. Um, so if you're looking for something else, uh there's plenty of room there to develop if you wanted to expand the extra the structure. There's a lot of room. Um and you know, great numbers on on your your on your rentals and your potential.
Steve GlickIt's in a great location. There's a lot happening right in that immediate vicinity or right across the street. You have that um driving range over there. Yeah, so there's like there's a lot of like attention. I know when you drive through Montec Highway, you know, I mean um Canyon Road 39, you see this spot. You you pass it all the time. You see it going in, you see it coming back going back. There's no better for a business, there's no better visibility than that. Fantastic property.
SPEAKER_02Would be nice if we had a bigger sign, but uh yeah, but look, you know, it's a yeah.
SPEAKER_04And the last one is 19 Shinnecock Road, Hampton Bays.
Steve GlickThis is a great one.
SPEAKER_04Well, it's four beds.
Dave RattinerIt's great.
SPEAKER_04It's it's it's brand new, spanking new, four bedrooms, and downstairs the ten foot ceilings. There's two large rooms, you know, there's uh three plus baths.
Steve GlickIt's a great renovation. I know that uh I was looking at these photos. Whoever made this, whoever renovated this property did an amazing job picking out the finishes, especially in the kitchen and the bathroom. Uh, and it's a prime location right there in Hampton Bay's. Just right, you could just run, walk, whatever, bike ride right over the bridge, Pongquag Bridge, right into to the beaches.
SPEAKER_04But it's more than that. Right across the street, Southampton, the town of Southampton just bought an area and they turn it into a park.
SPEAKER_02An acre and a half, which they're gonna turn into a park. This is what you consider an A location. And when you're buying real estate, location is number one. This is the listing that you want to look at. It's also a launch site for your for your you got water right in front in a park, you have the ocean a mile and a half away, you have the bay down the street, you have restaurants, you have the fish market, you have an incredible house, 45-foot love pool.
Steve GlickI watched Hampton Company.
SPEAKER_02This would be great for you today.
Steve GlickYou should buy it, Dave. It's 1645. Great, great number there.
SPEAKER_02Um and if if you're looking for an investment, there we, you know, I have uh two rental properties on that street that make about $75,000 for the season.
Steve GlickSo you're telling me you can rent this for $75,000 for the season?
SPEAKER_02They're not as nice as this house. So I'm telling you, you could rent this house for probably more than that. And it will be full every summon.
Steve GlickOh.
SPEAKER_02Yeah, so so good investment opportunity as well.
SPEAKER_04But with the location and the construction, someone should buy this and have it as their home. Especially have the children and you have the park across the street. Yeah, there's a launch area where it's got it all.
Steve GlickLook, it's it's for anybody, you know, children and non-children. This is uh a great property that you know it's it's a great investment year-round or summer living. You can't.
Andrew DoudGood placement of the pool. Yeah, good placement of the pool. Thank you, Andrew. Nice. Um okay, big picture. What do you got for the numbers there, Mr. Glenn?
Steve GlickAll right, so we're rounding out. This was for the week of uh October 28th. So it was like basically the first week of November. Um, 24 listings went into contract, West Hampton and Montauk, 34 last year. Looking at a decrease of 29%. Two years ago, there were 23 listings, really small increase from two years ago of 4%. And the breakdown of the 24 transactions, one over 20 million, three between five and 10 million, five between three and five million, six between two and three million, five between one and two million, and four under a million dollars. So those are rare to see, those under a million dollar homes. The dollar volume was $90 million in one week. Last year it was $101 million. That's a decrease of 11%, but two years ago the dollar volume was only $78 million. So we're looking at an increase there of 15%. New listings, 27 new listings came on the market. So that increases the inventory by three listings. And the 27 new listings, the breakdown, there was one over 20 million, two between 10 and 15 million, two between five and 10 million, six between three and five million, four between two and three million, eleven between one and two million, and only one listing under a million dollars came onto the market. Inventory is at 1,913 total listings, 1,426 active, and 487 in contract. So um a good steady week, you know, 24 going into contract, 27 coming on, um, a little bit lower than normal, um, but still strong. And, you know, we're in it. You know, we're we're coming down to two months left of the year. Um, all the buzz has been talking about the market's been pretty strong, certainly the high end. So we're looking to see how this rounds out the year. Um, and we're expecting it to be a good end of the year and beginning of next year as these numbers continue to push high.
Andrew DoudNice. And you guys are obviously rocking and rolling. So you you know, you got a lot of activity on some of your current listings, you got some great offerings, rentals. You're hitting it. Yeah, it's great. Very busy. Um, Dave, what do you got going on this week?
Dave RattinerYeah, a lot of nice little things happening this week. Um, where should we start? Well, first let's start about the Saunders donation drive. Yes. You are going to want to uh donate to the Saunders Donation Drive. This is uh for 100% to benefit local food pantries in the area, and every dollar you donate will be matched by Andrew and Colleen Saunders. And we're already up to $16,342. Isn't that amazing? This is incredible.
Steve GlickSo our goal is $50,000. Um, and I think we're gonna hit it this year. Yeah, we're we're on target. I mean, this is gonna be going on for the entire month of November. We're already in it for one week. In one week, we raised sixty, like Dave said, sixteen thousand dollars in one week. So that's fantastic.
SPEAKER_02It's so important, it's such an amazing thing that Saunders does every year. So thank you for everybody.
Dave RattinerSo, but this weekend, if you want to do something pretty cool, uh on November 7th, uh at Billbo K, Roman uh Roman Roth, who's the winemaker at Wolfer, we all know him. He is going to be hosting a five-course tasting dinner paired with Wolfer Estate Vintages. Uh, so you can go there. This weekend sounds pretty sick. You can check that out. If you want to do something more relaxed, more fun, uh, or more active, you could go do some line dancing at the clubhouse in the Hamptons. That's uh on November 8th from 6 p.m. to 9 p.m. There's gonna be boots, beats, and good times. So that should be cool. And then if you feel like supporting some stray dogs and drinking alcohol while doing it, you can sip a stray dog martini at Kalissa to support Tyler's Rescue all through November. Um, and basically, there's a there's a brand of gin called Stray Dog Wild Gin from Greece, and the proceeds from when you purchase this martini will go to Tyler's Rescue, which is uh a stray dog rescue fund. So that's kind of a good thing. You have a good time, you also do a good thing, right? Yeah. And you know, upcoming, we want to mention that there is the polar bear plunge heart of the Hamptons um event happening December 13th at Cooper's Beach in Southampton. So get that on the calendar. That's obviously not this weekend, but get that on the calendar because that is a good time.
Andrew DoudIs it a good time?
Dave RattinerYeah, jumping in the ice cold water in December? Sure. It's refreshing. Sounds like a great time. I've done it once, it really is shocking.
Andrew DoudI actually I went to it one year to get some video for like social media for the company, and like it was the coldest winter in like 15 years or something. I mean, it was it was shockingly cold.
Dave RattinerIt's a wild time, you know. So those are the things we like to ask. Vince, I know you're a restaurant goer. So we generally like to ask the guests what their favorite places to go out to eat are. So what would you say?
SPEAKER_02Um that's a good a good new place that I just went to is the one in front of um the park in Southampton. Uh what's the name of it? Sorry. Argento? Uh no, no, no. No, we're uh red used to be uh Oh, red the Asian place. All right, well Augie Phil is in the new favorite. I remember the name of Vince. I think it's a good name.
SPEAKER_04I remember the name. Oh, yeah, that's I don't know who can afford to go there.
Dave RattinerI've heard it's amazing. Vince can. Sounds like it's amazing.
SPEAKER_04You know, they have a whatever ten course tasting menu. It seems like fish is sixty dollars and and and meat. Is $100, so it's uh top end prices, you know. It's especially with the winter coming and uh across the street. Is that what you're talking about, Phoenix?
SPEAKER_02No, I'm talking about Namiro Sushi. Right in front of the park there. Incredible. The the the owner is super nice guy.
Dave RattinerYeah, where bamboo used to be.
SPEAKER_02Yeah, where bamboo used to be, yeah.
Dave RattinerOh, that's good, huh?
SPEAKER_02Just just amazing. I gotta go there. Yeah, yeah. Definitely highly recommend it. Thursday nights are fun there. Um, you'll find me there on Thursdays.
