We are good. Great. We are looking a little bit of a rainy day today. That's okay. But this weekend, looking good.

We were just talking about the selling season, maybe getting a little bit of a late start because of all the snow we got this winter. But look, Memorial Day weekend coming right up. And things are warming up, things are picking up. You're busy, you got a great new listing. we'll talk about, but let's start with with how you're doing. How's business?

Touring 24 Aqua Drive Views

Drew Green

Good. Well, you know, it's as you said, it we got a late start this year because of all the snow. And and frankly, we've had some bad luck with the weather weekends over the last two months, but you know, this weekend's looking spectacular. So I'd love to see everybody come on out this weekend.

Andrew Doud

And if you are if you are out and about, I don't know if you're doing an open house there this weekend, but 24 aqua?

Drew Green

Two two open houses, yeah.

Andrew Doud

Two open houses. This is you want to see you want to go to a place on a nice day. This is Drew's new listing there in Southampton. It's a million-dollar view. It's so beautiful.

Drew Green

Million, how about five million? Five million.

Andrew Doud

It's it's got amazing, amazing views of Shinnecock Bay, uh, waterside pool. You can see the the inlet, the bridge off in the distance. It is right down the road from Southampton Village. It's it's got everything. So tell us about this.

Drew Green

Yeah, well, we we the headline on the on the listing is what I'm calling California Dreaming because it's it's reminiscent of being in the cliffs of California. It's elevated on a bluff 30 foot above the Shinecock Bay. you know, nicely bulkheaded. it's got a boat lift, so you can drop your jet ski or your dinghy down into the water and go out to the ocean or or over to your docked boat. so it's it's really spectacular. It's four-bedroom, four and a half bath, how home. once again, waterside pool, as you mentioned, on a quiet street. It's really special. I'll be there Saturday and Sunday from 10:30 to 1. So I hope to see you come on by.

It's views forever, man. You can really, when you're out there and you're looking out, it's just like it's magical, and it really is like an escape, you know, from the Hamptons. Anytime you get a waterfront property, it's it's always unique and special. But this one in particular, uh, it's 24 Aqua Drive, and it's in a it's a really quiet part of Southampton. And once you get over there and you look out, like Drew said, over the bluff, views far as the eye could see.

Dave Rattiner

The sunsets must be incredible too. Have you seen it at the sunsets?

Drew Green

It's spectacular. The light over there is amazing when the when the when it's sunny out and the the the sun is shimmering off of Shinnecock Bay and out into the ocean. Uh, you know, it's it's quite special.

Andrew Doud

Good place. Good luck with that one, Drew. Um, what else you got?

Drew Green

the other listing I had that just recently came on is 72 Bay Avenue West, which is seems to be intriguing for a lot of people. Um it is it's got it's on an acre and it's got subdivision potential. It's already the owner's already undertaken the subdivision of it. Um and you could develop it into two half acre parcels, and it's a fully open property, nicely shaped, and really I think for an investment opportunity, it's spectacular. That's listed at a million, what do we have that listed at 1685?

Steve Glick

Correct, yep, one six eighty-five. This is in Hampton Bays, yep, 72 Bay Avenue West, uh, three bedrooms, three full baths, about 2,500 square feet on a full acre. But subdividing, that's the that's the kicker. That will help, you know, certainly with any potential income there. Yeah, subdivide it. Yeah, smart. The home run.

Dave Rattiner

Um so you seem busy, Drew. It's like crazy. Like every time I see you, you seem busy.

Drew Green

Are you what I strategically plan these podcasts when I'm busy, David?

Dave Rattiner

What's your view on the overall market?

Drew Green

You know, I well as as we were discussing a moment ago, I think we've gotten off to a late start on the spring selling season because of all the you know the snow we had and terrible weather. Um but I have seen signs of people you know coming out and it's picking up. And uh, you know, I interestingly enough, normally June is kind of a quiet month for sales, but I think this year it could be a little different.

Steve Glick

Well, next weekend is Memorial Day weekend, right? So like we we see it, this is the official kick off the summer. You know, that's what they say. Memorial Day weekend kicks off the summer. Some people say, oh, July 4th starts the summer, but Memorial Day weekend, Memorial Day to Labor Day is like the time where people start coming out to the Hamjons, joining the Hamjons more than than other periods of time. And we're excited that it's coming next weekend. I mean, you've been around, you've been doing this for how many years?

Drew Green

going on 30.

Steve Glick

30 years. So you've seen a lot of Memorial Day weekends and a Labor Day weekend. So um, what are you looking forward to this summer?

Drew Green

you know, I love we love going to Long Beach and and watching the sunset over Long Beach, a little bonfire. Um it's great with friends and and you you know it's terrific. You don't have to worry about reservations at a restaurant or anything like that.

Dave Rattiner

It's incredible. I love it. I love it. It's great for kids too. You know, I like going down there and meeting in like a group of like a like a few other families, and I mean it's it's really paradise. What restaurants, Trudy? I feel like what's your go-to?

Steve Glick

What's your go-to restaurant that now that Moral Day's coming? Like I know you have your off-season restaurants, but do you have like a s an in-season restaurant?

Drew Green

Do I have an in-season restaurant?

Steve Glick

Anywhere where you can get a seat. Yeah, I'm gonna say backyard barbecue. That's true. Anywhere where you can get a seat. Or my backyard, right, exactly.

Dave Rattiner

It's Sag Harbor local, so I'm sure you love everything.

Drew Green

Honestly, what we tend to do in the summer is we have a little guest cottage and we basically schedule out almost the entire summer with friends and family to come out and visit. and we do a lot of entertaining at at home. And we do that's cool. We you know, we barbecue at home and then we walk into town for for cocktails or whatever it may be. that we do a we import our our energy and and fun.

Weekly Contracts New Listings Surge

Andrew Doud

It sounds good. Um all right, so we've covered a lot about the market, but Steve, let's get a rundown on the on the big picture. What do you got?

Pickleball Sip And Paint Wellness

Steve Glick

Yeah, 26 listings this past week went into contract. Last year was 28, small decrease of 7%. And two years ago, also 26. So there is no change there. So pretty much on par for the past two years with listings going into contract leading up to Memorial Day. Um the breakdown of 26 transactions, one between 10 and 15 million, six between five and ten, four between three and five, five between two and three, eight between one and two and two hundred million, dollar volume was a hundred million. Last year it was seventy-eight million, so it's an increase of twenty-eight percent. Two years ago, the dollar volume was 114 million, decrease there of 12. But this is crazy. The new listings that came out of the market, they were 50, 5-0 in one week. Um that's big. That is big, Dave. That's a big number. I think that was the largest we've seen to date, okay, in one in one week, which is good. Um, that increases the inventory by 24 listings, the breakdown of the 50 new listings, one over 20 million, one between 15 and 20, four between 10 and 5. I mean, sorry, 10 and 15, 8 between 5 and 10, 15 new properties between three and five million dollars, six between two and three million, eleven between one and two million, and four properties under a million dollars. The inventory is at 1,752 total listings, $1,395 active. So that number is creeping up, and 357 in contract. So people are getting their house ready on the market for the big Memorial Day weekend, that big push to try to you know get as many eyeballs on the properties as possible. We also see a big push right around July 4th weekend. You know, people are still, if they didn't put it on for Memorial Day, they want to get it on right before July 4th. So there's a couple periods of time over the summer where we see people trying to get that big push, even like August 1st. You know, if you know, if the house isn't ready or thinking about selling, they're they're thinking, well, let me get it on for at least August 1st to you know capitalize on that last month of summer to try to get small eyeballs on it. So you're gonna start seeing a couple weeks where the listing inventory is gonna spike a little bit, and this one is I believe because they're getting the houses up ready right before that Memorial Day weekend rush, which is great for marketing. Yeah, yeah, we're busy. I'm the one that's gotta do the videos, so you know we certainly couldn't be busier, you know. Um launching these properties, obviously, with all the events going on for Saunders and Memorial Day weekend coming up, we're certainly active, and it's good, it's good to see the interns coming in to help us, right? When you you know it's summer when you start seeing the kids come home from college and start coming into the office to work with us here at Saunders. That's a good sign. I love youthful energy, and um, it's great to have the extra helping hands as well.

Andrew Doud

That's the truth. Um and a lot going on. So, Dave, what do you got this weekend? Since we're getting into summer.

Dave Rattiner

Well, it is Memorial Day weekend, so I feel like it's all about the restaurants.

Steve Glick

That's not yet. It's next weekend, but this weekend.

Dave Rattiner

Well, that's that's what I meant. Oh, okay. You know, you know what I'm saying. But Drew.

Drew Green

I know what you're saying, Dave.

Dave Rattiner

This event kind of this event kind of caught my eye because you you you were into pickleball for a while, weren't you?

Drew Green

For a while.

Dave Rattiner

Yeah, well, so on May 16th, if you want to get back at it, there's the Evelyn Alexander Wildlife Rescue Center, second annual pickleball tournament.

Andrew Doud

I was wondering where you were going with this corporation.

Dave Rattiner

And it's taking place from 9 a.m. to 12 p.m. at the Southampton Youth Center in Southampton. So that should be cool.

Drew Green

That facility over there is actually really a nice facility.

Dave Rattiner

I'm there all the time. That's beautiful. Great spot. So pickleball. You can do some pickleball.

Steve Glick

Have you ever played pickleball, Dave?

Dave Rattiner

I've never I like saying the word pickleball, but I don't I have not.

Drew Green

I have not played.

Dave Rattiner

I have never played. It looks it looks hard.

Drew Green

I tried Lee Minnetry and I tried we took a Padel lesson this past week for the first time. That was that's a cool sport.

Dave Rattiner

That's it, it's different though, right?

Drew Green

Between platform tennis and squash and pickle and tennis, it's it's it's an interesting game. It's an interesting game. I think it all depends like a pickle.

Andrew Doud

It's a great way to tear an ACL. Yeah. You know, like just all that stopping going.

Drew Green

Yeah.

Steve Glick

I like my knees. I want to keep them intact. I don't know.

Dave Rattiner

Well, isn't the whole point is that it helps your knees, I think. I think people really into tennis, they play pickleball because it's a lot easier on the body.

Andrew Doud

I fly a drone. I'm not a doctor.

Dave Rattiner

Yeah. I'm a pretend doctor.

Andrew Doud

I like to watch pickleball on TV.

Dave Rattiner

Um all right. So also at the Baker House on May 16th from 2 p.m. to 4 p.m., you can join them for an afternoon where you sip and paint with Lois Bender. Sit and paint? You sip. Oh, sip. Did I say sit or sip?

Steve Glick

I think you said sit. I was gonna say, well, but you meant sip, like you drinking wine and painting.

Dave Rattiner

Yeah, you drink in wine and painting. I got what day is that? It's like a good date night, right?

Steve Glick

Oh, Drew, that sparked Drew's interest.

Drew Green

I love going to the baker house. I think the baker house is great.

Dave Rattiner

May 16th. So, you know, you could do that. Tickets are each ticket includes a glass of wine, and each ticket is $65. You also get the space, and you also get the art and the paint, you know, the the paint and the canvas. So, and then you probably get you do walk home with the with the painting that you painted.

Drew Green

Nobody's gonna want to keep it.

Dave Rattiner

It's a great maybe you, you know, and who knows? You may have discovered you could discover that you're a world famous painter. Maybe someone will buy it. That'd be cool. That's a stretch. That's probably not gonna happen. But still, it's a good thing to do with your significant other significant other. Yeah, yeah. What else you got? Okay, and then finally, I thought this one was interesting. Uh, on May 15th from 10 30 a.m. to 12 30 p.m., wave social wellness, which is in Southampton, which is I mean, people are really into this now, like like a like a wellness thing where you do the cold plunges and the heat therapy and all that kind of stuff. Cold plunge, I know. Well, people are bananas about this. Shared suffering brings back to the case. Well, after you go play pickleball, you can hop in the gold plunge, right? Exactly. So they have this thing, they have a two-hour, two-hour immersive experience which offers a space to reset, restore, and reconnect to your inner strength through the intentional blend of Jaiva Mukiti inspired yoga, breath work, meditation, and guided conversation, and then you'll step out your daily demands into a more steady, sustainable way of being. So this is this is right in the middle of Southampton Wave Wellness. This is like a really beautiful space. It's really it's pretty expensive to go in there. So, you know, you might want to do that one too. Maybe everything but the cold plunge.

Steve Glick

Yeah, yeah. Do they have wine there as well? I think they have myself. Can you do sip and wellness? It's not a sip and wellness, no. You know. All right. I mean, there's that.

Andrew Doud

Sit and wellness. Yeah, it's sit and wellness.

Steve Glick

You could yeah, okay. You could sip. I don't know.

Andrew Doud

Speaking of wellness, you mentioned that is today the first coffee truck? Yeah, okay, it is so be on the lookout this summer. We do this every summer we have for the last couple years, but the coffee trucks are available at open houses leading up to the weekends, and they're amazing. And I don't know if like, you know, you drive by and you see coffee, but it's free.

Steve Glick

Just all you gotta do is pop over, pop in, say hi, get a cup of coffee every Thursday and Friday from 9 30 a.m. to 11 30 a.m. at a different property throughout the Hampton.

I remember that. I was so you know, it's like yeah, so it happens. And um, and those are kicking off today, and we'll run through the summer. So another sign that the season is is upon us.
