Uh can't be bad. It's July, almost August now, which is crazy. You know, we always talk about wanting the summer to get here, and now I'm like, okay, slow down.

Dave Rattiner

But I've been enjoying it. It's been a good summer. It's been a good summer.

Have you guys had a good summer?

It's been a great summer. Yeah.

Andrew Doud

Um, there's always a balance between working hard and staying busy and then finding a few minutes to like unplug and like actually get to the beach and enjoy what it is that makes the Hamptons the Hamptons. So hopefully you've had a few minutes to do that summer.

Julie Crowley

Literally, I just had a few minutes. I think I'm ashamed to say I've only been to the beach once. Right. It was for about 20 minutes, I think, unfortunately, because we've been so busy. So now I have to get put it on the calendar. I have to get to the beach, put it on the calendar, make sure that I'm attending the beach to make it like actually live.

Coming Soon Listing In East Quogue

Yeah, it's like uh therapy, you know what I mean? It's like you must do it, you know.

Julie Crowley

Yeah, a hundred percent.

So talk to us about these listings. You were talking earlier, you were wanted to discuss these listings.

Julie Crowley

Thank you. So we have a listing that is really quote unquote a coming soon listing, and that is nine Walker Court, East Quogue. It's a wonderful house. It has six bedrooms, four of the six bedrooms are en suite. They have special details about the house, like you have radiant heat throughout the whole house. So it's a really nice way to heat the house. Um, they have a beautiful pool, they have a lot of other details that have quote unquote the smart features where you can control the house from a distance. Also, you have access to the bay. There is an e um easement that goes with the house that you're able to get to the creek. You're also close to the town uh marina that also has boats there, um, and then also is a little bit of a beach there, and you're very close to the village where there's shopping and also the jitney is right there. So you have access to the city, which is really nice, and the property is more than a half acre, and the pricing is perfect. It matches up with another comp in the neighborhood, it's just uh priced below that comp. So the asking price is two four nine nine, two million four hundred and ninety-nine thousand.

It looks almost like a brand new house.

Julie Crowley

It is. They built it um it only within the last few years, and um it's been gently used. It looks it it plays like it is a new house. Yeah, you can see it.

This is beautiful. You got a little fire pit, the pool, yeah, back deck, garage. Like, I mean outdoor shower. I assume this is uh this patio up top, um, or this decking is off the primary.

Julie Crowley

It is, it's off the primary, so you have a really nice view of the yard from there, and it's a good spacious deck up there too. The primary is beautiful. They have beautiful closet, actually, nice details, and the uh primary bath and bathroom there is beautiful also. There's a little bit of a um area for um it's like a den area upstairs, and um downstairs is an open layout, so you have the kitchen, dining, and living room together. It's an extended living room, actually, as well. And um garage, it has it all.

What is the big appeal of Quag? You know, like it's like you got the Hamptons where there's always a lot of buzz, you know, and then

East Quogue Brand And Easy Living

Dave Rattiner

the North Fork, it's like it's a lot less buzz, but they get the kind of the appeal is the farmland, you know. And the Hamptons, it's all about the beach. Like, what's the what's like the Quag brand?

Julie Crowley

So the Quag and the East Quag brand is it's much quieter. Some people have been calling East Quag the new Brooklyn. Oh, I think it's getting a lot more attention. So um you do have farms in East Quag, um, but you also have some other wonderful things that go along with it. You can get to the beach easier, you can actually have waterfront if you want. There are areas of East Quag where there's there are plenty of canals where you have smaller pieces of property, but they're all uh have boat slips with them. Nice. So you have um three different areas of East Kwag. You have Pine Neck, Pines Field, and Shinecock Shores. And for all three of those, they have somewhat water access. Uh Shinnecock Shores are the is the area where you have um smaller pieces of property, um, but many of them, only most of them, have the boat slips along with them.

So it's just easier.

Dave Rattiner

Yeah, it's just sounds like everything's just so much easier. Like it is easier to get a boat slip in the Hamptons, it's like a whole song and dance half the time, you know. Right.

Julie Crowley

And you're a few miles from 27, so when you're headed east, you're you can just take a right turn on exit 64, I think it is. Um, and another couple of moments you're in this nice little village that you didn't know existed. Many people don't understand what East Quag is because it doesn't have a Hamptons in the name, same thing with Quag. Right. And they just keep driving on 27 till they get to where they think they're supposed to go in the Hamptons. And we are part of the Hamptons. There's a West Hampton that's just west of us. You can get to West Hampton in 10 minutes, you can get to within certain times of the day and the certain days of the week, you can get to Southampton within 20, 25 minutes too, for shopping, etc.

Dave Rattiner

And that little village, and it's like a little so it's like a storybook. I mean, I've been there a few times. It's like you it's like walking through a Norman Rockwell painting. I mean it's just like there's like the little shop and like the little uh breakfast place, and you know, everyone's happy.

Julie Crowley

Yeah, you have everything that you would need if you didn't have the car that day or you didn't want to drive.

Dave Rattiner

It feels that way as a as a guy, as an outsider.

Julie Crowley

Yes, it it's a really wonderful, charming place to be. And there's a village green that we actually just hosted two weeks ago. We had um hosted

Rotary Service And Local Water Safety

Julie Crowley

the concert in the park, and it was really good turnout, and it's we've done it now a few years, and so it's nice, it almost feels like it was just yesterday we were there again. Um, but it was it's a really nice way to to support the community, and it's a fun way to experience the evenings in the summer.

Dave Rattiner

You're super involved with the rotary, right?

Julie Crowley

We are, yeah, yeah, we are. Um both Anna and I are Rotarians, and um we've been very active in wanting to help our community, but the motto is service above self. So it fits in with our lifestyle, and we want to make sure our community is supported. We support the uh local students that are going into college. Um if they're applying for scholarships, we interview them and we give them money for their college experience. Um, and also we're we do other things like we're all about water safety and water sanitation. So we've helped around the canal where we installed life preservers and um also a lot of other things containing information about or ideas about how you're going to be safe around the waters and um and water sanitation as well.

Andrew Doud

Yeah, like if you walk down to like uh the fishing piers down on Shinnica Canal in Manhattan Bay, is like you'll see like rotary on the the life preservers that are there.

Dave Rattiner

I mean it's like wonderful. It's like how do you criticize that? It's just a group of people that just want to help people helping people. It's like what a wonderful thought. It's like where are we? You know what a weird idea.

Julie Crowley

I know. And it's nice, it's nice to be able to be active in a local community um group and then still be very active with our work. And sometimes it overlaps. Sometimes people will be at a rotary function, and I I actually it happened to me when we were at the Agawam uh concert this past week. We actually helped with Saunders uh promotion and also the support of the um Southampton Cultural Center and the um concert in the park. So I had one of one of the Rotarians, a new Rotarian came up to me and she said, and shame on me, she said, I didn't know you were a Saunders agent. So I'm asked to say that I didn't tell her that, but there's a hat. Yeah. And I said, oops, sorry. But yes, and she said, Oh, I'm going to keep your information.

Ocean Co-Op And Water Mill Deals

So I said that would be great. So so those are these little details of um of life in you know, life out here in the Hampton.

Dave Rattiner

But you're all you're all over. You you you've you you guys have sold in Watermill. You sold this uh tremendous listing in a water mill for over 12 million bucks, right?

Julie Crowley

Yeah, we did. That was 120 Bay Lane in Watermill. Beautiful home. We're so happy that the family is enjoying that home. And um, yeah, we really are active in the watermill community. Right now we have two more in contract in Watermill that's going to be closing soon. So um, that's on paths and that's a beautiful area, by the way, over in Watermill there. And it's quiet, and so we're happy for the the buyers for that, and happy for the sellers also. So we're happy about moving forward on that. Um we actually have um another speaking of a different listing, we have a listing that's available in West Hampton Beach. It's on the ocean, and it is a co-op.

This is 585 Dune Road?

It is the West Hampton House.

Dave Rattiner

It's only 500 grand?

Julie Crowley

Yeah, yeah, just under. Wow. Yeah, it's priced right. And it has a view of the ocean, it has um a pool, really beautiful pool there. Um, it's open seasonally, and um we're actually showing it as soon as we leave here. Nice. Um, yeah, so we're getting a lot of activity on that as well. So um, and we have another one in contract that's another another condo, actually, any squag that is going to be closing soon. Um, around the same price range. Um, the asking price is old over 600, 600, I think.

Andrew Doud

Yeah, this is cool, this one that you're talking about.

Dave Rattiner

Yeah, this

How A Village Walk Found Buyers

Yeah, it's like yeah, Bay Avenue. Um beach vibes.

Dave Rattiner

Yeah, it was like uh out of a movie.

Julie Crowley

You know, we have a lot of interest in that. And I I'll tell you a little cute story. So Anna and I had just gotten the listing and we needed to take a break. I said, let's go take a walk through the village of East Quag, like you were just talking about, Dave. And we're walking and we stopped and we see I see somebody that I know and I said, Hey, hey, how are you? He said, Good. He said, What's new? And I said, Great thing you just asked, because we just got a new listing, and I explained it to him, and um he said I'd think I want to take a look at it. So, you know, I said, you know what? Well, guess what? You're you're gonna be able to take a look at it after five o'clock today. He said, Great. And um they're on their journey to buyer. That was the buyer. So I love and and you know, we talk about marketing, how important it is, and yes, it is, and with internet exposure, but sometimes word of mouth and just bumping into people just knowing people in the community. Uh yeah, exactly. So we're happy for them, and that's gonna be closing soon.

Dave Rattiner

Nothing beats word of mouth in anything. Yeah, in anything. I will do anything anyone else says. You know, that's that's a friend of mine that they recommend something. I'm like, oh, we gotta go there. They just told me, you know. Yeah, nothing beats word of mouth.

Julie Crowley

Yeah, it's it's good. We did a lot of rentals this year, too. I was just gonna say, yeah, thank you. So the Julie Crowley team broke our own record of rentals this

Rentals Boom And Future Buyers

Julie Crowley

year, and a lot of it had to do with U.S. Open. So um we had contacts that we've maintained and stayed in contact with, and we were able to um get a lot of people placed, which was great. And speaking of rentals, the inventory is much higher than we expected in past years, um, where many people did rent, but then there were some that didn't get rented. I think it's because the the inventory is just too high.

Dave Rattiner

Well, you're not alone with um having the record-breaking year with rentals. I mean, the rentals the rental season this year has been very hot. Uh and you we were talking or before the podcast, we were saying how you thought that the people that were renting this was go ahead. What were you saying about the future of the market, about how people are renting and um when they're not gonna rent next year, they'll probably become more of a buyer.

Julie Crowley

Yeah, and that's the case because people get a taste of what it's like out here, and then they decide I need to make this investment. If we're going to plan to be here for years to come, we should buy our own house. So I was just talking to a few people in the last couple of days who have rented and they're looking and they want to get another rental so that they can be happy and still look for their next next place that they want to own. So yeah, so it makes a nice um um transition, you know,

This Week’s Contracts Volume Inventory

Um, so let's, since we're on the ownership topic, I'm gonna fill in for Steve today and just kind of give a rundown of the numbers. So, my best Steve click impression. Here we go. Uh, Hampton's real estate market data for the week of 721, 2026. Over the past week, there were 31 listings that went in the contract from West Ham to Montauk compared to the same week last year. There were 22 listings that went in the contract, which is a year over year increase of 41%. This same week in 2024, there were 24 listings that went in the contract compared to this past week, there was an increase of 29%. So the breakdown of these 31 transactions, two over 20 million, one between 15 and 20, 4 between 5 and 10, 6 between 3 and 5, 5 between 2 and 3, 8 between 1 and 2, that seems to always be the sweet spot, and 5 under a million, they are still out there. Over the past week, the dollar volume was $167 million compared to the same week last year in 25, the dollar volume was $72 million, which is a year-over-year increase of $132%. The same week in 2024, the dollar volume was $84 million compared to this past week, there was an increase of 99%. This past week, there were 29 new listings coming onto the market, with 31 going into contract. Invo inventory decreased by two listings. So the breakdown of those 29 new listings, two over 20 million, three between 15 and 20 million, one between 10 and 15, 3 between 5 and 10, 8 between 3 and 5, 4 between 2 and 3, 6 between 1 and 2 million, and 2 under 1 million. The overall inventory as of 728 of this year, 1,750 total listings, active and in contract, 1,370 active, 380 in contract listings. So a lot of activity, but not necessarily more inventory. Right. It's like they come on, they go off. Uh what

Why Pricing Right Beats Price Cuts

might you attribute that to? Is it is it that you know, because we're getting into August, which historically seems to be a time where everybody's like, okay, we've bought, we've rented, now we're out here to enjoy, but there's still a lot going on as we get into the the second half of summer here.

Julie Crowley

Yeah, it it's definitely I think the when you look at the prices and how the prices are going up in the Hamptons, it's made basically people want to be here, but also that the inventory is so low. And I remember during one of our meetings, someone had said pre-pandemic we were running in the high three thousands or four thousands in inventory. Now we're less than half of that. So that is going to play a big role on the values and where people want to be, and they this want to be out in the Hamptons. They've learned that they can work remotely, and there are more people utilizing maybe their city space and their Hamptons space, and that if they don't have a second place in the Hamptons yet, they want one.

Andrew Doud

And basic supply and demand. It's basic supply and demand. Keeping those prices high and inventory low and you know, I don't know that we'll yeah we're how you know however many years removed from the pandemic, so to speak. But um, you know, that does come up and has for the last several years where where the inventory was pre-pandemic, and I mean we haven't gotten anywhere near that number since COVID.

Dave Rattiner

No. Um and it doesn't seem that to be that that's gonna be people forget that pre-pandemic, the Hampsons was still a really good investment. You know, prices were still going up pre-pandemic, but but but the pandemic just accelerated by accelerated, yeah. Yeah. And so now there's this like inventory issue where it's like like you said, that the listings come on, but the listings come off in an equal amount, and it's it's very noticeable every week. Like it's like, oh, they came on, they came off. And there's always this uh there's always this deep uh bench of buyers. You know, everybody, everybody has a buyer, you know, everybody knows somebody that really wants to be here, and you know, thank God, you know what I mean? It's like this is a very desirable place, one of many in the world. It is, you know, one of few in the world, you know.

Andrew Doud

I would just can you talk a little bit about pricing though, because just because there is a short well, I'm not gonna say shortage, but just because there is a demand, right, for for listings when they do come on and they seem to go off rather quickly, it doesn't mean that you can just price super aggressively, right? So, how important is pricing and pricing correctly?

Julie Crowley

Notes to the future sellers out there, listen to your agents about what the comps are, listen to them about what has sold in the area and what how your house compares to other homes and make sure that you're pricing it correctly. Years ago, this is going back before when I started in the early 2000s, um, the we had a different thing where the sellers would decide to maybe put 10-20% higher than what their agents were telling them. And um did it work? Maybe sometimes, maybe not, usually. Now the buyers are so savvy they can see a lot of the comps themselves and they'll wait to call their agent most times until they see something that comes in that's priced right, and they'll say, Okay, now I gotta like make I gotta make a move right now. Yeah, I have to make the phone call. I want to see this house because I know it's not going to last. Maybe they've lost the opportunity with other listings that they missed a chance on, and then they realize I need to make the action make the call right now and get to see it. So if they price it right, it will get attention.

Andrew Doud

Yeah.

Julie Crowley

And we have the buyers out there. So, and that's what's happening. And with our current listing, that is the coming soon listing, that's what happened. They did the right thing, they priced it right near where that other comp sold, just under, actually, and we started getting calls. So um it's on people's radar, they're just waiting.

Andrew Doud

Right. But it doesn't seem like people are willing to. Let's just say you have a house that comparatively, you look at the numbers and it says, okay, this should be about two or three hundred thousand dollars less than it's listed for. Do you find that people are still apprehensive to call and make an offer and say, you know, let's say you have a house that's listed for two eight, but really it should be just under two five. If d do people, you know, are they apprehensive to call and say, listen, I'll I'll give you two five.

Julie Crowley

Right.

Andrew Doud

You know, but or they they just wait until they see the five. Right.

Julie Crowley

They will they will wait.

Andrew Doud

Yeah.

Julie Crowley

Um, because they know they they're waiting for that to come down to match the other comps. And um that's exactly what happens. And they're not nervous about it until they see the price come right into the right zone that matches the other comps. Yeah, like time and move. And then they'll make the time and move. And the longer the listing stays on the market, the fewer the buyers will be because they're worried that there's something wrong with the house. And there could be nothing wrong with the house. Right. Just that it was priced too high. Right. You know, our job is to make sure we have great photography, which we do at Saunders, we have great exposure, which we do at Saunders, and we have to have great price. Now we coach the owners about their price, and that's their job to actually make the final decision on how they want to price it. And so if those if if you get the three out of three with the right price, right location, right exposure, then you're good. You know? I'm giving you my secrets here, but it works.

Andrew Doud

The truth is, I mean, we talk about this it with with uh uh all the agents that come on. You know, it's kind of the same, um it's it's a a constant theme that like you will tell somebody sellers might say, Listen, I just I really want to try to get this. And of course, you're like, look, I'll I'll I'll list it where you want, you know, but uh professionally, here's here's my advice that I'm giving you. And it seems like the um the default for not all sellers, but sometimes is that old school method of let's let's price it high and we'll work our way down. Right. But the reality is that this market, based on the agents that we've had on the podcast, seems to be price where it should be, and you'll get the action more immediately because waiting, reducing, waiting, reducing, that listing gets a little stale, and then the then the calls are even slower to come in because people go, well, why has it been on the market for a hundred days? Right.

Julie Crowley

Like that negotiating room theory doesn't really work.

Andrew Doud

Doesn't play in today's market. It doesn't. Yeah.

Julie Crowley

And we're hearing that less and less negotiating room.

Andrew Doud

Interesting.

Julie Crowley

So um once you have it priced right and the agent knows that it's priced right, they get ready because they know they're getting a lot of phone calls and a lot of emails and texts to show it, whether it's their buyer or agents calling. So that's where we're in a situation with this this coming soon is gonna happen um August 18th. Yeah. And we'll be showing son. Thank you. It really is.

We did the drones there a couple but it was about a month ago. Beautiful house, great spot, great location.

Yeah.

Weekend Guide Stone Creek To Montauk

Let's talk about the Stone Creek Inn.

Julie Crowley

Well, I was going to say I'm a little hungry, so let's talk about the restaurant. So Stone Creek Inn just wanted to say happy anniversary. It's an East Quag. And people travel from all over the island to go to Stone Creek. It's a great time. Year round. It's year-round.

Dave Rattiner

Looking at the photos look so luxurious. It's beautiful.

Julie Crowley

The atmosphere, the staff, the food is great. And talking about price, they're having a special every Monday now. I don't know how long it's gonna go. Maybe through the summer, I'll have to check with the owners. But this past Monday I went, it was a $30 deal, two courses for $30. Wow. Can you go for that?

Andrew Doud

And good food. Unheard.

Julie Crowley

I mean, you're talking about like duck pate, and I had a delicious pork meal. It was wonderful. It was very, very good. So I encourage you if you haven't been, go say hello to Elizabeth. Yeah, people venture to it.

Dave Rattiner

Yeah, it's it's like a destination. It's true.

Julie Crowley

It's really, really good restaurant. It's been there for 30 years. So it's tried and true.

Dave Rattiner

Um, yeah, it's just some other things happening. Uh the clubhouse is sort of turning into also a music venue now. They uh not that they hadn't before, but some really serious acts have been in there. Uh they are having something called the Sandstorm Festival uh with New York City DJs. Uh it's gonna feature music by Louis DeVito, who's a big deal, Jonathan Peters is a big deal. Uh, and it's advertised as 21 over, dance and eat until you can't do it anymore. And it begins at 8 p.m. So if you're looking for an all-night event, that's the one you should get tickets to that um at the clubhouse. Who would have thought?

Andrew Doud

I'm a bed by nine kind of guy, but go on.

Dave Rattiner

Yeah. Um, yeah, we're getting old. Yeah. Yeah. So well, so maybe you want to do this, but this is further out. Next week, August 8th, is the East Hampton Library author's night. Now we're talking about that sounds good. That sounds like it's over by seven.

Andrew Doud

Go ahead.

Dave Rattiner

That's a real Hamptons event under a big white tent. We've been there. You've got a great event. You know, a lot of celebrities are there because they come out with a book, you know, and they're promoting their book, and they happen to have a house in the Hamptons, so you'll see a lot of celebrities there. So that's a good time. That's August A. Saunders and Associate sponsors that, so you should totally go hook you up calendar. Um, and then uh way out in Montauk, you got the surf lodge vintage culture, and cheat codes is gonna be there. Uh, and tickets have not sold out yet, so you could do that on Friday night. So that's your Hamptons weekend.

I love it. I do love Montauk. I don't get out there enough.

It's a great job. I go out there like twice a year.

One last plug, local plug for the uh Hampton-based fire department. Our carnival is this week, which is exciting. Come enjoy some rides, grab some food, you know. Don't throw up. Walk around. Yeah. Uh that goes until Sunday. Uh we do it every year. It's uh it's it's a fun event. You know, my kids were there last night running around. They're now tall enough to ride like the big rides to go upside down and all that kind of stuff. So Elizabeth thought that was like super cool. She's like a big kid now.

I think those are the same rides from when I was a kid. I think literally the exact same machine.

But it is a great time. I love the dunk tank. The dunk tank is the best.

We don't have a dunk tank. I'm pushing for a dunk tank because honest to God, I think that would be fun. There's the thing that you the the the the hammer, the whacking ring the bell.
