It is time for another Happening in the Hamptons podcast, our weekly breakdown of the Hamptons Market, new listings, and events on the East End. I'm doing great. Feeling uh very uh energetic today. He is. This is your uh time on the podcast, right? That's it. Yeah, we did one earlier with uh with Andrew, which was great, and uh we really talked numbers and uh what was going on in the market. And uh today we're gonna be talking about 88 Roseway, which is 88 Roseway. Did you see this thing yet, Kate?

It's unbelievable. This is uh this is my favorite listing on the market.

So tell us about the listing. What makes it so unique?

So what's unique about it is just the um uh Mayron Tedaldi was the architect on it. Paolino development was the one that built it, and what they were able to do is get about sixteen thousand square feet on the site, which is one and a half acres. It's cleared one and a half acres, it's got a rooftop deck of about a thousand square feet that you see you smell, you hear, and you see the ocean.

So wait, you say sixteen thousand square feet? On three levels. On three levels. So let's go over some of the specs.

So the pool is a 20 by 45 heated gun gunite saltwater pool with an eight by eight spa that flows into the pool. The first and the second floor are uh comply of almost six thousand square feet per floor. So you have the living room on one side of the house, you have the great room on the other side of the house, and you're never really on top of anyone. And um, you know, it's nice, it's uh, you know, the house, the only wood that's in t in in the whole entire house are the treads on the staircase. The whole house is made out of steel, glass, cement, and marble. Yeah, so it's uh it's built for time, and it's you know, the um what the builder wanted to do was bring the outside in. So you have all this glass around with the uh casements nowadays. What they're coming up with are a lot smaller, so you you get a lot more glass in the house than you used to even two years ago, technology nowadays, and the outside you bring the outside in. There's a permit for a tennis court there. Um you have nine bedrooms on the um on the second floor with the masters on the second floor. It has his and her bathrooms, and you have eight other bedrooms up there. You have a rooftop deck of a thousand feet that I talked about. That you see three bodies of water. You see Meacox Bay, you see the ocean, and you see Sagaponic Pond. Wow. Nine foot six doors throughout on the second and third floor, and then you have a junior master on the first floor. You have uh what's really interesting, uh Chufo Can uh Chufo Caventry came in and did all the vanities in the house, did the kitchen, did the pre uh the prep kitchen, which is a chef's kitchen in its own. There's there's two stoves in the house, there's four refrigerators, and that you know, that's just they didn't they left out nothing in this. This is the ultimate house. And it's my favorite one out of a paolino development that he's done.

And Paolino, like you talk about Paolino, we spoke about you know last year, 1400 metal metal lane. This was on metal lane, sold for, you know, it was listed for$53 million, and that you know, is a similar type of design, right? Like you use a lot of the same.

And I like it better than that house. Uh you know, it's just you have to really come in and see this house. It's just it's just it's it's it's magnificent.

You feel like you're in almost like a like a like a beautiful museum or something. It's just like this like marble structure of all stone. You feel like so solid.

Like and you go up on the so much grass outside and just uh, you know, it just it just really accesses to it, you know. It's just it's one of a kind.

Like if you're out there looking at all the houses in Manhampton, it's totally if you want that one of a kind that's gonna stand out a masterpiece. It is like a work of art. Like this is the one. Like I haven't seen anything that compares to it. And there's also like Vince was saying, there's all this grass, there's there's room to put a tennis court. If if tennis is something you're into and you want to include a tennis court, you could totally have a soccer field there, you could have, you know, you could do anything there.

You can and that rather than him installing the tennis court, he just left it open because some people want basketball court, they want uh uh you know pickpoint. Well, they might not want anything, but they might not want anything. Yeah, exactly.

There's also the way they situated that house is really nice because uh late in the day in the summer, you get really nice light coming from the west into I mean, it's like this walled windows on that first floor where the the main living area is, the kitchen and everything, dining area, like this light just streams in through these windows, and it's really and it's ideal, you know, because that's also where the you know you look out over the pool and the seating area and that kitchen that's outside. I mean, it's like for that afternoon summer party. Oh man. This is like this is the one. That's the party center. Yeah, yeah.

And this is just completed, right? This is brand spanking new construction.

Yeah, and we're just started filming it and getting all the pictures up, and we're starting to have open houses in there. It's being very well received. We've got some people kicking the tires already on it. So uh what's the price? What's it listed at? It's listed at$21 million. Okay, you know, to go over the specs just real quick.$21 million. It's a 10-bedroom, um, 13 bath, and two half bath house. It's roughly 16,000 square feet in total, acre and a half, okay. Permit for a tennis court, um, you know, has the 20 by 45 saltwater gun-eye pool, um, movie theater. You know, uh floating staircases. What's the garage? You have biggest the garage? Elevator. Three-car garage. Three-car garage, okay. And you're close to the beach. You're close to the beach. As the crow flies, you're about 10 houses from the beach, but on the rooftop deck you can see the water and smell it and hear it. It's uh it's great, great. The house literally sparkles like it's sits at an end of a cul de sac, you know. So it's very private there. Yeah, um, great for kids and stuff in the So you can check it out.

You go to the website, what is it, 88roseway.com. Yeah, and you can see all the specs, all the photos, and video is coming. You know, I know Andrew, you were shooting the videos, doing drone work over there.

We're trying to capture every angle of that house. I mean, it really different parts of the day. You get different light on that house, and it really brings out and highlights different features. Um it's it's a spectacular property. Uh Vince, what else have you got going on this summer? I mean, how's how's business been? It's been kind of a crazy year.

Yeah, you know, it's it's interesting. I kind of um had a conversation with uh Andrew Saunders a little bit about it, and I said, you know, we've had such a uh an amazing year, and you know, if the I had a question with um all this, I have a bunch of new construction going up in Sagaponic, and I told Andrew basically, you know, this would be the the the the tale of how strong our market is, is if this new construction that's just being built, if it would be if it would be going into contract and being sold prior to the finish of the construction, and here we are, and I have contracts uh signed today on 21 and 26 Forest Crossing, have um about 50 homes that I've either sold or put into contract this year. I'm well over 200 million dollars in either sales or in contract, and the contracts keep getting signed. I mean, it's just it's just uh people want to be here. It's uh it's a it's a it's it's it's uh really strong market. What so let's get the numbers from Steve.

What's what's going on this week?

Steve Glick

Yeah, so over the past week, there were 28 listings that went into contract from West Hampton to Montauk. Compare it to this time last year, there were 90, 9-0. I think that was a record high last year. Yeah, I mean that was like in the thick of it, in the middle of July. So when you obviously compare 90 and 28, you're looking at a decrease of 69 percent. However, you know, we have to go back to 2019 to really get a true sense of like what's really going on. 2019, there were 25 listings that went into contract. So when you compare 2021 to 2019, you're seeing an increase of 12%. So that's that's good to say. Um, the breakdown of the 28 listings that went into contract this week, there was one between 10 and 20 million, one between eight and ten million, five between four and six million, six between two and four million, and fifteen listings under 10 million went into contract. Looking at the new listings that came on to the market, there were 33 new listings that came on to the market. So 28 went into contract that increases our inventory by five listings. The 33 new listings that came on the market, there was one between 10 and 20 million, three between four and six million, nine between two and four million, and uh twenty new listings under two million hit the market um this past week. So there's plenty of opportunity out there if you're looking to purchase a house under that two million dollar threshold. So is there a deficit this week in listings, or was there a um there we increased our inventory by five. So, you know, that's not a lot, but it's you know, it's it's there. You know, inventory is slowly on the on the on the rise, but not by much.

Remember just like a few weeks ago, really. If you think about it, we were sitting there, we were like, we're gonna run out of listings every week. It's like we're running out here. It's still the story, it's still it's like almost like a relief story.

It's still definitely the best time to list, is still now. You know, uh we're still we're still in the mix in the mix of all that. Yeah, obviously.

Interesting. So, I mean, I don't know, this summer seems like it's going kind of quick. We're over pushing pushing through July here. So, Dave, what uh what do you got for this weekend if people are looking for something to do?

Dave Rattiner

Yeah, I got three good things for happening in the Hamptons this uh this weekend. Um, my first pick is the Southampton Arts Center Silent Disco. I did this about two years ago. It's it's not as weird as it sounds.

Is that what the headphones thing?

Dave Rattiner

It's fun, yeah. It's fun. You so you you basically you get like these headphones, and then there's like three different uh channels. And so like one channel's like rock and roll, another channel's like you know, disco or whatever, and then you know, and then the other channels like you know, swing music.

And so what do you do?

Dave Rattiner

You put the headphones on, you put the headphones on, and then you switch to the channel you want, and you just dance with like other people that are listening to the music. And you'd be surprised, like you know, there's a there's adults there, it's not just for kids, it's definitely not just a kid's thing. Um, it's right there on uh Jobs Lane and it's at 7 p.m. That's on Saturday. Is this outdoors? It's outdoors, yeah. You go right on the grass for like all these like sculptures and things around. I think it's a free event, right? Yeah, it's it's it's pretty much free. I mean, you can you can donate something if you want or whatever, but yeah, you can just go there, you throw the headphones on, and you know, you got you got you got moves, you know. Yeah, you know? You got the moves. All right. Dow's got the, you know, he can do the I can't dance. Yeah, no, you can't do anything. I'll try it out. I can't do anything. I'm the terrible I'm an unbelievably terrible dancer as well. It's very sad. But I still enjoy going. So I do recommend going. Okay, so my second pick is the West Hampton Beach Performing Arts Center, is going to present Seth Myers. Seth Myers. He's great. He's the man from Saturday Night Live, and he's got the the the night the late talk show. He's so funny. Um so he's gonna be there Saturday, July 24th at 8 p.m., and that's at the West Hampton Beach Performing Arts Center.

That's a good one.

That's right on Main Street. Yeah. So you can make a night of that. Um and you can buy tickets at WHBPAC.org. Um and you know, I mean Seth Myers, he's great. Yeah, that's a good one. He's like a big recognizable guy, you know, it's just nice to be out and enjoy uh the evening that way. And then my third pick, and you know, I try I try to do this, do this every year. It is so much fun. So this is the ultimate Hamptons event. Or one of the ultimate-there's like five. I can't wait, what is it? There's like five Hamptons events that like make the Hamptons the Hamptons. Okay. This is one of them. And it's Polo Hamptons. Oh, Polo's back. Right in Bridge Hampton off of Lumber Lane. Um, so it's polo Hamptons, and you watch the match.

Oh, that's a good one.

And you also enjoy the most important part, which is of course the cocktail part. The champagne. And the champagne underneath the tent. Yes. So that is Saturday, uh, July 24th from 4 p.m. to 7 p.m.

I've been to that many times. Yes. Yeah, I never watched the polo. Yeah, you forget it's going on.

Dave Rattiner

You kind of you you dip into the polo for about three seconds, you have no idea what's happening other than that the guy is trying to get the ball away from the other guy. And then you have a cocktail. The champagne is flowing, though, over there. That's a good old one.

What are your other top events for the summer? I know it's not on your list, but like if you were to say, like, these are the events.

Dave Rattiner

I would say I would say the main beach, 4th of July, fireworks would be one. I would say the um Hampton Classic is another one. Yeah, it's a classic. That's a big one.

I would say we got the big art thing coming up in Bridgehampton. Yeah, art. Yeah, that's the that's the best. Art Hamptons or something?

Yeah, one of those art things are always coming. That's the best underneath the tent. And it's unbelievable how much art gets bought in those things. You know, I used to be able to do that. Yeah, it's great in there. I love going to that. Yeah, yeah. So we got the art thing. Yeah, those are the good ones. What's another good iconic one? I would say, I don't know. The artist writers game. That's a good one. Oh, the softball game? Yeah, that's always funny.

Author's night too out there.

Author's night is funny. That's good. This is always August is a busy month. August is funny. August is when it all starts. What happens is everyone realizes the summer is ending. So it's like everyone's like, oh my god, we gotta get it together.

I love catching the concerts in the park on Wednesdays. Yeah, that's right. You know, in Avon. We live there on Wednesdays.
