But"},{"startTime":184.71,"endTime":187.29,"body":"over the years, we've also"},{"startTime":187.29,"endTime":190.86,"body":"realized that, you know, housing"},{"startTime":187.29,"endTime":190.86,"body":"is maybe the centerpiece of"},{"startTime":190.86,"endTime":194.22,"body":"community life in many ways. But"},{"startTime":190.86,"endTime":194.22,"body":"there are lots of other parts of"},{"startTime":194.25,"endTime":197.79,"body":"the community that need to be"},{"startTime":194.25,"endTime":197.79,"body":"supported, particularly in"},{"startTime":197.79,"endTime":200.49,"body":"disinvested communities are"},{"startTime":197.79,"endTime":200.49,"body":"places that have been"},{"startTime":200.52,"endTime":203.82,"body":"historically impacted by"},{"startTime":200.52,"endTime":203.82,"body":"redlining or other sort of"},{"startTime":203.82,"endTime":208.11,"body":"policies that really have cut"},{"startTime":203.82,"endTime":208.11,"body":"off parts of the community and,"},{"startTime":208.14,"endTime":211.68,"body":"and kind of concentrated poverty"},{"startTime":208.14,"endTime":211.68,"body":"and made things more difficult."},{"startTime":211.68,"endTime":214.44,"body":"So that's really what we're here"},{"startTime":211.68,"endTime":214.44,"body":"to do is support those community"},{"startTime":214.44,"endTime":218.76,"body":"partners and really be a"},{"startTime":214.44,"endTime":218.76,"body":"resource and a connection point"},{"startTime":218.76,"endTime":221.61,"body":"for partners to come together"},{"startTime":218.76,"endTime":221.61,"body":"around issues like housing,"},{"startTime":221.61,"endTime":224.58,"body":"affordability, and shine a light"},{"startTime":221.61,"endTime":224.58,"body":"on really kind of some of the"},{"startTime":224.58,"endTime":228.24,"body":"things that many of us who might"},{"startTime":224.58,"endTime":228.24,"body":"not see that everyday in our"},{"startTime":228.24,"endTime":231.0,"body":"communities might not totally"},{"startTime":228.24,"endTime":231.0,"body":"understand. And I"},{"startTime":276.15,"endTime":280.14,"body":"always say that we're a learning"},{"startTime":280.14,"endTime":283.71,"body":"organization, it's appropriate"},{"startTime":280.14,"endTime":283.71,"body":"to be at a university. Because"},{"startTime":283.71,"endTime":285.78,"body":"when the community needs to"},{"startTime":283.71,"endTime":285.78,"body":"think about something a little"},{"startTime":285.78,"endTime":290.07,"body":"bit more deeply, with an asset"},{"startTime":285.78,"endTime":290.07,"body":"based lens, we get to do a lot"},{"startTime":290.07,"endTime":292.8,"body":"of that work. We do a lot of"},{"startTime":290.07,"endTime":292.8,"body":"original research. We do a lot"},{"startTime":292.8,"endTime":295.77,"body":"of demographic and market"},{"startTime":292.8,"endTime":295.77,"body":"research. And then think about"},{"startTime":295.77,"endTime":298.47,"body":"what does that mean to"},{"startTime":295.77,"endTime":298.47,"body":"communities and what does that"},{"startTime":298.47,"endTime":301.98,"body":"mean to the kinds of programs"},{"startTime":298.47,"endTime":301.98,"body":"and projects that need to move"},{"startTime":301.98,"endTime":305.97,"body":"forward so that communities get"},{"startTime":301.98,"endTime":305.97,"body":"what they want out of the great"},{"startTime":305.97,"endTime":308.91,"body":"resources that are available. We also currently"},{"startTime":360.27,"endTime":365.34,"body":"have cares act dollars through"},{"startTime":365.34,"endTime":369.51,"body":"CDBG and ESG. And we also"},{"startTime":365.34,"endTime":369.51,"body":"recently signed an agreement for"},{"startTime":369.51,"endTime":373.41,"body":"our home AARP American rescue"},{"startTime":369.51,"endTime":373.41,"body":"plan dollar. So there's really a"},{"startTime":373.41,"endTime":376.71,"body":"lot of opportunity to be had"},{"startTime":373.41,"endTime":376.71,"body":"with those dollars. Liske, and"},{"startTime":376.71,"endTime":380.73,"body":"CBI have been really great"},{"startTime":376.71,"endTime":380.73,"body":"partners recently, you know,"},{"startTime":380.73,"endTime":384.45,"body":"helping us program a lot of"},{"startTime":380.73,"endTime":384.45,"body":"those dollars and try to be as"},{"startTime":384.45,"endTime":387.15,"body":"impactful as possible for the"},{"startTime":384.45,"endTime":387.15,"body":"communities and spending that"},{"startTime":387.15,"endTime":387.66,"body":"funding."},{"startTime":388.35,"endTime":392.64,"body":"Excellent. So"},{"startTime":392.64,"endTime":396.36,"body":"let's just go ahead and get into"},{"startTime":392.64,"endTime":396.36,"body":"it. So we hear about the term"},{"startTime":396.45,"endTime":400.14,"body":"affordable housing a lot and you"},{"startTime":396.45,"endTime":400.14,"body":"hear affordable housing, you"},{"startTime":400.14,"endTime":403.59,"body":"hear things like workforce"},{"startTime":400.14,"endTime":403.59,"body":"housing. And I think there's"},{"startTime":403.62,"endTime":406.62,"body":"some confusion out there amongst"},{"startTime":403.62,"endTime":406.62,"body":"the public about what is"},{"startTime":406.65,"endTime":411.63,"body":"affordable housing, and even"},{"startTime":406.65,"endTime":411.63,"body":"unfortunately, maybe it has"},{"startTime":411.63,"endTime":413.7,"body":"gotten to the point where some"},{"startTime":411.63,"endTime":413.7,"body":"folks think, how does this"},{"startTime":413.7,"endTime":417.87,"body":"relate to me? And in today's"},{"startTime":413.7,"endTime":417.87,"body":"economy, when we've seen these"},{"startTime":417.87,"endTime":420.57,"body":"rising housing prices, we've"},{"startTime":417.87,"endTime":420.57,"body":"seen property values increasing?"},{"startTime":421.11,"endTime":425.25,"body":"And it seems that for this is a"},{"startTime":421.11,"endTime":425.25,"body":"conversation that really impacts"},{"startTime":425.28,"endTime":429.0,"body":"everybody. So if you could,"},{"startTime":425.28,"endTime":429.0,"body":"let's just start with the"},{"startTime":429.0,"endTime":431.94,"body":"question of what is affordable"},{"startTime":429.0,"endTime":431.94,"body":"housing? And why is it important"},{"startTime":431.94,"endTime":432.72,"body":"in a community?"},{"startTime":435.329,"endTime":437.699,"body":"It's a really important"},{"startTime":435.329,"endTime":437.699,"body":"question, Jeff, and something"},{"startTime":437.699,"endTime":443.159,"body":"that the more we talk about it,"},{"startTime":437.699,"endTime":443.159,"body":"the more we realize that there"},{"startTime":443.159,"endTime":445.469,"body":"are definitely a lot of"},{"startTime":443.159,"endTime":445.469,"body":"misconceptions. You know, at its"},{"startTime":445.889,"endTime":448.919,"body":"core, what we're really saying"},{"startTime":445.889,"endTime":448.919,"body":"about affordability is that no"},{"startTime":448.919,"endTime":452.639,"body":"one should spend more than 30%"},{"startTime":448.919,"endTime":452.639,"body":"of their monthly income on their"},{"startTime":452.639,"endTime":456.359,"body":"housing costs. So when you put"},{"startTime":452.639,"endTime":456.359,"body":"that in terms of real dollars,"},{"startTime":456.359,"endTime":458.969,"body":"when you think about, you know,"},{"startTime":456.359,"endTime":458.969,"body":"the median income for county"},{"startTime":458.969,"endTime":464.339,"body":"residents is around 40 $45,000,"},{"startTime":458.969,"endTime":464.339,"body":"let's say, you know, that's a"},{"startTime":464.339,"endTime":468.299,"body":"pretty, that's not that does not"},{"startTime":464.339,"endTime":468.299,"body":"align, let's say, with the"},{"startTime":468.299,"endTime":471.419,"body":"current prices in the housing"},{"startTime":468.299,"endTime":471.419,"body":"market, particularly on the for"},{"startTime":471.419,"endTime":477.179,"body":"sale side or rental at market"},{"startTime":471.419,"endTime":477.179,"body":"rate. So that's tough. And I"},{"startTime":477.179,"endTime":479.669,"body":"think that that's really how we"},{"startTime":477.179,"endTime":479.669,"body":"need people to think about this."},{"startTime":479.669,"endTime":482.189,"body":"It's not about capital, a"},{"startTime":479.669,"endTime":482.189,"body":"affordable housing that you"},{"startTime":482.189,"endTime":485.669,"body":"think of, and really has a lot"},{"startTime":482.189,"endTime":485.669,"body":"of unfortunate negative"},{"startTime":485.669,"endTime":489.869,"body":"connotations. I think, for folks"},{"startTime":485.669,"endTime":489.869,"body":"that it's what is, you know,"},{"startTime":489.869,"endTime":495.749,"body":"typically publicly subsidized."},{"startTime":489.869,"endTime":495.749,"body":"And I think is, it really is"},{"startTime":495.749,"endTime":497.849,"body":"unfortunate, because we know"},{"startTime":495.749,"endTime":497.849,"body":"that public housing is a"},{"startTime":497.849,"endTime":500.909,"body":"critical part of our community's"},{"startTime":497.849,"endTime":500.909,"body":"infrastructure, it protects"},{"startTime":500.909,"endTime":506.129,"body":"seniors, it provides housing for"},{"startTime":500.909,"endTime":506.129,"body":"people who are unable to work"},{"startTime":506.129,"endTime":508.529,"body":"potentially, because of their,"},{"startTime":506.129,"endTime":508.529,"body":"you know, health status, things"},{"startTime":508.529,"endTime":511.229,"body":"like that. And for families,"},{"startTime":508.529,"endTime":511.229,"body":"it's important to so we have to"},{"startTime":511.229,"endTime":513.749,"body":"move away from I think, sort of"},{"startTime":511.229,"endTime":513.749,"body":"thinking about it as somebody"},{"startTime":513.749,"endTime":516.599,"body":"else's problem. And this is"},{"startTime":513.749,"endTime":516.599,"body":"really an issue for all of us to"},{"startTime":516.989,"endTime":523.199,"body":"consider, and is also the"},{"startTime":516.989,"endTime":523.199,"body":"really, the core of it, again,"},{"startTime":523.199,"endTime":526.139,"body":"is about how much you're"},{"startTime":523.199,"endTime":526.139,"body":"spending. And that probably means"},{"startTime":1298.19,"endTime":1301.79,"body":"more rooftops on your commercial"},{"startTime":1298.19,"endTime":1301.79,"body":"corridors. And I"},{"startTime":2017.2,"endTime":2020.56,"body":"think that also plays a role in"},{"startTime":2020.8,"endTime":2023.23,"body":"housing, of course, but it's"},{"startTime":2020.8,"endTime":2023.23,"body":"also recognizing, again, are"},{"startTime":2023.23,"endTime":2026.29,"body":"these jobs paying what folks"},{"startTime":2023.23,"endTime":2026.29,"body":"need?
