America’s Land Auctioneer
Classic Cars, Farm Equipment, and Prime Land: Upper Midwest Auction Roundup
The auction block comes alive across the Upper Midwest in this dynamic exploration of recent sales and upcoming opportunities with America's Land Auctioneer hosts Andy Mrnak and Jim Sabe.
In the rolling green landscapes of Buffalo Gap, South Dakota, and the bustling main street of Bowman, North Dakota, recent auctions have showcased everything from pristine farm equipment to collector-worthy vehicles. A 2014 John Deere tractor with low hours commanded $67,000, while classic car enthusiasts drove bidding to $44,500 for a 2008 Shelby Mustang GT500 with just 2,050 miles. Perhaps most heartwarming was the donation auction of a 2015 Tiffin motor coach that brought $172,500 for the North Dakota Cowboy Hall of Fame, with bidders flying in from as far as Michigan.
The hosts provide valuable market insights throughout - front-wheel assist tractors and four-wheel drives maintain strong values, while the once-hot market for "square body" Chevy pickups shows signs of cooling as more inventory becomes available. Clean, well-maintained equipment stored indoors consistently outperforms similar aged machinery with weather damage, underscoring the importance of proper care for maximum return.
For landowners considering selling, the conversation shifts to strategic auction planning, with fall (September-December) and spring (February-June) identified as prime selling seasons. The upcoming 20th anniversary Western Dakota Land Auction takes center stage as a premier multi-day event bringing together sellers and qualified buyers from across the country, particularly for properties with valuable water features.
Whether you're looking to turn equipment into cash, transition farmland to new ownership, or simply understand current market conditions, this episode provides a comprehensive roadmap through today's agricultural auction landscape. Oh yeah, okay Cool, you can pause it.
Speaker 2:Welcome to America's Land Auctioneer. Ladies and gentlemen, I'm your host, Andy Murnoch, here for this fine Saturday morning. I'm alongside with Jim Savvy. We're pre-recording here today in Albany, Minnesota, as we get ready for an auction sale here on Thursday. But before we get underway in talking about some of the upcoming auctions, we'd like to first start off by talking about some of our auction results here over the past few weeks. Been a busy week that we've had here for the last 10 or 15 days. What do you think, Jim? What have we had on the auction block?
Speaker 1:You know we've had a little bit of everything and it just seems that every time we do a sale we find that one or two items in there that really just kind of pop. And you know, we did the one down in Buffalo Gap, south Dakota, rittenberger. They had. It was an estate but they had some really nice stuff, a lot of nice livestock equipment. A 6105M tractor, not a lot of hours on it, for a 2014. Kind of topped out at about $67,000. That's really good money for a 105 horsepower tractor. But we had a great day down there. It was a little warm down there in Buffalo Gap. If anybody knows where that's at, or if you don't, it's north of Hot Springs, south Dakota or south of Rapid City. So we had a long drive down there. But I tell you what we love being in that country.
Speaker 2:It is what a beautiful area to have a sale. This specific location is absolutely second to none, and that same week we ended up having a tremendous land auction down in Custer County, south Dakota as well. One of the neat barn finds that we found down in Buffalo Gap as we were setting up the sale was an El Camino. And you know, instead of selling that at the estate auction, we decided to bring that back to the big extravaganza in Bowman, north Dakota, as the Dakota Territory Car Club held their second annual well, I guess it wasn't their second annual show, but it was our second annual Glenn Sadler Memorial Classic Car Auction that we held this past Saturday.
Speaker 1:And it was a great day. A lot of people on Main Street, bowman was full with the car show and then our car auction at 11. Uh, that sale went well. That that el camino was kind of the highlight for us, that and that shelby mustang, but those two cars did very well. But it was that the colors always kind of stick out and that's what I kind of always look for, that el camino's. I mean, I'm a ranchero type of guy, but that's, the el camino was unbelievably nice, um, and it brought up here and sold very well that day.
Speaker 2:Yeah, without a doubt, some of the main highlights that we saw at this year's second annual Lensather Memorial Classic Car Auction would have been the 2008 Shelby Mustang GT500. That Shelby was coming off the block with only 2,050 miles on it and topped out, I believe, at $44,500. Found a new home that day and then went down the road. Beautiful car, absolutely in pristine condition, but a really really nice way to cap off that sale, followed by a 1990 Chevrolet Corvette CR1. This is the first year of the King of the Hill car, as the 1990 CR1 topped the market at $34,000. $35,000 that day, so a really really nice car Only had 4,000 miles on it. So a lot of good finds. A lot of great cars come from all over the countryside. Another main highlight of the day was a $30,000 car.
Speaker 1:That was an Oldsmobile Starfire and probably one of the true classics that we've had an opportunity to sell in the past couple of years and a couple of my favorites down there was, and of course I'm a pickup type of guy, but I fell in love with this 1953 international pickup that pulled in. Uh, the interior was immaculate. Uh, these young kids, uh, I shouldn't say kids, but young adults younger than you.
Speaker 1:They are a lot younger than me but uh, you know they did a lot of work on it from regent, north dakota and I fell in love with that. What I like is original vehicles and that's what they had there and, uh, you know, I ended up getting that one but it was a very good sale that day. Uh, you just the amount of people that come to this sale and call us about it. Now, you know we could have had another 20 vehicles in it but they were coming in too late for advertising. We said next year, next year. So, folks, if you want to consign, consign early for that sale because we're going to limit it to, you know, the 40, 45 vehicles, maybe 50 at the very most, because we have a limited amount of time for that sale.
Speaker 2:But we try to pick the best and it was a great day in Bowman, north Dakota. Yeah, we absolutely had a full line of runners, a really, really nice crowd and a tremendous amount of bidders that were online, from all across the region, all across the country, rather, as we offered a couple of cars down to Omaha, nebraska, norfolk, nebraska, down into the Texas and Arkansas area as well. So lots of good bidding, lots of good activity and I'd say the car market itself was extremely strong.
Speaker 1:I thought the car market was better this year than the pickup market. You know those square body Chevys. They usually bring really a lot of good money, but this year they're just kind of average and I think it kind of flooded the market with square bodies over the last couple of years and of course people are seeing that prices have come down a little bit on some of these vehicles.
Speaker 2:Well, I was talking to a collector today in uh, annandale, minnesota, and give a shout out to classics ride, rides and car museum here in annandale, minnesota and that's the first thing he said is that the? Uh, the square body pickups.
Speaker 1:You can really see that, that that market has softened and it's been 100 because of the influx of the amount of them yeah they're not as rare, no, as as we're starting to see you know, everybody thought they were rare, but they were really not yep, you know it's a lot more rare to find a pontiac gto right?
Speaker 2:so, yeah, uh, those type of vehicles obviously, uh, you know, if they're in good running order. We did sell a tremendous, uh uh, beautifully redone copper, uh chevy pickup that brought 34,500.
Speaker 1:34,000 something, I believe.
Speaker 2:About 34,500 and ended up going up to the region, north Dakota, where the buyer came from. So there is still that market for the well-taken care of and well-done cars, especially the square body pickups, but if you're starting to see a lot of rust damage to them, we need to be a little more realistic on what the value truly is yes, and it was again a great day and you know we've had a.
Speaker 1:we're going to have a great auction we had. We're going to have a great auction here. I know we're pre-recording this one, but, uh, we've got some great auctions coming up and and some of the other auctions that we've had, uh, just tremendous, tremendous values on some of the equipment yet, but they have to be really clean. They've got to be played apart, they've got to be stored inside so you don't have that weathering effect on them. And you know people forget that. You know these buildings do cost a lot of money, but they pay for themselves in the long run, without a doubt.
Speaker 2:Now, jim, on this second annual Classic Car Auction, we did have something pretty special. We had a gentleman out of Williston, north Dakota, jim Chumley donated a motor coach and it was a.
Speaker 1:I'll let you explain the motor coach. It was a 2015 motor coach, a Tiffin Tiffin motor coach, and it had 56,560 miles on it and this gentleman uh, it was they, the family flew somebody down to arizona to drive it back, but that's where he stayed in the wintertime down there. But he donated it to the north dakota cowboy hall of fame and folks, uh, what a great thing that he did. And and the cowboy hall of fame was very excited about it and you know, we didn't know what to expect. I mean, campers and recreational stuff is kind of tough to sell.
Speaker 2:Well, we've been driving around Minnesota. There's a lot of lots full of campers.
Speaker 1:There is.
Speaker 2:A lot of motor coaches around the country.
Speaker 1:And we had calls from all over the country in Kentucky and I'm saying Florida, michigan, michigan happened to be the buyers. They flew in from Michigan into Bowman, north Dakota, stayed here for two days and went to the sale. I mean, this guy went through this thing piece by piece and he told me the next morning. He said I think I got to own this thing and of course we heard that from quite a few people, but he was the one that got to own the thing and I tell you what he was very grateful to Jim Chumley doing this. The Cowboy Hall of Fame is very happy and grateful and we are too. We work a lot with Cowboy Hall of Fame out of Medora, north Dakota, so we're very appreciative of them. But that would come in at $172,500 is what we got for that and that is all being donated to the Cowboy Hall of Fame in Medora.
Speaker 2:Yeah, and there's about eight or ten bidders all the way up to $155,000. From $155,000 on, we had two main bidders, one local bidder plus another one who ended up being the prevailing and winning bidder.
Speaker 2:Come out of Michigan, the state of Michigan, not Michigan, north Dakota but the state of Michigan and is probably going to drive it home here in the next few days. So tremendous, tremendous feat and accomplishment and what a tremendous donation. We certainly want to thank the donors for supporting the North Dakota Cowboy Hall of Fame actually a tremendous organization. That's pretty near and dear to Jim's and my heart as we continue to support that each and every year my grandfather's in the North Dakota Hall of Fame.
Speaker 1:It is. It's kind of fun to walk around and see that picture, you know, and we know a lot of those guys that are over there. But you know it's something we want to preserve that history, and every year they keep inducting great people and it's just kind of fun to support them and see where they're going to go next.
Speaker 2:Yeah, lots of Bowman County, sill County Cowboys in the Hall of Fame, so it's pretty neat to walk around Before we wrap up the first segment here. Jim, what do you think we're seeing for overall market trend for just equipment? We'll talk about land here in one of the upcoming segments, but what do you think about the equipment market?
Speaker 1:The trends are still. They're good. You know we're seeing some up and down in some of these things. With balers and combines we're seeing a little bit of struggling. Some of them sell well. It depends on how they've been in the shed and all cleaned up in the hours. Of course it takes a lot of it. But tractors, you know what, if it's a good front-wheel assist tractor or a four-wheel driver or track tractor it's going to bring the money. And we're seeing that Some chisel plows we've been selling some lately that have kind of topped the market. On some of those chisel plows, guys looking for more tillage units. So it's kind of an up-and-down type of deal. But you know we can guide you through the whole process and let you know where we kind of think that's going to be. Tractors are always going to be good. Semis we've seen a little bit of downturn in some of the semis here lately but we've got some great trailers come up and trailers are still bringing good money.
Speaker 2:Yeah, without a doubt, you know the ag market across the board here thus far, and the really nice thing is to look across the region of the entire upper Midwest Montana, north Dakota, south Dakota, minnesota, wisconsin, Nebraska. No matter where you drive right now it's a pretty green landscape. You're not used to that.
Speaker 1:Things look good.
Speaker 2:Yeah, just earlier today we watched a guy cutting a second cutting of alfalfa down and you know the hay was just flying off the back. It's nice to see that across the countryside, especially when the livestock values are there and really need to continue to support the livestock industry, as the feed is going to be pretty plentiful in our part of the region. Grass is good, grazing is good. Looks like winter feed is going to be going to be pretty easy and our water is good in our area.
Speaker 1:You know we've had plenty of moisture but the water is good. In our area We've had plenty of moisture but the water is good and that's a plus. For us out in western North Dakota and eastern Montana and northwest South Dakota, water is king, yep without a doubt.
Speaker 2:Well, that's going to bring us to the end of our first segment. Ladies and gentlemen, whether you're in the land or equipment market, whether you're a buyer or seller, give us a call 877-700-4099. Or give Jim Sabvy, andy Murdoch or John Soride a call at 701-523-7366. Talk to any one of the Pfeiffer's auction and real estate and land management professionals for any of your upcoming needs. We're always here to help in any segment of the agricultural industry. Ladies and gentlemen, we appreciate you listening to America's Land Auctioneer. We'll be right back after this break. Welcome back to America's Land Auctioneer Andy Murnauch, alongside with Jim Savvy with Pfeiffer's Auction, realty and Land Management here supporting the western side of North Dakota, pre-recording today from Albany, minnesota, as we get ready for a custom waste irrigation retirement equipment auction here on Thursday. But we're joining you guys here on Saturday morning. We appreciate everybody for listening here on your favorite radio station or podcast, jim.
Speaker 2:We just talked about kind of what we've seen for equipment auction trends. I know we're kind of in mid-season here or in between seasons. We're just getting ready to enter into the fall season. We've got a lot of great auctions coming up this fall. In our final segment here today we'll talk about all of our upcoming equipment auctions here in August, but I kind of want to give everybody a quick understanding or a brief rundown of what it takes, not only to conduct the sale, but how does somebody go along and make the decision of whether or not we want to sell? First of all, if I want to just sell one or two one-off items, I've got a tractor. Or I want to just turn some of my iron in my yard into cash, if we've got an extra tractor, we've got an extra truck or two. How do I offer one or two of those items with pipers?
Speaker 1:we see that a lot. You know there's a lot of guys that just have a few they like to get rid of. You know tired of it sitting around and they're not using it, want to turn it into cash. But we have a lot of online and live auctions. Now I would pick one for you that would be an online only, but we also do the auctioneer chanting along with it, and I tell you what we found out the last couple of sales.
Speaker 1:That has worked very well. It can sit right in your yard. We can come and take pictures, get everything done that way, get the information, get it on our website and, like, I believe, this next one coming up, you and I don't remember who the other auctioneer will be, but you're going to be sitting in Bowman, north Dakota, doing the auction right there. And now people, if they want to come to Bowman and sit right there and watch the sale, also on the big screen, they can, or Steel, or down at Sioux Falls, they can. But that is a perfect way to get rid of a couple of items that you don't have to move and items that you don't have to move, and some people are a long ways from our lots.
Speaker 2:So they just don't have that ability to do that. We do have strategic lots placed all throughout the upper Midwest, whether it's in Worthing, south Dakota, just outside of Sioux Falls and I-29. We've got a couple other facilities coming up in the Fargo area and Cass County. We also have our facility in Steele, north Dakota, and then, of course, jim's in my office out there in Bowman, north Dakota, right along Highway 85 at the intersection of 85 and 12, kind of the gateway to the Black Hills. We've got a lot of great auction sites throughout the region. You're welcome to bring your equipment to any one of those sites and participate in either the live online sale or you can participate in any one of the dozen live auctions that we do with a full crowd. But primarily we're getting away from the timed online right and really switching to the live online. So if I wanted to bring that one item to you, I can call you jim savvy and you're going to do one. You're going to. You're going to walk me through what, which process.
Speaker 1:Okay, I'm going to ask. First of all, I'm going to say is this what you want to auctioneer? If you're auction out just one item and yes, so then I tell you here's how we do it. This is going to be the best option for you right now. Or if the next option is do you want to bring it to Bowman, north Dakota? Do you want to bring to Steele or Sioux Falls?
Speaker 1:Um, if it's too far and they don't want to do that, then we say here's this online sale that we're going to have, and it's like what we call the upper midwest sale and we're doing about six a year, six a year and it this is a great one for you to be on. We advertise all across the United States and on eight, seven, eight different websites and for all of our auctions but this one here you don't have to move it if you don't want to. People will have your number on there, your address, so people can visit with you about your items, but that seems to be the easiest. I mean, I know this one coming up. I don't know how many lots we have it on right now, but it's a lot of nice equipment on there, very nice.
Speaker 2:And a lot of people.
Speaker 1:Just, you know, I don't want to. You know they talk and say, well, I don't want to bring it there because it's just too far. And what happens if we can't sell it? Well, you know what this is a perfect option for you.
Speaker 2:Are you going to allow me to protect my items?
Speaker 1:I do, but it will cost you some money to do that. But we do allow people to protect what they bring in. But we want people to be very reasonable in their expectations. We research this and kind of know what the numbers are, where things are going to be. That's why we do that.
Speaker 2:But you have to be within that realm of what it's going to bring and most of the time you don't even have to worry about it and it is important to note that we've got a lot of expertise behind us and our entire team of equipment auctioneers, equipment salesmen throughout the region, our regional managers, our district managers and so on and so forth, who can walk you through that process and actually help you with what you're offering for sale, what the true value of it is and what we could potentially expect in an auction sale. Now, again, like Jim was talking earlier, there are certain demographics or certain styles of equipment that have a really strong market and there are certain styles of equipment mainly the trucks and potentially some of the older combines. We're starting to see that market soften a little bit. It's pretty important to understand those current market trends. We've got a lot of data to support it. We have a lot of equipment that we've sold in the past six or eight months to really support where we believe that that market is.
Speaker 1:You know, and the other thing we look at is where that machinery is located. At A lot of times are you going to have the. Are people going to have the ability to drive 45 miles on a gravel road to go take a look at that? Or should you bring that to our office? And we'd recommend you'd bring it to the bowman office, the steel office, uh, the worthing office, just because you've got more traffic going by there on a daily basis than you'll ever see way out in the country, and I know some people don't want to move things, but it'll.
Speaker 1:It'll bring you a lot more money advertising, yeah, cheap, cheap advertising yeah, yeah, cheap advertising when you've got 15,000 vehicles going by a day and being able to see that. So that's what we look at is the ability to be able to market it. And we always say we're marketing people first and then we're auctioneers. Well, that's what we do, is we try to market.
Speaker 2:Yeah, without a doubt, and I think it's important to know that we have all these options out there. You have the regional equipment auctions that we host in Bowman Steel in Sioux Falls, and, of course, then again we have the live online auctions the Upper Midwest sales that blanket the entire Upper Midwest region of the United States, anywhere from Wisconsin to Montana and from the Canadian line down into Nebraska. We welcome anybody to enter any of their equipment, any one-off items, or, if you want to have a dozen items that you may not have, just enough for your own sale. It's a great way to market it. It allows us to bring in multiple bidding platforms, multiple internet and onsite bidders. We do allow onsite bidding there for anybody who's in the area wherever our live auction is being hosted at, but we've got a lot of different avenues for you to consider for that. Now, what if I want to have a full retirement sale?
Speaker 1:You know, and we've had a lot of them already this year and we've got some more booked for this fall and I will say this you know I've learned one thing in this business you know, when you get them, you hear the stories of their farm, the ranch, but you also need to let them know that they need that exit plan and a lot of times these people don't.
Speaker 1:I mean, I dealt with some people for eight months now that they finally got their exit plan in place and they signed that contract with us. And we're doing a farm sale and you know they've got enough equipment where you know it's just about a million dollar sale and they don't want to move anything, but they're doing a full-blown retirement sale right on their place. But you have to be ready to be able to do that and have people come to your place. But you better have an exit plan, you know, and find out what you're going to do with a lot of the funds and and you know, you got payoffs on equipment that we need to deal with. So there's a lot of things that we sit down with. Sometimes everything's taken care of and other times we need to wait a few months to get things taken care of.
Speaker 2:And it's nice at Pfeiffer's you've got a full team behind you, whether it's the representative who's in charge of your sale or the manager who's in charge of your sale, the salesman as well as our accounting firm that is behind us to help you walk through that process. And there's a lot of tax strategies, a lot of tax benefits in doing things a certain way, and we want to stand there hand in hand and walk you through that process and make sure that everybody's making educated decisions. That's our whole focus making educated decisions right away, and then we become marketers after that.
Speaker 1:You know, and we sit and visit with them, but there's a lot of things that go on in the back scenes. I mean like we've got a lot of people in place that will come help set the equipment up. But we noticed this year the power washing guys that we had, we know, added so much value to this equipment because you know stuff gets dirty and you get things cleaned up and they shine and show differently. They did a great job for us and we know it brought our clients a lot more money. But you've got to have things clean and so we go through that whole process of let's get this done, this done and then let's get the auction done.
Speaker 2:Without a doubt, primary takeaway here today. Give Jim Sabby, andy Murdock, john Soradi a call or anybody at Piper's Equipment Division and we'll walk you through the process. There's a lot of great ways to either sell one or two items or, if you're in the market for a full retirement sale or maybe you had a tragedy in the family we need to work on an estate auction. There's lots of different ways to. Everybody's scenario is individual and different and we want to work hand in hand with you to make sure that we accomplish your goals, whether they're financial goals, tax goals or full liquidation goals. Timelines is always a big deal. We have all sorts of answers. We have all sorts of strategies and all the technology in the world right at our fingertips to help you out. That's going to be the end of our second segment here. We're going to come back and talk about land auctions right after this. If you're in the market for land or equipment, give us a call 701-523-736. Pfeiffer's full auction team is always here to help. We'll be right back after this break. Welcome back to America's Land Auctioneer. I'm your host this Saturday morning, andy Murdock, pfeiffer's Auction, realty and Land Management, side by side with my partner in crime, jim Savvy, also out of the Bowman office. Appreciate everybody for listeningction. Realty and Land Management side-by-side with my partner in crime, jim Savvy, also out of the Bowman office. Appreciate everybody for listening here, as always right here on your favorite radio station or podcast.
Speaker 2:If you're in the land or equipment auction business and you're looking at either buying or selling any equipment or land throughout the Upper Midwest region, give us a call 701-523-7366. We've got lots of great auction sales already on the books. Dates are starting to fill up all the way from now until January. Dozens of land and equipment auctions can all be found at Piferscom. Full inventory details and online bidding is available on every single Pifers equipment or land auction. Now, jim, we just got done talking about what it takes to book an equipment auction.
Speaker 2:We've got lots of great options there. We can either do an estate auction, we can do a full farm liquidation auction, either through retirement, or we can do a dealership liquidation auction. If we had to do that, we can also work our way through any one of our regional equipment auctions that we host in either Bowman Steele or Tufal, so our regional auction headquarters. We've got about 10 acres at each site. We can load it up with equipment. We do multiple sales at each one of those sites each and every year. You can also use those sites as satellite sites, drop your equipment off anytime and we can offer those in our next upcoming live online sale, what we call our Upper Midwest Equipment Auctions.
Speaker 2:Our next one is August 18th. We're not taking any more consignments for that sale, but we are going to have another one this fall and probably two more this fall, one in either October, november and one right at the end of the year towards Christmas time. So that's our options in the immediate future. But basically, what we want to say is we're here to always match your goals. You've got goals as a seller. You've got goals as an owner. You want to make sure that those goals are met, no matter who you're working with, and we prefer you work with pipers. Now, with that in mind, let's talk about what it takes to book a land auction.
Speaker 1:You know that's been it's been probably the number one thing for pipers for many years. I mean you and I. When we first started, you know we did a few machinery sales and then all of a sudden we got a couple of huge land auctions. But there's a lot more to it than what people think. You know it's just not sign the paper and let's get this done, and technology now is so great with all our marketing with that. But you know we're flying drones.
Speaker 1:But when you walk into a table and sit down with the people, it's very interesting. Again, you're going to listen to their story. You know a great grandpa met a homesteaded in 1906 there, and you know we're the fifth generation and the sixth generation. They're all went someplace else for jobs and so here they sit. But you want to talk to them. You know we get a lot of people that want a 1031, their money from the land sale into other things, or they just you know what. We're going to take this sale of this and we're probably just going to purchase a house and the rest will go on to an interest-bearing account somewhere. But they all have a story. But we see this time and time again. You sit down with them and they're very genuine in the end. And I like how our approach is. You know what? It's? A relaxed approach. We don't push anybody, but we listen to them and then we give them the options of what we have.
Speaker 2:Yeah, and again very similar to what we were talking about with the equipment side. The land auction business is very similar in the fact that everybody has their own story. Everybody's unique. Every situation is different. You're going to have ultimate goals that you and your family want to accomplish throughout this entire process. It's our job to make sure that your goals are met Not just the financial goals.
Speaker 2:But again, there's lots of good tax strategies to work through. There's lots of tax benefits depending on when you took possession of that property to begin with, whether you inherited it 25 years ago or purchased it five years ago. Either way, there's different ways to work through the entire process and through the tax strategies, and it's important that you know what your tax benefits and strategies should be. We've been through the process, you know, hundreds of times throughout the company and, in many cases, thousands of times, and we've seen the majority of the situations. There's always any one that surprises you, but we've seen the majority of the situations and can certainly walk you through that process.
Speaker 2:Whether or not you want to take the money or the proceeds from your land auction and take it as cash there could be some tax liability there or whether or not you want to defer your taxes into either a 1031, 721, different tax strategy or real estate investment trust type situation when you can really explore some of the tax codes and benefits of selling property, selling real property in America today. So lots of good things, lots of good questions. You can always ask, but your Piper's representative can certainly walk you through each and every one of those scenarios and accomplish your goals. Now, Jim, if I wanted to contact you and I've got 320 acres I want to sell west of Dickinson. I'm in Stark County, North Dakota, and it's all farmland with maybe a tributary of some sort of creek going through it, the Knife River. Yeah, what's going to be your, your initial advice to me as a potential seller where I just inherited the property a year ago so I really don't have any tax liability?
Speaker 1:You know we're going to say you know, auction is always, we think, is 95% time. That's the way to go. If something's going to sell, well, it's going to be by auction and something everybody wants. So we sit there, we're going to talk about a P, you have no tax liabilities here. Let we're going to talk about okay, you have no tax liabilities here, let's go to auction. Um, let's get this thing out there and advertise it, because number one, that's something everybody wants, but when you got, a river going through it.
Speaker 1:Um, people want water and they really want water in western north dakota. So the knife river or the heart river another example I know we got some coming up. Heart River, another example I know we've got some coming up on the Heart River, coming up here by man, great, everybody. So we say let's take this to auction and we're going to look regionally. What's it do? They're close to Dixon. We're probably going to move it to Dixon and have a land sale right there at one of the motels. If you get further out, then we're looking at Medora, we're looking at different areas, but we also have another a couple of things to do. It okay, when do you want it?
Speaker 1:Timing is. We always say the best time to sell land is is in the fall, from about September to December and about February to, I'm going to say, the first or 15th of May, first of June. But in the fall we have our Western Dakota land auctions coming up and that seems to be it's the most bang for your buck for advertising. It's going to be spread out all across the United States but we use advertising from every one of our sales. Combine them together and spread this thing out, and now we've got a nice run of sales coming up this fall, but Western Western Dakota land auction, I think, is by far the best way to sell your land in the fall is by doing that during.
Speaker 2:October. It is a tremendous event. We've been part of it for almost 20 years. I believe this is the 20th. It's the 20th anniversary of the Western Dakota land auction event Every year. Basically, what we're saying is we've got four or five days, depending on the year. We've got four or five days, depending on the year. We've got four days for sure of offering a conglomeration of land auctions. We'll do anywhere from eight to 15 land auctions in three or four days, maybe five days, like we did last year. And this event continues to grow, continues to get bigger and we really cooperate all of the marketing methods. So if you're used to having a small advertising budget or a reasonable advertising budget, in this case we can spend $30,000, $40,000, $50,000 to market all of the properties that are involved for that entire week. The Western Dakota Land Auction is hands down. I believe one of the most successful land events in America.
Speaker 1:And it's fun. It's a fun event. You, we'll sometimes we'll have three, four hundred people at some of these sales. Or we'll move into a small town and we have 70 80 people. That you know, for the small town area that's unbelievable amount of people. So we get people that come to this. They're there to see what their land is worth. They're, they're looking to see who's buying and everybody wants to know. Well, what's it bringing? You know what's going to be the best market for me and that's why we love western Dakota land auction and the land can be incorporated anywhere from Burleigh county to the Montana state line.
Speaker 2:Last year we actually went into the Montana area so it ended up being just a western western land event. But yeah, western Dakota land auction generally goes from Bismarck to to to beach and virtually from crosby down in to the well, the bel fouch area. So last year we offered a really, really nice 4 000 acre property down in uh in harding county, south dakota, and there's a lot of great, great auctions looking like they're going to enter into this year's 20th anniversary sale. Uh, this year is the 25th anniversary of piper's Auction, uh, piper's Auction as a company and well, I guess we've been doing this for a long time now.
Speaker 1:So I'd say we you should have a few years on me, but I don't think you do no, maybe one, and that'd be about it, but you know it's a great event, um, and with Piper's we're celebrating our 25th this year and at this event we're going to be celebrating along with for everybody. But come and say hi, visit. If you want to sell some land, get ahold of us. We've got some great properties, too, coming up in this fall that people are going to want to at least look at.
Speaker 2:Without a doubt, properties are being updated daily. You can always check them out at piperscom. There's dozens of land and equipment auctions at uh. As as of right now, we are booking all the way into the fall. I believe the 16th, 17th, 18th right now is the is the dates we have selected for the western dakota land auctions. We do have properties already in slope county, stark county, and working on some other properties in western north dakota as of right now as well. So it's going to be a tremendous event this year.
Speaker 2:The 20th anniversary of of what I'm going to say is probably one of the most successful events in all of America when it comes to land auctions and really it was kind of designed originally for good properties, good productive egg properties that had some hunting land aspects, hunting land values, whether it's in the Badlands or whether we've got some deep draws, crp, good Creeks. It brings a lot of attention to these type of properties, not only from the local business or the local operators that are interested in buying some land, but also in the investment buyers that we're seeing from all across the country who have an inherent interest in western North Dakota. So not to take away from the rest of the state and the rest of the land auctions. We've got coming up a tremendous amount of sales. We're going to touch on that here in just a little bit.
Speaker 2:But, ladies and gentlemen, we appreciate everybody for joining us here on this great Saturday morning. It's been a tremendous show here today so far. Jim Savvy, andy Murdoch alongside, side by Side, we're pre-recording out of Albany, minnesota. We've got a couple of sales coming up here we're going to talk about right after the break. But before we take a break, quick, jim, tell everybody about Dodge, north Dakota.
Speaker 1:Okay, we've got a tremendous offering up there. I believe it's 51 acres just straight south of Dodge, about two miles on top of a hill you can see forever up there, got a beautiful shop on it, nice little corrals and a barn and and that you know, the house is got a beautiful view. I mean you overlook a creek and you're overlooking the stock dam down there and it's just unbelievable. Plus, we have a lot in town, or a couple lots in town, I believe one with a house on one's bare. But we have some opportunities here for you people to come in and dodge North Dakota. It's a beautiful little town, but this property is unbelievable and we'll be back here in a little bit.
Speaker 2:Yeah, you bet that's the end of our third segment. Ladies and gentlemen, we'll be right back after this break. Welcome back to America's Land Auction. You're Andy Murdockock, alongside with jim savvy, piper's auction realty and land management, your auction professionals in the upper midwest. Whether you're in the market to buy or sell land or equipment, contact any of the professionals at piper's. Nobody does it better, jim.
Speaker 2:Right before we uh ended on a quick break here we we're talking about a tremendous sale we've got up for the Schultz family in Dodge, north Dakota. Now this auction sale is going to be on Tuesday, august 12th, and that's going to take place at 10 o'clock that morning. I believe is where we're going to start. We've got the equipment auction in conjunction with a tremendous real estate auction on that same day. So this is one of those rare instances where we actually do a full retirement sale. We've got a full retirement sale and then the family's planning on selling the equipment and the real estate and moving off the property. So we've got a really, really nice package and an opportunity to market both auctions on the same day.
Speaker 1:And you know we like doing them on the same day when you have that, because all of a sudden you're bringing everybody there to see what it looks like for the real estate. But they're also there for the machinery. They got semis and trucks and pickups and and some nice older tractors but a lot of shop items there at this sale. That is unbelievable. So you know, come on out. It's going to be a great day in Dodge, north Dakota, but we have some open houses that dates that I'd like to throw out there for you well.
Speaker 2:this property we're going to offer is a 77-acre farmstead along with a couple of lots of town, as well as a house in the city of Dodge, north Dakota as well. So we want everybody to have an opportunity to take your time, come up and enjoy the properties, walk around them, take a look at them, go inside the properties, inside the house, do your own personal inspection prior to the auction date and, jim, you do have some open house dates you want to talk about. I do.
Speaker 1:August 7th is going to be from 11 o'clock in the morning to 7 pm on August 11th Excuse me the 7th and then August 11th will be 10 am to 7 pm. That's the day before the auction, so you have plenty of time to come up there and take a look. And you know what?
Speaker 2:If you of those work, just give us a call, we'll try to accommodate everybody the best we can, but that's when you get to take a look at everything, whether it's machinery or the real estate. Come on up and take a look. Yeah, without a doubt, beautiful property. It looks as good as it's ever looked at. Imagine in this year, that part of the world, dodge, north Dakota, is as green as green can be. The grassland up that surrounds the farmstead is absolutely, absolutely incredible. Take a look at the house in town uh, very well taken care of and a couple of extra lots if you're looking for a development property in the city of dodge, north dakota. So, with that in mind, uh, let's also talk about the equipment, jim, because the schultz family has got as well taken care of. The semi trucks, trucking operation, side dumps, belly dumps uh, really, really nice semis and as nice as you're going to find in anywhere in the upper Midwest.
Speaker 1:They are and you know what I want to say this one of the nicest families that we've had a chance to run into, that they're all on the same page and they want to kind of get things done and kind of get this chapter of retirement and move on. But they got some of these semis here that you know. We got volvo's 2015, 2014 volvo semis. You know a lot of them got pushers on and a lot of the miles are between four hundred and sixty thousand and six hundred thousand miles. These are excellent trucks that are well taken care of, maintained and and they do it right up there. They've got a great shop.
Speaker 2:They're working well, it's a tremendous shop and it's all part of the equipment area, the land oxen that we're gonna have that same day.
Speaker 1:They got a 2000 eagle semi, a 1999 eagle semi it. Those trucks are beautiful. Uh, the one was just being run here the other day and pulled into the yard. And then we get to their, their trailers. We got a 2023 low king trailer that is a side dump. That is really, really nice, not used a lot. And then, of course, we have some tanker trailers, back trailers, and then we've got this skid steer. You know, I've never sold one of these until this year. Now this is our second one we're going to sell.
Speaker 1:They have the RT75 skid steer 2018 model. So you see what they've got. They've got skid steer 2018 model. So you see what they got. They got skid steer attachments. We got 2017 Dodge Ram pickups a lot of Ram. They're Mopar people, which is kind of nice to see, I guess Four wheelers, a lot of last section equipment. And then we roll into a 2023 low trailer, a 50 wheel trailer. That is really, really, really beautiful. And then they got a PJ car trailer and closed trailer stock trailer. So we've got some older tractors here, but most of them run.
Speaker 2:And then we get to some welders and all the shop tools I was in their shop the other day and what they have on pallets a second's not yeah we do a lot of options throughout the countryside, and then there's a lot of things of lesser value that gets thrown on a pallet ready to sell, just to anybody who's ready to, you know, willing to come to the sale. This is a live auction. We do invite everybody to come to the sale, and specifically be at this one, if you can be, because there's a couple hours of offering some extremely nice mechanical uh shop equipment and tools and and chains and welders and air compressors and you name it. They've got an entire shop full of it ready to go. All we got to do is grab a skid steer, pull it outside and we're going to offer it to you, the public, and that's all going to take place on August 12th. That sale is going to happen at 10 o'clock in the morning. We're going to sell for a couple of hours to those who are online on-site only, and then about an hour later, we're going to go online and that's where the online bidders from all across the region can join us at either Piferscom or any one of our other bidding platforms.
Speaker 2:Now, jim, let's talk about the upcoming sale that you've got, because you've got a doozy. There is one coming up in Sherwood, north Dakota happening here on August 7th up in Sherwood, and what a tremendous sale it's going to be. This is absolutely a fantastic retirement auction. It's going to be for the Wurgler family up in Sherwood, north Dakota. Lots of good John Deere equipment. And I tell you what we're going to have some really, really nice tractors. They've got a nice combine up there as well. And what else have you got up there?
Speaker 1:in Sherwood Tim. They've got a sprayer and I'm pulling this up now. They've got a sprayer and I'm pulling this up now. They've got all nice John Deere equipment. They've got a big air seeder that Borgo air seeder that is one of the nicest in the country. They've got a MacDon Swather. They've got some 2001 Mac and 2002 Mac grain trucks tripled up with 20-foot, 22-foot boxes on them, some really nice semis. And then they have a 2020 Wilson grain trailer that they just put a new tarp on and he said I really didn't need to. But he said some of the stitching was pulling out.
Speaker 2:I put a new tarp on it, and that's just to show how meticulous some of our sellers can be.
Speaker 1:Yes.
Speaker 2:And then you get into where anybody could fix that tarp. When they get home, he wants to make sure that it's right before somebody takes it home. And I have to tell you what? It's no different when you're talking about the 4830 sprayer. No, it's unbelievable these.
Speaker 1:Everything was a lot of this big stuff was stored inside. They had a big machine shop three of them and uh in there and in between that sprayer and then you get the 95, 60 yards onto your tractor. And then the highlight of the day is the 7830 front wheel assist tractor. Just put a loader on it two years ago and they've hardly even used it. And we get in some older tractors, but here's that Virgo. It's a 3320 Virgo air seeder.
Speaker 1:And then again we get back into a lot of headers and we're looking at a lot of uh cultivators and but their shop equipment is just as nice as the stuff outside, but they are. They're going to have a tremendous sale. I mean great people to work with. I think we have about five or six headers we're going to be selling with that sale. That's in sherwood, north dakota, and I'm actually going up there monday to take a look and and start finish a setup that we've had. We're about done with that, but I've got a few other items to pull out that they didn't want to pull out because they didn't want to leave it out in case it got a storm.
Speaker 1:And you've got to appreciate people like that when they do that.
Speaker 2:Without a doubt, so kind of a recap here today, ladies and gentlemen, for our show. That's the Wurgler Farm Retirement Auction in Sherwood, north Dakota. It's going to happen on August 7th. That sale is going to be at 10 o'clock in the morning.
