Success in property investing requires three fundamental rules: showing up consistently, learning from mistakes, and never quitting. These foundational principles separate those who achieve their goals from those who remain stuck in fear and self-doubt.
• Show up and execute daily tasks, especially when you don't feel like it
• Silence your inner critic (the "easy street voice") and strengthen your "boss voice"
• Create 3-5 critical daily tasks that move you toward your goals
• Understand that consistency over time produces results others might see as "luck"
• Learn from mistakes and make necessary adjustments without completely changing strategy
• Recognize that small tweaks in approach can make massive differences in outcomes
• Never quit - you only truly fail when you stop trying
• Push through adversity and comfort zones consistently to find success
• Avoid comparing yourself to social media highlight reels that skip the hard work

Three foundational rules for success. Hello and welcome to the Property Unleashed With me, your host, mark Fitzgerald. It's great to have you joining me here today. So what I want to cover are three foundational rules to success. If you follow these rules, you will win in life. You will win in whatever it is that you're trying to do. Rule number one is you have to make sure that you show up and that you execute, especially when you don't feel like it, because it is the times and the days where we don't feel like doing anything. That is probably the time when we really do need to suck it up and get on with something to improve our lives, to improve our property investing.
Speaker 1:I'm always out, I'm always trying to look to help people to move forward in their property investing goals, and I see people doing really well. I see people flying, people taking real advantage of situations and of opportunities that they're seeing. But I see far too many people as well that get stuck and it always seems to me that fear sort of creeps in. You know they fear and they start to doubt and then they just don't take action and this creates more fear. This creates more self-doubt as well, because if you actually show up and you get yourself out there. The more that you act, the less that you will doubt. The more that you take action, the less you will fear about that, and it really is a vicious circle. If you can spiral downwards, you can also find the ladder to get you out. So you need to be making sure that you're showing up with yourself. But what does that mean? How do you know if you're actually showing up when you should be? Well, what you should have is, if you've been listening to this podcast for a while, you should know exactly how to have your goals and your daily tasks already set out in front of you. I like to have a list of three to five critical tasks. These aren't goals. These are tasks that move me towards my goals, but I like to have three to five to get through each and every day. Now I'm quite fortunate that I don't have to have a day job whilst I'm trying to build my property, investing business. Some of you will be working day jobs at the same time. So give yourself one task, if nothing else, one thing that will move you forward, which could be making that phone call. It could be setting up some marketing. It could be booking a viewing. It could just be data scraping to find the right deals for you so you can get out there and you can actually start looking to try it and achieve your goals. Don't let fear, don't let doubt creep in.
Speaker 1:The little voice inside your head that we've spoken about on this podcast before. That is the little voice that is saying to you currently I don't have a little voice in my head. That is the voice. That is the voice that can end dreams, if you allow it to, because it'll start talking you out of doing things. It's very, very good at that.
Speaker 1:When was the last time you wanted to go and maybe work out and you decided to go and buy a pizza or get some sweets or ice cream or something like that instead? That is the voice that is easy. It's the easy street voice, and you've got to make sure that you silence it down so that you have your boss voice. When was the last time you looked in the mirror and you thought to yourself oh, I look good. Actually, that is your boss voice, bigging you up, and you've got to work on having your boss voice, keeping you on track, bigging you up because the other voice there will end all of your dreams. So make sure that you know how to show up each and every day. You know what you should be doing, you know what you need to execute and, over time, being consistent and persistent on each of those tasks will get you the results that you want. It really is as simple as that In this day and age.
Speaker 1:Now you've got people all over social media that are saying you know, I've just bought a property. Now I've made 50k. All I had to do was hoover the carpets I'm exaggerating, by the way and I'm making money. And it's making a lot of people out there feel bad on themselves when they're actually trying to keep their heads down and actually get out there and make something happen. There is a lot of fictitious stuff out there, so don't believe everything that you see and hear, unfortunately. But the hard work and effort that you put in over time will get you results. I always think that I was quite lucky or I used to think that I was quite lucky in getting the results that I started to get about four months into my property journey, but I now understand that you make your own luck and in that time I was relentless in what I was doing. There wasn't anybody who was talking to more agents than I was. There wasn't anybody who was doing more networking than I was. There wasn't anybody who was marketing harder than I was, and I still continue to do so.
Speaker 1:To get the results, all you have to do is exactly the same, and it's not rocket science. It just means that you have to show up and you have to execute on a day-to-day basis, and if you do that, you will feel so much better and happier about yourself. Rule number two of those fundamentals is you need to learn from your mistakes and try your best from your mistakes and try your best not to repeat them. I always say that we will make mistakes, we will have failures, but we need to make sure that we pivot and we change tact so that we don't keep doing the same things. Repetition is a master of all skills, but repetition in the wrong actions is failure.
Speaker 1:So if something's not been working for you up until now, look for new opportunities and new ways of doing things. Okay, you don't have to reinvent the wheel. I'm not saying that a strategy that you've been doing what you need to completely change because it's not reached the rewards that you were looking at at the moment. But I'm just saying to you, if you're going out there and you're having discussions with people, yet you're not getting any investors, you're not managing to secure any deals, chances are you do need to change something, you need to tweak something, and it might not be a massive tweak, but maybe you're just not saying the right things. You know, with the community that I support and work with, I have these conversations with a lot of the community members where we tweak how they're actually getting out there and putting their offers and how they're negotiating with agents and with landlords and all sorts of different people in the industry, and sometimes it's just a few little simple tweaks. That makes a massive, massive difference. But yeah, it's.
Speaker 1:Try not to keep making the same mistakes, and that goes along with your diet in your life or anything. If you're overweight at the moment, chances are you've made mistakes in what you've been drinking or what you've been eating. I know I am very, very bad at that and I've made a lot of mistakes in this, but I'm trying to set those mistakes right now because I recognize them. So recognize anywhere in your life where you're not quite going down the right track and that will help you. And, of course, lesson number three is don't ever quit. If you've started down this route and this is what your dream is, this is what your passion is, this is what your goals are then you need to make sure that you stay on track. You only fail when you quit.
Speaker 1:Now I said, I have failures, but I don't quit, so I never look at those as complete failures, but things don't always go to plan. I've done certain things and they haven't worked out for me. Would I say they were a failure. Well, they were a lesson, but yes, I did fail. I do fail at things, but I never, ever quit. I keep going, and that is one of the things that I think has helped me to achieve the results that I've achieved, and that is to just keep going, even when times are hard, even when I'm looking around and I'm just thinking I'm not getting anywhere.
Speaker 1:If I know I'm doing the right things, consistently and persistently, and I'm not going to quit, then I will outwork any failure that is going to be there, and that is what you need. You need that mindset, you need that clarity and you need to push yourselves time and time again to achieve the results that you want. I'm rooting for you. So it's all about making sure that A you show up and you execute on the tasks that you know that you need to do and you've already pre-planned those. You learn from any of the mistakes that you've been making and you make sure you do not repeat those mistakes and you don't quit. You keep going and any adversity pushing yourself out of any comfort zone, and if you do that long enough, you will strike gold. You will see success.
Speaker 1:But you have to be true to yourself. You have to say to yourself yes, I am giving this 100%, because if you're not and you're kidding yourself, that is also where you won't see the results. You've got to get out there and you've got to put yourselves out there. You need to know what good deals are. But building a property business and a property portfolio using creative strategies is achievable. No money down deals or little money down deals is achievable.
Speaker 1:And maybe, just maybe, you're not 100% sure which strategy is right for you. If you're not 100% sure and you don't know which strategy is right for you. If you're not 100% sure and you don't know which strategy is right for you, then why don't you put yourself into a position where you can learn all of the different property strategies? Remember, this is a journey that may take a bit of time, and that's okay. Time can be your friend when it comes to property investing, when it comes to fulfilling your goals. Nobody ever achieved anything in a sprint, and sometimes it can seem like people are overnight successes when we haven't seen all of the work that they've had to put in. What you want to do is make sure that you believe in yourself and that you know it might take a bit of time, but by being consistent and persistent, as I always like to say, you will get there.
