Let me tell you how you can take your property investing to the next level. Hello and welcome to the Property Unleashed with me, your host, mark Fitzgerald. It's great to have you joining me here today, so I hope you've been enjoying the last few episodes. If you have, let us know. Speaker 1:I love to talk about rent to rent, deal sourcing, service accommodation, hmos all of the different strategies that are out there at the moment that you can get creative in to build your own property investing portfolio or business, and you know a lot of my podcast is about how you can build a business. But fundamentally, I see a lot of people still out there struggling to actually gain traction, struggling to actually get the results that they want to get, which is why a lot of people have been asking me what I've been up to recently, and a few of them have obviously heard me talking about a new community that I put together with not just myself but my power team that have helped me to be successful in property and build the property businesses that I have so far in service accommodation, in HMOs, in rent to rent, in deal sourcing, of course all of these different great strategies that are out there. So what I decided to do myself was to try and bring that all together. Now, this is something that I've been thinking about doing for a long, long time, but I've never really got around to it. I've been procrastinating, if you like, and I don't like to procrastinate. So what I've fundamentally done is I've bit the bullet and I've just gone out there and I've started to build a community, a community that is built by property investors for property investors.
Speaker 1:Now, whether you're into rent to rent, whether you're into deal sourcing, whether you're looking at doing purchase lease options or you're flipping properties, you just want to do refurbs. You're looking at doing purchase lease options or you're flipping properties, you just want to do refurbs. You're into commercial, there is something for everybody in education to action. The reason I've called it education to action realistically comes down to the fact that a lot of us have the knowledge, or we think we have the knowledge, or we're gaining the knowledge, but the hardest thing to do when we have that knowledge is actually take the actionable steps that we need to get the results that we want. That is why it's called taking the education and putting it into action. Now it's easier said than done.
Speaker 1:I know that I have had to push myself out there. I have had to get over procrastinations, I have had to get over limiting beliefs, I have had to get over all of the things and the mixtures of emotions that most of us feel. But I can do that, fundamentally, on my own, and so can other people. I'm not saying to anybody that they can't do that for themselves. What I am saying is, though, we don't have to. We don't have to do it on our own, but, fundamentally, what we have put together should and could actually be a value of about £25,000, £30,000 for the year, for the amount of effort, for the amount of training, for the amount of support, for the amount of everything that is in the platform and that we help each and every one of our community members. Is is just like paying for a year long program, but I wanted to make it something that was realistically cost effective, something that anybody could join, anybody could feel a part of, and we're building a village At the end of the day.
Speaker 1:You'll hear me say community. It is a community, but we look at it as a village. We're building a village. Why? The end of the day, you'll hear me say community, it is a community, but we look at it as a village. We're building a village why? Because in a village, everybody helps everybody else out. So they go down to the local shop to make sure that that shop can stay functioning. You know they'll all go out of their way to help each other in a village, and that is what we're building here a safe place for people to have the help and support that they want.
Speaker 1:But what is it all about? Because, fundamentally, education to action means nothing to anybody. What's your ETA is the slogan, and that was really how I came up with the name of this. Because we've all got an ETA. We've all got an expected time of arrival somewhere. Where do you want to get to and how do you want to get there? And that is what we are all about here.
Speaker 1:So education to action doesn't just give you a community where you can ask a few questions and you can feel a part of something. No, it gives you the in-depth trainings that you need to become the property professional, the property investing professional that we now need. To be here in 2025, it is very, very important for us to be a professional investor to make sure that we have our finger on the pulse when anything changes, whether it's interest rates, whether it's legislations, whatever's happening in the world of property. We make sure that you are up to date with this, so this isn't just like a training that you buy and then, all of a sudden, a couple of years on, it could be a little bit out of date. It maybe gets updated once in a while. This education to action is updated week in and week out with the latest information that is happening out there, and we have a lot of different features that are helping our community members.
Speaker 1:Now, another reason I put this together is because property investing is a lonely place. Yes, I do myself speak to a lot of people, but I don't really build relationships up and I don't really have a place where I can just talk property. My wife doesn't do property, my kids are getting more and more interested in it and things, but I don't really unless I go networking have a place where I can talk about properties. I can talk about the pitfalls, I can share my wins. Everybody's helping each other, and that's what we do in the forum section of there. We share our wins, we ask our questions and it's not just me in there as the expert. I have a full power team of mortgage brokers, lettings experts, refurbishments, commercial properties, limiting beliefs you name it architects and planners. They are all in there to be able to help us and assist us in building our property businesses and being successful. And, of course, with this we are never on our own. But a lot of the members are now enjoying being able to go through the comprehensive training programs that we have put together in there. So how can you go out there, how can you fund it, how can you price it and how can you manage your refurbishments?
Speaker 1:We have trainings in all of those. And that's not just it. We don't just give you a vault of training and then send you on your merry way. No, because the experts who specialize in all of those different trainings have weekly coaching sessions. So each week we have different live training and coaching and Q&A sessions to help keep you accountable, to help hold you on track and to help and support you. Speaker 1:So we built out with our community members their next three months, what they need to be doing, how they need to be doing it, the steps that they need to take and the things that could be stopping them any of the mental blockers. We worked with them so that they have now actually built a blueprint and roadmap that they can easily follow to get the results that they want. And guess what If they have any problems along the way, they can just ask us in the community, because we are here to help everybody out. We also have coming up in September depending on, of course, when you're listening to this we have a refurbishment masterclass workshop coming on where we're going to take you through the five pillars for a successful refurbishment, and that is going to be very in-depth. We've got planning officials coming on, we've got finance brokers coming on, as well as our resident refurbishment expert who's going to take and handhold you step by step through everything that you need to be doing to achieve a successful refurbishment.
