Hello and welcome to the Property Unleashed with me, your host, Mark Fitzgerald. It's great to have you joining me here today. So, very bold claims, very bold claims at the beginning of this episode. But I can back up those claims because the Property Unleashed podcast is putting together a live virtual event that anybody can attend. Yes, that's right. It's free for the day. And this is going to be a blockbuster, action-packed day. It's called the Property Growth Summit, and it is going to be held on March the 13th. We kick off, we start around 9:30 in the morning and we don't give up until about 5.30 in the afternoon. With the nine speakers that we have lined up, these guys and girls aren't just talking about the opportunities that are out there. These guys and girls are actually doing the doing as well. They are walking the walk as well as talking the talk. And it's going to be an amazing day. Myself and my good friend James Wyatt will be hosting the event. It's going to be a marathon session. And of course, you are you can dip in and out as you see fit. So some of these people that are going to be speaking here, you may have heard of, you may have seen before. Some of them you won't have. But I can guarantee and tell you right here, right now, they are all experts in their field and they are all out there doing this at the moment now, making it work for themselves. I work personally with a lot of these people as well. So it's really great for me to be able to bring them onto this platform because sometimes we just see the same people saying the same things all the time. You'll notice that in a lot of industries. Nothing wrong with that as well. There's some great knowledge out there, some great people out there sharing their knowledge as well. But obviously, there are a lot more people that sometimes go unnoticed, and that's what we're bringing to you here. So we're going to start the day off with going through winning strategies for 2026. I'm going to start the day off myself. So come and join me first thing at 9:30. I do believe I'm on. So I will be on sharing with you winning strategies for 2026. Now, whether you're looking at doing property flips, where you're looking at buying properties, doing them up and selling them on, in 2026, there's a better way of doing that. And I'm going to be sharing with you exactly how you can do that without having to spend lots of money up front. Equally to that, you might be interested in maybe grabbing hold of some rent to rents for a bit of cash flow coming through. Well, there's different ways now this year that you can do rent to rent. I'm doing this myself, and I'm going to share with you exactly how you can almost do those no money down deals if you like. Sometimes you've got to put a bit of money into them as well, but it's not going to cost you hundreds of thousands of pounds. But I'm going to show you how you can maximize your results. If you want to use the rent-to-rent strategy, there's a few other different ways that we're doing right now, and we can share with you, and I will share with you, how I'm doing that. And I'll have, I'll be able to do that because I've got the time to do that, because my session will run for about 45 minutes to an hour, and it's going to be action-packed. If anybody's ever been on a webinar with me, they know that I don't hold back. I'll share with you everything that I can do. We're also going to be going in how to maximize your HMOs and also how to get the best out of service accommodation. If you're doing service accommodation at the moment, maybe you're struggling, or maybe you're just looking at getting into it so that you can maximize your profits on those properties. I'm going to be sharing with you what's hot right now, the properties that you need to be looking for, and how you need to be making sure that you're setting yourself up for success. So that's not all. I've got some spreadsheets and a couple of PDF guides that I'm going to accompany this as well. Then the next speakers, and I say speakers because there will be two, a couple will be doing this one. We've got Anthony and Alice that are going to be coming on, and they're going to be going through the renter's reform bill and the essential insights that we all need to know. Okay, now a lot of us know high-level what's going on there, but they're going to be digging into exactly what you need to know, how you need to set yourself up as a landlord or potentially as a landlord to be, if you like, making sure that you can safeguard your rental income and make sure that you are legal. Okay, you've got all your legislations in place and they've got a few a few key points that they're going to share with you. We've also got a guide that we're going to share with you as well. There's like a tick sheet. When they're doing that talk, again, it'll go into the chat. So if you can join us for that, happy days. But we're going to be navigating the changing landscape with confidence after we've listened to this presentation. Next up, we have a very much a personal development session with my good friend James Wyatt, who is going to help you smash any obstacles that you might have holding you back in 2026. We're going to be looking at yourselves. He's going to be talking to you and identifying those mental barriers that some people have, and that stands between them and getting their property investing goals, okay, and hitting the results that they want. By the end of this speak, sorry, by the end of this talk or speech, it's going to be longer than a speech, I'll be quite honest with you. You'll be able to equip yourself with the confidence and resilience needed to having a truly breakthrough year. The next uh speaker that we have then is the lovely Tracy Patel, who's going to be coming on, and she's going to be sharing with you how you can cost-effectively design any kitchens that can boost cash flow. A kitchen is normally the heart and center of any property, and she will be sharing with you tips and tricks on how to maximize getting the most from your kitchens and your communal rooms. I need to slow down a bit here, don't I? In your properties. So she'll be sharing with you how you can do this without breaking the bank, how you can make sure that it's tough, it's resilient, and it's going to stand the test of time as well. And of course, that can enhance your rental yields if whether you're doing HMOs, buy to let's service accommodation, any of those great strategies, you'll be able to learn more there. Then we've got the lovely Holly Jennings coming on, and she's going to be sharing with us a CRM system that all property investors need to have. This is an absolute no-brainer for anybody in their property investing business. Okay, and I do believe in 2026 and beyond, we need to be setting ourselves up as businesses. We don't want to be the amateurs out there. So Holly's going to be showing how you can make sure that you don't miss out on deals, how you can make sure you've got your follow-up in place and that you can stack deals in a matter of minutes, not hours. You're not fumbling and bumbling over spreadsheets either. What you can actually do is with this system, and she'll show you how she does it herself, is you can find a property and you can run it as SA, HMO, you can look at it as a flip, you can look at it as a buy to let in a matter of minutes, basically by just calculating it, putting the numbers in, and then comparing what the best strategy is for that. Now, if you're looking at sourcing deals and getting out there and having investors and things, you're gonna love this tool. Why? Because it speeds up the process of you being able to see exactly what the best strategy is for that property. Okay, so you're gonna love that talk as well. Then we've got another good friend of mine, Mr. Rupin Patel. If you've never listened to Rupin speak before, you're missing out. He's a fantastic speaker, but he's also got his finger on the pulse when it comes to refurbishments. If it comes to flipping properties, building new build properties and everything like that. And what he's gonna be doing is he's gonna be sharing with you how you can maximize your refurbishments on any properties that you're doing and how to secure below market value deals. Of course, you make your money when you buy an opportunity, when you actually go in there and put your offers in. And he's gonna be sharing with you how you can boost your profit margins, master the art of refurbishments so you know exactly what your prices should be, how much you can offer, and how much the refurbs are gonna cost you. The strategies that we will go through here can really, really help you. And he'll go through and break down the whole process of how he finds the deals and how he also costs and sets up cost management for his refurbishments. Then we're gonna have Emily McTamony coming on, and Emily is gonna speak to us about supportive living and social housing. Imagine yourself if you're finding properties, you're finding deals, or you have properties and you're just fed up with tenants. Emily is gonna share with you how you can partner with the right charities and councils to create a reliable, hands-free income stream for your properties. And it's gonna be an amazing talk there as well. She, of course, can help you do this. So she's gonna explain exactly what she's done and how you can do the same right here, right now. And of course, we're gonna finish it off with our good friend Rob Peters, who is gonna be talking to us about very creative financial tactics that you can use. Rob himself has a mortgage brokerage firm and they can fund pretty much any deals. But Rob is a property investor himself as well, so he's gonna share with you the different strategies and tools that he has used to get very creative when buying properties, whether that's looking at doing refurbs or whether that's just looking at flipping properties on. There are certain tools that he knows about at his disposal that blows my mind, which is why he's my go-to person when it comes to you know mortgage brokers, when it comes to the financial sector. And he is gonna share a lot of the sort of methods that you can use when buying properties that you probably didn't even know existed. So it's gonna be a real eye-opener. And the Rob will be closing the day out with this. So we have nine industry experts, we have eight talks throughout the day. They pretty much run every hour, starting at half past nine and running all the way to about half past five. We will try and stick a break in there, but there may be the opportunity to have a few breaks in between this as well. We'll also, with every speaker, be able to have a live QA session. So you will have a chance to be able to ask us questions and we'll try and get through and answer as many questions as we can. As I say, all the speakers will be there.
