The Protocol Forms - ( Agreeing To Fixtures and Fittings )

A short podcast from our Partner, Stuart Forsdike on the protocol forms that need to be filled out at the start of a conveyancing transaction which effectively decide what fixtures and fittings stay or leave the property.

When it comes to selling a property you will need to complete and sign what is called the law association protocol forms, these are property information forms designed to give as much information to a buyer at the onset of the conveyancing process.

Once you've instructed a lawyer to act on your behalf, you'll be sent the following:
* Fixtures and fittings list - TA10
* Property information form - TA6
* Leasehold information form - TA7

Imagine if you were buying a house, turned up with the key on the completion date to find out the entire property had been stripped bare by the seller. The TA10 form prevents this from happening, as both the buyer and seller agree with what stays ang goes, as part of the contract for sale. The form is essentially a list of furniture that the seller will tick is being left or being taken on completion.
