What is the File Plan when buying a property?

In this short podcast we discuss the importance of the file plan, as it's one of the first documents a property lawyer will send you when you buy a property

The property or land you're buying will be identified by red edging on this plan. You'll need to check the area shown "edged red" as you expect the property to be. It's essential you satisfy yourself from your inspection of the property that the boundary fences or walls are in the positions as shown by this plan.

You should know that a lawyer cannot do this for you, as we don't attend the property. It's important that everything is as it should be, so there are no problems that could arise in the future.

The file plan is the official plan detailing boundary location attached to the title documents belonging to the seller and held at the land registry. It's therefore essential you contact your lawyer if you have any questions or feel there could be any problems regarding the sale. The last thing you want is to enter in a boundary dispute with any neighbours.
