Ghana in Focus - Renting property in Accra
This week's edition of Ghana in Focus looks at the complex issue of renting in Ghana's capital Accra.
Since the Year of Return in 2019, tens of thousands of Afrikans from the diaspora have settled in Ghana especially in Accra.
Accra is a very cosmopolitan city with many shopping malls, international cuisine, international schools and home of the famous bustling Oxford Street. Aside from this Accra is the seat of government and is home to many multi national companies that operate in Ghana. Also being on the coastline, Accra has many fantastic beaches including the famous Labadi Beach and is also home to places of interest like the Kwame Nkrumah Museum.
This has created strong demand for property in Accra especially in the sought after areas of East Legon, Cantonments, North Ridge, Dzorwulu, Airport Residential Area and Osu.
We begin by warning people that rents in Accra have more than doubled over the last 18 months. Next we advise that rents in Accra especially in the sought after areas are charged in US Dollars and that landlords will demand at least 1 year advance --- so for example if there is a one bedroom apartment in a sought after area in Accra that costs US$1,500 per month, you would need US$18,000 up front to cover that year's advance!!
Even though there are rental laws in Ghana that state landlords should charge not more than 6 months rent in advance, the laws are not enforced and there are many unscrupulous landlords who will demand at least 1 year's rent advance.
We also advise that when you rent a property in Accra, you the tenant will be responsible for all repairs that are undertaken for the period you are the tenant.
That said we strongly advise that you sign a tenancy agreement with the landlord to iron out any issues before you move into the property so that both sides know what their responsibilities are and so avoiding unnecessary hassles.
