This podcast is designed to help you practise your Dutch quickly and efficiently. We don’t waste time on long explanations but dive straight into a dialogue for you to repeat.

I speak Flemish Dutch, so this podcast is especially interesting for those of you who just moved to Belgium or have plans to do so. I always try to insert some typically Flemish expressions, and I add a bit of context in the transcript.

So, on to today’s dialogue. Today we’re going house-hunting. Fan Sya is looking for een woning, which is a place to live. Een woning can be een huis – a house – or an apartment – een appartement. If you're a student you might be looking for a room - een kamer, or as we say in Flemish, een kot.

Fan Sya is calling the number she saw in an ad for a house. I’ll read the dialogue once, and then go through it sentence by sentence so you can repeat out loud. And do repeat out loud! It really helps you get better.

Here we go.

Goeiemorgen, met Fan Sya. Ik bel in verband met het huis in de Vaartstraat.

Staat dat nog te huur?

Ja, dat is nog te huur.

Ik ben geïnteresseerd in het huis.

Kunt u er wat meer over vertellen?

Zeker. Op het gelijkvloers is er een keuken en een living (*The standard Dutch word is 'woonkamer' of 'leefruimte', but in Flanders we usually say 'de living'). 

Is er een tuin?

Nee, maar wel een koertje.

Is er een vaatwasmachine?

Ja, en ook een koelkast en een diepvriezer. (* Instead of koelkast you might hear 'frigo', and instead of diepvriezer we often say 'diepvries'.)

Op de eerste verdieping is er een grote slaapkamer en een badkamer.

Op de tweede verdieping zijn er nog twee slaapkamers.

Er is ook een zolder. Daar is plaats voor een bureau.

Drie slaapkamers, dus? Dat is te groot voor mij.

Ik verhuur ook nog een appartement in de Groenstraat.

Dat heeft maar een slaapkamer. 

Er is ook een groot terras op het zuiden.

Wat is de huurprijs?

750 euro per maand, zonder kosten.

Het appartement is energiezuinig. 

Je zal weinig kosten hebben.

Kan ik morgen langskomen voor een bezoek?

Zeker. Past het om 18 uur?

Perfect.

Sure. On the ground floor, there is a kitchen and a living room.

No, but there is a small courtyard.

Nee, maar wel een koertje.

Is there a dishwasher?

Is er een vaatwasmachine?

Yes, and a fridge and a freezer too.

On the first floor, there is a large bedroom and a bathroom.

Op de eerste verdieping is er een grote slaapkamer en een badkamer.

On the second floor there are two more bedrooms.

Op de tweede verdieping zijn er nog twee slaapkamers.

There is an attic as well. There’s space for a desk.

Er is ook een zolder. Daar is plaats voor een bureau.

So three bedrooms? That’s too big for me.
