Our first question is from Tom in Bude who asks, “ Hey guys, so my EPC on my HMO is D(68) currently, to get it to a C the advisories say I need to redo the flooring.
I heard on your podcast that by 2025 rental properties will need EPC C. The whole place needs new carpets. Would you recommend I fork out the costs now to get the EPC to a C and then carpet so I don’t essentially need to do the carpets twice in the future? As it’s a steel frame building the walls aren’t well insulated and there are wooden panels in half the walls. I’m not sure how to go about that and if it is worth it as it doesn’t mention anything about the walls in the gov website. Any advice?”
Next up we have Martin from Saltash who asks the following: I am new to the property game and about to venture into my first refurbishment property. Is there a secret to finding a good set of trades as I don’t really know anybody? Just a bit worried I may get myself into hot water. Any advice here guys?
