Welcome And Why Neighborhoods Matter

Hello and welcome to the Bellingham Real Estate Podcast. I'm Paul Bolzani. I'm here with Rose Forth and welcome, Rose.

Yeah, and today we are going to talk about Bellingham neighborhoods, kind of all things Bellingham neighborhoods. And so let's get right into it. Yeah. So we and the and we are going to analyze Bellingham neighborhoods together. And when we do, it'll be kind of fun, I think, because you and I have like different interests. We have different hobbies. Absolutely. And so do a lot of um buyers and sellers, right? Have a lot of different interests. And so I think we can both just share our own opinions on uh on the neighborhoods and some of the benefits of each. So um, where do you live?

I live in Happy Valley. Um, that is like less than a mile walking distance to Fair Haven, which I love. And um, so I I I really enjoy just how like quiet and peaceful my neighborhood is, but at the same time, I'm I'm very close to being able to just like walk down to Fairhaven. I'm close to restaurants, shops. Um, I I love Boulevard Park. I love all of that. It's it's just great.

Yeah, so that you that's so that's Happy Valley, which is yeah, just adjacent to Fairhaven and a fabulous neighborhood on the south side. I'm in Silver Beach, which is almost the opposite end of the town. Kind of really yeah. And you know, I love um I love the neighborhood as far as um access and views of the lake from a lot of the neighborhood. Um, and um I personally like the school um system there and then the school of the elementary school when my kids are in elementary school, and then um, and then it's I think it's got a nice community feel um and some nice amenities over there too. And so that's that's where we're both at. Yeah. So let's cover like some different neighborhoods for people with different interests because absolutely, you know, because you know, location, location, location when you're going to buy, and if you're not from here or you just moved here or you haven't been here long, um, you may not have really identified um all these things.

Most Walkable Areas In Bellingham

So walkability. Let's start with walkability. So absolutely. What are the neighborhoods when you think about walkability? And I when I say walkability, it could be trails and parks, but I'm I'm talking primarily people who want to be able to walk to like restaurants, bars, maybe grocery store, those kind of amenities. When you think about uh the best or the the walkable neighborhoods, what do you think of?

Yeah, so immediately when I think about that, I think about neighborhoods that kind of have like their own center. Like obviously you have downtown, but Fairhaven kind of has its own little center. And then, you know, you also think of like Seahome having its own center, Barkley Village has its own center. So like when I think downtown, I also think like the neighborhoods around that, like Columbia and like Sunnyland, and like even you know, York or or or like Leather Streets. I think about like those neighborhoods that are all kind of clustered around like a center. You know, if you live in in Barclay, Barclay Village is really building up, and you you know, you have you Hagen, you have the the movie theater, you have like all sorts of restaurants and shops and stuff like that. So I feel like a lot of people get that kind of center there, or you know, Fairhaven, you have that historic, and they have like the outdoor movies and they have restaurants and shops and cute little boutiques and stuff like that. And then obviously there's downtown. So I I I guess that's what I think of when I think walkability.

Yeah, I agree, I agree. And so, you know, we call it the core neighborhoods, right? So you have you you just named all of them, York. The core neighborhoods would be like York, Sunnyland, Leathered Streets, Columbia, um, and all of those neighborhoods, definitely walkable to so many things. And then you go into Fairhaven and then Happy Valley, of course.

You mentioned Happy Valley for the Haven.

SPEAKER_01

Yeah, you can look for it. Is you could walk to Fairhaven from Happy Valley. So, um, and you know even South Hill.

I mean, you gotta walk back up the hill.

Right, right.

SPEAKER_00

But it's very walkable.

SPEAKER_01

Oh, South Hill is definitely very walkable. Yeah, to Ferryhaven or to downtown, actually.

Yeah, because they have that trail that goes all the time. I mean, if you want to if if you want to start at Boulevard Park or down by Taylor Dock, and then you want to on a Saturday go to the farmers market and back, like that's a beautiful day.

Yeah, and and Western Washington University is a neighborhood, the Western campus, the western neighborhood, which of course, so South Hill and Western are kind of both right there, and so they get the they get the benefit. I lived in a condo right there on Garden Street, which is kind of right SmackDad there in the middle between and you know, you could walk. Well, it was a longer walk to Fairhaven, but you could walk to Fairhaven, technically longer walk or short bike, and then walk to downtown or to Boulevard Park, like you said. But I I I like that you brought up a couple other areas like Seahome. When you get on the other side of the hill, you still have Seahome Village, and then you have a bunch of you know stuff down Samishway and and and all that, and then uh and then Barclay, of course, where we are right now, you know, and not only does Barclay have all these amenities, but what also has changed about Barclay is now Barclay has a farmer's market in the summer. They have Tuesday tunes, so they have, you know, there's a community aspect to Barclay now, not just amenities. And then um, and then Columbia neighborhood, you have Fountain District 2, which is very, you know, so even when you get further west and northwest out of uh downtown, you still have more amenities. Um I'm trying to think if we I think those are I think those are the best walkable. I think we kind of named them for that.

Best Neighborhoods For Trails And Water

Um let's go to let's go to outdoorsy because I think that there's very few that I mean some of these are have some walkability and some outdoors, but the core neighborhoods Fairhaven, Happy Valley, Barkley, Seahome, that's where we're listing for walk most walkable. But then um, what do you what would you like if you're an outdoorsy type, uh what so you know, you're a mountain biker, you're a um, you know, canoeer, you're those, you know, those kind of things. Yeah. Um, what uh what it or just like to be out in the in the trail. So you could just be up just like to walk with the best out out neighborhoods for outdoors before.

You know, I I think a lot about like Watcom Falls, I think a lot about like Silver Beach, you have the lake right there. Um you know, um I I I think those neighborhoods, that area is is is very, you know, you're really close to trails. Um honestly, I think a lot of Bellingham has all these really great parts because even even like where I'm at, I can in Happy Valley. Yeah, in Happy Valley, I can walk to like the Seaho Maretum. Yeah, and that's really beautiful. Um it it just kind of depends. And then I'm close to like the hundred-acre wood, like you can just walk that way. So I mean I guess there's a lot of neighborhoods that you can really be outdoors anywhere you are in Bellingham. Well, I mean, I think I think Watcom Falls and I think Silver Beach, but yeah, that's Watkan Falls and Silver Beach is where you think first. That's what I think first. That's what immediately pops into my head.

Yeah, and and I I would I would tell somebody if they're really into that to Google the Bellingham Interurban Trail System. Yeah, and then just overlay that with with the houses you're looking at. And it's pretty amazing. You to your point, it's like probably 70% of the Bellingham neighborhoods touch the interurban trail system.

Yes, absolutely.

And so there there is it's almost it's almost all of them that are great for outdoorsy people. Yeah, and so um I I agree, I like those. I think Geneva would be because Geneva backs to because it's close to Lake Wacom, but then also backs to Galworth Mountain, basically. Yeah, you know, um, that would be in there, and then Samish neighborhood, um South, South neighborhood, as you get around Lake Padding. Lake Padding is beautiful, so that would be a great area for outdoorsy people as well, you know, as well. And um, and then of course Alabama Hill has all the trail systems as well. So um, so okay, so but so we're we're going Silver Beach Walk Silver Beach, Whock's your vote, you you said Silver Beach and Waukham Falls neighborhood. I added I agree with Geneva Geneva and Samush and South. So that so you know, we we should bring this up now. So like we talked about walkable versus outdoorsy. Um what is the big line that we were talking about earlier that uh that almost kind of creates that separation in some way?

Oh yeah, so the freeway basically goes right down the middle of of town. And I'm you know, I actually have run into people at open houses and they they've been like, Oh, I prefer this part because I it's it's it's better to um bike through, you know. I don't like being on this side of the freeway, so everyone kind of has their opinion about it, yeah. Right?

Yeah, there's west of the freeway people and east of the freeway.

There really is. There really is. It's kind of funny, yeah.

And it's not it's not like directly for always this, but a lot of the best neighborhoods to be outdoors are kind of east of the freeway, and then a lot of the most walkable neighborhoods are west, except for a big caveat there is all of Fairhaven and um and and even Happy Valley, that is obviously west of the freeway, and then you have so much, and obviously Chuckana and Edgemore, yeah, those areas there. I mean, um, we didn't even list Edgemore because Edgemore, I guess, kind of has it all, I guess.

Um I mean, yeah, and I'm I'd like I love Fairhaven Park and like stuff like that. Like I think of that being and like the Connolly Creek Trail, and like I take my dog on that all the time. So I just like yeah, but you Bellingham is wonderful, like that. You you go to like we just walk down, you know, a random street and you're like, wait, there's a pond here. Like, yeah, you're that's kind of how like most of Bellingham is.

You're like, wait, there's a trail here, there's a trail here, like you know, and then you look at the trail system and then you're like, oh, let's go for a walk or let's go for a run. And there's just you know, you could I just did uh I we just did the Northridge Park Trail in uh in Barkley, and actually I want to give a I'm gonna give a shout out to Barkley and it's definitely called it's called Baker neighborhood, but that would be basically um our Mount Baker neighborhood. That's basically Tweed 20, basically and the other side of Barkley Hill. And man, I mean, the that gets you right into Northridge Park and the trails up there. And I just did the walk on Northridge Trail this weekend, and I had done it before in the in the fall and the winter, but I did it. This is at the top of Barkley Hill, and I did it this winter for the first time, and you know, with the tree, the leaves off, you know, you're at the top of Barkley Hill and then you're seeing out over the bay and everything like that. And I never so you also could do a trail for the first time at a different time of year, yes, and have a experience.

Absolutely. That's kind of cool how that is.

Yeah, yeah. So, okay, so we we talked about outdoors a little bit, talked about a lot of it going east of the freeway that

Choosing By Life Stage And Budget

way. Let's cover um, you know, and this is also tricky because every neighborhood has great benefits for each of these groups. But yeah, if you're a young family versus you're a prov uh, you know, a professional, maybe um no kids or emptiness or type thing. Um, so versus a retiree versus uh, you know, so let's let's kind of cover some of those. So if you if you um if you are a young family, um what are some of the neighborhoods that have the most amenities for young families kind of thing?

Yeah, so I mean, like I think it really does depend on what you're looking for. Like you said, like uh I think of Columbia, you know, Columbia Elementary right there. I do think like Happy Valley, like the school right there, you know, I definitely think of like um, you know, oh goodness, I'm drawing a blank. But that but yeah, I guess I just think of it depends on what you want. Um you know, I think Edgemore and South Hill are really peaceful. I think Silver Beach is really nice. I I think it just depends on what kind of vibe you want. But those are all neighborhoods that I think of that like you know, maybe a little like maybe they have their own little thing, like Columbia, I think of because it's so tight-knit and it and they have Elizabeth Park and the music and stuff like that, and you're close to things, but you're also school and stuff like that. So I feel like you get a little bit of everything like that, and same with like Happy Valley, you're like close to the university, but you're far enough away, and you have like school and you're close to Lake Fairhaven, and you know, things like that, I guess, is what I think of.

Like Yeah, I think I mean there's parks all over, so yeah, every neighborhood has access to lots of parks, I think, or multiple parks. Um you know, I think of kind of anything from uh, you know, kind of that east side, I think of Silver Beach and and Baker Tweed 20 versus and Barkley and and and uh and Alabama Hill. And I and I think of um I think of those neighborhoods as kind of being kind of the suburbs. Would you say like right and then right through Cordada too, but those neighborhoods all being kind of the suburbs of Bellingham. So I think of the north and the northeast section of Bellingham as kind of the suburbs of Bellingham. Yeah. And then I think of like all the neighborhoods you mentioned are are um, you know, there's it's there's a lot more older homes, so it's harder to find the tricky thing about Columbia neighborhood and happy valley and fairhaven, fabulous places um to live. It but like to find a three-bed, I'm thinking about now moving into housing. It's harder to find a four-bedroom, two-bath, like let's say you want the bedroom, bathroom, and the square footage, you have multiple kids. There's more of those homes, and I wouldn't call it a more affordable price, but at least at a more reachable price as you go northeast and you know, in Bellingham. Whereas if you're in Columbia and Fairhaven, it's really sweet, but it's hard to find a big home under like eight, nine hundred thousand. Whereas maybe for five, six, seven hundred thousand, you can, you know, it's more reachable as you go north and east into the what I'm calling the suburbs of Bellingham.

Yeah. Yeah. Columbia I feel like has a mix. Like it's it's funny because you will see like uh, you know, some good like starter homes in in Columbia for like in the fives and stuff like that, but then they do have the capacity to go up to like, you know, eight, nine plus or or whatever. And so like it's it's interesting that you bring that up. But yes, I do think of like Twee20 and like Barclay and stuff as being like, you know, more suburby and more like suburby. That's well, well, no, I'm sorry.

No, I like I but I like the word suburby.

SPEAKER_00

Suburby. Well, like, yeah, it's funny because like yeah, I think that they have a lot of homes that it it is what you're saying. Like if you want a three-bedroom, two-bath, you know, a little bit more. Hmm. I don't want to say cookie cutter.

Well, we could say that. We could say that. Well, you see, well, this is this is where it's good for me to have this conversation because you know, yeah, those those newer kind of there is more of those developments that can have the homes that are more like that. So of course you can have some of that. It just it ranges, but there's more of that in the suburbs of LM for sure.

Yeah, yeah. But also, yeah, uh a lot of like, you know, homes. I I think it depends on what you want to, because I know some people are like, I don't want an old house or like I don't want to, you know, I like especially families with kids. A lot of the things that gets brought up is I don't want something that has like asbestos or popcorn ceiling or this or that or possible lead paint. You know, that's what I hear from a lot of clients when they're looking for family-friendly. So a lot of times they do want something like more newer construction. And then so I do think more like things that we were talking about, maybe like Cordata or Barclay or things that are like that.

Yeah, yeah. And I mean, you know, the trade-off is if you're in the core neighborhoods with kids, it's like, you know, they can almost certainly all of their friends are going to be within walking distance for sure. You know, so there's some really neat things, but you might be, you know, if your budget's 650, you might be in a three-bed, one and a half bath, 1,300 square foot house with with a one-car garage versus like an 18, like a 2,000 square foot house with a bonus room with a two-car.

Exactly.

And so it's like, you know, where you're east in in Bellingham. So it's like what what matters to you the most with your family? And then what about um I think I mean, I think for professionals, um, gosh, I guess it depends on what professionals want, right? Because that like typically when I think of professionals, I think of them wanting something walkable, which we already kind of covered. But is there anything I'm missing on as far as like as far as professionals?

SPEAKER_00

Yeah, I mean, I think when I think of professionals, like I'm thinking of people that don't want a lot of maintenance at home. Maybe they want like a nice condo that they, you know, they just pay an HOA and they're like, I don't have to worry about this. So like I can still own, uh, but you know, kind of like I don't have to worry about a lot of the maintenance and things like that. So um, yeah, I mean, I definitely think downtown, there's some nice condos and stuff like that downtown. And I do think of like, you know, I I do think Barkley, they have a lot of like um, you know, maybe townhomey things or things like that. So I guess that's what I kind of think of when I think I agree, I agree.

Like where are the condos and townhomes? And that would be like definitely where you just mentioned downtown, Barkley, Fairhaven. Yeah, all super cool, kind of, you know, yeah. Lots of condos, lots of townhomes. And then um, what about retirees?

Retirees, oh, I guess that kind of depends. Um, I mean, Cordata has a lot of really great retirement communities. Um, I also I do think of like Fairhaven. I know a lot of retired people that love Fairhaven and they're like, just get me a condo in Fairhaven. Yeah, you know, or um Edgemore is real it's like it's you know, it's a very peaceful, very quiet. Um, you know, it it just kind of depends, I guess, what your price range is and what you're looking for. Yeah. Um, what do you think?

I think I think I was gonna say the same thing. Fairhaven and Edgemore um seem to be, if you if budget is no, is not a factor at all, then Fairhaven and Edgemore seem to be the most popular. Yeah. But you know, in general though, Cordata neighborhood, what makes Cordotta so appealing for a lot of retirees of any budget is a, you mentioned this already already, multiple 55 plus neighborhoods. So if and condo complexes and housing complexes are neighborhoods that are 55 plus. You have um most everything out there was developed in the last 20 years. So it's generally all newer, lots of sidewalks, lots of medical nearby, um, and just like general shopping, like off Meridian um in the mall, and you got now you got the, but then you still have a food co-op and like and stuff over there too. So just tons of amenities within a very short drive, um, or in some cases walk walking, but then um the communities are laid out in such a way that really suit you know that the near the retirement community really well.

Yeah, I I was smiling because I I did forget forget to kind of mention like yes, a lot of the medical facilities are out there, and then also when you said the food co-op, I'm just like I wouldn't you wouldn't believe how many people were so excited that there's a food co-op out there and now there's like the Trader Joe's they put it in the second.

Oh yeah, they put it the new Trader Joe's over there.

They put the second Trader Joe's in, and like that's a that's a big thing. Like everybody's really excited because we just had the one Trader Joe's in town, and everybody knows that like that parking lot is a hot mess.

Yeah.

Like, and it was always kind of like okay, you know, but I feel like Cordotta, you're close to the Costco, you're close to like you're close to shopping, you're close to like all of that stuff. So it really does kind of make sense for like all of that for sure.

And they and they they they now have a Cordada park and a great trail system that they've added around the park. And so uh for walking for even outdoors people, it's totally improved. And I think that that even makes Cordada more appealing to young families, too, because it's definitely for young families the most affordable. Um King Mountain and Cordada, um, along with maybe Roosevelt, would be maybe the most affordable neighborhoods, I would say. Yeah, you know, for just dollar per square foot. But also all those areas have tons of amenities and walkability to lots of things, um, or at least bikeability are close by so many things.

Yeah.

Where New Construction Is Happening

So um, and then last, I want to touch on um new construction and where can home buyers find condo and residential new construction? You know, they can look online, but you know, not everything that's uh new construction is always on the MLS. So, like, where are they building right now?

Yeah, so I think that's really good to point out that like Bellingham, as you said, has had a huge population growth. Like, if you look back just like 40, 50 years ago, the population was about like half the size. So um, when you're thinking like new construction, you're not gonna see that in like the historic areas of like Fair Haven or Columbia or stuff. They had to kind of build out, and so you see a lot more development in like Cordada, King Mountain, you see it Iron Gate, you see it Barkley, you see a lot of those areas kind of. Being developed because they kind of had to push out more. You know what I mean? So I feel like that's where you're gonna see the most um new construction, you're gonna see the most like new creative solutions, you know. I mean, we see a lot more like townhomes or you know, what what we might call middle housing or things like that. And so I feel like those are the areas you're gonna see at Barkley. There's there's some really great affordable options too that you'll see in like even in like the fours and stuff like that, you'll you'll see a lot of that.

Yeah, yeah. And um the only so you you mentioned so King Mountain neighborhood, Cordada neighborhood, definitely new construction, lots of new construction, townhomes and houses and condos. And then um Barkley, and then and Barkley for sure. Um and then uh there's and then definitely around Puget and Wackham Falls, going up near Galbarath. Yes, um, Skiers construction, and there's one other builder that direction, kind of near the mountain, kind of off U Street and Lakeway. Um, there's always some new there's more and more new construction still happening up there, and that's gonna be a little bit more expensive and dollar per square foot than on the north side of town, but it is another area where you can find um new single-family homes.

Yeah. Yeah, absolutely. I always, whenever I'm doing an open house, one of the things that I have at my open houses is a map of the neighborhoods of Bellingham because there are a lot of them, and each of them does have like their own little feel and different things that they offer depending on what you're looking for, you know. Um, yeah. Oh, I think we were also

Sunny Streets Versus Forest Feel

gonna talk. Did we talk about sunny versus treed area? Oh, yeah, let's talk about that.

Good call. Good call. So, yeah, so so go ahead. Sunny versus treed.

Well, I think you have to bring up Sunnyland.

SPEAKER_01

Sunnyland and this for the sun.

SPEAKER_00

Yeah, Sunnyland for the sun. But also, then I also think about um I think about Silver Beach, like right around the lake. Like um very sunny, yeah. Yeah, and then I also think about South Hill because South Hill, you're gonna get the western views. Um, you're gonna get the sunsets. Yeah, South Hill has some of the best sunsets. Like I I love it. I I love walking down there. It's just so beautiful for that.

Yeah. I mean, I think I agree. I mean, Cordotta is also really sunny.

Yeah.

Um, and and I think that where else did Alabama Hill is quite sunny. Um, Barkley is definitely very generally mostly really sunny, and most of the core neighborhoods, you know, are because they're there's less tree cover essentially. Um, but uh I think I think and then I think Silver Beach is kind of unique because most of it is kind of south facing, you know, um, and you're kind of up elevated, and Barkley can be the same way where you have that elevation too, which is kind of creates a different um feel than than elsewhere. And um, but then tree cover, I mean Sutton Valley is not in Bellingham, so it's not a Bellingham neighborhood, but it's it, you know, you got Sutton Valley, which is which is developed to be tree, like you, you know, you have to get permission to cut down trees. Um but the but Geneva neighborhood, which is also kind of just mostly outside of the city limits, but it but definitely a Bellingham neighborhood, um, that would be the tree near like when you get out to the east, Geneva, Sudden Valley would be if you like that treed Pacific Northwest feel. You can find that in other neighborhoods, but it's definitely um it definitely feels like signature Geneva to be in the to be treed and in the trees. Is there any other area? I'm trying to think of what other neighborhoods are really treated.

I also think of if you want to be west of the freeway, edge bar.

I mean, yeah, and some of the some of the just south side Fairhaven area in general can be really treated too.

So um, yeah, but definitely. I I definitely think of Geneva immediately and and Sutton Valley. I know it's not it's it's part of Bellingham, but it's not like you know, yeah, it's and but if you want to live in like a very foresty feel and that's just where you kind of feel grounded and connected, those are the neighborhoods I think of.

Map Search Tips And Closing

yeah. And so I mean, full circle, I think, you know, this is also why one of the things about working with a realtor is, you know, when you're online just looking at houses, you're just looking at houses, and then you just might stumble, you might just end up in a neighborhood because you know, that's just where the house was that you liked, and that's fine. That's definitely a way to buy a house. But we've definitely helped a lot of people circle, okay, these are the these are the neighborhoods that we're looking at. And then even if something's that we really like and want to be in, and then even if nothing's not available at that time, you know, trying to market to that neighborhood, trying to find a, you know, you know, an upcoming listing for them. Um, I think it's a great way to uh use a map search when you're searching for homes instead of just a list search, use a map search um so that you get really comfortable with where you're looking and and it because it obviously matters so much.

Yeah, I mean, because a lot of people when when you're asking questions like what are you looking for in a home, like how many bedroom square footage and stuff like that, you know, you do need to think about the neighborhood when you're asking questions like that. And and but also you've got to think about like what other things are non-negotiable for you. How far do you want to be from like your work, or how close do you want to be from your doctor's and from your grocery store, and how close do you want to be for hiking and biking and things like that? That's very how we live our lives dictates what house and what neighborhood we want to be in for sure.

Yeah, that's a great point. And you even if you're gonna get outside of Bellingham, you're like, I can't afford this. Figuring out what you would where you're gonna go the most in Bellingham might dictate if you want to go north of Bellingham or east of Bellingham or South of Bellingham to be closer to the parts of Bellingham that you're gonna use the most, you know. Absolutely. So yeah.

It's funny that you mentioned that because um I live in um like the south part of Bellingham off of exit 250. And so to get to Costco is if I lived in Ferndale, I would be closer to Costco, yeah.

So you can so you can be adjacent to Bellingham and be closer to certain amenities, yes.
