This is our first show of March. I mean time flies when you're having fun. January, february, we've been so busy and we're so grateful. The market continues to move and we continue to lean in the market's the market. The interest rates are the interest rates we know. Real estate happens around life. It could be a really positive reason why you're buying or selling. It could be a challenging reason. Whatever it might be, again, you could be in the real estate industry. Maybe you're looking to have more support, more services, just more and maybe you're looking for something more with your real estate license and you're thinking about making a change. We're growing, we're hiring, we're helping more people this year than we did last year, and last year was ahead of the year before. So we're growing and again the market's the market ahead of the year before. So we're growing and again the market's the market.
Speaker 1:I mean, just in the last seven days in Henderson County. There's been 38 new residential listings. There's been 31 price drops, there's been 36 homes go under contract. Isn't that interesting? The market's staying.
Speaker 1:When I say flat, I'm referring to just the amount of new inventory 36 contracts and then 38 new listings. So I mean the inventory is not necessarily increasing. We still have low inventory levels. Demand is strong and then things are going under contract, just consistently. In the month of January there was about 20 more homes sold this January in Henderson County than the previous January. But also in the last seven days and here we are it's just the beginning of March there's been 26 homes closed.
Speaker 1:So I mean the market's healthy, the market's steady. I mean we're averaging 122 single-family homes a month selling over the last 12 months. I'm not referencing condos or townhomes or land or commercial. I'm just using single-family homes as a barometer and just a guide for what's going on in the market. Our average single-family home price over the last 12 months is at $551 and change and that's up some $25,000 compared to the previous 12 months. So appreciation continues, demand's remaining steady and strong.
Speaker 1:Inventory levels are low. There's only 391 active single-family homes in the market and if you were actually to take out the new construction, or proposed or under construction, or If you were to take out that that's some 25% of our market. So actually we have less than 300 homes that are existing homes. So it's a very strong market and, again, every home is unique and different. Every situation is unique and different. Speaker 3:Good morning and yay Ra, we're back, we are back right.
Speaker 1:Well, we had a conversation at the end of last year and just an update for our community, I mean, so many homes and businesses and nonprofits were impacted so severely with the hurricane. I know you know there's so many of us that are. You know life is back to normal, but it's not normal and so many are still recovering and in that you know recovery process and we wanted to have you back on the air to give an update on where things are. I mean, the medical loan closet located on 7th Avenue here. I mean you guys were completely underwater.
Speaker 3:Eight feet of water. Yeah, it was eight feet of water. So everything was lost and we had to get it right down to the metal walls. You know the building.
Speaker 2:It was complete. It was complete, yes, wow.
Speaker 3:Yeah, and what surprises people, noah, is that was even the equipment, all of the equipment, because when that water and that dirt got mixed together and then got onto the equipment, you virtually couldn't get it off. And you know, we've always prided ourselves in having pristine, good, clean equipment and we just made the decision this isn't us, this isn't what we want we had to start over yep, so let's just start from scratch and let's back up.
Speaker 1:I get to not to get ahead of ourselves. If someone's hearing about the medical loan closet for the first time, yes, let's back up real quick and and and share for our listeners. I don't want to assume everybody knows. I mean, and again, you guys have been in the community for decades 60 years, 60 years, 60 years and for our listeners, what is the Medical Loan Closet?
Speaker 3:Okay, medical Loan Closet is a we're a nonprofit organization that, as we've just said, has been around for 60 years now. As we've just said, has been around for 60 years now, started off in St James Church, and then we stand on our own now as a nonprofit. We loan durable medical equipment at very low cost. So let's say, you're going to have knee surgery or you're going to have any type of surgery. You come in and if you're Henderson County, for $20 for two months you get anything you need. The only stipulation on that is beds and our specialty equipment like the lifts and things like that are slightly more, but most everything you need is $20 for two months for as many pieces as you need. And all of you know Pardee and everybody is. You know all the doctors locally. Everybody sends people to us.
Speaker 1:Well, and this is just part of the process, when you're having a medical procedure done or surgery, it's sort of these things that you may or may not think about until you're there in that situation and realizing, and then sometimes insurance covers, sometimes it doesn't, I mean like there's, and just the cost of medical services is so staggering. And so here is a nonprofit in Henderson County serving Henderson County residents and community, and for when you're in this position of needing this equipment I mean it's a critical need for so many people- oh it is.
Speaker 3:And just so I can say also, we also do surrounding counties, you know so it's also Asheville and Transylvania and Polk. We even go Polk, you know, we even go out there. Well, you can't say no to people Right.
Speaker 1:Well, that's amazing. So, again, all the hospital systems and medical services, everybody's aware, and you guys are serving the community, so it's a very I mean it's a practical way where I mean, again, when people are in that situation, they're going to need support and and again it's a way to financially leave Absolutely Uh, you know where they're at right now. It's already expensive, whatever situation they're in Exactly yes and so but I know the thing that you've you and I've talked about before is just the relationships and the I mean that's the, that is the um.
Speaker 1:I mean you have the tangible of the equipment, but the intangible and the impact that you guys are making in the community is, you know, with your volunteers and the way you serve you know your constituents, right, I mean, that's where the magic happens.
Speaker 3:Oh, and it really does. And what I've been so amazed at is the people calling and coming back in and just the look on their face and going we are so glad you're back, you were so missed, you know so, and we said well, we miss you too.
Speaker 1:So so for our listeners, you're back up and running.
Speaker 3:We are back up and running and people say, well, how did you do that? How did you do that? How did how did you get equipment? And, um, by the love of the Lord, who is always there with us, we had all of that equipment that we had loaned out, so everybody had all of that equipment out there for us waiting, and they'd call do you want it? Yet Do you want it? And we'd keep saying hold off hold off.
Speaker 1:Well, because you had your inventory of what was at the store Right lost. Yeah. Which was lost, but you still had all this of what was at the, the store right lost, yeah, which was lost, right, you still had all this equipment that was that was loaned, stored everybody you know by all, isn't that? Isn't that interesting?
Speaker 3:yes and then I want to absolutely thank uh, rebecca mccall, um county commissioner. She was a sweetheart. She called us and said okay, we're, we're done. We have the you know durable medical equipment we needed for FEMA. So we've got that. Do you want it? Wow, and that was a win-win because we went over, they were done with it. We got it out of their warehouse, you know, and got it over to us.
Speaker 1:Isn't that incredible.
Speaker 3:And then, of course, the community has just been, you know, calling us. You know, do you want donations? Do you want donations? You know, and we have to tell them right, not quite yet. Where we don't, we have the structure ready, we can wait on people, but what we don't have is the inside structures done, the shelving units and everything to store more of our equipment. So for a little bit, we're not going to have the ability to take everything in at one time, but we are strongly, as I speak, they're working on that right now.
Speaker 1:Wow, is your building back? I mean, where are you right now with that?
Speaker 3:I have got to tell you it's so funny to see the people come in who have been coming in for years, and the place is so different, noah, I mean it's just a whole different experience. You were able to.
Speaker 1:I mean you got to decide. I mean, because it was from a blank slate, I mean you guys got to. It wasn't as awful as it was the silver lining was?
Speaker 3:Oh, it was the silver lining.
Speaker 1:You got an opportunity to reset, to be more efficient, to create the space that you wanted and just have a complete start over, oh, a complete start over.
Speaker 3:And the things that were really beneficial were you know, it's just an old metal building, official, were? You know it's just an old metal building. Well, when we had to take it all you know, get everything off of the walls and everything like that, all the insulation out, you should have seen all the holes in the, in the metal, you know. We thought, oh my goodness, no wonder it was a little cool in here. So, uh, we, wow we. The one thing we wanted to do was do it right. Yeah, so again, it's been 60 years. We'd like to see it go another 60.
Speaker 1:Yes, absolutely.
Speaker 3:So we had it all foam insulated. What a difference. I mean, it's just a different world over there. And then the county had advised that they wanted like four feet up, they wanted you, you know, water resistant. And that really turned into a blessing, because we found a, a wonderful product that um to facilitate that yeah, isn't that amazing so how I mean just recently, I mean how?
Speaker 1:I mean how recent did you guys open up the doors?
Speaker 3:we opened four months almost to the day of the uh disaster. Yeah, wow, um. So we opened on january 24th actually wow and um, we're back to our regular hours and regular days, you know, tuesdays and fridays 12 30 to 4 30, and we're really not skipping a beat. I mean, we really got it all going, I mean truly what a miracle. Oh it is, it is, it truly is so um, bounce back into and again your volunteers.
Speaker 1:I know, oh, my gosh, my volunteer.
Speaker 3:Our volunteers are from heaven. I I know that never left our side. No one ever let you know quit or no. They were right there scooping the junk off the floor right from the beginning, you know.
Speaker 1:I mean in the trenches, literally.
Speaker 3:Literally in the trenches. Yeah, it was complete devastation.
Speaker 1:Yeah, I mean again. What a story though, oh it is the sad.
Speaker 3:if somebody were to say, well, what really hurts you the most? If somebody were to say, well, what really hurts you the most? We had a book that had all the history all the pictures back from when St James had it you know so part of that legacy?
Speaker 3:Yes, that was lost. So we're trying now. If anybody has any old pictures of you know, the loan closet. We'd like to start another book again so that we don't lose all that information, don't lose all of that tradition that we've had. But um, um, everything is really really going well.
Speaker 1:What a powerful story.
Speaker 3:Thank you, it has been.
Speaker 1:What I mean as you move forward, what do you see? I mean again, your continued mission in the community. Um, I know your commitment is, is even there's even more resolve, uh, to serve the community again after coming back from, you know, starting over.
Speaker 3:Right, and, and what we would like to do is, you know, I would like to get out there and, you know, get into the community more and let them all, everyone know, you know we're back. Um, it has been a very nice gentle, reopening, reopening. It has been so nice each, you know, each time there's just few more people, you know, and I, I've said this forever and I've got to say, there's no one better than the people in hendersonville. I mean you truly, oh my gosh, they have just been, you know, generous and, um, so, so warm and and loving about us. You know you're back, oh my gosh, you know. So, like I said, we miss them as much as they miss absolutely so stop in and say hello yeah, stop in, we'd love you to see.
Speaker 3:Now we don't have any carpeting and we don't have some flooring and we don't. But it's coming. Yes, it's part of the process that's right all we want to do is get those doors open absolutely.
Speaker 1:Um? Is there still a need for more volunteers, or where are you at with that?
Speaker 3:no, really, what we need in volunteers and we do need is people helping us in the back, cleaning and disinfecting, and and if you, you know, have can work on you know, equipment, that would be, you know, very helpful. But that's our.
Speaker 1:Our main need right now is to the back area and it's getting the, the equipment uh ready and yes, and turned over for the next use, absolutely yes, and, and we are the maintenance of it.
Speaker 3:And we are, you know, we want it.
Speaker 1:Your standard is really high, yes.
Speaker 3:And we want that's very important to us that we maintain that.
Speaker 1:Absolutely, and it's anything for. And what did you say? The cost was for it's $20.
Speaker 3:For two months. For two months, for as many pieces as you need.
Speaker 1:Not $20 per piece. No, this is a $20, basically a two month membership to what you need yeah. Yeah, month membership, yeah, yeah, exactly, yeah, yeah, that's amazing.
Speaker 3:So, oh well, I mean what an incredible story and we wanted to have you back on here to share about what's going on and again having our listeners up to date, I mean, again it's.
Speaker 1:It's a powerful story to come to have to totally start over and into reset where what is the actual address, and then your website, and then like phone numbers. I mean how, what's the best way for people to get in touch?

But that's, that's about where we are right now.

Speaker 1:And, by the way, tomorrow morning, uh, our hometown hero is jake jarvis. With precision grading he has been working every, I mean almost every day, 150 some days I don't know how many days since the storm now. But I mean again these stories and it's important for our community to remember. Yes, I mean so many people are still in in recovery. So many people are, you know, so many people that got displaced with their homes and people still rebuilding, you know personally, to get to even get access, rebuilding bridges and you know washed out driveways. And I mean like, and again, the story tomorrow with Jake Jarvis, your story with, I mean it was businesses, it was nonprofits, it was personal homes uh you know the impact of of the hurricane.
Speaker 1:I mean it's, I mean it's going to be with us, I mean for years. I mean I know people still continue to talk about Katrina and that was like, I mean 10 plus years ago and and um isn't that wild. And again how quickly our community has bounced back and has come together and the generosity of our community to give and to see people be restored back to where they were, and I mean it's just a powerful story for our community.
Speaker 3:It is a powerful story and it is Hendersonville.
Speaker 1:It's.
Speaker 3:Hendersonville. It's Hendersonville. Yeah, it's Hendersonville.
Speaker 1:Yeah, the generosity of our community. And that's where I mean we've had over the years so many different nonprofits on the radio and there's two sides of the coin here. I mean there's great prosperity here, there's great generosity and a lot of times we can forget maybe with the generosity and the prosperity here there is still great need here in the community.
Speaker 3:Oh get, maybe with the generosity and the prosperity here of there's still great need here in the community. Oh my gosh, yes, I it real quickly. We had a very strange situation all of a sudden, for a week people were calling us and wanting to give us brand new mattresses and I kept saying I can't take mattresses. You know I, I don't have the space, I don't have this, I don't have that. And one gentleman had an awesome bed and he was telling me about it and it had never been used. And he's going on and on. And he said, ma'am, it's either going to you or the dump. And I said then it's coming to me, just bring it on over.
Speaker 3:So we ended up with about eight mattresses Brand new. Brand new mattresses and it didn't take any time whatsoever for me to make some connections and sure enough I found a gentleman who that's what he's doing If people have that mattresses gone. They were gone.
Speaker 1:And they went to the people who needed them.
Speaker 3:And that's so cool.
Speaker 1:That is so cool. And again, it's the connections, it's the relationships and the original gentleman reached out to you guys and said, hey, I want to give these, and then you were a channel to get them to the proper places, right, that's amazing.
Speaker 3:A lot of stories, just like you said, a lot of stories, yeah.
Speaker 1:And again. And that's where, again, as a community, still coming alongside those that are in recovery.
Speaker 1:And that's where, again, as a community still coming alongside those that are in recovery, coming alongside those that are still facing rebuilding and not forgetting. I mean, again, it's easy again once things quote unquote are back to normal, but for so many people they're not. They're not, no, and again it's a long journey that we still have ahead for so many people and it's a marathon, it's not a sprint, and we saw just neighbors helping neighbors and the community stepping up and it's wild, I mean. I think for everybody that I mean I run into people even now and it's usually the conversation like, well, how did you survive? What happened? Was your personal home okay? And it's that moment in time that we all experienced together, you know, with that hurricane, yes, um and and again, from from businesses to non-profits, the personal homes. I mean there's that connection that everybody you know, experienced, that you know. So thank you for sharing that.
Speaker 3:That's a great story oh yeah, thank you so much. I greatly appreciate you letting me get the word out.

That's amazing. So, Maureen, thank you so much Again. We want to support, and that's where we love on the radio, just you know it is. We do talk about, obviously, the real estate, but real estate is this it's about relationships, it's about the community and our community that we live in, and I mean again, you and I.
Speaker 1:I'm not originally from here, You're not originally from here no no, but it's almost contagious when people have that experience here and meet other people and have the connections and just the kindness and generosity. I hear it from people all over that say, hey, I want to get involved. I mean, people are moving here and I've shared this before on the radio. Maybe you haven't heard this, but North Carolina is now the number three most incoming migrated state. This is according to a report by U-Haul on a national report, and it passed Florida, oh my gosh. So I mean, like it's, you know North Carolina and obviously we are here in Western North Carolina and we continue to see the incoming.
Speaker 1:You know people migrating here, people moving here and then with our retired community and those that want to, you know a lot of people retire here but they're busier than ever in their retirement to get involved, and when I meet with people, I'm like there is so much opportunity to give back with your time, with your resources, with your wisdom, and I think that just speaks to the like-mindedness that we have here in the community, where people want to give and be part of something bigger, and I know you're volunteers. I mean like you have stories. I mean where people are coming from, all walks of life.
Speaker 3:Oh my gosh, yes and um, like I said, they're just the best. They, you know, hung in there through this whole thing and, uh, we're, we're still together. And boy, we're really united. Now. I mean, yes, I've brought, brought closer together.
Speaker 1:Absolutely, we're really united now I mean yes, brought closer together oh absolutely certainly Through it all.
Speaker 1:Well, wonderful, maureen. Again, thank you so much for being here. I'm just going to give another snapshot on the real estate market. The market continues to move here in Henderson County. We continue to see demand. We continue to see buyers are out there shopping. We saw that the month of January was significantly higher. The activity almost about a 20% increase this January versus the previous two Januaries. So I mean, even with these interest rates where they're at, even with the you know the economy, even with the storm, I mean we had, you know, obviously we are recently even our team we've had properties that did have experienced damage of the hurricane, but now the insurance is coming in and the contractors were able to restore.
Speaker 1:I heard this comment in regards to this is a comment I heard in Florida from one of our Florida agents that said, after the hurricanes, again the silver lining they call it kissed by Andrew or kissed by Helene. It's in the sense of these properties that had the devastation and the destruction. But after you look some six, nine months later, I mean here we are. You know where these homes that have now even better. You know they have new HVAC systems, they have new roofs, they have new, you know improvements and again it's the there is obviously significant challenges that people went through and not to minimize those. But you know, for people that are, you know people's lives are still moving forward. You know people still, the ones that were wanting to sell before the storm are still wanting to sell now and you know people that are buying. I mean so the market took a pause with the hurricane but then again you know some of the silver linings that we're seeing with these homes that are on the market after they've been, you know, repaired, restored again new roofs, new HVAC systems, the ones that have been, you know that were restored from the hurricane damage and so. But we still see low inventory levels and that's where our prices continue to stay strong.
Speaker 1:Our average single family home price in Henderson County is over $550,000. And that's you know. We see the average cost per square foot. You know some $290,000 a square excuse me, $290 a square foot on average over the last 12 months. I mean the demand is strong. That I mean we're working every single day.
Speaker 1:We have clients that we're helping navigate through. Are they selling before they buy? Do they buy before they sell? I mean there's so many components and factors that go into place and we walk through our clients more people than ever actually using real estate agents. Now there was a recent study by the NAR survey of buyers and sellers where they're hiring real estate agents and the interesting thing is most sellers are netting more money even when they work with a real estate professional.
Speaker 1:Because when you put it out there on the whole world and you tell the whole world it's for sale, versus maybe selling to a neighbor or to a friend, you know the market's going to get you what the home's worth. And when you put it out there publicly and so on average sellers are getting it's interesting. On average sellers are getting you know they're netting some 16, excuse me, some 6% more for their home, even after paying real estate fees. And that's because, again, you put it out there to the world, the market's going to bid it up. I've said this and we've maintained this and we've experienced this you can never underprice a property. Now, no one's taken me up on this, but if you put the home on the market for a dollar I mean if it's really worth five or six or seven or a million dollars the market will bid it up. I mean, like the market will bid it up. I mean like the market. You know, we even had a property recently that recently closed, that we put on the market. It was a fixer upper and and we just this just already this this winter, we had a property that had some 18 offers on the the on the property. I mean like and and again it was you can. We're still seeing multiple offers happen. Jake has been working nonstop with his crews and grading equipment to repair storm damage around our area and he's not stopped building bridges and rebuilding roads and driveways, you know, especially in the Gerton area, the back cave area, and all this work is completely free to grateful residents and again, it's through the support of the, of the and I think I think literally the. The cost of this big equipment is some three to 4,000 just a day to to operate this things, but it's all been through this, the donations and the donations in the community. It's incredible and we were having Jake here back tomorrow morning to have that conversation, to continue to bring awareness.
