Speaker 1:Good morning and welcome. There we go. We've got the mic turned up high A little too much Starbucks, wendy Lee Morris, right, yes, there we go. So glad to have you with us here this morning, wendy Lee, and so much. You've been in the industry for a number of years now Just a few, yeah, but you dove right into it. But you know, wendy, you know one of our amazing agents on the George Real Estate Group. We have an incredible group of agents and I've shared that before.
Speaker 1:But I thought Wendy and I could have the conversation about working with buyers and the nuances of the market. But before we do that, wendy, I know you've been out there. I mean you've been boots on the ground seeing the different homes available. I mean some of these homes, and again, this is across all price points. You're seeing what we're seeing. But when homes are priced right, I mean they're moving quickly and I know your buyers are having to decide, you know. And then there's the other side of the coin, homes that have sat on the market for a while, which that means, you know, maybe they're overpriced.
Speaker 2:Right, right, right. And I think a lot of the things that we're seeing like $300,000 to $400,000, I think we're seeing people really want to jump on those very fast. So I think those are really flying. I think the ones that are up a little bit are sitting a little while.
Speaker 1:Days on market is increasing a little bit more and we'll dive into the conversation about having an advocate, having a real estate agent work on your behalf. Before we do that, though, just a quick snapshot of the market the average single-family home price in Henderson County over the last 12 months at $535,000, that number has actually been holding it really over the last 24 months. We're averaging some 125 single-family homes a month selling. I mean the inventory levels are low. There's only 541 active single-family homes in the market. But we're seeing again, if homes are priced correctly they're moving and then on the other side of the coin, if they're not, the price adjustments are happening.
Speaker 1:We have two open houses this Sunday which I want to let our listeners know about. You know Chanteloup Drive, both this Sunday from 2 to 4. And then Robert E Lee, both amazing homes, chanteloup Drive. 1351 Chanteloup Drive is on the market for $9.89, has over two acres. This home is amazing, updated kitchen. It has over 4,000 square feet. Amazing home that will be open this Sunday from 2 to 4. And then also Robert E Lee is going to be on the market, is open house this Sunday as well. Robert E Lee is in the 400 range. This home's only 449, 1,700 square feet, built in 1963, in the heart of Flat Rock Again, both great homes. They're going to be open this Sunday, two to four. Wendy, you and I were talking about the benefits of working with a real estate agent. I think one of the biggest reasons are we work for the buyer, not for the seller, and to have an advocate for someone. But when you're talking to buyers about having an agent, I mean how's that conversation going?
Speaker 2:I think it's just important for them to have somebody to trust and do a little bit of legwork before you even go see the house. People are clicking all over Zillow all the time. They're getting constant updates on their phones about these homes. Well, they look all shiny on Zillow, but I think it's up to us to do a little digging before we even go see the property, and so I think it's important for us to do our job before we actually get into it.
Speaker 1:Yeah, we're not even looking. I mean, again, there's and there's so many steps involved prior to even looking at the house. I mean we're and we're even recommending to our buyers to do a drive by.
Speaker 2:Right, right, because let's just all be honest, we live in a social media world where you know you can. You can filter pictures, you can add, you can take away. You know you see some of these homes that have these furniture in it. Well, some of that can be AI. So you have to just be really cautious of what's in the house and what's the surroundings around the house, because you just never know if there's something going to be next door that was not shown in those photos.
Speaker 1:Well, and speaking of technology, Apple excuse me, google has Street View where, if you don't want to, I mean, we recommend driving to the house.
Speaker 1:Yes, google Earth right, but Google Earth, you where. If you don't want to, I mean, we recommend driving to the house, but Google Earth you can actually click on the map and see what's around, but nothing. Most of most buyers actually will eliminate 80 plus percent of homes by doing a drive-by Now and again. So we do recommend doing the drive-bys, but before let's, let's even back up before that, one of the most critical pieces of when we're working with buyers is, uh again, if you're not going to be paying cash for the home, and this is why the relationship with you know, having a great relationship with your real estate broker, can get you connected to some of the amazing lenders in the area yes.
Speaker 1:It concerns me and I think most real estate agents would agree. There's a bit of a cringe when you hear that your client said would agree, there's a bit of a cringe when you hear that your client said well, I went online and I got approved on some website. And you know we always have concerns about that. I mean, we're concerned about what again? The information you're giving. But having a local lender that actually can dive into your finances, can dive into your income and to actually qualify you, Right.
Speaker 2:And I think it's also important because, let's all be honest, you know we all say your phone is listening when you start saying you're ready to buy a house and you want to look into mortgages and things like that. You know you're scrolling on Instagram and you're seeing, oh, we can, you can be approved.
Speaker 2:Well, how do these people really know, so you know a lot of people are clicking on it and giving their information. So we really just want to make people aware as well. Like, be careful of what you're going to on these websites and seeing what you are possibly qualified for or possibly approved for, because you really don't know. So that's why we really recommend going with the local lenders here in Western North Carolina.
Speaker 1:Well, and because there's websites that say, well, you can get this low interest rate. But what a lot of people don't realize is they're advertising these lower rates, but the fine print is there actually? What happens in five years? Well, what happens in five years? But also, you're also a lot of lenders are advertising a low rate, and even some builders are, but what you got to read in the fine print is they're actually buying down the interest rate, which what that means is for a buyer is you're paying money up front to reduce your interest rate, which you can do that with anybody.
Speaker 1:But the challenges with online lenders is you're not you're. You're often just a number in the queue. Like you're just a number. It's hard to reach a real person, and I mean who's really advocating for you in the underwriting process? So I mean, when you need an, when you need a pre-approval on a Saturday afternoon or something you know, or you know good, good luck getting somebody on on the phone Right. By the way, what you and I are doing with our buyers, though, we're preemptively, I mean we're setting our buyers up for success, but we're not. I mean best practices. You're not even jumping in a car to look at anything until you actually know what you're qualified for.
Speaker 2:Right, right. And it's important because a lot of these sellers they also want to see that letter that they're already ready to go with a lender. So you're more apt to get that offer accepted if you're ready to go with your lender.
Speaker 1:Right, because if a buyer is going to submit an offer, anybody can submit an offer, but sellers, if they're comparing multiple offers and one has a pre-approval letter versus one has a pre um, one has a uh, a pre-qualification, by the way, there's differences and then one doesn't have it at all. I, I, again, clients, buyers and sellers get to decide what they want to do. But if a seller's looking at two different offers and one offer has a pre-approval letter from an online lender and there's a pre-approval letter from a local lender, they're more likely to go with the familiar. So, again, these the the and again. So we, we are able to help navigate and help our buyers navigate through the, through those processes, you know, local lenders, versus, again, we're able to like talk, you know, literally we can go see the local lender, lender face to face.
Speaker 1:Let's go back to the processes for buyers. Again, best practices. Again, we recommend our buyers are driving In a lot of cases, go drive by and see the home up front. But again, you're you know. And the other thing that we're sharing with buyers is, again, you know, really, dive into the if the home, look at the home, look at the description, look at the. You know, does it have the right amount of bedrooms or bathrooms or square footage?
Speaker 2:Yeah, yeah, and especially if you have kids. I mean, you know you might like a house, but it might be on such a small lot that there's going to be absolutely no room, or dogs, or dogs, and you know.
Speaker 2:I've found that you know people really just look at the house, but they don't look at the surroundings. Well, you might have these foodies, or let's look at age, let's look at all these things that's really important to you. So I always say make a list of really important things to you, because a grocery store might be 20 minutes away and if that's just not something that you want to do, don't go look at the house.
Speaker 1:Right.
Speaker 2:If that is just really important, that you want access to restaurants and life and nightlife or a specific school, you know, take that into consideration.
Speaker 1:Right, and again, a lot of these things. It's the work done ahead of time. And then once you go look at the house, then there's the agent is helping provide clarity. You know you're saying, hey, well, what is this? How does this compare to other similar homes? Other similar homes that have sold, whether it's the actives or pendings, or closed? Again, what is the current market condition? So when we have more competition right now, buyers actually have more choices for what they can go look at. So again, there's all these nuances to our market and regardless of the price range, again understanding that the interest rates, the affordability, the average price, all these things go into the effect. Why don't we talk about the emotional side of buying a home?
Speaker 2:Okay.
Speaker 1:Well, here's the thing Part of our job as real estate agents is to provide the objective Right, and again it's buying a home or selling a home. Let's be honest, I mean you and I just said goodbye to some sellers this morning. We did, and it was a very and it's emotional because they they, they've been here in Henderson County for 25 plus years and it was just a season of life and I mean there was an emotional moment. They were literally packing up and driving off to their next home. But buying and selling, there's the emotional side of it. That again, having a real estate agent, that's an advocate, having somebody there to assist and provide clarity. But I mean, home is so much more than just the numbers.
Speaker 2:It is, it is, and I think as agents we just have to provide that service. I mean, you could spit out numbers, you can spit out all of the. You know how many homes are sold and how many you know homes, you know the interest rate and everything. But in the end of the day, like that's your client, take care of them.
Speaker 1:Yeah, and again, advocating, facilitating. You're in their corner. And again, what and again, wendy, you've been on both sides. You've been on the listing side, you've been on the buyer's side, but you're there to advocate. You know, ultimately, for for your client navigating through that Again and even talking about, you know the pricing of a home. Agents are there to provide clarity whether you're representing the buyer side or representing the listing side, being able to price the home appropriately. Again, that's one component of it. And, again, taking the emotional side out of it. And then buyers and sellers have to ultimately decide what they're willing to do to move forward. There's a big weekend coming up this weekend yes, anybody like flowers.
Speaker 2:The let's talk. Let's talk about the garden garden, the garden jubilee.
Speaker 1:I've actually there's a couple specifically, and I know you'll relate to this. They're from Atlanta and they came up here for the first time ever and experienced the Garden Jubilee. This is some 15 years ago and they fell in love with Hendersonville Of course yeah, and they said this is where we want to live. They ended up selling their home in Atlanta, they relocated here, they moved their jobs here and everything, but do you remember your first experience with Hendersonville?
Speaker 2:No, Okay, Well, you know. I think the biggest things that. I remember about downtown Hendersonville is, of course, the Apple Festival. Just because that's I mean, let's just be honest, it's amazing, it's fun, there's music. I also love Rhythm and Bruise. I think that Henderson County and Hendersonville just offer so many things for families, kids of all ages, adults of all ages, and of course, the Garden Jubilee is going to bring in all kinds of people you know throughout the world, probably I would think so yeah, I mean my mom, of course, is.
Speaker 1:Is she coming up?
Speaker 2:for this. No, she's really upset that she can't.
Speaker 1:Oh no.
Speaker 2:But you know she's a huge garden person. I have a very close friend that is so yeah. I think us locals are all going to see people we know this weekend.
Speaker 1:It's just great Like come on out, it's the best. Nearly 200 plant and craft vendors are going to be here on Main Street, historic downtown, 9 to 5, both Saturday and Sunday. And again, the variety they're going to have. They even have a keynote speaker Did you know this?
Speaker 2:Oh no, who's the speaker?
Speaker 1:Bree Arthur Okay, saturday and Sunday, both at 1130 am. Best-selling author and vibrant garden personality Spent over 20 years cultivating her passion for horticulture in North Carolina. So again, she's a pioneer in the national food scape movement. So again, it's exciting all that's going on.
Speaker 2:It is. And I tell you what I'm going to give some people advice. Like I came last year and I just came, you know, with my pocket. You know money and things like that, but I didn't realize how. I mean, I've been there before but I guess as I get older, I like more plants Not well kind of four, but I guess as I get older I like more plants not well kind of, but I you have to bring something to put all the good stuff in. You know whether it's a wagon or a big old bag. Like, make sure you come prepared to to buy these flowers.
Speaker 3:That's right get your car ready, you know.
Speaker 2:So be ready, it's, it's awesome it is a lot of fun.
Speaker 1:And again again there's a. You know it's so funny, have you? And I don't know enough to. This is I'm going to try to see if he'll join us on our show. But are you aware of Mr Maple? That's become very famous. They're out of East Flat Rock and I was actually down in Charleston recently.
Speaker 2:Mr Maple.
Speaker 1:Mr Maple.
Speaker 2:Is that a brand?
Speaker 1:Well, Mr Maple, Mr Maple, Is that a brand? Well, the Nichols brothers have a passion for Japanese maples and they have just grown. They have all types of variations and I don't know if they're going to be there this weekend, but they've become very popular online with the Mr Maple Show. And this is so funny. When I was down in Charleston, these friends of ours they're they were they told some other friends of theirs that you know, uh, my friends and I were visiting Charleston. They're like oh, they're from Hendersonville and they said do you know, Mr Maple? And I was like so funny, but again very famous online now and but again, Mr Maple in East Flat Rock. Um, I don't know they.
Speaker 2:I bet you they'll be at the Garden Jubilee. I bet they will. Yeah, make sure y'all make reservations. We have amazing restaurants, and you know, on Main Street. So yeah, come on out it's a lot of fun.
Speaker 1:So you know all the reasons people move here, the four distinct seasons that you know, the, the different festivals, the Apple Festival, the Garden Garden Jubilee all the offerings downtown it's one of the more iconic or Americana main streets that I've experienced across the country. And again, what they're doing on 7th Avenue, the revitalization and all the things going on. But I mean people are moving here and so people ask all the time I mean, who are we working with? Well, it's not just locals, it's people coming in. It's a blend between the two.
Speaker 2:I mean let's not forget the incredible school systems here too. I mean that is huge. I mean my son is in Henderson County Schools and I mean what a great experience we've had so far for him.
Speaker 1:The Henderson County school systems are amazing for sure. Actually, I think at one point it was ranked the top five. We were in the top five counties in North Carolina for the school system.
Speaker 2:Yeah, I'm not surprised, for sure, I'm not surprised.
Speaker 1:And what a great lead-in. Tomorrow morning we have Henderson County a Teacher of the Year, marlee Morano-Hollyfield. She's an art teacher at the Henderson County Career Academy as the Teacher of the Year and she was honored at the annual award luncheon and again they're voted on by their peers. But we're going to have Marlee tomorrow morning at 845, our Hometown Heroes series, which we do every Friday morning. So if you know people that made a big difference in the community or you'd like to nominate or you have them, come in and get some acknowledgement and recognition. We have some incredible people that we've worked with and so just grateful for this community.
Speaker 1:We see it all the time Again, the generosity we see people giving community. We see it, um. We see it all the time again, the generosity we see people giving, um, again, it's a great time, uh, to send them our way. But tomorrow morning at 8 45, uh, we're doing the hometown hero series. So I, I will. I'm gonna ask you what? What was it about real estate that you're passionate about? People? You love people, people, you love helping people. But what was it that said, hey, you thought about a career in real estate.
Speaker 2:What made me start?
Speaker 1:Well, not what made you start, but what were the aspects of real estate that appealed to you?
Speaker 2:You know, I've owned another company for gosh since 2009. And I love just providing the service to clients and I guess the best service possible being a friend but also being an advocate for them. So when I started just thinking about real estate, it just made me think gosh. So, basically, a little bit behind my background, I'm in the wedding industry background. I'm in the wedding industry and you see these amazing people making these huge choices and getting married and spending their spending. You know, fortunately, we do amazing weddings at Biltmore and Grove Park, where it's a big expense and so it's a very stressful time for these clients. Well, you know, I just started talking to a couple friends that were real estate agents and I said gosh, you know, like, like, this is another big investment, a huge investment, and I love to, just like I said, be an advocate for people and I just thought it would be a great move to not only help them with their weddings and things like that. But then, years later, I found someone at home. So why not? Why not People get married here?
Speaker 2:A lot of people get married in Western North Carolina and they either buy a second home or they want to just move here because they love it. I mean, I'm from outside of Atlanta, so I know about just wanting to be up in the mountains for sure.
Speaker 1:Well, even your own story right? You came to school here in Western North Carolina.
Speaker 2:I did. And then I went back right after college. I went to Mars Hill and I went back to back to the Atlanta area and I quickly realized the mountains were where I was at. And so that's what I'm finding with our clients you know, with the other business as well is you just fall in love with Western North Carolina and the mountains, and so it was just. It just was an easy transition to become a real estate agent, because why not move here? And they want to.
Speaker 1:So yeah, and again, that makes so much sense, again, and we see this, whether it's the camping industry, whether it's the wedding industry, whether it's the, the, the higher education industry, people we I hear this from let's not, for there's colleges all around for sure there are, and even the medical industry, the doctors that want to move here. They experience what they. I mean they they've. You know, we, whatever industry, we hear that people come and experience the festivals.
Speaker 1:When people experience Western North Carolina, it's I mean it is it's addictive, it is and it's tangible. And people say, how can I move here? And we hear the stories all the time. I mean even my own father's story never been here before in the early eight. They came in 82. My mother and father and I was a year old they got here. Never been here before in the early eight. They came in 82. My mother and father and I was a year old. They got here. Never been here before. Got here like on a Sunday money Monday. They bought a house on Friday.
Speaker 1:Again, it's like there's that connection with this area and so we see it all the time. And so you know everybody's story is different, everybody's timeline is different, but you bring up a good point. You know buying and selling a home is usually your biggest financial transaction you'll do in your lifetime, just like getting married is one of your biggest decisions you'll ever make in your lifetime. And so it's a natural, it makes sense, though I mean you work in the wedding industry, which is someone's biggest decision of their life, and then here, you know it's a natural progression to buy a house, to buy a house, right, right. And so you know and we know, real estate happens.
Speaker 1:This is where I I share with uh, you know, people ask about the market, the markets, the market, there's this ebb and flow. You know different years. There's I mean really the there's cycles of the market, but regardless of whatever prices are going on, regardless of whatever interest rates are going on, doesn't matter if there's a pandemic, it, it doesn't matter if there's economic challenges. Life happens, therefore real estate happens. And there's the major life events that are happening, and again it's a new family formation, it could be.
Speaker 1:Again we say this, whether it's the positive or the challenging, life happens, therefore real estate happens. And we've had the privilege of walking through our clients, through both of those scenarios, and it could be, and maybe it's a job transfer, people are moving, maybe it's, like you said, a new family, but we've also walked through our clients, through the challenges like divorce or death, or, and again, retirement or moving into a retirement community. I mean, this is these big life events that I mean. Frankly, I feel like it's a privilege that we get to walk alongside with our clients through those moments.
Speaker 2:Right right, because it's a personal story too. It's a personal walk that we walk with, so it's a big decision. But I think what's great about our group is that we do have a lot of compassion. We have a lot of experience between all the agents, I think, whether it's life experience, work experience, things like that. I think you just take it day by day.
Speaker 1:Well, you're right. I appreciate you saying that the enthusiasm and compassion that our team has for our clients and that's what we. I tell actually, one of the one of our biggest advocates a few years ago, the these, these homeowners were thinking about selling their home. We went through the entire process what's their home worth? Let's go look at homes that they would consider buying. And the funny thing is they went through that entire exercise and they were so grateful because they ended up deciding to stay where they were. But they also now know that is exactly what's right for them. But we were able to explore that with them and you might say, well, why'd you do that? I mean, you didn't sell anything. But we actually have clients for life and those clients that are actually sent us so many people because of the exercise we walked through with them.
Speaker 1:And that's where I mean we had a client recently that had to terminate a contract Right, does it happen? Yes, but they were again. It was the right thing for them. And the North Carolina contract does give buyers, during their due diligence period, an opportunity to they can, at their discretion, you know, terminate a contract Right. So again and again they were apologizing and we said it's not, it is okay, like it's okay, to exercise that right, and so we're there to do that with our clients. Again, we're here to advocate.
Speaker 2:Right, right, and I think it's important to kind of on the other way is you know these, these families and these, you know individuals that are renting. They just think it's so expensive to buy and I'm like you know, look at the rental prices right now, just just explore it. Just explore it and you know you don't have to obviously pull the trigger on a home buy, but you know there are so many loans out there, there's so many options. They're medical loans, I mean they, they're, they're incredible. So I always say you know, call somebody, just just start a conversation.
Speaker 2:You don't have to make a. You don't have to. You don't have to make a signature happen.
Speaker 1:Right, you know, just cause you asked the question.
Speaker 2:That's right. That's right, just explore it.

I mean like, okay, you did what you had to do. Renting certainly is a place. There's a place for renting. There's a season and it's again, it's a. I've rented before.
Speaker 1:It's okay yeah yeah, and again, long term, to own a home. It can literally change the financial trajectory of your family because you can build wealth through the appreciation. You can pay down your mortgage uh, you're paying yourself when you, when you're paying the mortgage versus renting, again there's a place for renting. But again all those things come to play. But just because you have the conversation doesn't mean you have to do anything. So we, we do consultations all the time.
