Good morning, welcome to the Georgia Real Estate Group live radio broadcast here on WHKP every Thursday morning, sharing with you positive news about your local real estate market community. I have a lot of information to share with you this morning. I want to remind you about our Hometown Heroes series every Friday morning at 845. We're going to honor the Western North Carolina Air Museum that just reopened after the catastrophic flooding during Helene. Bill K Kedler and the museum will be here tomorrow morning. Uh, if they were here every Thursday morning as well. Been doing this radio program since 2011, the real estate market we've seen a lot of. We have seen a lot. This is actually my 20th year with my real estate license, serving the community with my North Carolina broker's license through real estate, helping navigate through the buying and selling process and the ever-changing market, the interest rates, the cycles of the inventory, the average price I mean our average price, single-family home price in Henderson County it's come down, it's sort of flattened out. I mean we're in the 530s is the average single family home price. It peaked out at the beginning of the year closer to the 550. The median home price is up. The average home price is down but again, the inventory levels are still low. We'll dive into the numbers of what that looks like. And again, just grateful to be here every Thursday morning sharing with you about the local real estate market community. We're here every Friday morning at 845. Speaker 1:We have so much going on right now, even though the news is saying the sky is falling, and that's just not true. I mean, certainly things are softening, you know, days on markets a little bit longer, but we still have strong demand. We're averaging 125 single family homes a month selling in Henderson County. We have low inventory levels. Again, all of that combined the markets, the market, the interest rates, the interest rates, the inventory. All that to say, we know real estate happens around life.

Speaker 1:Thank you so much for being here. We had the food drive back on Mother's Day weekend, yes, and now again, this is the annual 4th of July campaign. It is. Which is amazing. And again, so much is. Again there's so much going on with the storehouse which you know, you guys have been serving the community on. Is it 25 years?
Speaker 2:This is our anniversary month, so 25 years of service in Henderson County, and we just had groundbreaking on our new building. Which is incredible and we're having our 4th of July campaign and, of course, always running trying to raise money to pay for the building.
Speaker 1:Well, the building, but again the ongoing services, again thousands of families you've served throughout the 25 years, not to mention the blessings and boxes. But I mean so much. You know you guys are doing so much, and so this is the 4th of July campaign we want to share with our listeners. Before we get into that again, I mentioned our hometown hero coming in tomorrow. I mean again talking about the recovery from the hurricane. I know you guys are still I mean the hurricane is still, the effects of us are still with us and you're seeing it every single day as you're out there serving the community.
Speaker 2:I mean everyone. They see the pretty on Main Street, they see that the businesses are open back up. But you cannot ride down any road Canuga, willow, hebron and not still see blue tarps everywhere. People are still waiting to get their homes fixed.
Speaker 2:People are still misplaced out of their homes and there's so many people just trying to find an affordable place to live, so the effects of it are really coming full force now. It's getting ready to be summertime and then everything is crumbling. The effects of the water are starting to show in our roads.
Speaker 1:Yeah, it's, it's still. There's still so many, um, there's still so much. I will say this I actually, for the first time I was looking. One of our clients has property out on Highway 9 in Fairview and you might remember the tragic story of the Craig family out in Fairview Incredible, just horrific loss. And we, off of Highway 9 in Fairview, we went out because we're working with a family that has property out there and so we had to drive through what they called Craigtown with the Craig family that lost I heard it was 16 family members that were just lost in the hurricane.
Speaker 1:But it was hard to comprehend. Again, you hear about these stories, again, you hear about these stories, but when we drove by it yesterday evening to go to this other property, it's just sobering to comprehend. You hear about the devastation, you hear about the loss and again, people are still recovering and dealing with so much today. Yes, but it was just sobering to see this entire swath of the mountain gone and actually the property that we were looking at for our clients, there are four acres on the river there. This is so wild to me.
Speaker 1:The agent I was with actually we were walking around the property. Actually we were walking around the property and there in the bush was a polaroid picture from who knows some one of the homes that had been washed away, and you know, but it was still there, like on the side of the river, and it's just again. It's sobering to, to comprehend, to think about just all the everything, just homes washed away and just those are not to be um, not to be dramatic, but again just the reality that our community is still recovering from uh, and you guys are on the ground every day helping people, uh, from the food insecurities to the paper products, to the I mean you're, you're helping uh our community navigate through so much still in light of the hurricane which is just you know.
Speaker 2:And we're just at the beginning of getting back to normal. We're not back to normal. We're not done. It's going to take years to replace the infrastructure, the things that have devastated the countrysides, the way out places there.
Speaker 1:Yeah people are still. I mean not even again. I mean, you saw that we saw so many like RVs, people living in temporary places.
Speaker 2:I mean, yeah, we were riding across the Green River Gorge Bridge, you know, and when you're in a car you don't see much. But we were in a truck, sitting really high up and you could see. It was almost like somebody took a whip across the mountains and there's these huge wide stripes of where trees are just shredded and then there'll be a green stripe and then there's another brown stripe. It's amazing.
Speaker 1:Again, it's a lot to comprehend and again, this is why it's so important to support our nonprofits. It wasn't just that acute moment of the hurricane those first few weeks, and again the whole country showed up and yet it's a marathon of support and recovery, still that we're in and the storehouse is doing that. And again, this is so important. The campaign the 4th of July campaign this is your matching fund campaign. Right? Yes, this is so important. The campaign the 4th of July campaign this is your matching fund campaign right?
Speaker 2:Yes, this is our matching fund campaign and this is what funds our cost for the year. This is what buys our food, what pays our bills, and all those things happen in this campaign.
Speaker 1:For your annual budget.
Speaker 2:Yeah, for our annual budget we do this in eight weeks and so far, ever since we've started it, it's just been a big shot in the arm every year let's back up though.
Speaker 1:The very first time you had this experience was from an incredible couple yeah, the and and they are.
Speaker 2:They are joining us this year again. Um, we had a military couple came in. They had received a gift from someone who had passed away and they walked in their doors and said, hey, we will match anything you raise up to $10,000.
Speaker 1:And what year was this?
Speaker 2:It's been 13 years ago and they were like you got eight weeks.
Speaker 1:I'm like okay, so we went out, challenge accepted.
Speaker 2:And we raised another $14,000. So that first year we raised $24,000.
Speaker 1:Wow.
Speaker 2:And from then on I'm like okay. So that second year they didn't have that $10,000.
Speaker 1:Yeah, it was a one-time.
Speaker 2:Yeah, it was an inheritance, kind of yeah, it was an inheritance, and so we went to the churches and the churches put money up and it's just been going from then on.
Speaker 1:So we have businesses and churches and individuals. Well, it's the individual matches, right?
Speaker 2:I mean, it's the individuals yeah, the individuals match, but the couple has joined again in our sponsorship and so we have a pretty good base and we have a big goal this year.
Speaker 1:What's the goal? Well, okay, what's the goal this year?
Speaker 2:The goal this year is $150,000.
Speaker 1:Oh, we definitely, because it was $100,000 last year, right, and we made it.
Speaker 2:That's right and we did it and we made it. But because food prices are going up, our client numbers are going up, everything is up, and so food is costing us a lot more money.
Speaker 1:Yeah, and that is why we need more money.
Speaker 2:Well, yeah, I mean just, things are costing more for everybody, which, again, that's where everybody that goes to the grocery store every day yeah, and then all the farms were why a lot of the farms were washed out so produce is more expensive. We used to get a lot of produce for free, but you know they, they're having to start from scratch and redo their fields. Yeah, so it's not like they can go back and just till the dirt and go in. They're having to redo the dirt and then till the dirt and go in it's.
Speaker 1:It's the again ever-reaching impact and and things we don't think about and and again. So you're where you were receiving produce from the farmers here locally.
Speaker 2:That's just not part of the it's we get some, not what we were, not what we were getting last, yeah so again, this is going to run june 1st right through the end of july 31st. Okay, so it's our eight weeks. We're sticking to the model and we're going to run with it. So our sponsors this year are advent, health, east flat rock first, first Baptist Church, ebenezer Baptist Church, first Baptist, fruitland Baptist, grace, lutheran, hendersonville Church of God, hendersonville Presbyterian Reformation, presbyterian and St James Episcopal Church, and then our military couple that's wonderful.

Speaker 2:They really have come to the table. That is amazing, so matching gift, they really have come to the table.
Speaker 1:That is amazing. So, matching funds this year, yeah, and again, the goal is $150,000. And this is again ongoing, and also with your new building, which is which is the slab has been poured.
Speaker 2:It's happening, it's happening, it is happening.
Speaker 1:Which is again going to allow you to serve even more people.
Speaker 2:And do more services for people.
Speaker 2:We've been without a kitchen and different things, so we'll be able to partner with some of the other agencies in town and do cooking classes in the new building and have you know, the one thing that we keep seeing over and over and over is financial literacy People. It's not that people don't know how to live, they just don't know how to manage their money. And nobody's ever sat down, they've never written it down on paper. I love paper. I know I'm a dinosaur, but I like paper and pen and you know to write it down and actually physically see it I think makes a difference in people's brains.
Speaker 1:It does. And again, if you don't know what you don't know. And also, again, there's all of us right, there's principles involved. Well, you know, uh, yes, and whether it's money or time management, or your, your health, I mean we, I mean whatever it is right, I mean it's like the, the principles that we, you're either shared either or taught. You know, not everything's being taught at school these days, for sure. I mean, there there's even a well anyways, so just being able to educate the community through these classes is incredible.
Speaker 2:That's the goal.
Speaker 1:Yeah.
Speaker 2:I mean, it's one thing to give somebody a fish, but to teach them how to fish, that's the difference.

Speaker 1:I know this is sort of off the cuff. How many pounds of food I mean? We had an initial. Tavia gave us an initial amount. A few weeks ago they exceeded last year with the food drive and I don't know that. I think you put me on the spot.
Speaker 2:I want to say that it was probably closer to 45,000 to 50,000 pounds of food somewhere right in there, really, because the year before was like 39,000, 38,000.
Speaker 1:38,000, yeah, what an incredible response yeah, and I knew initially they'd already exceeded last year's and so I was just curious. We'll have to get an update from.
Speaker 2:Arcadia and I've been out of the loop because I got sick You've been busy no. I got sick after the groundbreaking and this is my first one back in the office, so I've totally been out of the loop.
Speaker 1:Oh, my goodness. Well, the generosity of the community is incredible and the community has shown up and continues to show up and again it's a marathon for our community with the, the hurricane recovery.
Speaker 2:um, and, like you said, people are out there and there's this perception that that we're back, but again, so many people are still still trying to well they they have to put on a pretty face so people will come visit and spend their money but, the other thing that people aren't seeing is where the devastation is in the outlying areas, right.
Speaker 1:Well, yeah, and again, the timeline. We don't know the timeline of of there's so many roads that are still washed out. I mean, specifically, we were working with clients that used to that previously had to use Davis Mountain Road to to and out, and now they have an extra 20, 30 minutes Big.
Speaker 2:Hungry still washed out a good portion of that.
Speaker 1:Finley Cove.
Speaker 2:There's still a part of Laurel Park that's washed out at the top. Yeah so there's lots of things that are still washed out. Yeah, you can't go from Willow straight across to Etowah anymore.
Speaker 1:Not like it used to, because you have to stop.
Speaker 2:The road is gone, it's literally gone.
Speaker 1:Yeah, it's not like there's just, you can't walk it, you can't do anything. It's not there. Yeah, the reminders that we have, I mean again, it's uh, it's again. So this is why, again, I'm grateful to have lynn staggs with us on the radio to to. Again, this is our regular, your regular annual 4th of July fundraiser and campaign matching funds. And it's even more important, than ever.
Speaker 2:Yes, because the need is greater. Yeah, and all the nonprofits are feeling it. It's not just me. Absolutely I mean we're working together and you know, referring back and forth and doing what we can, but this is like a community effort.
Speaker 1:This is not an individual effort, absolutely, and again, 25 years serving the community. This is your anniversary month. Yes, so May of 2000. Congratulations, thank you, thank you, and you know time flies when you're having fun, right, it's a lot of fun.
Speaker 2:I keep saying that.
Speaker 1:Wild. Well, lynn, so grateful to have you here Again. It's so important for us. I mean, this is why we use our platform on the radio to encourage our listeners to share for our nonprofits. We want to support and champion our nonprofit community, for our nonprofits. We want to support and champion our nonprofit community. I mean, again, this is just. You know, there's so many facets of our community and the nonprofit world and what our community is facing, what our community and how our nonprofits show up for our community. It's compelling.

Speaker 1:And our volunteer. We meet with people all the time moving here from all over the country and they ask about the volunteer. And I hear this from people coming from elsewhere. They say this is one of the healthiest volunteer communities they've ever experienced Again people just wanting to give and give back and their time and their resources. It's a powerful.
Speaker 2:And you know, overall everybody really plays nice together. I mean, we do work together as a community and I think that is why the volunteer pool is so good. Absolutely yeah, and one of my volunteers that moved away to Clemson is your biggest fan. She still listens to you, so say hey to Jenny Woodham. Hello Jenny Woodham.
Speaker 1:Thanks for tuning in Again. Well, and we hear my father is very involved in the community. When he's chatting and meeting people he says, oh yeah, we listen to the radio program and we've been doing this radio program since 2011. But we use it as a platform for not just the real estate but again, supporting our community and sharing the stories, and that's why we love supporting the Hometown Heroes series every Friday morning and hearing amazing stories in our community. So it's relationships, it's advocating, it's facilitating. I tell people all the time it happens to be real estate that we're facilitating. But whether you're in the nonprofit world, whether you're in the for-profit world, it's relationships and it's helping and it's advocating and connecting and supporting one another.
Speaker 2:It's educating people about our community.
Speaker 1:Right, and the people coming here. It's interesting when we look at the real estate market, even comparing nationally, they're saying this year there's going to be about 4 million. It might've touched seven million at the peak of the market when you look at the cycles of the real estate market. But in 2011, when it was the bottom of the market here nationally and locally, I mean some four million homes. So we were averaging some 75 homes a month selling. In Henderson County we had a two-year supply of homes. Now the difference is here we are again in another cycle but we have like a four-month supply of homes but we're averaging 125 homes a month selling. And then you mentioned the conversation about affordable housing. That's a whole other conversation which you know there's a lot of challenges with that Land costs, construction costs interest rates Land period yeah, just land.
Speaker 1:Yeah, and so that's a reality that we're facing. And to our listeners again, the market's still healthy. You know, 125 single-family homes a month selling in Henderson County. Very low inventory, I mean there's only 563 active single-family homes on the market, but there is a. You know you hear about these communities across the country where it's more of a destination. It's more, you know. I mean our average available home price in Henderson County is at $815 right now and it's the average available home price, the average pending price. There's almost 250 homes pending right now and this is an indicator that the average pending price is at $5.85.
Speaker 1:So you know, it's a challenge that our community is facing and you might say, well, I don't know what the solution is, but I mean we are finding that life is happening, therefore real estate's happening and people are finding a way. I mean still a third, a third of the homes sold in Henderson County are purchased with cash. You know cash sales, which is also indicative of you know, you look at the country and the amount of people that have their homes paid off is about a third and over 50% of homeowners have over 50% of equity in their home as well. And again, when you look at the last five years, the appreciation that we've all experienced. So you know, my it's certainly our. It's a challenge for the first time home buyers to do that, to get into the market.
Speaker 1:But uh, you know, not that I'm gonna solve the problem this morning about affordable housing, but it's a real conversation. And then you think about the shortages of rent. I mean the rental homes, affordable rental homes. I mean the rental homes, affordable rental homes. I mean I think the average rent in Henderson County is like $1,700, $1,600 $1,700.
Speaker 2:Yeah, and that's not affordable. Yeah, on a minimum wage job that's not affordable.
Speaker 1:Yeah, so it is a reality that we're facing.
Speaker 2:It's a conversation that they're going to have to have eventually, because you can't have all these wonderful things that we get to do here and not have people to work at them.
Speaker 1:Right, they have to live somewhere too yeah, and that and I, we, I mean already, I mean you've, we've said this before I mean we, a lot of our school teachers and our firefighters and our law enforcement are actually commuting in from other areas that are you know more affordable.
Speaker 2:South Carolina is sending us all of our workers.
Speaker 1:sometimes I believe it's true, and so it's just a reality, and everybody's situation is unique and different. Everybody you know, whether you're a retiree or and, by the way, we're working with a lot of first time home buyers. There are homes out there, but again what you can get for it is greatly reduced compared to what it was before, and so there's this ebb and flow. People are making a way, people are resilient, but again you can still get a loan. Interest rates are higher, but if you look at the last 50 years, I mean we're right where the average 50-year average interest rate is. The difference is the prices are a little bit higher.
Speaker 2:They'll come down some more, I think.
Speaker 1:Maybe, maybe We'll see about that, but you know. So you know again, whether you're looking to downsize or upsize, we're working with a lot of our neighbors here staying here locally. I mean to the conversations of we're working with people that have inherited property. We're working with people with their investment properties and we're helping real estate investors, I mean, and a lot of people are doing the 1031 exchanges and it's a way to defer your taxes. Also, I shared with you I've shared on the radio before again the benefits of homeownership.
Speaker 1:As an individual, the first $250,000 of profit is tax-free. If you're married it's $500,000. So again, people are able to take those funds. You don't have to put them back into real estate. You can use them. You can move them into another home, but you're not required to. With investment properties, you can do a 1031 exchange.

They wanted to sell it to a family. That was going to be, and that was how these, these kids got the house.

Speaker 2:And I thought you know that was very thoughtful, that feels good. And people are thoughtful about it.
Speaker 1:Yes, yeah, I've heard other stories where sellers have actually, um, you know, turned down people wanting to buy it, to rent it out, because they want to keep the cost low for a family. I mean, they're selling it for fair market value, yes, but you know a lot of.
Speaker 2:They didn't get it cheap, I'm sure, but they got picked because they were going to live there.
Speaker 1:Right, they are going to have a family there Versus an investor buying it to rent it out, which, again, you need the affordable rentals.
