The sky isn't falling—at least not in Western North Carolina real estate. While headlines paint pictures of market collapse, the numbers tell a different story. Henderson County is averaging 126 single-family homes sold monthly, Transylvania County 30 homes monthly, and Buncombe County over 200 homes monthly. In fact, Henderson County has seen more homes sell this year compared to the same period last year.

What's driving this resilience? Life happens, and real estate follows. People continue buying and selling homes because their lives evolve regardless of interest rates or economic conditions. Some are downsizing, others upsizing, and many relocating from across the country or even internationally. Each transaction stems from unique personal circumstances that transcend market conditions.

The market has shifted, offering buyers more choices and negotiation power. With approximately 4.5 months of inventory in Henderson County—compared to the extreme seller's market of recent years but nowhere near the two-year supply seen in previous downturns—buyers now have breathing room to make decisions without the pressure of bidding wars that drove prices tens of thousands above asking.

We're going to have a great conversation and share with you about what's happening in the local real estate market, talking about a number of our properties. I mean it tells you the sky is falling but the real estate market is still moving. Is there some softening of it? Yes, but guess what, it's still moving. We're averaging some 126 single-family homes a month selling in Henderson County. Transylvania County is averaging some 30 homes a month selling. Buncombe County is averaging some 200-plus homes a month selling. Again, it's all relative and we'll dive into those numbers.

Good morning. We're so grateful to have you here. You and I, again, we're in the trenches every single day. We're talking to buyers and sellers. You just recently had a chance to take a trip. I mean, I love traveling, but I love coming back home, to where we call home.

Speaker 2:

Oh, absolutely. I can say that every time I find myself away from the Blue Ridge Mountains and I return, it's just a wonderful sensation. It feels like home. You know, you see the mountains, you see the sky here, and it just gives you a sense of serenity, a sense of peace. There's no other place I'd rather be than here.

Speaker 1:

I totally agree. I mean, the mountains are calling, as the famous poet said, but we've had the privilege and opportunity to serve so many people throughout the years. I mean you and I. The conversation we have with clients, I mean, and recently and well, not just recently, this has been just the case I mean we're working with local people that are, you know, changing their life, in the sense of some people are downsizing, some people are upsizing, and then you and I have had the opportunity to help people relocating here from all over the country.

Speaker 2:

Yeah, it's been an honor to be able to serve the community in this way and, like you said, we have worked with people that are looking at downsizing there's so many motivators, right but it's so interesting because I've had the opportunity to also work with people that, like you said, they're relocating internationally right, they've moved here from another country, they're looking for a home this is they're going to be their new home for their family and they're looking for guidance, they're looking for help, and this is where I feel like I'm really doing a great service to the community because I'm, you know, with the help of you, our brokerage, and like everybody that we partner with, we can put these new clients in touch with professionals that can help them make those big life decisions right. We can help them get financing. We can get them in touch with the right people, the right professionals that will help them zero in on the home that they want for their family.

Speaker 1:

Well, and you mentioned that's a great segue I mean the attorneys we work with. The lenders we work with our relationships with surveyors, appraisers, home inspectors, septic inspections, wells, I mean you name it. I mean our contractors we work with. I mean it's a collaboration and it's truly a team effort ultimately to help our clients with that decision. Again, are they selling and then buying, or then they're buying and then selling? I mean there's so many factors that go into play.

Speaker 2:

Yeah, absolutely, and it really does give a whole new meaning to the expression. It takes a village right Because in this sense it's the full sense of the expression right. It takes the entire village to make this happen for somebody and earning these clients' trust is paramount. Reputation is everything with these kinds of conversations and to them to have found somebody like us, who they feel like they can trust and rely on, it really means the world to me. To have that feeling, you know it's an honor.

Speaker 1:

Well, you're right, feel like they can trust and rely on, is. It really means the world to me to have that, that feeling. You know it's an honor, well, it's in your right. The word of mouth and that, and we're so grateful for our radio show listeners that call in uh, for people that walk into the office. But I mean you specifically because of your incredible uh, care and candor with your clients. I mean you specifically in addition to our team. But I I mean I can't I don't even know if I can count how many but clients of yours that have had such a great experience with you. They then tell their other clients and and you know it's, it's, it's just wild to me they're like well, and this is a real, real conversation Clients are like well, we're already working with somebody else. Well, guess what, when that contract expires or has terminated, for whatever reason, you've gotten that phone call where they're like, hey, we couldn't get the job done. And they're like we'd like to hire you.

Speaker 2:

Yeah, it's interesting that you say that I have run into that situation a couple of times and I feel really proud and happy to say that I was able to make it happen for them. Proud and happy to say that I was able to make it happen for them. You know, like they struggled to have success elsewhere and they came to us and said, well, look, this is where we've failed, right, this is where we feel like we don't have a choice or like maybe we don't know what choices we have. Can you help us, can you just guide us to our home? And we did it and I'm really proud of us as a brokerage because we made people very happy with that.

Speaker 1:

Well, and you've done it on more than one occasion, you're being very humble, but I mean it's amazing. Again, that's a true testament to, again, our repeat, our referral clients. I mean, that's where our business has been built on the referrals and, again, taking care of our clients. And in some cases we've actually gone through the entire process with a buyer or a seller and we provide them with the information, the clarity and guess what? In some cases it's in their best interest that they don't buy or sell. And those clients have ended up being some of our biggest advocates. They're like you guys went through that entire process with us and we ended up not even buying something, but you didn't. I mean, we offered them the full support and clarity and information and guidance and we walked through the whole process and then again in the end they said if they hadn't had that experience, they wouldn't have known that they needed and wanted to stay where they were. And again that happens and that's so funny.

Speaker 1:

Some of our biggest advocates are people that ended up deciding to stay where they're at and they've told you and I and they're like listen, if we ever do sell, we're going to come back to you guys, but it's just they made those decisions. You and I also find you mentioned catalysts for reasons why people are buying or selling, and let's dive into that conversation because everybody they're like oh, again the news is like, well, no one's buying houses because of the interest rates or no one's buying houses because how expensive homes are. That's not true. I mean, we've actually had more homes sell year to date in Henderson County, just by a little bit than we did the previous time period last year. But you and I hear about people's life stories and there's catalysts for people that are going to buy or sell, no matter what the economy is, no matter what the interest rates are. It's just life happens.

Speaker 2:

Well, yeah, and I love that you're talking about that because it's 100% true, right? I think it's very easy to feel a little gloomy or downtrodden when we see what some of the things we see in the news that essentially it's all gloom and doom about real estate. But the truth is that real estate is life driven. Life happens. People's lives evolve. They have families, they get pets, they find a need to travel to a different state.

Speaker 2:

There's an infinite number of motivators, sometimes even within town. There's an infinite number of motivators, sometimes even within town. You know like they want to be closer to like the Acosta Trail, or they want to be closer to like more convenient amenities, or they want to step away from the busyness and go to like Crab Creek and find a more secluded private place. And if you look at the stats, right, like you said, we have the most number of homes listed that we've seen in a while, but oh sorry, the most number of homes transactions that have happened monthly in a while. But was, oh sorry, the most number of homes transactions that have happened monthly in a while. But also the number of listed homes we have right now is probably the highest we've seen in quite some time too right In a few years.

Speaker 1:

I mean, yeah, I mean we have in the 500s right now, but it is relative to what it was we had. I mean we have about a four and a half month supply.

Speaker 2:

Yeah.

Speaker 1:

And for context, for our listeners. I mean, I got my license in 2005, and in the previous peak of the market, it's so funny to look back on and then again talk about the sky falling, which people were like, oh, in 2011, when, I mean, prices were down. But the thing to put things in the context, we had in some cases, a two-year supply of inventory.

Speaker 3:

Oh, wow.

Speaker 1:

I mean, and in some of the higher price points is a three-year supply of inventory. Oh wow, I mean, and some of the higher price points is a three-year supply. I mean like talk about a buyer's market.

Speaker 2:

Yeah.

Speaker 1:

And we're talking right now. We have a four-and-a-half-month supply. Again, it's all relative and again, the market's always cyclical. But back to your point about life is happening, therefore real estate's happening, and the choices. Back to your point about life is happening, therefore real estate's happening, and the choices. The interesting thing is the market's the market, the interest rates are the interest rates, and so, okay, the silver lining for buyers right now is you have more options and we are seeing sellers come off a little bit on their prices. In most cases, it's not the multiple offer scenario where buyers were having to come in $20,000, $30,000, $40,000, $50,000 over, and so pick your poison. Do you want to pay $50,000 over asking price and have a lower interest rate, or do you want to have more negotiating room? And yeah, you're paying a higher interest rate. But again, it just is what it is.

Speaker 2:

Yeah, and that's a very good market shift that you're talking about there, because we are starting to see a change in that. It's becoming a much more favorable market for buyers, and I know that everybody loves talking about it in terms of like is it a buyer's market, is it a seller's market? I always feel like it's a very reductionist way to look at things because it doesn't really speak about the nuances in the middle. Right, there's so much happening in between the terms buyer's market, seller's market, but the truth of the matter is like buyers have more options now, and that's a good thing. You know that's a good thing for the market.

Speaker 1:

It is. And when you say nuances, you're right. Specific neighborhoods, specific homes, with the upgrades or the, you know it's not this one size fits all for the market and that's where I mean you and I and facilitate and our team facilitates are specific to your home and in the path you, in, the clarity you provide for sellers is like it's going to be. It's not just a phone call. I mean, and typically we're doing a two-step approach on that.

Speaker 2:

Yes, correct, yeah, and it really is. I know it's kind of a cliche to say like these conversations are tailored to a client or a customer, right, but these meetings, these two-step listing appointments, it's essentially what they are, right, we're trying to figure out what is the best possible scenario and strategy for this specific home. What are the seller's goals, what do they want out of this, what do they need out of it and how do we facilitate that so that they they're whole when this transaction is done? You know, and that's what they're coming to us, because they they need that expertise and that guidance from us well, it's and it's a bigger picture.

Speaker 1:

And sometimes when we're working with our clients, of course a lot of them it's their primary home and so that you know we talk about the bigger picture, there there's tax implications. There's whether you're paying capital gains or not on your sale of your primary home. Maybe it's an investment property you're working with. Also, I know, ari, we have given you the king of the land title in our team. I mean the amount of land, raw land, that you're working with, in addition to all the houses you're selling, I mean, but you've had an opportunity to work with and you have some upcoming lands. You know that's. You know you work with land which is a unique animal too.

Speaker 2:

Yeah, you know, I really like working with land. My asthma doesn't like it, but I love being out there stomping out on the woods. It's a really unique experience, man, because being out one it gives me an opportunity to be out in nature and I get to have wonderful conversations with these clients and they allow me to preview their land and it's almost like for work. I'm hiking and enjoying all these beautiful views for work.

Speaker 1:

I'm hiking and enjoying all these beautiful views and enjoying. We've gone through the woods, I've gone with you on some of these appointments.

Speaker 2:

But the land here is so beautiful, we're so rich in land and there's just so much open space that our community here has so much to offer in that area. And I think it's wonderful that a lot of people have decided to open up their land property for others to build their homes, for their families to live there and develop their lives there. And so, yeah, I mean I've done a number of land deals. I enjoy them a lot, I think they're fantastic and they're one of the more interesting deals too, because there's so many more variables to consider than you would with a residential transaction. So it just keeps it. You know, it really spices things up. It keeps it super interesting.

Speaker 1:

Oh, it's super. Again, it's a different skill set than just houses. I mean, whether we're talking about a half acre that we're selling or whether we're talking about 50 acres again, you've been working through all types of scenarios of land. Each land comes with its own unique set of variables. And back to your point. It's usually a life-driven event. By the owners it's like, hey, maybe we want to reallocate our investment in this land into something else?

Speaker 1:

Maybe you want to. You know again, there's so many reasons why people are buying and selling, whether it's their home, personal home, whether it's a rental property, an investment property, whether it's a commercial property, whether it's a raw land. I mean, there's so many variables and I will say I love real estate, for because of the relationships and the helping and the advocating and it's super challenging and it keeps you on your toes.

Speaker 2:

It's not easy. I will say it's definitely not easy. It takes some serious strategizing. It takes some serious dedication to make these land deals happen, because there's a lot of interests on both sides from the seller and the buyer. There's a lot of fiduciary duty that goes into helping buyers and both sellers get these land deals to get to the closing table. I think buyers need a lot of help finding the confidence and the information that's really going to let them identify whether they're looking at the prime piece of land that they want, and a lot of times they're lost. You know they come with a dream and we see this all the time. Right, people move to the mountains saying this is my dream, I want to buy land, I want to live off the land, I want to build, I want a mountain view.

Speaker 1:

I want the view, I want the creek. Yeah, I want the log cabin creek.

Speaker 2:

Yeah, I want the log cabin.

Speaker 1:

And I always tell them, you know like, hey, it's out there, we have to, we're going to have to turn some stones to find it, uh, and when you know, but we'll find it and you have and you do, and again that's part of the the that's another part of the dynamic which is so, again, it's. It's, it's hard, it's challenging, it's, it's rewarding. I mean, when I know you found those perfect properties for people, and again, and then you go under contract, then it's all the things that happen with that too. Here's a quick just.

Speaker 1:

I want to give a quick snapshot about the real estate market. In the last seven days in Henderson County single-family homes 45 new listings. Now, this is a trend that's been happening. Price reductions 69 price reductions in the last seven days. There's also been 38 excuse me, 35 homes go under contract in the last seven days and then there's been 38 homes closed. Isn't that interesting? Uh, 38, 35 homes under contract in the last seven days, 38 homes closed, 45 new listings. Again, the market there's only 585 active single-family homes in the market. There's been 1,512 sold in the last 12 months. That's 126 a month. On average. The average price is $537. Again, just a snapshot. But every county you know this is, I'm going to put you on the spot. You want to get, you want to guess what the average price in Transylvania County is.

Speaker 2:

Transylvania.

Speaker 1:

Yeah, I mean, this is where Brevard is. This is a bit of a trivia. I told you Henderson County is $537 right now, yeah Well this might surprise you what the average price in Transylvania County.

Speaker 2:

Let's guesstimate $570.

Speaker 1:

Okay, so that's a good guess You're over $100,000 off.

Speaker 2:

Oh, my God.

Speaker 1:

It's over. $700,000 is the average $700,000? Yeah, I know I was shocked too. I've got to be honest.

Speaker 2:

What on earth and?

Speaker 1:

they don't have as many. They only have some 200 available homes available on the market in Transylvania County. They've had over 20 homes in the $2 million range sell in the last 12 months but they're averaging only some 30-some homes a month selling in Transylvania County. It's so interesting to me. And then you look in Henderson.

Speaker 1:

County our average price is $537,000. And also Buncombe County's average price is in the mid-6s. But I've got to be honest, we work all of Western North Carolina. But I was pulling the numbers recently and I was like, oh my goodness, because I think to be honest, the last time I looked it was in the high 6s.

Speaker 1:

But it had gone up into the 7s. But again, every county is different, every neighborhood is different, all the different areas that we work in, and that's where we take a specific approach to each person's property, their land, their home, the situation, and again that's where we take a very specific approach to the nuances of your property. So again, sorry to put you on the spot there, but I was like, wasn't that wild?

Speaker 2:

That's a very surprising piece of data.

Speaker 1:

Isn't it Again, again? So the market's the market, the interest rates are the interest rates, and so we're so grateful. We have incredible agents, we have incredible clients that we're helping, we have incredible listings, and so let's talk. It has a giant yard next to it. Um, it has a little gate that lets you go to the back neighborhood and, like, there's wonderful homes back there that you can walk around and, like, in the evening, everybody's walking their dogs out there. It's a really charming, like really cute place to be in hendersonville. Um, again, like downtown is walkable from there. Um, and I just want to give the sellers credit for this, though, because, like they really went above and beyond to renovate this tastefully Like, everything in this condo has been redone New appliances, new carpet, new flooring new paint new bathroom counters and there's continuity of style and design throughout.

And then you actually also, you just had a a new uh you, you have a lot on hickory tree lane that you just put on the market as well yeah, yeah, yeah.

It's price to sell. That's one of the things we always advise our clients is the best thing to do. We can ream and ask for $5 million for everything, but that's not going to happen. We have to live on planet Earth, and so it's price to sell, you know these are these real, candid conversations we have.

Well, and then, speaking of land, also a new listing that we have in kenmure, 168 tarn hill drive. This property is over two acres. This is the thing I mean. I love kenmure that in reality of it, whether you want to admit it or not, there's some places in Kenmure that it can take you 15 minutes or 20 minutes to get to the back of some of the backsides of Kenmure. This is in the lower section. They went up recently it's a little different. There's different phases in Kenya. So there's going to be a little bit of variability in the HOA fee per phase of the subdivision.

Absolutely so. Again, there's, you know all of these, all of this, to say that the type of properties we work with, from the small lots to the large tracks, to the Again, the large estates and private homes.
