Share with you positive news about your local real estate marketing community. So grateful to be here. The temperatures, I gotta tell you, I'm loving the temperatures. It's amazing. Uh I'm still, if you can believe it, leaving my windows cracked. I uh it warms up in the day, but it cools down at night. It's great, loving this time of year, and uh looking forward to can you believe uh we are around the corner from we got the the big three Halloween, Thanksgiving, and Christmas all around the corner. And uh it's you know it's an exciting time of the year. And certainly you might think that real estate's slowing down, but it doesn't. I mean, it's it's not what it is uh during the spring, but it's still a healthy pace. And we'll jump into what the numbers are doing here locally in Henderson County and Western North Carolina. The market is still very healthy. You gotta be careful. The sky is not falling, even though the news might want you to think that, and and that's where we keep uh you know just our finger on the pulse of what's going on with the numbers. The numbers always tell the story of what's what's happening. If that's also hard to comprehend, Halene uh a year ago, and uh and our thoughts and prayers uh to those that are still recovering, still uh there's still areas that are still ground zero. Uh, you think of Batcave and Chimney and Chimney Rock and uh Middle Fork, those areas and still in Henderson County that are recovering in our thoughts and prayers, and again, the support, there's still opportunities to volunteer and to support there for sure. We're going to finish, I mean, it's still plenty of time left, but we are pacing towards a 25% we've done 25% more business than we did last year, and that's in a flat market. Uh, that's uh the there's been a slight increase. It's been about a uh a 7% increase year to date, which which we'll jump on that, but we're even out, we're even outpacing the market. Our team is. We're growing, we've we've helped more clients, and we're gonna we're gonna have an incre we are having an incredible year, and we're so excited about finishing the year strong, and we're already planning for 2026, which a lot of our clients are. We have long conversations with clients that are it's not just hey, we're you know, call us, we're ready to sell, which that happens. It actually happened three times over the weekend. Uh we had three different sellers reach out. Uh those are just the ones I'm aware of. I mean, we have uh 20 plus agents at our group. Um, and again, grateful to serve the community through real estate. But if you're thinking of buying or selling, and maybe you're thinking about you know planning ahead for next year, you know, it is a great time to have the conversation, getting it ready, getting your house ready, and whether that means uh doing a pre-inspection or maybe thinking about staging the house, you you know again, you don't have to do any of these, but we do certainly uh provide uh the things that can set you apart and to give you a head start and getting your home ready uh to get your home sold and planning ahead. And maybe that's planning ahead means planning ahead of where you're gonna be moving to. Maybe are you gonna buy before you sell, or maybe you want to sell before you buy? One of the things that we absolutely help our clients navigate is in some cases we're we're negotiating what's called a possession after closing, where the buyer and seller can agree, where the seller can stay in the home after the closing. The money is is in the bank, and the sellers have just so much more peace of mind. We're in the house. I mean, we're still in our home, but we've sold it, and there's a temporary holdover period. That's there's terms and negotiations as to what that looks like, but it is absolutely possible to stay in your home after you close it while you find or transition, or maybe you want to bridge that gap between uh moving from one house to the other, there are ways to do that. So, you know, one of the other most important things that we work with with clients, in addition to uh advocating and preparing, but it's to you know, making sure we price your home right when you're ready to sell. And it's more important than ever because you know, we know if you overprice the home, it it's gonna just sit on the market and it can actually cost you. And the risk isn't just missing out on offers, it's it's really missing out on the move you need needed to make in the first place. And so, you know, of course, you don't want to um, you know, no one wants to leave money on the table. And and the interesting thing is you can never underprice your home. If it's underpriced, the market will bid it up. But you know, a lot of uh homeowners remember, of course, what their neighbors home sold for just a few years ago, and they want to they still want to reach for that high number. And the problem is that was a different market. So again, today there's there's a little bit more competition, more inventory, not necessarily flooded, but there are more homes available, and buyers now have more choices to choose from. Uh, we don't see we still see it, but not as often. We see it's still it's possible to still see the bidding wars. Um, but you know, right now, you know, a lot of a lot of buyers are coming in uh you know below the list price. Uh that again, the and I actually have I mean some real numbers here as to the the statistics of what's what's happened in Henderson County. I mean, when we look at what the percentage of original list price received uh in in year to date, that's actually that number's actually at about 95%. That's the average of the percent of the original list price received. Um and so and that's that's something to consider. I mean, that and that's because there's more inventory out there for buyers to pick from. And so you know, pricing your home is so critical. Uh in so the buyers do have more leverage in a lot of the the areas, not all markets, but and this is where sellers, you know, again, the market's the market, the numbers are the numbers, but you're not gonna leave any any money on the table. The good news is though, you still have one big advantage as a seller. This is so interesting. Over the last five years, let's put things in the context, even though you're not gonna get what you could have gotten last year, in the last five years, home values are up 54%. And so even if you have to compromise a little bit today compared to what you would have received last year, the odds are you're still way ahead than you were a few years ago. And so it's all about perspective, right? When you look at, okay, it's again, it's not as high as what I th I would have received last year, but it's significantly higher than what it was. Again, if you've owned your home over the over five years, on average, home prices across the United States are up 54%. And so this is where you gotta be uh you get to decide whatever you want to do. Uh you don't have to do anything. I I let me rephrase that. And if you choose to sell your house, you can price it to sell. And if you price it too high, buyers are gonna stay away, the offers don't come in, the house sits, and then all of a sudden you're faced with some decisions. Do you stick it out? Do you drop the price? Do you give it all together? And so again, you want to set yourself up for success at the beginning instead of you know, buyers have even though there's nothing wrong, the psychology that buyers have is well, if it's been sitting on the market a long time, something must be wrong. Or if the pri sellers do a big price drop, they must be desperate. Again, none of these things are true, but more sellers are taking their listings off the market than normal. And the reason for that is the homeowners didn't get any offers they felt were fair. And so it's the perception and the perspective that you should be getting the prices that you could have got a year ago. And and let's talk about what are what are some real prices, what are some real numbers. The the prices, it's not that they're off a lot, but they are down. And I'll give you some statistics for Henderson County. Let's talk about through the end of September, we actually have an eleven percent increase in new listings year to date through September compared to the same time period last year. The good news is we have a seven percent increase in pending sales, and we actually have a seven point seven percent increase in the number of homes sold year to date compared to the same time frame last year. That's great. And we've had a slight decrease in the median sales price and a slight decrease in the average sales price. The median sales price through the end of September was at four forty-five, and then the average sales price through the end of September was at five twelve. Now, if you look at just single family homes, not condos or town homes, and you look at the rolling twelve, our average rolling twelve is at five thirty. And this is and then part of the story is this the price, the original the price received compared to the original list price, we're we're year to date, we're at ninety-five percent. All this is just information. Your unique home, your unique situation. When we have a consultation, there's no pressure, there's no obligation. We're gonna look at the facts. You get to decide what you want to do. You also get to decide what things mean, right? You you get to decide, is it the right time for me to sell my house? It should have nothing to do with interest rates or the the market. Life happens, therefore, real estate happens, and you get to decide what you do with your life. And so, you know, these are important conversations that we're having with our clients, and we're discussing, you know, what makes sense. And here, here's the the reality. You've built a lifetime of of character, your you your wisdom, your independence, and just because you're considering selling your house, here's the thing. You're still gonna retain that, you're still gonna have that. And so all your decisions, all your steps, the next chapter is still yours to choose. And so if you're considering selling your home, it's not letting go. It's not about letting go, it's it's about really opening the door to more freedom. For really what time and what you want and what you love to do, it means you might want to travel more. You might want to be closer to your grandkids, you might want to have the freedom to do what you want to do, and it's in and ultimately give yourself more energy for the people and the passions that matter most to you. So again, selling your house is not letting go. And so, you know, at the George Real Estate Group, we believe the independence isn't behind you, it's right here, right now. So we, our team, we are on the we are we understand the numbers, we understand the market, we understand the psychology, and we are here to advocate and facilitate what's right for you, and you get to decide what's right for you. And and during during the break, I was just I mean, congratulations to the Panthers. Pulled off a big win against the Dallas Cowboys, and uh, I mean, close game. And in the end, they I the the moment that defined the game though was on fourth. They they had the the choice. Do they want to go for it or not? And and they, I mean, talk about a gutsy call. They could they could have I mean if guess it was a big deal. They went for the gold, and so it was all it was all or nothing, right? So they went for it, and in the end they get to live with it. I think they would have regretted if they didn't do it. And so, yeah, so again, they went for it and it paid off. And and that coach is definitely turning things around. So that's that's exciting. It's always fun. Sports are such a great analogy, right? For life. Uh again, making, you know, deciding uh how to um what you're gonna do. You're gonna you're gonna take the chance. Also, movies are are great, you know, uh can be great stories, right? Stories, uh, you know, there's always that, you know, the hero, right? Someone who's gonna you know face the challenges, someone that's gonna overcome the adversity. They're they and they ultimately, you know, the hopefully they find meaning in the process. And and so maybe you maybe you ask yourself, you know, what kind of story am I living? Are are you the hero? You know, are you the guide? Are you the I mean are you are you if you're being honest with yourself, are you uh stuck playing the victim or the villain in your own story? Uh it it remind I one of my favorite books, I've shared this before, you know, Donald Miller poses the the question in his book, Hero on a Mission. You know, and so you know it's it's this the and Donald Miller, by the way, he wrote these, uh he he's written a number of books, but he wrote a book called Building a Story Brand. And it's one of the most practical books ever written on communication and marketing. But on Hero, in the book Hero on a Mission, you know, he actually looks inward. He takes the same storytelling structure that makes a movie compelling. I mean, think about it. A movie or a story or a play, you got a hero, you have a villain, you have the guide, and the mission says your in the book says your life works the same way. You're the main character, and the question is what kind of story are you living? Have you heard has has anybody ever asked you, if your life was a movie and the audience was watching it and they're screaming at you, you know, don't go there, or or why don't you do this? You know, like it's you know, if the audience was screaming at you watching the movie, we've all seen those movies where you're like, Don't, you know, don't open that door, or or make sure to call that, you know, like again, take the action. But the thing is, in in every amazing story or book or movie, and you can these are easily identified in some of the you know, you think of Lord of the Rings or Star Wars, but there's always the the there's really four main characters. You have the victim, you know, it's the one who feels powerless, you know, everything happens to them, life's unfair, and you know, they're stuck, and then you have the villain, it's the one who tries to control others, takes out their pain by causing more of it. You know, it's the you know, the villains might get results for a while, but the ultimately they destroy uh relationships and ultimately themselves in the process. Um, you have the hero, and it's the one who takes responsibility. And of course the hero doesn't always know what's going to happen or where they're going, but they still move forward anyway. You know, they take action, they grow, and then finally it's the guide, the guide who helps others on their mission, usually because they've already walked through their own fire. And this this I love this uh this book, um Hero on a Mission. Here's the thing, though, Miller says this we're all meant to move from hero to guide. And and you live a meaningful story, and then you use what you've learned to help others live theirs. And and ultimately the book is you know, uh, you know, victims heal into heroes, heroes grow into guides, and then villains are really the victims that that never healed. And so, you know, if you know, again, uh your personal story, are you right now, if it's a movie, are you climbing the mountain? Are you hiding in the cave? Are you just standing still waiting for someone else to come save you? And and um again, it's not about waiting. And then ultimately we get to take responsibility for the story uh that we're living. And so, you know, again, our lives and deciding what our lives look like. Uh, you know, what is what do I want my life to look like in one year, what do I want my life to look like in five years, what is the next 10 years? Um again, it's it's it's all part of, and no one, it's not like any of us have done this before, right? But you get to decide what your life looks like living on a mission instead of floating, instead of autopilot, you know. So I've I've heard it said we always tend to overestimate what we can do in one year, but we tend to underestimate what we can do uh in five years. And so again, one of the things you can do is you can you can you know start writing out what your your goals are, what your lists are, what you're gonna be doing. But the other bigger picture on this is again review you review ultimately your story every morning. You can take you know, you can take small, meaningful actions, take steps. It's not you know heroes actually move even when they don't feel like it, and then ultimately you know practicing gratitude because gratitude turns survival into abundance. And so if you do those things consistently, it's it's your life begins to feel like a story that matters, not because everything's perfect, but because you know where you're going. And again, you do get to decide. You get to decide what things mean, you get to decide where what your next decision is. You can't control everything that happens to you, uh, but you can decide how you respond to things. You know, bravery is not the absence of fear, but the action in the face of it. And so it's it's just another perspective is is just writing the story you want told about your life. And so, you know, what you what you stood up for, what you stood for, how you showed up, who you loved, how you made a difference, it can give you a compass for living today. And so again, putting things in into perspective, another thing is this, another thing I love is you know, about Hero on a Mission is it doesn't tell you to find yourself. I think people talk about finding themselves. And the book says it encourages encourages you to create yourself. And again, it's not about having an easy life, it's about having a meaningful one. And so meaning comes from responsibility, relationships, and the pursuit of something bigger than comfort. So, you know, maybe you're listening today, you might maybe you're not sure what's next or where you're headed, but and maybe you're in a hard chapter, you've had those setbacks, those disappointments, or just been on autopilot. The reminder is this you're still the author. You can you can choose to stop being the victim of your story and start being the hero. You know, again, think about what your future looks like and decide um what you want it to be. And and here's the thing, we deal with uh people are making massive decisions when it comes to real estate, and it's and it's a privilege when we sit down with our clients and they are deciding what they want their life to look like. And a lot of that has to do with you know, are they gonna keep their house, are they gonna sell their house, are they gonna what are they gonna do when they're their investment properties, how are they planning ahead with their estate? You know, I I over the weekend had a uh uh hopefully a potential client. They were very honest with where they were, they were getting to a point where they're like, I want to go get a RV with my wife, and we want to go travel. I you know, we've worked hard our entire lives, and it's our turn. I would encourage you to consider, you know, even while you're working, again, it's you want to sprinkle in, you know, going on those trips, taking care of yourself. You don't have to wait to live your life. But again, uh Donald Mill and Donald Miller said this in his book the story of your life is a gift you give the world. So again, what kind of story are you going to write, you know, be the hero of your own mission, help someone else become the hero of theirs. And again, the book's uh Hero on a Mission, Donald Miller. Uh you know, victims heal into heroes, heroes grow into guides, and then really the villains are the victims that never never healed. And and by the way, we can play all four of those parts at any point in our lives. It could be, it could be again, maybe maybe you're acting more like the hero today, maybe you're acting more like the guide, maybe you're the villain today. But again, you get to decide what your life looks like. But again, ultimately, I think we're all meant to move from hero to guide. Again, living a meaningful story and helping others. I mean, I think that's where the purpose in our lives happen. And again, so encourage you to check out that book. I didn't think I was gonna go into that uh that conversation, but I I that book was very encouraging to me. I hope you consider it as well. So back to the real estate market. I mean, we this is so interesting. I'm gonna get just jump into some stats. I know it's a little bit of a uh squirrel moment there, but like the stats in the last seven days in Henderson County, 38 new listings, 75 price drops, 75 price drops, four 42 homes went under contract in the last seven days, and 38 homes closed. I mean the market is absolutely moving. Yes. Are there more homes for sale now than than the same time frame last year? Yes. The good news is there's been more homes sold. There's been 7.7% more homes sold year to date through the end of September. The sky is not falling. Even if I look at the last rolling 12s, even in the 12 months that encompass Helene and the 12 months that I mean, we we are the market, did we have a bit of a pause? Yes, but the market step moving, kept moving. And so all of that to say your unique home, your unique situation, your life and your what you're deciding to do. This is real estate just happens to be the catalyst, and we have incredible agents, we have incredible staff, we're growing, and if you're thinking about buying or selling, and maybe you want to just know what your home's worth. We're and and it's okay if it's not if it's not the right time for you to sell. You we're we're not there to tell you to sell, we're there if you choose to call us, we're there to provide clarity and to provide information so you can decide what's right for you and your family. And we've been diving into helping so many of our clients with their uh planning and thinking ahead with their uh investment properties, their real estate investments, and and maybe you have a maybe you have land uh that you are just paying the taxes on.
