SPEAKER_00:All right, good morning, Henderson County. You are tuned in to the George Real Estate Group Radio Show. I'm Taylor Heary, filling in for NOAA, George today. And as a proud native of Hendersonville, it's a privilege to be here sharing what's happening in this wonderful place that helped raise me. This week we're talking about the real estate landscape across Henderson County and what's shifting, what's stabilizing, and where opportunity is emerging as we move through this fall season. Right now, the median listing price sits around$525,000 with homes averaging roughly$261 a square foot. The median sold price is holding near$445,000 to$450,000. And sellers are generally seeing about a 96 to 97% return of their asking price. What that tells us is that we are in a market that's kind of found its balance. The post-pandemic frenzy has softened, and what's replaced it is a bit of a steadier rhythm. Homes are staying on the market for 70 to 100 days on average, giving everyone space to think and move with intention instead of desperation and throwing in offers and hoping that everything goes their way and having to maybe settle or work into a deal that doesn't necessarily work for them. So it's nice to have that stability. For buyers, this is a really favorable favorable climate. Um, maybe one of the most favorable that we've seen in years. There's more inventory, less competition, and a return to real conversations, the kind where you can actually negotiate and take a weekend to decide without losing the deal. It's great to have that kind of a space right now, certainly for the buyers. For the sellers, the game is strategy. The properties that shine are the ones that show pride of ownership, well priced, well presented, marketed with care. Buyers are still eager to act, but they've turned into value again, not just hype. And so that means that we've returned as something that's way more genuine than maybe what the market has been before. It's been about, you know, scarcity and people being able to grab what they can when they when they can, and uh sellers overpricing things because they know that buyers are desperate to move here, and it just doesn't always end up in necessarily the best scenario for the buyer or the seller in the long run. Um, and so now I think that we're in a place where people that are buying and selling can really genuinely reach a place where the people selling are thrilled to be able to sell to their buyer, and the buyer is is not just buying a house, they're buying a home. So it's cool. You see, we've seen several clients at George Real Estate Group where the buyer and the seller, they're not that's not their only relationship. They wind up becoming friends, they're sending each other Christmas cards, and so the the relationship part of it has come back into play because of the way the market is now, and that's that's really cool. That's a blessing, that's a gift. So let's take a second and look at sort of the micro markets in Henderson County. Hendersonville itself kind of holds steady around a$408,000 median value. Uh, downtown living and the historic charm continue to drive steady interest. If you are from Henderson County, I myself can say this. I used to live out Fruitland Road in a little farmhouse and it was super cute. And then I had children as they got older and they went to Hendersonville Elementary and we needed to be sort of in town a little bit more. We started looking to buy a home in town and had a total gift of a home presented to us, and we will own that home until the day we die because it's really, really cool to be able to live in town, especially when you have kids or something like that. So the downtown Hendersonville market is always gonna hold steady interest. It's a great place to live. And certainly if you are looking to be able to, you know, walk to town and walk to shops or walk to a playground or drive to school quickly, then it's it's a desirable place for young families and retirees and really anyone in Henderson County. So downtown Hendersonville is always gonna hold steady. Uh, then we have Flat Rock. It's averaging about$465,000 and it offers the beautiful blend of village life, like sort of a smaller, smaller, more close-knit community. It has still has walkability and sort of a slightly elevated luxury tone when you think about the neighborhoods in Flat Rock. I mean, when you drive through there, you drive down so many of those side roads driving into East Flat Rock or Flat Rock, and there's, you know, trees that have been there for who knows how long. And you've got Carl Sandberg, and where are our our office is in the little rainbow row of shops there next to the Flat Rock Bakery and Hubba Hubba, and it's just kind of got its own feel. Um, there's some luxury neighborhoods out there, and certainly some really, really beautiful off-the-beaten path roads that have some wonderful old homes. And then you think about Mills River right now. We've had a lot of development in Mills River, and it sits a little bit closer to the$540,000 line. It continues to attract those who are looking for acreage and privacy and proximity to more of the job market or the airport, even like living in the Mills River Fletcher area affords you the ability to hop on 26 and you can work in Asheville or Hendersonville or Greenville. Um, so it's it's got its own draw there as well. And if you've ever been to the North Mills River Campground or um Sierra Nevada and you've kind of spent any time in Mills River, you know that there is a huge opportunity still there. That's why the price is a little bit higher because you can still buy a good chunk of land out there for not an obscene amount of money. Um, you may be living on the side of a mountain and have to have somebody come and scrape your driveway or park at the bottom if it snows your ices, but it's a beautiful place to live and it's still highly desirable. And if you're really seeking value in Henderson County, Valley Hill, East Flat Rock, um, Edneyville area, they still remain strong options because they have great homes, great schools, still proximity to everything. But you are not necessarily having to live in the heart of town and deal with the traffic or or go for the higher price points of the Flat Rock area. And it's just it's a wonderful thing to consider if you're a first-time home buyer or if you're new to the area, or if you still want a little bit of land and you just don't want to pay as much, then these are wonderful areas for that because it's it's a lot of um, you know, old family farmland where people are, you know, sort of selling off or trying to figure out what to do next with their property. And, you know, we we have options for that as well. If you're somebody that lives in a in a rural area or an agricultural area and you want to hang on to that and you want to preserve that, we have options for that as well. So definitely reach out if that's something that you want to maintain. But it's a great, it's also just an amazing opportunity. There are so many people now, like young people. I'm only 32 and I have two children and a stepchild, and I can tell you that when you have kids, you want to give them a real life experience. You want to be able to have them have a creek in their backyard or maybe have chickens or something like that. And if that's something that you're interested in, there's plenty of property and opportunity for you in the real estate space here in Henderson County right now. So it's it's just awesome. You sort of cover the entire range of real estate needs here, and because the market is much steadier, we're not in a place where everybody's having to be sharky and fight for things anymore. You can actually communicate and have a connection with the person that you're buying or selling from. And that's what this area is really all about. So that's really, that's really great. Okay, so regionally across Western North Carolina, the story is kind of similar: moderate growth, healthy supply, and an enduring lifestyle draw. We're seeing steady relocation interests from the southeast, including Charlotte, Atlanta, Florida, and even the Northeast, as more and more people look for a slower pace of life without giving up quality or community. We have a lot of, you know, we all call them snowbirds. It's okay. Um, they do not want to shovel their driveways anymore, and I don't blame them because the couple of ice storms that we have here make me can't I can only imagine what it would be like to have to go out and shovel snow every day. So, you know, we we do not criticize for that. We absolutely welcome those who don't want to shovel snow anymore because I wouldn't want to either. But we have people coming from all over the place. So if you're somebody who's looking to sell your property in the area right now, you know, there's a there's a huge amount of e like interest across the entire eastern seaboard. It doesn't, isn't there there there is somebody that's going to be interested in what you have to sell. So, you know, keep an open mind. And what makes this market so resilient is what makes the region itself resilient. It's stability and beauty and balance. And like some areas driven purely by speculation, Western North Carolina continues to thrive because people don't just want to invest here, they want to live here. You know, a lot of times you have certain places in the country and it's it all comes down to dollar signs, and people from bigger cities or even other countries want to buy in because they just want to turn on their investment. Um, that's not really the case here, and we're really lucky for that. So, you know, people don't just want to invest here, they want to live here. They want to buy property here so that they can live here. They can raise their families here, they can retire here, they can change the pace of their life. And, you know, I've spoken to many, many people. I used to be a wedding photographer, and you'll talk to anybody, and there's a lot of people they say when they first move here, they say it's so slow and it's so frustrating. But in reality, that's what we want to give people. That's a that's a that's an asset that you can't put down on a piece of paper in a real estate deal. That's something that you can't even quantify because the ability to slow down and take stock of what's really important in your life is something that if you have come from a big city, if you lived in Manhattan and you've been running the rat race your entire life and that's what you thought was valuable, and then you choose to move to a place like this, it it will humble you because things are slower. You might have to stand in line and wait at the grocery store because some you know young guy is helping an old lady with her checkout line and it's gonna take you 15 minutes longer. But that's the beauty of this place, it makes you realize what's really important. So, you know, when we when we talk to people that are wanting to move here, we don't say this as a disclaimer. We say it outright, full-throated, confident that it is a total gift to anyone and everyone that gets to live here, that slower pace of life, that connection that you have with the people around you, and that, you know, instead of focusing on things that aren't important, now you get to you get to really experience what it feels like to live in a community where people really do care. And the the number one, you know, piece of the pie is not always the dollar amount. And that's that's just a gift for everybody. So that piece brings or well, that brings us to what makes this place really special, the people and the pace of life. Here in Henderson County, real estate is never just about the property, it's about the place. You can see it in the farms that have been in the same families for generations, and the neighbors who wave from the front porch and in the small businesses that still run on trust and a handshake. There's something profoundly grounding about this area. Life moves slower, not in the sense of falling behind, but in the sense of catching up with yourself. You don't have to rush to live well here. That's what we mean when we talk about community and conversation on the show and with our incredible hometown heroes that we have every Friday. There's been so many people, especially, of course, over the past year, people that are still and will continue to be working with, you know, the devastation from Hurricane Helene and all of the recovery and all of the effort that's gone on. And there are so many organizations that have come from outside of our area that have come in to help and funding, and that's amazing. But our hometown heroes that we have here with the George Real Estate Group show on Friday, they are people that live here. They are local people. They are they are people that are boots on the ground, they live on the side of a mountain somewhere. Um, and that's it's just it's really inspiring. And you know, our hometown hero this week tomorrow is going to be Wes Hardin. He's been working with a lot of organizations in the area to rebuild from Hurricane Helene. He's done a lot of work in the gorge, which was extremely damaged. And he works with groups like the Appalachian United Initiative and Helene Rising and others who we've also had on this show recently. So I'm really excited to be able to talk to Wes tomorrow. I know that there are people here in this area that, and we have are so grateful for all of the help from everywhere else. But it is truly inspiring that the people that live here and work here are not only still living and working here and doing their jobs and raising their families, but they are going well and above and beyond and out of their way to take care of everyone else that lives here too. And if that is not just the picture of what it is to be, you know, a resident of Western North Carolina or Henderson County or Bunkham County or Transylvania, Polk, Yancey. I mean, it's just it's amazing. I I remember growing up as a kid, I went to Henderson Wall High School, and I it everybody's family. You could go to any one of your friends' homes on any given day of the week, and somebody was gonna feed you, they were gonna make sure you were okay. And, you know, the community is not just because of what neighborhood you live in or what your job is, where you went to college, it has nothing to do with that. It's just a community that is so much more than that, and it's a blessing for all of us to get to share that with people that move here, and it's a blessing for them to realize that the important things about life, you know, aren't necessarily what they thought they were. And then that's that's really, really cool. So if you're thinking about making a move this fall, whether it's buying your first home, finding a mountain retreat, or selling a family property that's meant a lot to you over the years, now is a wonderful time to start that conversation. I personally have a lot of family in this area and I know how important those properties are and the preservation of those properties are, or if you're gonna sell that property to somebody else, you you know, you hear about people that they put in to buy a house, they put in an offer and they write a letter to the people that are selling the home. And it's, you know, we and our three kids, we really are just excited. We really wanted our kids to grow up on farmland, you know, whatever. The people that read those letters in this area, they listen and they pay attention. And that means something to them too. So it's a again, because the market is a little bit more stable, there's a lot more um genuine generosity and conversation happening. So that's that's a beautiful affect of what's going on in the real estate market. If you're a business owner looking to list or invest commercially, or you're beginning to think about how to manage your real estate in a way that kind of secures your family's legacy for generations to come, we can help with that too. And families here are rightfully hesitant to let go of it, especially ones that have been here for generations. Even if you've been here for a short time, this is a special place. So there are a lot of different options um available to you, and we we have a we have many great professionals that are willing to help you and educate you through that. And I am just so proud to be a native of this area. I I just I grew up here, I went to Henderson High School. I think that it is just so incredible that I I mean, there are not a ton of people that grew up here that still live here. I am one of the fortunate ones that did stick around. And I think that it's just a really amazing opportunity to be able to raise my kids here. You know, they my children go to the same elementary school that I went to. Um, I grew up in Laurel Park, actually. My dad and his dad built two flat-level Florida houses up in the top of Laurel Park, and we used to go to jump off all the time, and that is something my kids get to do now. And the the generational impact of living in a place like this just can't be quantified, really. So it's just an amazing thing to be able to grow up here, to be able to live here and even work here. Like we have all these different kinds of industries in the area, and that is a really powerful piece of people moving here as well. You've got you've got restaurant industry, you have tourism industry, you have hospitality, you've also got manufacturing. You know, this place has grown a lot since I was a kid. I can remember driving down 191 and through Mills River and there being absolutely nothing there at all. You know, the upward road exit had nothing on it, and there's a lot that's changed in Henderson County from when I was growing up. There's been a lot of growth, and growth, growth is good. I think for some of us that are local, sometimes it doesn't necessarily always feel good. It feels like everything's grown and prices are going up and the roads are really traffic-y and things are just getting too busy, and everything that we knew and understood. And I'm young, I'm 32. I was born in 1993, and there's, you know, the generation before me, and the one before that, and the one before that that remember it is vastly different from what I grew up in, even. So it's easy to kind of get ourselves in a little bit of a twisted downturn mindset about people moving here and people wanting to come to this area. But when you go and stand on the top of Jump Off Rock or Black Balsam, and you breathe in that mountaineer and you look around, and you know, how could you ever blame anybody for wanting to live here? It is just the most beautiful place in the world. And there's a ton of um, we grew up in it, we have that piece. You know, we're able to go on a vacation and then we want to go home, right? We're not running away from where we came from because we're happy to be where we came from. But there's a lot of people that aren't fortunate enough to have that, and they come and they visit this place and they come again and they come again and they come every summer with their family, and then they bring their kids, and finally they're ready to retire. And the place that they grew up loving their entire lives, just for a summer, just for a summer at a time or a couple weeks at a time at camp somewhere here, you know, they decide that they want to invest and they want to come and move and actually spend their life here. Um, and that's that says everything that needs to be said about this area and how how special and how important it is. And, you know, I can remember growing up, my dad's from Florida, my mom's from here, her whole family's from here, but even my dad, we would take trips back to Florida, but there was nothing like getting in the car and turning around to go home. You know, you drive, you drive up from Florida, you're driving up 95, 85, 75, and you see the mountains come up on 26 finally, and you knew you were home. So it's just it's a it's a gift to be able to live in a place like this. And the real estate market, everybody's life is different. Everybody has different needs for why or how or when they want to deal with their real estate. If you are living in a home that is just an absolute burden to you and you have financial problems and you sell your home and cash out of it, that's okay. You know, that's okay. I I promise you, if you walk into a room of anybody right now and ask them if they've ever had that situation happen to them, nine times out of ten, they're have they will have been right there with you at some point. Or if you are, you know, looking to buy a second home because you you've done really well and you want to have somewhere for your family and your grandkids to come up and spend time at, you know, it's it's a little you're overwhelmed because it's more challenging. The tax breaks aren't as good or whatever, but you still want to do it. It's a dream that you've had and you've worked really hard for it, you know, there are options for you. There are all different walks and talks and styles of life that go on everywhere, every day. And just, you know, if wherever you are, if you own property, if you own a home, or if you want to own a home, you don't need to have any sort of fear or shame about going and talking to somebody about it because there are 1,000 ways to get through whatever your specific circumstances you're dealing with are. Um, we have all mostly been through, if if not all, many of those situations ourselves. And so, you know, I would just encourage you that if you have any questions at all about commercial property, personal property, anything like that in this area, please ask. You know, reach out and get some help. We at George Real Estate Group are, of course, 100% happy to help you. But if you know somebody, if you have a friend that's a realtor or a banker or something, please ask those questions. You know, don't let the fear of what you kind of perceive an issue might be stop you from asking, because there are so many opportunities for you to overcome and actually get yourself in a place where it could be life-changing for you. So, you know, if my recommendation for you today is, you know, be like the leaves in the fall and just let it go because spring will come and something new will come along. And that, you know, if there's one constant thing about life, it's change. And, you know, you can be that own change in your life. You can ask for help, you can ask questions. Doesn't mean you have to do anything, but there are a lot of people here in this area that are willing to help you. And that is not just in real estate, that is across the board. As I have mentioned earlier, you know, Wes Harden's gonna be here tomorrow for Hometown Hero. We've had many, many, many hometown heroes. There are people in every walk of life all over this area that will help you with anything, anytime you ask. So it's just it's so fun for me. I'm sitting here in WHKP right now, which is on four seasons. And again, I grew up here, so I've been down this road. I used to live out Fruitland Road. I came down this road all the time, and it's really cool to look out and see all the leaves changing and people going by. And as much as I get irritated too with the traffic sometimes, 26 is gonna be done soon, so that's really helpful. And even my kids, my kids go to school and they have friends, you know, that move here halfway through the year, and we wind up meeting those families and talking to them and learning about why they came here and their experiences, and it's just unreal. There are some really, really cool stories from people. So, you know, if you are from here, we are very lucky. You already know that, and let's just share that with everybody else. And if you are moving here, if you are interested in coming to this place at all, not only will you get to listen to Amazing Country Radio on WHKP every single day, like I do when I come in here and uh help with this radio show, but you will get to meet somebody at, you know, Ingalls or a gas station or something that might just turn into someone that is a lifelong friend. So that is just a beautiful thing about this area. And you know, the market is holding steady. There's room for buyers and sellers right now. It might take a minute longer, but that's not a bad thing. It's a great thing to have that community and that connection because a h a house is it turns into a home. A house is where you spend your life. Um, it's where your memories are made. It's where when you're having kids or grandkids one day, you're gonna drive them by that house. You're gonna drive them into that neighborhood and show them where you lived or where you grew up at. And so, yep, it's just a four-walled building with floors and maybe a fireplace and you know, a kitchen or whatever, but it doesn't have any any it doesn't hold a candle to the meaning of the people that live in that place. And that's a really cool thing. And I myself experienced that. My dad was a carpenter. I can't hardly drive down a road in this county without seeing a home or a building that he worked on at some point and talking to everybody too. You know, they all have their own stories about how, you know, one of their kids left a frying pan on a stove and it burned their kitchen up, and my dad was able to come in and help rehab their kitchen and stuff. You know, there's the life happens in these homes, life happens every day to everybody, and it's just it's a beautiful thing. And I hope that you guys are able to find somebody today, just run into somebody and say hey, and you know, ask them how they're doing, ask them what they need. And if you are someone that needs to sort of change your investment strategy in your real estate, or you're looking to buy a home, if you're a first-time homebuyer and you feel like there is no way that you would ever be able to afford a home, I promise you there are people that can help you with that. We have some great people on our team that do that, and the interest rates have gone down, and there's enough inventory that, you know, all these things are possible right now. We ourselves have just listed a couple of great first-time homebuyer properties. If you are looking to downsize, um, you know, maybe you're living alone now and you need to move into something smaller, and it's just sad to let go of that property, you know, that we can't take that sadness away, but we can absolutely make your living situation um, you know, a little bit easier and maybe, maybe way better. You never know. Maybe that would be a great thing that would happen to you. So definitely just um the spirit of this place of Western North Carolina, and especially during the fall, you know, you think about seasons and transitions and all of that, and we are really good at that. If if Western North Carolina has proven one thing over the past year since Selena, it is that we are resilient and we are really good at moving on and moving up and appreciating what we have and appreciating each other and showing up. And um though there may be fear, there may be shame, there may be problems that come up during the process, that does not mean that anything should stop you from going after what it is that you that you need or that you want. And we are just honored to be able to kind of help people play a part in that. SPEAKER_02:Taylor, uh, tell me about uh listing and showing a home during the holidays. We've got you know, Thanksgiving is three weeks from today.
SPEAKER_00:You know, I don't really want to think about it because I'm not the best cook in the world, but um my grandmother and my mother are, so I'm gonna lean on them. I'll bring um, you know, I'll bring the the jokes and the fun and they can feed us. But I think listing a home during holidays is great. If you are thinking about where you want to be at at Christmas this year, where you're gonna be opening presents at, you know, you're gonna put a Christmas tree up. Is it gonna be in your house where you're at right now? Or would it be amazing to be doing it in a home that has a mountain view somewhere, you know, that now is the time. If you're thinking about moving, now is a really great time.
SPEAKER_02:We've got a lot of people that come in for holidays, so and uh yes, the holidays uh have you got any open houses this weekend? I know you guys uh usually have somewhere an open house, and the and people still turn out to an open house uh around here.
SPEAKER_00:Open houses are incredible. I mean, for me, if I'm buying anything, whether it's a car or a jacket, I'm gonna go and look at it first. So open houses have a lot of value. We don't have any on the books at the moment, but what but at any time you can call any agent with our company or anybody's and and request to see that property privately. We do have a couple of properties that have had price reductions, one of which is the beautiful 204 Pineberry Circle in Henderson, North Carolina. It's a two-bedroom, three-bath, and it's got a creek behind it, and it's like your totally ideal mountain property. We have several. We have several. If you're a family looking for space, we've got three bedrooms and four bedrooms or you know, whatever. So we have several that have price reductions on them. And as the week goes on, we may have people that have availability to host open houses, but you can at any time call and ask for a private showing.
SPEAKER_02:Okay, and uh you guys we well, we talked about how much we we love Hendersonville and Henderson County and and the properties, uh, but uh the George Real Estate Group is active in the upstate of South Carolina over in neighboring Bunkham County. You guys are all around.
SPEAKER_00:We are, we are everywhere, and that's one of the great things about real estate. You get to drive around and see all these beautiful places and meet beautiful people, and sometimes we meet people here and then they wind up selling property in South Carolina, and we get to go down there and see that too, and meet all those people. And this community extends far beyond the reaches of Henderson County, but it's yeah, it's uh, you know, kind of the same kind of mindset all in this area.
