Wow, time flies when you're having fun. And uh April's here. I mean, kids are out of school in less than two months. I was looking at the Henderson County uh school calendar. I think it's the they're out, I think the 21st or 22nd of May. Uh don't quote me on that, double check for sure. But like again, it's remarkable how time flies when you're having fun and just life is happening and real estate's happening, and we'll talk about what's going on in the local real estate market, the numbers, what's what's going on, the the conversation, the headlines that that are out there, and and ultimately hopefully give you some encouragement and some positive things to think about. And and
Local Market Snapshot And Trends
SPEAKER_01and uh two things can be true at the same time. While while you might be having so much to be grateful for and things going on, you might be walking through challenges and and some things that you're having to face. And again, two things can be true at the same time, and and there's that tension there. And and while the market here, if we want to bring it back to real estate, I mean the market is still moving, and days on market are are longer in January, February. I think the average days on market was close, getting closer to 100 days. I mean, we're we were talking uh two months on average. I mean, if you look at the last 12 months, but the last couple months, it's been increasing significantly. And so days on markets longer. Uh the demand is remaining strong, actually. The uh over the last 12 months, there's been a hundred more homes sold in Henderson County than the previous 12 months. Uh, prices are holding within the 540s uh average single family home price. Uh so the market is the market, the interest rates are the interest rates, and and there's there's things the market is still moving, and we know life happens, therefore real estate
Life Changes That Drive Moves

A Money Story That Sticks
SPEAKER_01Another thing that I love to do is read and listen to podcasts, and uh I was recently uh I was uh recently uh uh heard a story from the book uh The Simple Path to Wealth by Collins. And I I think it's a a very appropriate conversation for us to talk about. We're gonna talk about money and and and again, we all come to uh everybody brings to the table their experiences, their what they they've uh their own uh what they've been taught, their environment they grew up in, and and and ultimately their perspective. But uh I can't stop thinking about the story I heard, and it's about two boys who grew up together, same town, same starting point, uh, the same opportunities. This is this is uh from a long time ago. This is when uh this is you know back in uh the I don't know what you know how many hundreds of years ago it was, but they made very different choices. One of them went off to serve the king, and he he pursued stability, status, you know, security. He had uh steady income, a safe place to stay, food on the table, and the other uh was and it had a different path forward. He was uh very poor and and he lived very simply and and he ate what he could afford, you know, right rice and beans, and and uh years later, and they hadn't seen each other, literally, the most of their uh their they hadn't seen each other since childhood, but years later they ran into each other, and the one serving the king looked at his old friend and said, If you'd been willing to serve the king, you wouldn't have to eat rice and beans. And the other man smiles and said, If you'd been willing to eat rice and beans, you wouldn't have to serve the king. And
Wealth Is Needing Less
SPEAKER_01so and then and let that sit for a second, because right there is is the entire conversation about money, work, and freedom, and and most people think wealth is about how much you make, and it's it's not, it's about how much you need, and you know, we're living in this world that constantly is telling us upgrade your car, upgrade your experiences, your lifestyle, upgrade your house. But every upgrade quietly increases the number of people you have to serve, you know, the bank, the job, the next deal, the next uh, the next uh you know, transaction. But there's nothing, and of course, there's nothing wrong with success, and there's nothing wrong with making money. And I am clearly in real estate. I believe real estate does build wealth, but the question is, are you building a life where you own your own time or one where your lifestyle style owns you? And I heard another uh quote the other day, which was it's easier to get rich than it is to give up the idea that getting rich will make you happy. Let me say that again. It's easier to get rich than it is to give up the idea that getting rich will make you happy. And so the people with and we see this all the time, with you know, people that have great incomes but no freedom, people who look successful but feel stuck. It's the keeping up with the Joneses, it's the it's the the debt that they carry, that it's it's serving the king. On the other side, there's people, you know, if you've heard the saying the millionaire next door, it's the the millionaire next door drives a 10 to 15 year old car. They're driving the paid-off car, they're living below their means, they're buying assets instead of upgrades, and and over time something shifts. They don't need as much. And when you don't need as much, you don't have to say yes to everything. You don't have to say yes to staying in the situations you have outgrown. You don't have to serve the king. You don't have to, you know, when you have um money really is money is not good or bad, but it's good it money is good for the good it can do, just like it can also do bad things. But money itself is not good or bad, but it's good for the good it can do. And when you you have money, it it does give you options and freedom. But you know, again, when your lifestyle, and again, living below your means, I mean, if you can, if you don't getting being trading your time for money when you're stuck in a job, because you have to have the job for the paycheck versus again, again, and and and I'm not making light of of life circumstances and challenges, and and it I'm just giving you this this concept just to maybe get you to think about money and and wealth differently.
The Fisherman And The Goal
SPEAKER_01But the there's the old story about the fishermen and and the the wealthy businessman comes up to them and says, You should catch more fish, you know, build a fleet of boats, you know, scale your operations, make millions. And and the fisherman says, Why? Because the fisherman, you know, he wakes up in the morning, he he fetches a few fish, he comes home and has lunch with his family, he takes the nap in the afternoon, and he has this time, and he has this time with his family. And so, you know, the the businessman says, the fisherman says, Why should I do all that? And the businessman says, So one day you can retire, you know, sit on the beach and relax. And the fisherman smiles and says, That's what I'm doing right now. And so it's the same lesson. You know, we spend decades chasing a life, you know, that's that simplicity probably could have given us much earlier. And then, you know, the the um it's all about perspective too, right? Where the uh the the man working, the two different workers on the construction site, you know, the the the purpose behind working, and and someone asked the first man, what are you doing? And he says, I'm laying bricks, and then they asked the the second man the same question, and he says, I'm actually building a cathedral. It's the same work, but different mindset. And this is where whether you're buying a home, uh, whether you're creating a business, you're selling a home, you're investing, or just trying to make sense, life life is much bigger than these, then, than about the the job or the house or the the business. It's it's how you design your life, and back to the story at the beginning. Again, uh, are you building a life that requires you to keep serving the king or are you willing for a season to live simpler and one day, so one day you don't have to, because you know, freedom doesn't come from more, it actually comes from needing less. And so,
Lifestyle Creep And Golden Handcuffs
SPEAKER_01I mean, you hear the story of the the person making a million dollars a year, and and yet they're spending 1.1 million. So they're they they they have those they're they're spending more than they make. And the same thing goes true. You could there's a there's actually a story in another book called the uh the psychology of money, and and and it's an incredible book talks about stories of money, and there was the janitor that served his community as a janitor, lived very simply, lived in the same house his whole life. And again, you can imagine what the income is of a janitor, but at the end of his life, the community was shocked to find out he ended up giving millions of dollars, I think it was like five or six million dollars. He ended up giving back to the community because he lived below his means, he invested the excess into the market, and then time was on his side, decades of compound interests, and again, living below his means. Um, and and again, it's the stories that we tell ourselves are you know, the again keeping up with the Joneses, or or you know, having to have that that new car, or again, it's this perspective on life versus the freedom. And this is the you might have heard of the golden handcuffs, you know, the you know, someone lands their dream job, it's the the great salaries, the bonuses, the lifestyle. But and then over with the money, he then buys bigger houses, newer cars, he sends the kids to private schools, the vacations. Then then one day he hates his job, but he can't leave it because too many obligations, too much overhead. He doesn't he doesn't own his life anymore. His lifestyle does, right? The the lesson, you know, the more you the more you require, the less free you are. So perspective on life, and again, living below your means, it's not about how much you make, it's about how much you keep. And you know, the you actually you actually have freedom by uh owning less. And and and again, the the perspective that we have, and it's be careful about increasing your lifestyle when you're increasing your income. So again, it's usually not about the income, it's about how you spend less uh than what you owe. So again, perspective on uh on things and and time, but but even the quote, even the quote that I uh uh again, the qu the quote that it just landed, um you know, the the quote of it is easier to get rich than it is to give up the idea that getting rich will make you happy.
Why Getting Rich Is Not Happiness
SPEAKER_01Because I think we associate money with happiness, and some of the most miserable people in the world are uh very wealthy, and and it sounds backwards, right? People spend their entire lives thinking getting rich is the hard part, but but again, what if the harder part was letting go of the belief that more money will finally do it? And and again, it shows up everywhere, and we see it. You know, when I get there, people say always future looking to the future. When I get there, then I'll feel settled. When I get that job, I'll feel more secure. When when I get that perfect house or the perfect relationship, I'll feel happy. Uh you know, again, getting the bigger house doesn't change your problems. Getting hitting the income goal just moves the target. You know, you close the the the big deal, and instead of peace, you're thinking about the next one. So it's it's the issue isn't the money or the amount, it's the expectations. And so there's this treadmill that the moving goal posts, no matter, and this is where it's dangerous with moving goalposts, right? No matter what you achieve, your your baseline resets, and it's the that that new car becomes the expected or that new income becomes necessary, the new house becomes normal, and and it just you're just running as hard as before, just as a higher level. So it's again, it's not about how much you make, it's living below your means, whether it's whether you're making $100,000 a year, whether you're making $50,000 a year, if you live below your means, you know, the question is it if we've been sold this idea that wealth equals happiness, but what people discover usually later than what they want is wealth doesn't create happiness, it amplifies. Have you heard that saying uh money is a magnifier, right? People that win the lottery, if they weren't generous, if they weren't generous before they won the lottery, they're probably not going to be generous after they win the lottery. And it's in money usually amplifies what's already there. If you were good with your money before the lottery, or if you weren't good with your money before the lottery, you probably won't be good with your money after the lottery. I mean, how many uh how many times have we heard the stories that most lottery winners end up worse off than where they were at the beginning? And so here's the thing if you have peace, it gives you more space to enjoy. If you have stress, money can actually give you more ways to expand it. And so, you know, the it's not worth it. You hear about these people that build these businesses and they miss their kids' birthdays. You might have built the business, you might have made the money, and you might have got, quote, everything you wanted, but the question to ask yourself, was it worth it? And he's you know, it it's again, whose life are you living? And back to that quote, it's it's it's not it's it's um it's easier to get rich than it is to let go of the idea that will make you that it that rich will make you happy. And so, you know, we have this belief that money we all have this story about money, right? That that it um that we're all chasing something, and and that maybe money will make you it'll solve whatever problems you have, and and and again, it's this it's not about hitting a certain number or certain income or a certain lifestyle. So this is what might surprise most people.
Time Health And True Wealth
SPEAKER_01It's the most valuable things that I think we'll all look at, and again, if we're really honest with ourselves, the most valuable thing ever is time. You know, it's time with friends and family, it's it's our health, it's our peace of mind. These are priceless things. You know, money is infinite, actually, but there's finite amount of time, there's finite health. There's there's you can't put a price on flexibility or freedom or peace of mind, or ultimately, you know, purpose in your work, and those things don't require millions, they but they do require intention. And so I'm not anti-wealth. In fact, I think real estate can be one of the biggest paths to financial freedom. I do believe in investing, owning assets, creating passive income, you know, but it's the the goal isn't just to get rich, the goal is to build a life you don't need to escape from. And you can be because you can't be careful because you can't spend 20 to 30 years climbing that ladder only to realize you've you've been on the wrong ladder, the wrong wall. And so instead of asking myself, how do I make more money? Maybe you're asking yourself, what kind of life do I want to live? What kind of life am I trying to build? Because those two questions don't always lead to the same answer. And so the paradox is when you stop expecting money to make you happy, you actually start making better decisions with it. I and I have the perspective it's none of us is ours, anyways. We're all here. Not we can't take you cannot take anything with you when we leave. You came into the world naked, you'll leave the world naked. And again, uh, you know, making this you know, having a healthy relationship with money. Again, the book. The psychology of money is incredible. Also, the simple path path to wealth is incredible. Um, and building wealth that actually serves your life. And so, again, the the win isn't getting rich or accumulating more. It's maybe when you come to the realization understanding what's enough, you know, building a life around that, having purpose and um and and mission. Um, you know, again, I I started this conversation because again, the story that I heard, or the I was reminded of the story again of the of the two the two boys that grew up together, and later in life, they they they ended up not um they ended up you know growing apart. They they had very different paths. One ended up serving the king and one was very poor. And they ended up running into each other later in life, and one the one serving the king said to his poor friend, if you were willing to serve the king, you wouldn't have to eat beans and rice. And then the poor friend said, If you were willing to eat beans and rice, you wouldn't have had to serve the king. Again, these are just some perspectives I I share with you because you know, we don't talk enough about purpose, about making a difference in someone's life. You know, we're we're all here for a very short time, and what I've seen personally, professionally, and working with people every day in real estate, a lot of people don't actually want more money. What they really want is what they believe money will give them the freedom, peace, you know, time, flexibility, and that's what they're after. Money is just a tool. And so when we confuse the tool for the goal, we can spend years and decades even chasing something that never quite delivers. And making having a uh being really clear on your purpose in life, being really clear, again, money is a tool, and it's a it can you can use it to serve you, not you serve the money. Again, it's this is the truth is you don't find purpose at the end of success, and you you actually bring purpose into what you're doing right now. And so you might want to ask yourself, am I doing what I what I'm what my calling is? What is my purpose? It's not just to get a check, it's not just to get more, but maybe why am I doing this? What am I trying to create? What is who's benefiting from the life I'm building? And so,
Purpose First Then Money Supports
SPEAKER_01you know, we are so passionate about helping our families find stability. We are passionate about helping our clients grow generational wealth, uh, help our clients uh build their businesses. We're helping our clients. This is the thing about the purpose of real estate's never just about the transaction, it's a bigger picture. I mean, what's the what's the dreams, the goals, the desires, what's the bigger picture on why our clients are doing what they're doing? It could be the growing family, it could be the the family where the kids are off to college, it could be the the family that wants to get closer to their grandkids. And money, again, it's just exchange between the buyer and seller as to the value that the perceived value between the buyer and seller. And again, putting this is here's the thing too. I see this all the time. People that retire with a lot of money, and and sometimes they feel lost, and because their identity was tied to the chase, the deals, the growth. And then when it stops, they they're left asking what what what now? And that's why I see so many incredible men and women in this community that are volunteering, they give back, they're serving the community. And then there's people that that who may who may have never figured things out financially, but they actually wake up with clarity, they know what matters to them, they they they know who they're what they're doing it for, what kind of life they're building. And again, maybe they've not had the same quote unquote financial success or worldly success, but there's a different kind of piece. Again, it's in money is just a tool to be used. So having purpose about being part of something bigger, uh, doing something meaningful, you know, serving our community, raising your family, building a business that creates opportunities for others. Um, again, having a and maybe your uh you know your goal is flexibility, maybe it's you know having the opportunity to to serve and give back and and generosity. It's this where you know purpose and money should actually work together, you know, in the right way. You know, purpose defines the life and then money supports it, not the other way around. Because if money leads, you end up chasing a life that might look great on paper, but it doesn't feel right when you're living it. There's that cognitive dissonance. So there's this here here's the thing. You know, people think that more money will lead to a better life, but it it's define the life you want, design the life you want, and then build the money strategy to support that. So maybe it means downsizing into a uh a more efficient home so you can have more freedom. Maybe it's investing your money consistently to buy back your time. Maybe it's it's um simplifying your life. Maybe it's again, it's it's you can design and create the life that you want and and how money can be a tool in that. So it's this is something we get we all get to decide, right? You don't just uh it just doesn't come uh you know, purpose isn't just something that shows up. Again, you you get to decide what you want your life to look like and the difference you may want to make in your life and the people you're surrounding yourself with, and and again, instead of chasing your life, you get to I think life, instead of believing life happens to us, I think life happens for us. Uh and again, it it is it's all about perspective. And so put putting that into context, and again, just having a conversation this morning in real estate certainly is a way to, and it depends, right? Sometimes the house can be a burden and it's not serving you, and it maybe at one point it did, right?
Downsizing And Real Estate Clarity
SPEAKER_01And it was a blessing and it was a good thing, but maybe you've that per that season of your life is is no longer where you're at right now. You don't need the big house, it's become more of a a burden than it is a blessing. And so these are where you know, maybe simplifying your life where the house at one point was the right thing for you, the big house was the right decision, and then again, your season of life changes. You know, you have challenges, and again, that house ends up being a burden rather than a blessing. So then again, coming to accept that and then deciding and saying, hey, I need to sell in honor of the house for what it was and that the what it served you. And again, moving on to the next season. Downsizing. We and it's and it's I hear it from a lot of clients, they're glad they did it while they could. They were in control, they made the decision to downsize and to take to do live their life. And so it's interesting how real estate's just one of the many components and how you know we are, and it's a privilege and honor for our our team to serve the community through real estate, but it's real estate's just one of the many factors, it just happens to be a piece of the puzzle. And that's where this is just something to think about. This is something this is just a different perspective. And maybe to give you some insight onto how we approach things. It's not just about the the buying and selling. It's what's the bigger picture here? What's let's take a step back. Let's and who do we need to have in the conversation from? Maybe it's a financial advisor to a tax strategist to an estate attorney to you know, we have an entire group that we work together to ultimately serve our clients and help our clients navigate and make the decisions for what's right for them so they can decide what's right, they can make a choice, and then we are so honored to serve our clients and to be the quarterback behind these really big decisions and to help and to advocate and to facilitate.
