And I know there's a lot of news out there, the sky's falling, and nothing's selling, but that's not true either. And we have some actual numbers that I'll share with you, and uh specifically Henderson County, but Western North Carolina, the market and demand continues to be strong here in our local area. The the demand is here, inventory levels are still low, interest rates are the interest rates. In fact, interest rates have been in the mid to the high sixes, and guess what? Over the last 12 months, there's still been more homes sold here locally than the previous 12 months. It's an interesting dynamic, but guess what? The market's still moving. And so, again, putting clarity and and information and context on what's happening is part of what we love doing in educating. And today we're gonna have a great educational show here. Meet 2020 Builders And Their Mission
SPEAKER_02We have Scott and Ray Ray with us from 2020 Builders, and they are probably one of the largest, and we'll have to get some context. They're one of the largest local builders here in our area, and I know you guys can put some clarity on that. And we've worked with them for a long time, and it's been a remarkable um uh you know uh solution for our clients, and it's something we want to share with you. You might not think it's possible, but a lot of people have this dream of building and buying their own land and and this vision that they have. And and a lot of people, frankly, they get discouraged because they don't have the right guide, they don't have the right information, and and Scott and Ray Ray are here to to provide some information on all that. But so just for an introduction, uh Scott and Ray Ray, you guys uh I'm gonna let you guys uh you know take the floor, but tell us about not sure who wants to jump in first, about you know, it you know, 2020 builders, people may or may not have heard of you you guys, but you know, let's let's go go with the introduction on 2020.
SPEAKER_03Yeah, thanks, Noah. Uh Scott Angelo, uh head of sales, uh Ray Ray's here. She can introduce herself in just a second. And we to your point, I think the company on purpose has tried to stay under the radar. You guys are well, yeah, it was on purpose. There were some times where it was just like, you know, we kind of just like to build houses in the background, and then the volume increased and increased in the last several years. The goal's been at around 100 homes a year, maybe a little bit over. That's of course, like you said, ebbed and flowed with the market, demand, what's available, you know, those sorts of things.
SPEAKER_02You hold on, you say 100 homes so nonchalantly. 100 homes a year is significant. Sure. In in comparison to most builders, I think, are doing two or three a year here locally. So a hundred is significant.
SPEAKER_03Yeah, and the vision, I think, really was the important spark to that, which Ray Ray is going to speak to in just here in a second, but bringing attainability to the area. Why don't you lead into that?
SPEAKER_02Well, and by the way, there's semantics. People think about affordability and then they think about attainability, and they're different. They're very different. And and let's talk about attainable homes.
SPEAKER_01Yeah, thank you. So, Ray Ray here, also with 2020 Builders, and attainable homes kind of starts at the heart of the company. The owner and his wife moved here and were not able to get into a home. So that's I think when the vision really started to how can we build a home stick built that's quality that the average family, the average first-time home buyer can attain. And that's kind of where the dream came from is building quality products and homes for that home buyer. And that's really the heart behind what we do in the attainable aspect.
SPEAKER_02So it started out with his own story of not being able to do this. And and he's like, I want to be able to provide this for others. And this conversation is very pertinent. I mean, our average single-family home price in Henderson County, I I pulled it this morning. Single family homes in Henderson County, 537 is the average. It's a half a million dollars. I I remember as a kid, a half a million dollar home was a mansion.
SPEAKER_01Yeah, yeah.
SPEAKER_02And that's now our average. And so, and there's all these components, right? Income levels, uh, you know, interest rates, you know, the land costs. I mean, there's so many components that come come into it. But for you guys, what is attainable? What does that mean to you?
SPEAKER_01Well, I think the the heart behind that as well is own your future. So that's something that's really important to the owners that we help individuals in our community own their future. And for a lot of people, that is real estate. That is a sort of a legacy. Um, and also for our team members, how can we make sure our team members have that same opportunity, not only in housing, but also in just their paths to own their future? So when we think about attainable, we really closely associate that with owning your future. And that's a huge first step is being able to attain that first piece of real estate for you and your family or transition to that piece of real estate if you're moving out of another one.
SPEAKER_03Yeah, and so many great things happen when you own a home. There's a lot of stats on, you know, just family status and safety levels and success in school, you know, security, yeah, all the things like that. A home is a big deal, you know. So when you I mean, people in real estate talk about all the time, you take a house and you make it a home, right? That's real. It is. There's a real thing that happens when that becomes your home.
Why Homeownership Builds Stability
SPEAKER_02Well, and and just not to get into the weeds too much, but just the dynamic of locking in that 30-year fixed rate, you can actually, you can't control what gas prices do, you can't control what grocery prices do. You can literally lock in that monthly payment for your principal and interest for 30 years. It is one of the ways to combat inflation and to actually help you get ahead, is to lock in. You know, because with rents, they always go up. And you're not in control of it. You can and you can't control the gas prices, the grocery prices. But one of the benefits of home ownership is that security piece of like, I know I can lock in this this payment for the next 30 years, which can get part of that security for people to build wealth. I mean, not even and that's not even talking about the uh appreciation that people get the benefit of.
SPEAKER_01Well, and I think it's also just the the piece knowing that your money's going somewhere that's impacting you and your family in the future. Um with rent, you can't say the same. So I think that's another piece of it that you're you're building something for you and your family with that monthly payment that you can lock in.
SPEAKER_02Yeah, it's almost a forced savings uh that that goes into play. And so there's this, but there's a there is this perception building's not obtainable, but that that's something we're gonna talk about. It's break the mold. Right? Yeah. And so how do you guys how is that possible with you guys?
SPEAKER_01So I would say it's possible because we are passionate about what we do. We have systems and people that perform extremely well. Um, and we're able to have a system that executes in order to be able to provide that attainable home. Um, so I think it starts with our team. It also starts with our systems that we have. Um, and then it also starts with just the actual spec house itself and what those floor plans are and what we can provide to the community. So, Scott, you want to tell us more about those spec homes, as they say?
Floor Plans And Attainable Price Targets
SPEAKER_03Yeah, absolutely. And I think uh coming back to that a little bit, it's a choice because any builder can buy a piece of land and build any house they want to.
SPEAKER_02Any cost per square foot, I mean, or whatever the market would accept. Right. Right?
SPEAKER_03I mean, like so many builders out there are doing 600, 700, 8 million on up, whatever. So it's a choice. Like we we work hard.
SPEAKER_02A conscious, intentional choice.
SPEAKER_03We work very hard to find land we can build attainable homes on, which is getting harder and harder to do. Yet the goal is, and the bread and butter would be we have a couple floor plans that are like right in the mid 1,400 square foot range. Um, so we try to make that attainable for a great starter home. Exactly. A nice family or whatever your situation is. It's not huge, it's not tiny. So it's just kind of like that bread and butter style three-bedroom, two-bath, fourteen hundred square foot plus home. And the goal is to bring that in on average right around three seventy-five.
SPEAKER_02That's unheard that's I mean, that's unheard of here.
SPEAKER_03Yep, and that'll ebb and flow to the area, what the land costs in the first place. So there's there's an up and down. But the goal is can we bring a couple three-bedroom, two-bath, fourteen hundred square foot houses in that 375, 385 range? And uh, if we can, we'll do it all day long. Um we've got another house that is right around the 1600 square foot range, so it's just a little bit bigger, and we try to bring that in around four, maybe just a little over four. So, again, like your your price per square foot, you're bang for the buck, so to speak. Yeah. Um the quality also you'll find when you walk through one of our homes is not uh, as they say, builder's great. Right. So we're not trying to cheap out on things. It's like how can we deliver a great quality home that feels solid, is gonna last and wear well. You spoke to the appreciation value. So, you know, as you're in that house for years and years to come, um, you know, there are there are definitely other homes you can walk through where cabinets are gonna start falling apart and stuff's gonna start peeling off. You know, your floors are squeaky, and the goal is like when you walk through one of our homes, you're not gonna have any of that.
SPEAKER_01And I think another thing to support that too is we have an in-house warranty team. So we we are the ones, we don't contract that out, but we actually have our team member come out within that first year if there is any problems or warranty claims are submitted, and we provide that right there, right then from our own team and respond to claims quickly and provide education as well.
SPEAKER_02Well, it's the commitment to your clients, the commitment to your product you're delivering. You guys intend to be here for the next, you know, I mean, for decades. I mean, this is a long-term vision. It's not I mean, in uh over a hundred homes a year, that speaks. You wouldn't be getting your clients if if the reputation in the again, past clients are referring to you guys as the snowball effect. When you do great work, it it's gonna return with more customers.
SPEAKER_03Yeah, absolutely. Yeah, I think the other thing to say too is we have we have a pl a plethora of floor plans. So somebody was listening here today. Um, you know, contact no and his team. They know us well. We've been in his office, we've we've got great relationships with many of the agents, worked with them several times. I just I would probably say it'd be hard for one of your agents not to even know our floor plans decently well. You know, they've been in them, they've showed them, they've known the product. So contact no and his team. Um, you can head to our website, 2020builders.net. All the floor plans are there. You know, no and his team can walk you through which floor plan will work the best. Um, so yeah, they go, there's like ADUs um that is available. So if you're an investor, that's a whole different ballgame. You know, you can build something um, you know, small on like maybe a flag lot, you know, on the back of your house.
SPEAKER_02There's which we've talked about Henderson County. I mean, City of Hendersonville has this small lot ordinance and in the flag lots. I mean, a lot of people don't realize that that's an option now.
SPEAKER_03Yep, Airbnb, short-term rental, long-term rental, mother-in-law, cottage, you know, whatever it would be. Uh, multifamily is huge. We partner with a lender, and man, that is like one of her favorite things. It's just like people don't realize how easy it is to tap into living on one side, renting the other, cash flowing it, you know, moving out from your side one day, and now you've got two rentals, you know, and and do the other thing with something else.
SPEAKER_02It can change the trajectory of your financial life and setting your family up. You spoke to legacy and and again building wealth through through real estate. But but and I remember back it felt impossible, you know, uh whatever age you're at, right? Getting that first home, for most people, it's like, how is that ever possible? And I and Ray Way, let's go back to you guys have this vision for your own people and your team, and and I love that own your future can that's huge. And that that what you guys are doing for your own uh employees.
SPEAKER_01Yeah, I think the heart behind the company is exactly that, like I mentioned, the own your future. Um, and I won't go off with all of the details, but just a simple way we really try and develop and empower our team is we do two leadership classes a month, uh, just speaking to development, not just leadership skills, but also how does that tangibly transition to your personal life? So developing the individual team member to operate better day to day, of course. Um, and how do we help you own your future in terms of when you go home with your family, whether it's conversations or different things that are going on in your life? So I think that's a a great way that our passion for people internally easily is visible externally in the care that we take and the passion for the homes that we built in the communities we love.
SPEAKER_02And how you show up for the you like you just said, how you show up for the community, how you show up for your customers. I mean, it's that's everything. Like it I've I've heard it said, and you've we've talked about this, like you're in business, right? Your business typically grows to the extent you your own personal growth and like how you guys are investing in your team and your employees. Have you heard the story about the um this is back when na NASA was very early on in the rocket program, and they were interviewing you know different people at the NASA program, and and they interviewed a janitor and they're they were asking him about his job, and he's like, I'm helping launch a rocket. He he was I mean, talk about how the vision He's sweeping and mopping the floors, but that's not his that his perspective was the work I do here is literally launching I'm part of something bigger. And I think that again, that's a powerful story about any of our work, right? Like we're you're you're we're part of something bigger, we're serving, we're helping, we're giving back. But again, it's I love that you guys do that for your for your team.
SPEAKER_03Yeah, one of our favorite moments is celebrations inside the company where yeah, because you know, there's confidentiality. We don't always know the buyer on the other side. But man, if it's uh if it's some uh if there's details we can know, I guess I'll put it that way. Uh we love to celebrate that as a team where it's like, hey, guess who just bought one of our houses and who's gonna be living there in the next several of years. And like you just said, everyone, you know, whether it's from our finance team to you know the superintendent or the PM, that's there, obviously they're more hands-on. We have a lot of people behind the scenes and a lot of different roles. Uh, we've got a team that's uh overseas as well, and they everyone celebrates. Like, yeah, that's why we do what we do. We love that people are getting into home ownership.
SPEAKER_02It's a big deal. So, okay, let's let's go to just down to if someone someone can reach out to us, someone can reach out to you guys. Again, the point is this is worth exploring. You know, like this is people think it's we hear it all the time. We want to build, we want to, and then a lot of people hit these different roadblocks and they just don't know. And we've been able to help navigate clients that have this dream and vision of building, and it's through partnerships with you guys that make it possible for people to fulfill fulfill that dream. But talk through again, you guys from whether someone already owns their land to finding land, which we can help with. Again, there's there's all these steps in the process. Let and then uh let's let's talk about some of that.
SPEAKER_03Yeah,
Building On Your Land Without Guesswork
SPEAKER_03absolutely. So we've talked about two of them already. One would be uh a how a spec house has been built and it's on the market.
SPEAKER_02But you guys have great inventory, sure, which people can go see existing homes right now.
SPEAKER_03Yeah, so your team can help find that, be the buyer agent involved. We love partnering with your team for that. Um, there is the opportunity to do something investor related, you know, whether it's multifamily or an ADU, or even just a standard floor plan that you turn into rentals. Those are two very easy avenues. What you've touched on several times now has been like this roadblock mentally of like, okay, I could never build a house. Yeah. Which honestly I thought back in the day too. I was like, we can't build a house, it's too expensive. So if we're going to break that mold, that's where we kind of come along and we try to make home ownership more attainable on the new construction platform than you think it is. So the cool part is, especially if you own your own land already, say you have inherited land or you have family land, or somehow you just you bought it a couple years ago and you're sitting on it.
SPEAKER_02Well, we hear a common scenario here locally, family land that the parents are gonna cut off an anchor and give to the kid for this exact yeah, beautiful.
SPEAKER_03Yep. So we come along and then our team, you know, connected with your team, um, makes those connections, and then we can help someone through the entire permitting process uh because that's another big roadblock. It's like, well, okay, first of all, if I was gonna build new construction, you're telling me it's more attainable than I think it is, well then I don't know how to do it. Right. Great, you don't have to. That's not your job. That's we do. Yeah, yeah. Noah's team and our team, we both know our portions, and we can make that super easy. So we walk someone through the entire permitting process. You do not sign a construction contract without us, with us, without knowing 100% uh assuredly that we can build that house for the numbers that we've delivered.
SPEAKER_02So there's a commitment to the pricing.
SPEAKER_03We don't we don't move through, it's a fixed cost, which helps you know, a new construction loan. That's a whole different conversation as well, but that's easier than you think it is, too, which is great. So basically, with you know, if you pick a floor plan and we vet that on site, it's fully bid out, so we know all of our horizontal costs. Ray we talked about our systems. We know basically from the sill plate on up is very dialed in. We're very confident in those numbers as well, because it's it's very systematized and reliable.
SPEAKER_02And there's economy of scale. Absolutely. And that's where when you're working with someone like your team and the volume you're doing, the client benefits. That's what makes this one of the reasons it is obtainable.
SPEAKER_03Absolutely. Yeah. So if you own your own land, you don't have to purchase land, that is a huge cost savings just off of the resale market, you know, because you're not you're not having to take on that cost. And then when you contract with us as a builder, you do save money with us as a GC versus just us going all the way through on a spec house and then having to sell that retail on the market, which honestly is still a good price. Yes. So it's interesting that you get a good price one way, you even get a better price if you contract with us to build yourself. Absolutely. Yep. And then you mentioned as well if someone needs land, you know, contact Noah and his team. Um, they can connect with us on which floor plan would be most ideal. We look at topography, we vet some things on the front side, and then as Noah and his team helps you go under contract on a piece of property, we won't close on that property until that same green box, everybody giving you a few.
SPEAKER_02But you're physically, your team is physically coming out to the property to verify everything. I mean, like there's there's parts of these, there's so many pieces of the puzzle, right? With the due diligence process, we're making sure that we're making sure the utilities are there. And like, again, you have the point is as a consumer and a build someone about to build a home, you have guides. Yes. The real estate agent guides, the construction guides, the general contractor. I mean, like that's what we're there to to bring it forward and to catch those blind spots on on their behalf.
SPEAKER_03Absolutely. Yeah. In the due diligence process, if somebody was buying, purchasing land on the market, we would set the due diligence and closing dates far enough out that it gives us all the time to literally, and this isn't just like, you know, theoretically or whatever, like you we will literally know all the answers that we need to know. Right. And if we don't have them, we get more time in the contract. You know, so it's just like you we're not gonna close on that land unless we can say, yes, we can build the house that you want, how it's how it needs to be for the price that we have been, yeah. All that's set. And then there's just a lot of peace of mind moving forward. There's no guesswork.
SPEAKER_02That's the point. You take out that's where fear happens, is with the unknown, and you guys have done this hundreds of times every year. You're able to take away the uncertainty and to provide clarity. And we there's a lot, there's so much we can talk.
Construction Loans And 90 To 120 Days
SPEAKER_02Talk about we still have a little bit more time, but the reason this goes so smoothly in the process you guys have developed and have done for years now, this makes it a beautiful uh handoff to the lender. Lenders love working with your team because they know you guys have it dialed in, and so we have great lenders in place. People might think that's impossible. Oh, I can't get lending for new construction. And we've and we've had lenders on the show. No, there are options available for new construction lending.
SPEAKER_03Yeah, and the volume, like the history that we have, the credibility would probably be a great word financially for for a lender to uh look at the financials, look at the history. You know, we've got we have lenders that are obviously we're fully vetted with already, but if somebody brought a different lender, it's surprisingly easy for them to go, oh yeah, that's fine. Don't worry about your builder. Let's just look at your personal numbers, put the whole package together, and it's ready to go.
SPEAKER_01And I think one thing that makes that easy too that we haven't hit on is our bill time. So I think that there's a lot of peace in mind for the consumer. So our bill time is anywhere from 90 to an average of 120 days.
SPEAKER_02Hold on, that's unheard of in the new construction world. I mean, a lot of builders, no offense, other builders, we love you guys. And it's it's nine to twelve months to 18 months. And by the way, there's some construction projects that that's appropriate for, right? I mean, like the the the 10,000 square foot homes we've seen built. I mean, they just take longer. But for a 1,400 square foot home, because everything you guys have dialed in, 120 days is phenomenal. But again, that speaks to the systems, the processes, the everything you got in your team that you guys haven't dialed in.
SPEAKER_03Absolutely. Yeah. Lenders look at that as very low risk. The great part to the consumer, you know, to you as a buyer, if you're listening here today, would be lack of long-term interest payments, you know, month after month after month after a build. So that speed to build while maintaining quality, like that. There's a sweet spot in there.
SPEAKER_02There is.
SPEAKER_03You can go too fast and get sloppy. Obviously, that's not our goal at all.
SPEAKER_02Yeah.
SPEAKER_03So maintaining that high level of quality and our standards at the same time delivering, you know, uh speed to completion.
SPEAKER_02Right.
SPEAKER_03Uh, it's kind of a beautiful sweet spot.
SPEAKER_02And that keeps the cost lower.
SPEAKER_03Absolutely.
SPEAKER_01And it's exciting. It's a an exciting process.
SPEAKER_02It's amazing. Uh would you guys I would call I would maybe categorize you guys as maybe I'm wrong, semi-custom, right? People can make some choices within their I mean, you have the floor plans, but I mean, some of the selections they have and upgrades that are possible. I mean, there's options for clients.
SPEAKER_03Yeah, two words you use there are the exact words that we use selections and upgrades. So custom, you know, it's not really a word that would probably quite fit with what we do because our floor plans are pretty locked in. But when it comes to in terms of like selections, uh cosmetically, for sure, we have a lot of freedom outside.
SPEAKER_02Yeah, there's a lot of choices.
SPEAKER_03Deck sizes, we know we can do asphalt or concrete driveways or not, or you know, different things like that. So there are ways that we can work with that. And we're honestly really right now even building out, we're in the process currently of building out an interior upgrade option that will end up being pretty robust here in the next several months in terms of um product and quality and style, design style, working with uh ideology in Asheville, you know, a very high-end designer that essentially just they they they latched on to our vision. And she's like, Yeah, I mean, I pretty much do two to three million dollar houses all day long only, but I love what you do and I'd love to work with you. So she's partnered with us to kind of catch the vision again, you know, of like how can we bring attainability to Western North Carolina? So she's doing helping uh you know create curated packages, you know, for us uh to make available for upgrades. So that's fun. That's new. We're kind of dipping our toes into that water now.
SPEAKER_01Yeah, and I think when you mentioned turning a house into a home, I think when you can make some of those adjustments or selections or upgrades to really capture your style or your vision for your home in the next few years, I think that's definitely part of the process that helps with that transition to your own home.
SPEAKER_02And we're not talking theoretically here. This is happening every single day, and it's been happening for years with your your group, and people think it's not possible, but it is. You guys right now are building obtainable homes. You've been doing it for years. I mean, a hundred homes a year is nothing to sneeze at. And that's what allows the economy of scales, allows clients in Western North Carolina to have new construction at attainable prices. And and I know you said every lot's different, and there's some variables, but you said target 375 to the low fours. That's phenomenal for site-built new construction.
SPEAKER_03Well, and to be clear as well, that's on market retail.
Real Build Costs And What’s Included
SPEAKER_03So if someone That's on land. Uh that's so that's that's when we build a spec house. Yeah. So it gets even better. So we mentioned the differences.
SPEAKER_02Yeah, if you have your own land, yeah.
SPEAKER_03I was gonna say to clarify, yeah, to this the numbers I'm about to share here on average is uh it's good it's good to just remember that you would have to already own your land. You're not putting the land cost on top of this. So this is just what our build is. Uh that bread and butter you know, housing that we do, that 1400 square foot range, um, you can plan on our cost kind of being in the 225 to 250 range. Uh again, you have your land. Right, we build it. Now, if you but again, if you build in you know a lot cost, if you're under 100 grand, you're still saving money because if we take that 250, you spent 100 on land, you just built that house for 350 rather than buying it for 375. So there are savings there, and it gets it gets astronomical, I would almost say. If you own your land. I mean the savings is astronomical. Yes. Oh, yeah, that's what I mean. That's what I mean.
SPEAKER_02The savings are astronomical. I mean, it's wild. And that's where it gets exciting. Again, people can take advantage of the systems, the people, the the I mean, you guys have thought through this. This is where it takes the clarity, you guys have clarity and you've removed the uncertainty. That's the thing. What people want is show me a clear path to doing this, and you guys have di and by the way, with with any business, you fail, you learn, you you fix your mistakes, you you dial it in. Again, this is where you know, again, it's it's all learning and and keep adjusting and improving. And and people get the benefit of hundreds of homes you guys have done uh you know, here locally.
SPEAKER_03Yeah.
SPEAKER_02I I I don't maybe you guys have hit the thousand mark, probably. I I don't want to throw that out there, but I mean you're you're you guys, it's remarkable how many homes you guys have built over the years.
SPEAKER_03Yeah, and the cool thing about the numbers as well is people they always ask me, the next question is, well, yeah, but what about the septic system? Is that included? You know, do I get a driveway with that? I'm like, well, yeah, you gotta have a driveway in a septic system to have a house. So it but I think people assume they're like, well, surely there's like you're only talking about just framing or something. You know, like there's nothing missing. Those numbers are grading, prep, you know, horizontal construction, the house, the utilities. People are like, so you're hooking me up to utilities too. Yeah, I gotta do that for CO. You know, like you're gonna have utilities. And live here. Yeah, yeah. It's remarkable. They are great numbers. They really are.
SPEAKER_02So it's exciting. And again, that's the thing that's and they are it's just the reality of our market. It's been a challenging uh dynamic, is attainable housing. It it's with the inventory levels as low as they are, with the home prices as where they've been, especially with the increase in interest rates, that's a reality that so many families are facing, and you guys have dialed in this niche, and it's needed. We need we need this. Can we talk about where you guys are
Where They Build Across WNC
SPEAKER_02serving? Is it you know, is it just Henderson County, just Buncombe County? I know some of these answers, but for our listeners, where were you guys uh where's your footprint of of where you'll you'll build?
SPEAKER_01Yeah, so we are all over Western North Carolina. So when you think of Black Mountain, Hendersonville, Buncombe, Candler, um, all the way down to we've done some or getting ready to possibly do some in Rutherford, and um there's the counties. What am I missing? Polk County.
SPEAKER_03Polk County or Transylvania County with Brevard? McDowell, yeah, Brevard for sure. So maybe let's just kind of like go counties around. So if you just start like Asheville, Bunkham, uh, we do a little bit in Madison. Um for sure. We're in uh McDowell County, so Old Fort and Marion, very easy reach for us. We're trying to dip our toe into the Ruthverton area if we can. Um we'd love to do that. Um for sure. Henderson County, all over the place, Transylvania, Brevard, uh, and then Haywood as well. So out to um uh Waynesville and Maggie Valley.
SPEAKER_02It's amazing. Yeah, but again, you have that ability because of the the size of your organization. You guys have the capacity in the infrastructure to do this and still meet those timelines you shared, 90 to 120 days. I mean, it's phenomenal. At this again, it's speed without sacrificing quality, it's it's attainable pricing backed by the the warranty and your warranty team. Again, the you guys standing behind your your product.

Pre-Construction Packages For Land Sellers
SPEAKER_03couple minutes. Well, I was just okay, I was gonna say the last thing that we could throw out there, which was a whole little pocket in and of itself, is if you have land to sell, one of the things that we want to do is we want to partner with, like, let's say, your team. So any agent with Noah's team, um, if you're listing your land for sale with uh Noah and his team, we can do a pre-construction package. So take one of our floor plans, our team will help vet that land, uh, pick a home plan that could fit well for there, and that allows your future buyer to envision something besides just rocking.
SPEAKER_02Yeah, we can market, we can market a pre-construction pro uh home on your land. Right.
SPEAKER_03Which helps you as a seller sell your land because someone can imagine and or realize, wait, okay, what would I build on this anyway? Yeah. So if they could go all the way from like, wow, I can buy this land, which helps you sell, and then I can put this house on it. Oh wow, now that makes it go from dirt to front door in a way that sometimes people really have a huge gap. Like, what now I gotta pick floor plans, I gotta find a builder, and I gotta do this and that, all the unknowns, if we can remove all that, it really does make your land more saleable because that end user can go, wow, I can now know how I can get to a front door for something that works for me. Let me buy your land.
