What The Local Market Data Says
SPEAKER_01Well, uh, the real estate business, I I was uh listening to your show yesterday here on WHKP where you were talking about the real estate market and it is still pumping out sales bigger and better than the year previous.
SPEAKER_00It's still moving, and again, that's where context and data and the information matters, and and real estate's local. It's it's hyper local even. You could go, it could be different from neighborhood to neighborhood, from from uh county to county to community to community, and that's where we we really study the the data and and provide that knowledge for our clients ultimately to make the decision, you know, the market's you know, quote unquote not good, not bad, it's the market, you know, and and depending on your situation, it could be a really positive reason why you're buying or selling, or it could be a challenging reason, whatever that might be, and us being able to walk alongside with our clients to give them information so they can make a decision for what's right for them. I mean, the interest rates are the interest rates, the economy is the economy, and and yet we know that life happens, therefore real estate happens. And so, as you just said, there are as I was pointing out yesterday, there's more homes that have been sold in Henderson County in the last 12 months than the previous 12 months, almost 130 more. That's almost that's over 10 more homes a month are selling on average in Henderson County in the last 12 months versus the previous 12 months. Fascinatingly, that prices are holding. Uh there is some the the the market's slower in the when I say slower, instead of taking you know two or three weeks to sell a house on average, now it's closer to two or three months. I mean, like, and that's more normal. I mean, in what is normal, right? But it's normalizing the market. It's not the frenzy that it was, it's it's becoming a little bit more of a balanced market, and and it's all about you price it right, you stage it, you you know, it's price, condition, location, all those factors that come together to sell a house.

Great to be here, Andy. I was so glad to have you here with us. And I I found out that you have spent some time in this radio business that we love.
SPEAKER_02I did. I enjoy I enjoyed it. It was a lot of fun. I did about for four years.
SPEAKER_01Yeah.
SPEAKER_02Old, old equipment. I'm talking our our pots were analog dials. We didn't even have slides. And you had the option of playing a song with a cassette tape.
SPEAKER_01Oh my goodness.
SPEAKER_02It was a while ago. Well, it was a while ago. We've all been there.

Apple Festival Breakfast Basics
SPEAKER_01Lodge. And and I guess first and foremost, we want to remind everybody now that the Apple Festival is underway. You're having an apple breakfast on Sunday morning, right?
SPEAKER_02Yes, we are. We are having and actually, if you think about it, it is our 25th annual Apple Breakfast. Our first one was in 2001. Fantastic.
SPEAKER_00That's amazing. I mean, how appropriate. This is the 80th anniversary of the Apple Festival. It's your 25th anniversary of doing this breakfast. I mean, it's long.
SPEAKER_02250th of the country. Yeah. Really? Some big mile markers. The OCD people are very happier this year, I tell you.
SPEAKER_00Some big mile markers for sure. And it's WHKP's 80th birthday as well.
SPEAKER_01Exactly. We we started together this Apple Festival and uh and this radio station. Uh 1946, I believe, is that year.
SPEAKER_00That's amazing. But the Elks Club is so involved in the community. And and I think, and we want to remind the listeners about coming out to the breakfast, but there's so much more. This is just one uh piece of how involved you guys guys are in our community, and that's what we want to highlight today.
Christmas Charities For Local Families
SPEAKER_02And this is actually the financial piece to our biggest outreach, which is our Christmas charities. Our Christmas charities is two weeks of groceries to 130 needy families in the community.
SPEAKER_00Wow.
SPEAKER_02Uh it uh does take some money to buy those groceries.
SPEAKER_00Yes.
SPEAKER_02So we have to do some fundraising along the way. Two weeks? Two weeks of groceries. You get a pound of sugar, a bag of grits, canned goods, eggs, bread, and then paper goods too. Uh paper towels, soap.
SPEAKER_00Incredible.
SPEAKER_02Laundry detergent. We we take care of them, and if there's children, they get every age appropriate toys.
SPEAKER_01Oh, good.
SPEAKER_02If they're teenagers, they get gift cards because you know not not every teenager wants a Lego set. Some do, but not everyone does. But with a gift card, if they want that Lego set, they can get it. Absolutely. So we do take care of the community in that way. And as your listeners and you guys know, groceries get expensive.
SPEAKER_01Absolutely.
SPEAKER_02And when you're buying two weeks of groceries for 130 families, that's a pretty good price tag. Well, especially during the holidays when there's all yeah, I will say this though, because this is a tight-knit community, the local grocery stores do work on trying to find us the best deals for things. Uh they'll start stocking things that won't go bad or have a long shelf life. They'll get those early if they're on sale, stock them all up, and then deliver them all at one time. So we take care of it. And we do get we do get some breaks. It's not like we're just walking in and add price, and here's my shopping list. Yeah. So it it is taken care of. Strategically. Strategically. And we start for Christmas charities. I think uh we're starting next month. Or on getting out of the grocery store and let's go. Let's start. This is what we're looking for for the families and getting that taken care of.
SPEAKER_01Amazing.
SPEAKER_02So it's about the Apple breakfast is raising money to pay for all that.
SPEAKER_01And that's from seven to noon.
SPEAKER_02Seven to noon.

SPEAKER_02On the sixth, which is Sunday, the Sunday of the Apple Fest. It's called always on the Sunday.
SPEAKER_01And uh Right there at the Elks Lodge.
SPEAKER_02At the Elks Lodge. 546 Um see, now I didn't know this was gonna be a hard-hitting, tough interview. The question is what's the address? I actually had to look it up this morning because I just drive there. You know where to go. I know how to get there. It is 546 North Justice Street. We're in between 5th and 6th Street on Justice, real close to Party Hospital, very tall American flag, and a big sign out front that says Elks Lodge.

SPEAKER_01Well, I I I would imagine just about everybody in this town has at one time attended some function at the Elks Lodge. It is a uh it is a community hub. You you uh do so many things for families that grow up there. And uh uh one of the things is that we advertise here on WHKP is your uh business morning update that's hosted at the Elks Club.
SPEAKER_00Yeah, yeah.
SPEAKER_01Every uh first every first Wednesday, I think, something like that.
SPEAKER_00I I did a little bit of research prior to the interview about the Elks Lodge and the organization and the Elks National Foundation. This is incredible. For 2026 to 2027, they're anticipating fifty-three point eight million dollars for charities in the United States. It's a significant impact on our communities.
SPEAKER_02It is. So every lodge can every lodge member contributes to the Elks National Foundation. Right. And for every dollar that we send in, the community is capable of getting a dollar fifty back.
SPEAKER_00Incredible.
SPEAKER_02And that's part of that having an impact.
SPEAKER_00I mean the the and you guys each lodge gets to decide where they want to put it into the community.
SPEAKER_02Most because the m it comes back as grants. So we'll sit there and say, this is what we want to do with a grant money, and they approve it and then they send a check. And that's how it gets done. We take very good care with our veterans through our grants. And Tammy Dudis is our uh our grant coordinator, and she is phenomenal and getting that money from ENF to pay for all those things that we do.
SPEAKER_00Wow. And not just veterans, you guys uh do scholarships for kids, uh you know food distribution. Uh you know, it's it's again it's it's local, it's ground grassroots uh uh involvement in our community.
SPEAKER_02Well, the actual term is the benevolent and protective order of elks, and we do put the benevolence in it.
SPEAKER_01Yeah, benevolent and protective order of the elk.
SPEAKER_02It's BP B P O E. Other people call it the best people on earth, but you know, it is what it is. And and for the most part we are.
SPEAKER_01I would have to agree.
SPEAKER_02But with twelve hundred members, it's like a family, and every family's dysfunctional because they got people in them. You'd sit in the mouthful there. Uh but we are a family, we all love each other, and we'll all go to bat for each other.
SPEAKER_01How long have you been an elk, Peter?
SPEAKER_02I've been an elk for about eleven years.
SPEAKER_01Yeah. Yeah.
SPEAKER_02I started in another lodge and moved here, and now I'm happy happily here. And where was that? I refuse to say. Oh.
SPEAKER_01If I tell you, I'll have to kill you.
SPEAKER_02No, if I tell you, I'll get killed.
SPEAKER_01Okay.
SPEAKER_02I think you can put the math together between he did amateur radio, so radio was a entertainment was a very easy thing, and he's not going to tell you where he came from.
SPEAKER_01That's a typical radio guy. Most of them change their names. You don't even know who they are.
SPEAKER_02Well, my heir name wasn't my name, I'll tell you that.
SPEAKER_01All right. That's a crazy business we're in. Well, uh we we are there any other projects and any other uh uh endeavors that you guys have that you'd like to mention, Peter? We'd love to know about them.
Menu Prices And Serving 700 Meals
SPEAKER_02You know, I came in just thinking about Apple Breakfast because I'm the one in in in charge of that one this year. Are you serious? I'm the guy heating heading it up this year. How many volunteers does it take to pull this off? All of them. Everybody. I think I've got like about 45 volunteers.
SPEAKER_00Do you remember how many people came through last year?
SPEAKER_02They said we served 700 meals last year. Okay!
SPEAKER_00So you're anticipating that again.
SPEAKER_02That's what I'm planning on.
SPEAKER_00What's the menu?
SPEAKER_02The menu is actually the only only missing one item from the first menu. The first because I like from the original, and the only thing not on this menu now is ham. So we are serving sausage, bacon, eggs, potatoes like a potato potato dish, yes, apple crisps, and I want to mention the pancakes.
SPEAKER_01Oh, please do.
SPEAKER_02Okay. Pancakes. I've been to some charity breakfasts where you get a cold pancake, a piece of sausage, and a styrofoam cup full of coffee, and here you go, you pay ten dollars for it. When you come through the line, at the end of the line, you will see my man Cliff standing at a grill, and those pancakes come off the grill and on your breakfast.
SPEAKER_00Freshly made buttermilk.
SPEAKER_02So there you go. That's part of our our breakfast.
SPEAKER_00Quality.
SPEAKER_02And I will say this we didn't raise the price this year, even though prices have gone up on just about everything and anything. Of course. We are the same price as last year's $12 for adults, $8 for children, and children classifies as six to twelve years old.

SPEAKER_02Pay at the door. Okay. Um, and I just uh squared away with our treasurer well, you can actually use a credit card to pay when you get in, because well, how many people carry cash nowadays? I keep hearing that. Well, I don't have the cash, I don't have the cash. Well, guess what? We'll still take care of you.
SPEAKER_01Yeah. Tap right here. Yeah, I agree. Seven to noon on Sunday morning, and it's at the Hendersonville Elks Lodge at 546 North Justice Street, the Apple Festival breakfast. And we thank the Elks Lodge just profoundly.
