EPISODE 317 - Key SDA Data Insights (by Barwon)
In this episode, Minh and Debbie analyse Barwon Investments' May SDA data report, drawn from the latest NDIS quarterly report (as of 31 March 2025).
Moving beyond stats, they examine key trends reshaping the SDA market's current landscape.
Risk of Unsuitable SDA Properties Requiring Divestment:
A portion of newly developed SDA properties may become unsuitable due to oversupply in certain regions, poor access to care providers, or suboptimal design. This could force their sale into the mainstream market, causing investor losses and failing to meet participant housing needs.
Challenges in Phasing Out Group Homes:
Following the NDIS review’s goal to phase out group homes, new developments in this category have dropped sharply (5% of pipeline vs. 13% of current enrolled). However, insufficient supply of New Build dwellings for 1-3 residents in key locations risks undermining participant choice and policy objectives.
Lack of Granular Data & Strategic Investment:
State-level SDA supply data hides regional imbalances; oversupply in areas like Melbourne West and South East, Adelaide North, Logan and Ipswich contrasts with undersupply in NSW, regional Victoria, and WA. Without detailed insights, investment remains misdirected, worsening market distortions.
Critical Supply-Demand Imbalance & Unused Funding:
SDA supply is growing 2.4x faster than participant demand, with ~29,000 places projected for under 25,000 participants. Oversupply (especially in houses) risks vacancies and investor losses, while $131M (24%) of approved funding goes unused due to mismatched housing availability.
