Hosted by Wendy Gilch, a real estate industry veteran who has spent years watching the same playbook run on the same people, this show exists for buyers, sellers, and anyone who has ever signed something and wondered if they got the full picture. Spoiler: you probably didn't.

This podcast didn't start as a place to dissect lawsuits and corporate policy, it started as a place for consumers to be heard. We built a community of people who actually give a damn about what happens to buyers and sellers, but somewhere along the way we got a little too deep in the weeds of the industry-wide stuff. So, we're going back to where this started: real people, real stories, and no filter on what we say about it.
Today's story is a doozey that it actually had to be seperated into two parts.
This buyer and her husband did everything a buyer is told to do. They'd already walked away from one deal over inspection concerns, so the second time, they were careful, they interviewed multiple agents, chose a big-name brokerage, and got a written guarantee that if anything catastrophic turned up in the first year, they broker would buy the home back. The inspection report that cleared the sale checked "satisfactory" next to the roof, the electrical, the plumbing. But after closing, that all fell apart and the advice they were given landed them in a home that is no longer insurable.
In part one of this two-part story, we walk through how they found this house, the promise that sealed the deal, closing day under pressure two weeks before Christmas, and the slow unraveling that followed with rotted subfloor hidden under vinyl flooring, wiring nobody flagged, a roof multiple contractors say needs full replacement, oh, and a homeless person was discovered living underneath their home.
Despite all that has gone wrong, this couple has been patient, kind, and communicative with all parties involved to figure out what to do with a home that now costs more to fix than to just buy a new home. Part two picks up next week with what happened when they asked the people who made those promises to actually keep them.
Their experience is a cautionary tale on trusting your gut, getting stuff in writing and why keeping notes and saving all your paperwork comes in handy.
