Hi, and welcome to the platinum drains podcast. I am your host, HolleighHolleigh McLaurinMcLaurin, and I am the broker in charge at Platinum Plus, really, in Rockingham, North Carolina. So today we're going to talk a little bit about sale or possession after closing. So I've often had people say, well, possession after class, and how bad can it be? Well, let me tell you, sometimes I get in a fight a real fight. Let me tell you many names ago, there was this bar in the cellar. And they had agreed that the seller would stay useless stay about a week before he moved, and the buyer was fine with that they agreed on their terms as to what the sailor was going to pay the buyer for rent. And one of the things they also agree on, is that the buyer would be storing things on the property in the storage shed on the property. Well, one Aidan and a buyer went BA and he was some of his things in the store she in in the sale or for some reason didn't recognize him and he thought he was somebody breaking into the shed. Well, hey gang, his rifle and started shooting one shots. I don't know how many shots he shot, but it really upset the bar. And they got into a full on fight knockdown drag out this by Armenia was fine. Oh, it was bad. So yes, he can't be that bad. And sometimes I'll tell you another story. There was a sailor, and he couldn't move in his property, it seems to be on the hands and eight again behind and little did the bar Nivea. It was very behind. And it wasn't just the tail weights that the sailor had done. And he was telling me to stay in the house for and when time came for him to move. Yeah. He said, No, he wasn't going anywhere. He was gonna stay. Right they are and to his new house was banished. We our dad gets into a whole lot of legal issues. And if you're in that situation, my best advice would be to call your attorney, the closing attorney that close this property and see what's in the documents by house. That's a difficult thing. And you definitely need some legal advice on last but lemon tree Yeah, I can't not tell you the full scope of this. So times possession after closing is a wonderful thing. Let me tell you, let me give you an example. Sometimes we have people who, like the man who was failed or Kyle said he couldn't move sometimes it's only maybe a few days or a week before the seller can move. Sometimes something's happened, maybe there's been an inspection and they were waiting on repairs, or whatever the case may be. Sometimes it's a wonderful for the seller, it's sometimes it's wonderful for the buyer, because sometimes the buyer is not quite ready to move. Maybe they're moving somewhere else and that house has to close before they can actually move. So sometimes it works out perfectly. And you know, the last thing we want to do as real estate agents is to have any one home last. Yeah, I have some clients that are homeless one time, it just tore my nerves all but the way they planned it, they were gonna kind of be homeless for a few days. And they were and they lived in the hotel till they could close on their home. And that it wouldn't have been my choice for the end of the day that but they had their furniture wasn't gonna be there right away. So it was okay with them to live in a hotel for a few days because they were coming halfway across the country. And let me tell you that the Lord they were okay with it, because our gladly taught find the Marina but they said the hotel will just be just fine, because that will give them some time to relax because it was nice outside and they could just relax. Enjoy some family time. So it worked out great. But the last thing I ever want is for my class to be homeless with no word Gallo. There is not an agent that wants their class to be homeless.
