Santa Clarita is not one housing market right now. It is two, and if you own a condo, you are living in the other one. Connor MacIvor walks through the numbers from the morning of October 10, 2026.
What you will hear:
- The board: 858 homes for sale across the valley, up 6 from a week earlier, and 143 in escrow, down 10.
- Single-family homes: about 3 months of supply, still a seller's market, with a 30-day median near $850,000 and about 28 days to sell.
- Condos: about 6 months of supply, buyer's market territory, a $453,500 median and about 48 days to sell. Townhomes sit in between at a $595,000 median.
- Over the last 30 days, about 48 percent of homes sold under asking, about 28 percent sold over, and about 39 percent had cut their original price before finding a buyer.
- 272 homes, roughly one in three listings, have been on the market more than 60 days. Most started at the wrong number.
- 13 days versus 48: homes that sold over asking went in 13 days, homes that sold under asking took about 48.
- Sellers: price to what actually sold near you in the last 90 days and win the first two weeks. Buyers, especially of condos and townhomes: you have leverage. Ask about credits and terms, not just price.
- Two dates: the 30-year fixed averaged 7.40 percent in Freddie Mac's October 8 survey, and California FAIR Plan dwelling policies renewing on or after October 15 move to newly approved rates, an average increase of 29.1 percent statewide, with individual policies varying. Find your renewal date.
