 [00:00:00.210] Today I have an interview with a real estate broker investor. Her name is Ginger Faith. She's also an Airbnb Superhost and has been in real estate industry since 1994. Ginger is known for her work with both home sellers and buyers, as well as her involvement in real estate investment education and luxury home building. 

[00:01:26.120] And for what she's going to tell us during our episode today, she's writing a book. She's also founder of Women's Wealth Network and the CEO of Hammer and Lace Design and Remodeling. Hi Ginger, welcome to the podcast. Go ahead and introduce yourself to our audience.

 [00:01:43.300] My name is Ginger Faith and I'm from the Silicon Valley area of California. [00:01:47.780] All right, what do you do, Ginger? 

[00:01:49.300] I'm a real estate broker, investor, mortgage broker. I've been in the business for about 30 years and, uh, yeah, I'm still going at it. 

[00:01:57.540] Excellent. And so how did you start with your, your business? Do you work for someone or you are the broker, right?

 [00:02:04.520] I'm the broker. Yeah. I have a company. It's Golden Canyon Properties here in the Bay Area. I started off my career looking for— before I got into real estate, I started a small business. And I think that it's a wonderful idea for people to look into getting a small business for themselves. There's always need out there for people. Right now there's a big need for tradespeople. There's, you know, home organizers. There's always need. And so I started off as a teenager doing a cleaning business, and then later on I started a flower business, which I basically— I made full-time income, and it did so well, um, that I end up taking the money and started buying apartment houses. And that's how I got into real estate. [00:02:52.460] Wonderful. So that way, having your license, you're able to purchase your properties at a better rate, right?

 [00:02:59.260] You're right, right. I didn't start off that way. I started off just buying them retail, but I got good, really good prices on them because I negotiated and I looked for distressed. It was kind of like a natural thing. I know women a lot of times are bargain hunters, and when it comes to real estate, we have to be bargain hunters. Yes. 

[00:03:16.120] I always say that the money is made on the purchase.

 [00:03:19.400] Right, exactly. So my first building that I bought was a 6-family unit, and it was an old, dilapidated— it wasn't really dilapidated, but it looked kind of nasty Victorian. Like 7,000-square-foot Victorian, 6 units, but in a fabulous location. And I just bought it because I was cheap and I didn't want to pay full price. So I bought it and started fixing it up and made it cream and pink and purple. And I was crazy. I had no— I had no rules back then of what should be done. I'm just like, oh, this will be pretty, like a painted lady. And I got all this attention and I had people lining up giving me applications to rent from me.

 [00:04:04.860] Oh, how fun. That's exciting. I actually help with a program at a university where we go and talk to students about money and their careers and their future. And we had a realtor just talk to the students yesterday, and he was talking about how he started in real estate and then becoming a broker was a really good investment for him because he was able to mentor others. And still be able to be involved in real estate.

 [00:04:32.690] Right.

 [00:04:33.170] And your flower business was a flower shop?

 [00:04:35.890] No, it was a service where I offered to restaurants just, just on weekends. 

[00:04:42.450] And you make arrangements? No, you did? 

[00:04:44.770] No, I would take care of their, their clients who wanted, like, for events and things on the weekends. I just specific. So I had no overhead except for my home. Right.

 [00:04:56.850] Because you would go and you decorate. Is that what you did?

 [00:05:00.130] No, actually. Well, you will. In some cases I would decorate. In some cases I would, you know, put the flowers for the, the clients on the tables and then do weddings. But also my niche was I had a tuxedo. I dressed up in a tuxedo and I sent out girls and we went and we offered flowers to the guys for the girls in nightclubs. Oh, and then so that did really, really well. And it really, really caught wind. But then from that, I started meeting thousands of people. And so I started getting people who had weddings and then they would want me to. But I always consolidated it to the weekends. I never worked during the week at all. And that's why I focused on my real estate. But it was really fun. I met amazing people and, you know, got dressed up in a tuxedo and it was just really a great launching pad. And I was shocked at how well it did and how quickly it took off.

 [00:05:51.900] So, well, that shows leadership style that you have, the leadership skills, because you are able to have a team, right? So you start hiring from the very beginning. How was that?

 [00:06:03.260] Yeah, it was great. It was great. It was a wonderful business. It was like I said, part-time. I got, you know, really nice gals and it ended up working out really well. Yeah.

 [00:06:11.860] Wow. That's exciting. How fun. I never thought this would be a business, but look at that, right?

 [00:06:16.540] Yeah. Yeah. Yeah.

 [00:06:18.060] So tell us a little bit, you know, this is a money podcast and I want to talk to help my, my audience to understand that what they think about money is important. Also learning about money and applying that. And then, um, how you interact with people and using their faith to grow their money understanding. So tell us a little bit about your life growing up. How was in your family? How did you learn about money? Or was he talked to you about money or it was hush hush?

 [00:06:49.380] Oh no, you don't want to go there. You don't want to go there. Why don't we start from when I was like 19. And I was on my own. But no, really, no, the my money, uh, background would never have presupposed that I would do well. Absolutely beyond, um, single alcoholic mother with schizophrenia.

 [00:07:08.920] Okay, enough said. So then you, you had to learn from early on that you had to fight for yourself, right?

 [00:07:16.360] Yeah, well, I, I not only fight for myself, take care of everybody else. [00:07:20.850] You have siblings?

 [00:07:21.810] Siblings. And I had a schizophrenic alcoholic mother, so she needed help.

 [00:07:26.610] Oh, you needed to take care of her.

 [00:07:28.290] She was the child. I was the mother. My brother was 10 years older than me, so effectively, yes. So she needed to be taken care of. And then I had younger siblings that needed to be taken care of. So it wasn't like fighting for myself. I was trying to keep the family.

 [00:07:41.410] Okay. 

[00:07:42.170] But I was the leader, so that was a good thing. Right. But by the time I was 16, my biggest blessing and the truth is, if you want to do well, you got to be a learner. You got got to learn. You can't be, like, hanging around watching TV brainless. You got to get your brain engaged. And I imagine if people listen to this podcast, they're people who are engaged. They want to learn. They want to grow, right? I was hungry to grow because I looked around me. I'm like, this is a mess. I don't get this. The truth and is that my nature— God gave me my nature— didn't fit there. That's what was complete humility, I can say that my nature, I was like, this isn't me. What am I doing here? You know? But I didn't know what me was because there was nothing around me that indicated anything better. What do you got to do? You got to start looking, right? You started asking questions.

 [00:08:32.520] Right. 

[00:08:33.240] And so from the time I was 8 years old, I was reading, reading, reading, reading, reading, learning, like, you know, the answers can't be here. The answers have to be somewhere outside.

 [00:08:43.320] Yes.

 [00:08:43.880] And that's the superpower, learning, because we are in an extraordinary time in America and in even the world, you know, with technology. And, you know, I was just talking to my girlfriend yesterday. I'm like, the things that are available to young people, all people, everybody right now, unbelievable. I had to scrape and read, like, you know, go to the library. I was at the library all the time trying to learn, learn. Now you can flip on a YouTube video and learn something that's completely foreign, anything from emotional health and wellness to spirituality to any of trade. It's just amazing. We are so blessed and it's getting better. So that's number 1. The superpower is learning. When I was 13, somebody had given me some Earl Nightingale tapes. 

[00:09:33.560] Absolutely. Yeah. 

[00:09:34.720] Loved him. Lead the Field. Like, he's totally like, whoa, what's this? Right. And unfortunately, my mother introduced me to a very cult type of religion and that kind of like suppressed my growth a lot. But then I got introduced to a book called Unlimited Power by Tony Robbins back in 1991. And that was— that lit a fire. That lit a fire. That man is blessed with the gift of being able to ignite energy with people. And so I didn't know what I was doing, but I knew I had to figure stuff out. And so between real estate books and Tony Robbins, and I just started growing, learning, learning in the personal development field. And, you know, fits and starts and I made mistakes, but whatever, you just keep going. 

[00:10:19.290] Just keep going. Yeah, I, I think it's really wonderful that even though you felt that you didn't fit there, right? That experience showed you you didn't fit there, right? That you have something else that you didn't know what it was, but it was something else. Sometimes I see a lot of youth just trying to find their path and they just— learning why you don't want to do is as important as learning what you want to do, because then you don't spend time, you don't waste time. So from early on, you knew that you didn't want that. None of that stuff. You wanted something else, something different, right? And how did you stay grounded in your faith if you were involved in that cult-like religion?

 [00:10:58.030] I didn't.

 [00:10:58.710] No, you didn't. 

[00:10:59.550] I didn't. No, it was a very confusing thing. It was a very confusing thing. They taught things that were not productive. So I was in my 20s. It was a very dynamic and very powerful decade of my life from the standpoint of, like, I've got the Tony Robbins, I've got, like, multifamily apartment houses, I'm dealing with tenants, I've this wonderful business, but I had these core beliefs that were not serving me. But I thought somehow I could integrate them because basically when my mom got involved with the religion, I was so young and I had a fear of her leaving because she had left and I was in a foster home. And I was so afraid that I grabbed onto the religion like it was life or death and I wouldn't let go. Even though it wasn't productive and it was destructive. So I was like, tug of war, tug of war. The internal conflict was so powerful until I was 30 and I met a phenomenal coach who had worked with Tony Robbins. God is good. He knew exactly when I needed, like, when I was strong enough for the opportunity to know to step back.

 [00:12:04.810] Yeah. Because I couldn't leave my family, which was the cult. That was my family because I didn't have a family. They were my family. So by the time I was 30, I had enough grounding. Not a lot, but I had enough grounding emotionally that I could leave terrified, leave absolutely terrified. But then God put angels in my life, like, okay, it was hard, but here you go. Here's an angel. Here's another one. Here's another one. And they had taught me that once you leave us, God's not out there. The devil's out there. You're siding with the devil. God will not listen to you. Don't bother praying.

 [00:12:40.550] Wow. 

[00:12:40.950] You know, God, you're cut off from God. And that was terrifying.

 [00:12:44.420] Right. 

[00:12:44.660] Because I knew on one hand it was toxic. On the other hand, I was afraid to be out there. 

[00:12:51.620] Right. 

[00:12:52.340] It was such a wild time. I'm getting, like, emotional feeling it again, but very powerful times. But literally, I just say, wow, God is good because he gave me some powerful, wonderful angels. But I was afraid of the people of the outside. So that was another issue. That was another because they taught me to be afraid of the worldly people outside. So it was like this really powerful thing. But I had an epiphany. I had several epiphanies, but one of them was, I know they said that God won't listen to my prayers, but, you know, Alcoholics Anonymous, they pray to God and he helps them to stop drinking, and I don't even drink. So, like, maybe God will listen to me if I pray.

 [00:13:34.240] Yeah. 

[00:13:34.640] Which was like, to me, that was an epiphany. Like, that was like, I think God will listen. Then I learned, I discovered affirmative prayer, my friend Patricia. And I said, oh, this is really powerful. Okay, so instead of like, God help me, I was like, God, I know you're helping me through this. I know you're guiding me. Yeah, you know, affirmative prayer. Everything was like about that. And that was like, you know, it was a lot of— it was many years ago, and that was very powerful. So, um, once you understand, you really discover the, the power of affirmative prayer and you use it your life will change. Whatever you're dealing with, whatever you're dealing with, you just have to be very focused on that. And God will— I do believe the universe, God, whatever, the law, the powerful laws that are out there absolutely resonate with a person seeking to match that.

 [00:14:24.830] Right. And tell me, you told me about angels, right? Was there a couple of people that they taught you something that you really still carry on with you through this day? 

[00:14:33.790] 100%. Oh, God, yeah. I basically was a baby. One of my dearest friends, still my dearest friend today, said, You're like a little Bambi in the woods, lost your mom. You know, I really was. I was a little Bambi in the woods at 30 years old, and it was unbelievable. And, uh, but my real estate and my little business carried me. And that's what I say to people, you know, it's, you know, when I was first starting, I'm going to get back to what you said, but the real estate that I had was bringing in money while I was 4 days a week, I would, I ran away to Newton, Massachusetts, which is like like 30 minutes away from where I, you know, had my properties. And I would like read and pray and walk on the grass, grounding, and eat healthy things and go to the gym and like go take classes. And then I would go back into my business for a couple days and tend to my, my properties and then go back and forth. And the money was always coming in while I went on a 5-year healing quest. Yeah, you know, and, and I, and then my— I'm so blessed that I did that groundwork so I wasn't like trying to do everything while I was trying to do a 9-to-5 job and all that stuff.

 [00:15:43.760] So, but yeah, I mean, everything— since I was a babe in the woods at that time, everything— I was a sponge. I was always like, you know, like, Mommy, why is the sky green and blue? You know, like, why is the grass green? I mean, just like I was literally from a spiritual standpoint, because they had brainwashed me into all sorts of toxic beliefs that I needed to question.

 [00:16:04.960] Yeah. 

[00:16:05.320] And I need to decide, is this something that's useful? Is this something that's destructive? And then one day, their big thing was, you know, um, their big thought processes. And they always said, um, you know, this is the truth, this church is the truth, this, this way is the truth, all the other religions, they're from Satan, but we're the truth. And I laugh now, but it's what they did. And they would use phrases like, how long have you been in the truth? When did you discover the truth? When— so it was always millions of ways of brainwashing, but that was one of them. And one day I just prayed and I said, what is truth? What is true? And I was in like a meditation because I did start to kind of decipher that if you were quiet, you'd, I would hear a lot of crazy voices. That was true. But also there were glimmers once I started learning affirmative prayer and cleansing out the toxicity. And I, I heard a very clear thing that stayed with me and it basically said, truth is if it elevates your energy, if it brings your energy down, it's, it's not true. [00:17:03.070] And I thought, wow, that is so simple. [00:17:05.020] Yes. [00:17:05.980] From a spiritual standpoint, of course, there's variabilities to that. But how that's guided me is I started becoming more aware of people and toxic people, the way they would think, and I would pay attention to how they would speak to each other or to me. And so when I would hear backbiters or negative people or down, I could feel the energy and I was like, oh, that's not the truth for me. And that started becoming my benchmark. And so I started to elevate and elevate spiritually. Of course, I would be— it was more like this, actually. [00:17:37.360] Right, right. [00:17:39.200] But, you know, but, but eventually, you know, it would go up. [00:17:42.080] The rate average, right? We do the take— that's exactly right. [00:17:46.400] The stock's going up. It may have wild swings, but the stock's definitely going up. [00:17:50.720] And how did you get that, um, that moment that you realized that you need to do that healing, that you need to go away a little bit and do that work for yourself, and then just work. How did that come up? [00:18:02.210] Well, that kind of goes with the angels. And I'll just tell you a crazy story. I met a very handsome gentleman at Successories at the mall in Copley Plaza. He looked like JFK Jr. He started chatting with me, and long story short, he was a coach who worked with Tony Robbins. [00:18:21.050] That's your angel right there. [00:18:23.450] I hired him. So I hired him. We worked together, and he was lovely to look at. He was really a powerful person and a phenomenal coach. He was phenomenal, and he was not cheap, but it was worth it. So he started to— we did some neuro-linguistic programming, NLP, which is very powerful. It's Tony Robbins cut his teeth on. That's how he started. That's how he launched his career. [00:18:44.630] Can you explain a little bit about the NLP for people that are not familiar? [00:18:49.430] Yeah. So it's neuro-linguistic programming, and I end up getting— at one point I got a master practitioner certification on it. It's neuro-linguistic programming. It is a psychological bag of tricks. Tricks that are very, very amazing and powerful and workable that can help you to propel yourself to the next level. And I say it's a bag of tricks. Now, if you have somebody who you work with who's really skilled with it, you can do amazing things with your mind and training your mind. [00:19:22.290] So basically, it's something— it's a thought process that you use your language as well. Is that correct? Am I understanding right? [00:19:29.170] It uses language. It uses pictures. It uses the visual. [00:19:33.170] Okay. [00:19:33.910] Yeah. So we started doing these exercises, and one of them was a life timeline regression. Another one's the fast phobia cure. There's just amazing little— and they're really powerful. And it's basically learning how your mind works so that you can control how you want your mind to go. And that's how Tony did. Tony was, like, blown away when he discovered it from Richard Bandler and Grinder, who originated it. And he was so excited, he just started like going crazy talking about it and did very well with it. And so, but, but this coach was a practitioner of that and we did some, uh, life, my lifetime regression. And I, and, and it worked. I went, my brain, like within 70, I don't know, maybe less than an hour, I had a huge epiphany that I was there in the church because of my mom leaving. And it wasn't because it was the truth. It wasn't because of everything they taught me that it was the only way to God. It wasn't all that brainwashing. It was literally my own wound. And that was, like, immediate. And it was my— actually, my unconscious gave me that as a gift. [00:20:40.910] Amazing. [00:20:42.430] Right? [00:20:42.750] The reason why you're at this thing. I could have been in therapy for 20 years and not got that. [00:20:46.830] Yeah. [00:20:47.670] But NLP gave that to me in less than an hour. So he was an angel. Amazing. A therapist. And then two dear men that I dated that were amazing. They were grounded, they were brilliant, they were spiritual, and they were very positive influences on my thinking. And because we had that connection, you know, because we were dating them, it became a very— like, a very growing— very growing. And between the four— those five— there are five people altogether: three women, two men. I mean, you know, three, three, three men, two women. And they were all like playing crucial roles. One was my roommate in Newton, very powerful, amazing woman. My therapist, my NLP coach, and then these two other gentlemen that I was dating. And I'm good friends with, you know, best friends with one of the gentlemen today. So yeah, so all of these things that people gave me, these, you know, God gave me these gifts in people. I'll never ever forget that. [00:21:47.350] I like that because in a multitude of counsel, there's safety. So you have your support system, right? It's good to have those people that around you that you can go for different things instead of just having that one person that has to fulfill every single need that you might have, right? Yeah, absolutely. I can see that that was really helpful for you because they were able to support, teach you things, and you were able to trust them and, and build that connection that it was lacking growing up, right? [00:22:18.400] Yeah, yeah. I lost literally hundreds and hundreds of friends in the church from, from various areas. Every— they cut me Yes, you know, that she cut me off. So I was like alone, and I was also afraid of the outside world that they said, you know, it's evil. So to have these people in my corner, I was like, well, these aren't bad people, these aren't from the devil, these are, you know. And so I started making the distinctions that, oh, they didn't teach me the right way, this is not the truth, right? The toxicity was actually inside the group. Yeah, you know, but That it's trying to control the way you think. [00:22:55.530] They want to decide what is best for you. And, and that's not from God. God helps us to make our own decisions. He doesn't want to tell us everything that we need to do. Right. And he— everything that's good comes from God. And you have that peace. And that's exactly what you said. You felt that peace. It was different than the turmoil that you felt with that, those different voices. Right. [00:23:19.160] That confusion. Yeah. [00:23:22.360] So how you just talked a little bit about your work with the coach, is that how you reconcile things from your past that were difficult? [00:23:31.400] That was part of it. Then I had a phenomenal therapist who was loving. And then I could say that those 5 people were my beacons. But I took classes again, learning, learning, learning. I did the Landmark Forum. From, which was very powerful. That helped me to get, you know, a little peace, a little peace here, a little peace there, you know, because there was so much. I mean, it was formidable between the, the alcoholism, the confusion, the schizophrenia, and the brainwashing. There's a lot to deal with. Absolutely. [00:24:02.260] Yes. And there's a lot to do it from looking at the past and the difficulties that I bet you faced through with money growing up, right? And you noticed that you could make money easy. You were able to hire the people that you needed You found your business, you started real estate. And I think those things are all built on a foundation that you had to recreate, right? You actually had to create on your own. [00:24:30.960] I had to rebuild my foundation. It was cracked all over the place, you know, but you can rebuild a foundation. [00:24:36.280] You can do that. [00:24:37.280] You can do it. [00:24:38.320] And I think that's amazing that you started your business. Um, what gave you the idea to start your first business? [00:24:44.500] Business? [00:24:44.700] Was that, I need money, I just have to figure something out? Or— [00:24:48.180] I was doing a cleaning business and it was really wearing on me. I'm not like a manual labor type of person. That's not my genetics. I'm kind of tall and lanky and I'm not like a really super strong— agile. Yeah, I'm not like this. But the church made it very like, you can only do certain things. And so I was like, well, that's not working for me. And it was time consuming and it just wasn't a fit. So I started reading reading books, of course. Right. And Entrepreneur Magazine had a really beautiful book, 365 Businesses Anyone Can Start and Make a Lot of Money. Yeah, that's what we did. We had books. We didn't have Google. And sometimes I wonder if that's a good thing, because Google, what's going to get at the top is people who are sponsoring and pushing money into that. I think a book was so pure. There was no advertisements about buy this course. And so it was just pure, just ideas that people had that they submitted to Entrepreneur Magazine. And I went through like a dozen ones, like, oh, this looks like I could do this and I could do that and I could do that. [00:25:52.150] And this one I like because it was full-time income with just 2 days a week. And I thought that kind of appealed to me. I've always been like a lifestyle builder. I just wrote a book this week. I've got to work a little bit, but it's about building lifestyle, building your lifestyle. And so I've never been like, even though it looked like I'm an empire builder because I own apartment houses, my real goal was time freedom. And for me, the time freedom was to study, to read, to exercise, to pray. That's what I needed for my soul's growth. Couldn't do that in a 9 to 5 grind. I couldn't do that if I had so much of a big empire. I was running like a rat race. That was not possible for me. My need was to heal. And I needed time, but I also needed money. [00:26:44.150] Absolutely. And amazing that you were able to find, because there are certain jobs out there, especially if people are going to college or something and they have a limited amount of time, they can make good money and not having to work flipping burgers, right? They can find a need in the neighborhood or go help where they grew up and make more money. We hear people that go deliver pizzas, they get tips. Tips. So then if you build that relationship with the people that you call, then you get more tips. So increase the value of how much you're, you're spending at work. Or go, I don't know, um, I'm a Dave Ramsey coach, and he talks about how this guy came to his house and offered to just power wash his driveway. He made a lot of money. [00:27:30.180] Big money power washing. [00:27:31.460] Exactly right. [00:27:32.260] Big money power washing. It's fast, doesn't take you really Yeah, right. [00:27:36.180] And, you know, you just find the opportunity instead of having to trade your time for a low amount of money. [00:27:42.660] Yeah, right, right. And do that until you can parlay it into something, something bigger, you know, right? [00:27:50.660] And, and you proved that you found that, you know, real estate and making things beautiful and creating was something that you had it from the beginning, which was incredible that you were able to use that talent. To make money. Some people say, no, I just have to find the job. And some people have those talents you have to go after. Just like you said, you went, you found a book. And nowadays I, I see Google as you can double-check to see if the information from the book is correct, right? Because back then too, you grab a book and you don't know anything about it. You read it like, is this good or bad, or is this true? Sometimes people would lie in the books. So it's good to double-check, but you're, you're right. Today is an amazing time. You can find ideas of what you could do, and you gotta be prepared for your next opportunity. And you are always prepared for it. It sounds like you're always prepared because the opportunity— you're able to recognize that opportunity and take advantage, right? [00:28:49.490] Yeah, right, right. [00:28:51.010] People keep saying, oh, it's luck. It's not luck. It's just like the opportunity meets the preparation. [00:28:56.470] Yes, exactly. [00:28:57.310] Right. [00:28:57.590] Exactly. It's also mindset. And I was listening to a Myron Golden. I love that man. YouTube. The past couple of days, I've listened to it over and over again. But one of the things he addressed that I've recognized for a long time, and it's a James Allen precept, that identity. One of the things I noticed is like, who are the people that transcend from from difficult situations. We're talking about sometimes drug addiction and alcoholism and really hard, hard things that they— when they transcend and it sticks, their identity shifts. Yeah. Or their identity shifts so that the change sticks. [00:29:41.640] Yeah. Because you don't see a person that would be a change. [00:29:44.760] Spiritual identity. It's a spiritual identity issue. Too. But that, I think we all need to be really addressing, making sure. Now, if we have a great spiritual identity, we had phenomenal parents, we have a great church, it's all beautiful, just go, go, go. But if, but if there's issues with that, like a lot of these people who are very wounded because they, they feel like they're not enough, they're not, you know, there's something wrong with them because of blah, blah, blah, right? Um, once they— and oftentimes the reason why they do well is because they, they get to know God. They get to know, like, oh, what? Jesus loves me, or God loves me, or they really get it. [00:30:21.290] Like, oh, wow, that's something bigger than them, right? [00:30:25.530] Then the shift is internal. It's identity. And then from that identity, really grows power, and they come from a different place, and they can sustain. And then, of course, the second level is, you know, identity shift and then service, right? [00:30:46.000] To find a purpose, right? To use your hurt, to use the things that did not work for you, and now you can help other people with it. [00:30:54.000] Yeah, it's the pain to power, you know. [00:30:56.400] Yeah, yeah, service is important. And tell me then, what are the people that you have been able to help in their financial journey or in their spiritual development? How have you been able to serve and to pour into other people's cup. [00:31:12.090] I can't possibly quantify that in a, in a conversation. The truth is I always get feedback from people. [00:31:20.410] Always. [00:31:21.450] And I, I started noticing it as a pattern. Okay. There was a funny thing. Is it here? No. I got a letter. I found a letter in my— what happened to it? Oh, well, I'll find it. Important little letter. I found a letter from my ex-husband. Uh, my— he was my boyfriend at the time. It was written in 1985. [00:31:45.860] Last century. Last century. [00:31:47.780] And we were kids, we were teenagers, and he was telling me how encouraging I am. And I realized that I was living with that situation. He said, you're always so encouraging and uplifting. And I was like, wow, you know. And, and so over and over again, I've heard from many people, um, that that's just who I am. That's my gift to the world. Not because I'm anything special, although we're all special, right? I do believe we're all special. [00:32:19.310] Yeah. [00:32:19.790] I think I had so much extraordinary PTSD and trauma being with my mother that I had to see the flower. [00:32:27.070] Yeah. [00:32:27.510] I had to look at the rainbow. [00:32:29.550] Right. [00:32:30.190] I had to reach for the light. It was like this oxygen I have to breathe. So in order for me to survive what I did, I needed to look to something better. And so that over time, that snowballed and snowballed and snowballed. And so I became the encourager, became the light to others. And then people would look at me and say, wow, she could do that. I remember somebody saying to me when I was a teenager, you're a rose in a crown of thorns. Thorns. When I was a teenager, somebody said this to me, you're a rose in a crown of thorns. And I remember walking on the sidewalk and not a very pretty area, and I would see the flower coming up from the cracks. See that? So to say who I am, they could see your resilience, right? Yeah. And that desire for the light. And that's just who— and it's become deeper and deeper and deeper. And then every day I post something on Facebook that's always inspirational. I get people all the time stopping me on the street. I love your post because that's— to me, it's like, that's just who I've become and who I am. [00:33:36.070] And I do believe the world needs more light. [00:33:38.910] Yes, it needs more light. [00:33:41.710] And so that's it. That's kind of like if you're going to say I have a purpose, my purpose is to bring light and beauty in the world. And I would say that's 100%. I'm committed to that every day. And I get stronger. [00:33:54.150] You know, when it's not in your life, you know how miserable it is. [00:33:57.470] Yeah. [00:33:57.950] Right. [00:33:58.430] Yeah. And how beautiful it is. Amazing. Amazing. [00:34:01.350] Amazing. [00:34:02.390] So with that, I just always get feedback. I mean, literally almost daily, I get feedback from people, and it's not an ego thing. It's like, yes, this is it. [00:34:14.110] I'm on the right path. [00:34:15.590] Yeah, this is it. Yeah, this is the way it needs to be. This is the way it needs to be. [00:34:22.230] And if you see the good that you're doing in the world around people, and I think it's commendable that your boyfriend, your ex-husband at the time,— no, the other way around. Your boyfriend at the time was able to verbalize that, and that's a belief that's so good to adopt, right? Instead of thinking that everybody outside was bad, right? But thinking, wow, he can see that I have this, this light. He just verbalized it in a different way, and I'm an encourager. There's a book called The Multiplying Effect. You're a multiplier, right? You help other people feel good and feel that they can do things. Just being around you, I'm like more uplifted. And I hope the audience can feel that through their listening pods or whatever, because that is a sense that I get from you, that people around you feel calm, they feel your spirit, and they feel the positivity and the resilience that you have hard things, but you still go through them. [00:35:25.440] Yeah. And the fact of the matter is, you know, Think and Grow Rich, Napoleon Hill has a phrase in that book. He says that everything's out there in the ether. The radio waves are all out there. The dark, the evil, the nasty, the light, it's all out there. So it's really just which channel you want to tune into. Yes. So I was inadvertently tuned into a certain channel, and that is powerful when you're in it because you don't see a different— you know, the fish see water last. Like, you know, you're like Stephen Covey said, fish see water last. But once you say, oh, wow, there is a better way. I think that the faith is like, oh, there's a better way and I can have that. I deserve it. Like, you need to know that everybody listener. Yes. Whoever's listening, you deserve to have a better life and you need to tune into a different space continually so that you can train your mind and your energy field to go and orient toward Yeah, because when you want to do that, the brain looks for the evidence. [00:36:29.770] So if you want more light, you have to go look for it. It's not going to drop in, in your lap. You have to go do the work. And it's go after, go talk to different people, go read different books, listen to different things, right? And find that thing that works for you, that lights up your spirit, And light lights up your life. [00:36:51.780] Yeah. [00:36:52.620] Yeah. So you said that you were married before. Did you have any kids? [00:36:56.300] Kids? [00:36:56.580] No kids. No kids. So that's why one of the service, it would be just spread your, your wisdom to all of those that come in contact with you, right? That's great opportunities because you're doing it. [00:37:08.500] For sure. For sure. For sure. [00:37:11.180] Yeah. [00:37:12.370] And, um, how currently, how do you still keep your information or learning more about money, about the world and good things? How do you continue growing? [00:37:24.590] Make a commitment every single day. I wake up in the morning and I'm so blessed because I had a beautiful addition on my home in the back and it's just so gorgeous. And it has these big, big, big doors that open up to my waterfall and my garden. And I wake up in the morning and I do my yoga in front of the waterfall in my garden and then meditate and pray and open to the divine guidance. That being said, I belong to a phenomenal group of people. They're very successful in commercial real estate. It's a group. It's the J. Scott Shield Commercial Academy. Okay. We get together once a quarter in person, travel somewhere around the country, and then, we get together on Zoom once a week and we, uh, learn and educate ourselves about how to buy, uh, commercial property. So that's my next frontier, right? Is to take it to another level, to a bigger step up. Because I recognize, uh, that's like a big thing for me right now because it was very confusing to me at first. The cap rate, this, and they're like residential so many years, fine, it's easy for me. [00:38:32.660] Yeah. [00:38:32.820] But this was very confusing to me. Now it's getting like, okay, it's not so confusing. I'm kind of getting and how to evaluate property and all that. [00:38:40.000] Stretch, right? You're stretching a little bit at the time, right? [00:38:43.000] So that's a big, that's a big thing. I definitely want to keep saying this. I am going to be buying a strip center at some point. I'm going to find a deal. It's going to bring a nice steady cash flow. So that's like my big stretch right now is to do that. I also, I'm praying and meditating daily on like, I want to grow beyond my comfort zone. I have a beautiful home and a beautiful life, and I've got good friends. And this is kind of like a comfort zone. I could just coast, right? I'm like, you know what, God? What else can we do if I work a little harder and just push myself a little bit more to visualize the sky's the limit, right? Yeah. What can we do, God? Are you asking, what can we do together? How can I push a little harder while still maintaining my grounding? Because the grounding is the work, the spiritual work, as well as the work with my— I've got a couple of listings of flips going on right now. So I tend to that, which is nice. It just brings everything. I've got my rentals. [00:39:46.980] So it's just like, what else is around the corner? What is around the corner? So keeping the curiosity, like I said, writing the book about lifestyle design in real estate, I think that's a very powerful an important piece of information that's kind of missing sometimes. People think, oh, we want the big fancy car, we want this and that. But really it's about capturing your life energy and living really what's true to you. And I think that's one of the things I recognized recently that I've done accidentally just because of, like I said, my need that I've designed a lifestyle because I needed spiritual nourishment. I needed to cleanse and regrow and all this. [00:40:29.750] I'm like, that's earning, right? Your spirit has that earning for the spiritual, right? [00:40:35.110] But I needed the money in order to support that lifestyle because I could have continued on being an empire builder because I had these apartment buildings and I bought another one and I bought another one and they were all cash flow. So I could have kept going, going, going. But then I recognized by the time I was 30 years old, really what I needed was spiritual healing because I was crumbling inside because of not being right. So I had to go back into deeper. So that precluded my opportunity to just be an empire builder, because what's the point if you're a crazy person? What's the point of all these things? [00:41:09.580] That'd be just making money, right? [00:41:11.900] Yeah. Okay, do this. This is cool. Yeah, this is cool. I can do this. But what I really need is something more powerful and deeper. But I think there's a lot of people like that in different ways. They're different stories. Yeah, we can make the money, but our souls, our spirits are calling to us to rise us to heal issues that we may have had, to grow and to be more peaceful and happy and wiser. I think that we're being called to that. And so I think the book, it's going to be fun. It's not going to be too heavy. Keeping it lighthearted, but with the direction to think about using real estate as a tool, not necessarily to just have an empire, but really to create a life that you love. And as a side note, I'm just going to say this because I was on a webinar yesterday. I'm not going to name any names, but a lot of heavy hitters. Okay. We're talking big money, big shopping centers, industrial complexes, you name it, blah, blah. I mean, these guys are— one guy was on there saying he bought two 100,000-square-foot office towers in Chicago. [00:42:21.300] All right. [00:42:22.180] Okay. [00:42:22.340] So he's on this, he's on this webinar and the kingpin, and I say that with affection because he was a good guy, but a kingpin, you know, It's like one of these guys with a lot of drive, brilliant guy. He starts off, he says, the kingpin says, my biggest thing is I do yoga in the morning. I have my green tea. I meditate, I pray, I center so that when I come into the world, I have peace and centeredness and power going into whatever. So obviously he knows a thing or two. Now, this other guy comes in, Mr. Office Tower, and he's like, at what point I mean, do you know that you— because basically this kingpin said I had to reverse gears because he had the empire, but he started— he did it later than me. I started earlier because I knew the foundation earlier, you know. And at one point he's like, okay, how many bazillion square feet of commercial space do I need to be happy? No, I need to meditate, I need to yoga, I need to like breathe, you know. Right. And, uh, so this other guy, you know, Mr. Office Building, is saying, when do you know is the right time? [00:43:27.880] And I thought, wow, that's a really interesting question. You know it's the right time when your spirit says it's time out. And for him to ask him the question, I just shut up, of course, because I'm just listening. But I'm like, you're not there. You're not there. But there's something in his brain is saying, okay, I got the this, I got the that. And like, okay, is this it? What's it all about? What's it all about? There's something in the spirit who's starting to wake up that spirit's waking up and he's asking him the question, when do you know when it's time to back down? And some of it is with men especially, there's the ego, there's testosterone, there's the sex drive, there's all these drivers that they have to know what they got in them. They got to test their mettle. Women do too, but different, right? We're different. And I think that's a beautiful thing because how much can I do? [00:44:25.060] And I got that in me. [00:44:26.380] I had it more before, but how much can I do? How much can I do? Because you want to know who is this person in you that— what do you got in you? Right. And then after a while, it's like, okay, now what? And then that's where people end up shifting. You see that a lot of people at a certain age, they say, okay, I know what I got in me. It's not as much as I thought. Or it's bigger than I thought or whatever. But then there's this knowing of like, okay, I know who this soul is that I've been given into, you know, I'm housing in this body. I know who this soul is. And then now let me shift gears so I can, you know, enjoy it a little bit. [00:45:06.510] So it sounds like your growth comes from community, interacting with other people and having that growth through community. [00:45:13.390] I think we all grow through community, don't we? [00:45:16.090] Yes, community is really important. [00:45:18.330] Yeah, it's a beautiful thing. We always learn something from, especially if you have a high-quality community. [00:45:24.370] Exactly. [00:45:24.770] Yeah. [00:45:25.090] Looking for those people that are going to aggregate, give you something more that has that exchange, right? Not just someone taking and not contributing. [00:45:34.290] Yeah. [00:45:34.450] Yeah. It's really important. Just for us to finalize, it was lovely to talk to you. [00:45:39.330] Oh, by the way, do you have a launch a launch date for the book? I do not. I do not yet. I do not yet. There's a lot of things I need to, uh, I would say, you know, I'm just going to keep plugging away, you know, keep plugging away. And I, but I think probably I should, I should say this. I should speak the word out, right? How about 3 months? That works for us. Let me speak that. So Ginger, tell us a little bit, you know, with all the knowledge that you have now, your self-knowledge, which is really important, right, for your growth, um, can someone one that's not doing well financially right now, could they create beauty in their home that will support their growth, that support their mindset development to, to be okay with money, to have a better relationship? [00:46:26.850] No, I love that question. That's a great question. It's such a different question. I would say start by decluttering because there's too many Costcos in the world, right? Right. We just attract things. So start by decluttering. When one of the gifts of my remodel is I had to declutter so much stuff and it was like, it was so giving away, giving away, giving away. So just, yeah, declutter things, light and space and maybe saging, maybe change the lighting. You want to have things that are being an area. Definitely you want brightness, right? So one of the things I love about my addition is I've got these literal one wall is two doors that just— there are two glass doors that just open up. It's like the inside's outside. Everything. Yeah. And that really enhances your mood. So I say light and color, whatever feels good to you. They say that we used to do color analysis of people, and I'm a summer, I'm a warm summer. But your colors around you reflect your natural colors. So some people love vibrant colors, and that makes them happy. I like soothing colors, but with a pop that, you know, so yeah, light color, decluttering for sure. [00:47:42.540] Maybe saging, clean, clean. And, you know, get a housekeeper. Get a housekeeper. I just, I've had a housekeeper since '94. I don't care where I am financially, a cleaning business. And I'm like, you know what, I'm done. [00:47:54.420] You have someone to do deep cleaning for you, huh? [00:47:56.900] Someone to do my cleaning. And then I have a reset day too. I have another lady who comes in. Honestly, it's been a huge gift. So she washes my dogs, washes my car. Takes my oil change, fills up my car, grocery shopping if I wanted, whatever. Like sometimes packs or unpacks my suitcase, does my laundry, and I work on a project that I, you know, committed to or whatever. And I'll tell you what, my peace of mind, my dogs, she washes my dogs. Thank you, my dog's not dirty. [00:48:25.490] And you're, you know, with your building wealth, you're able to serve and help other people too because you're giving jobs to these Right? They have a way to make their living because you are spreading your wealth in that manner, right? You're giving them opportunities. I know that 54% of, uh, of the economy in the United States is based on small businesses. And that's awesome. We have a little bit of a problem with those kids that right now are not wanting to take over the parents' small businesses. [00:48:59.320] Right. [00:48:59.400] That's a big thing. We know the generations are going to be retiring soon. [00:49:04.630] So you're shutting down instead of passing them on or— Yeah. That's also another opportunity. You know, Cody Sanchez talks about that in spades. Like, go take over these businesses. Just take them over for free or financing or train you to take it. Yeah. It's a huge, huge, huge opportunity. [00:49:20.190] You can start doing that right now, right? And then passing out because that's the opportunity. Someone else doesn't want it, right? You can still get it. [00:49:27.550] And you know what? The owner of that most likely would love to see somebody who's a young, ambitious person. Once we get to a certain age, we want to see the next generation. We want to see, right? It's like, okay, I'm done here. But there's not super value. You're not going to sell it to a Fortune 500 company. But there's some value here in my life's work of all my roster with all my clients and my machinery, whatever. There's some value. Do some sort of an agreement, some sort of— and then as long as there's integrity with everybody, um, get over— like a mentoring, apprenticeship, learning. Yeah, apprenticing. Yeah, apprenticing is like a natural, normal part of our world history, right? [00:50:10.140] Uh-huh. Yeah, that's amazing.
