Welcome to the Freedom First Podcast. My name is Justin Arrington. Thank you for tuning in to today's episode. This is episode number 37, and I appreciate everyone who's been on this journey with me for the last month or so. It's truly been incredible to receive the feedback that I have and, and, as you guys know, my whole purpose is just to provide some sort of value so that you guys can continue on with your personal development journey and start living life on your own terms and building that free lifestyle for yourself, for your family and all of your loved ones. So that's my whole purpose and I hope you guys get some sort of value. So, guys, today I have a special, special episode for you. This is going to be for the action takers.

This is something that I have wanted to do for a while. I have done it in the past. It's been a couple years ago that I ever even put this out there. But, guys, I don't talk enough about what it is that I do, and what I do is. It is in the real estate game, it is sales, it is marketing, but it's this little thing called wholesaling. I wholesale real estate for a living. This is something that I have been doing now for the last five years and it's a very unique thing. Maybe some of you guys have heard about it, but this is how I put food on the table for my family, and it's an aspect of real estate that I have really just come to love Like. There's so many cool things. I've been able to meet so many incredible people and I've been able to help so many families over the last five years thanks to wholesaling. And so if you guys are not familiar with what wholesaling is, let me just give you an example. So I will put out some form of marketing, whether it be, you know, a paid advertisement or a post on social media, or maybe it's a cold call.

Speaker 1:

I reach out to homeowners who may be in distress. You know whether they're behind on their payments, behind on their taxes, you know, maybe they just have a complete fixer upper that they can't afford to to fix up. Maybe they inherited a house, maybe, you know, grandma passed away and they did. The family just doesn't know what to do with the house, and they, they just want to liquidate it because they don't want to deal with the hassle of, you know, listing it with a realtor and having it sit on the market. I mean, especially in today's market. Today's market is is absolutely crazy versus a couple of years ago where you'd put something on and it would sell in two minutes. And that's just not the case anymore. And so, with a lot of these people that I reach out to they, they have some sort of stress in their life that is just a big burden on on their shoulders and they want to get that burden removed. And so just put yourself in their shoes for a minute. Say you, you know you have a house where you know the roof's leaking, the electrical is not up to date, you know you've had maybe a rat infestation or what I don't know. Just just picture a disgusting house that honestly needs to be gutted, rehab, put back together and turn into a beautiful home once again. Okay, my job is to target these homeowners and just simply provide a solution to them that makes it a win-win situation for everyone.

Speaker 1:

You know I I've dealt with um gosh, all all sorts of different sellers Like one of the coolest stories that I had. Like there was this guy that and he had this house that him and his wife lived in, they raised all their kids in this house and he moved away, she passed away and this house was just sitting vacant for years and years and years. And I got a hold of him one day and I was just like hey, I just want to see, is there any chance you might consider selling this place? And he was just like you know what? Yeah, it's been vacant for I don't know how many years. I think it was like 10, 15 years at this point and he's like all it is is just a storage unit for me. But I'm getting older, I need to go through some of this stuff, my kids live out of state.

Speaker 1:

And anyway, I drove up to the house, met with him, talked to him for a little while and I remember we just sat on the porch for gosh, I think an hour, and I was just asking him about his life and like where, where he was from, like I can't remember where, I think it was like California or something. Um, anyway, he went on to like tell me his whole life story about um gosh, he, he, he went to college to play baseball. He ended up getting drafted by, I think it was the Dodgers, I was the Dodgers or the Mets, I can't remember who it was. Um, anyway, he got drafted, went to spring training and he slid into third base and just completely shattered his ankle, and I mean, this was a long time ago, so they really didn't have the ability to to reconstruct his ankle, to bring him back. And so, you know, he, he, his baseball career was over, right. And so, um, he went into the military, you know, came home. The rest is history. Him and his wife had kids.

Speaker 1:

They raised him in this house, and at this point the house was just distorted, ugly and needed to be rehabbed, and he didn't have the resources to fix it up himself. He was an old man, he was in his late eighties, if I remember right, and he just wanted to be done. And so what I did is I came in with a solution to help this man. I told him I would buy the property I can't remember the number, the exact numbers on it, um, but uh, I'll just give you guys an example. So say, this guy, he, uh, he wanted to sell the house and I put it under contract for a price of a hundred thousand dollars. I this is the amount that I was going to give this man right. And so what I'll do? I'll put that house under contract for $100,000.

Speaker 1:

And then, after that, I'll go and market my paper to buy this property to a list of buyers that I have, a list of other investors that I know that I've been able to build relationships with, and I'll bring this house to them and just say hey, I have this property and I will essentially sell it to you for $110,000. And whatever that middle profit is, that's what I keep for myself as either a finder's fee or an assignment fee, whatever you want to call it. We take both of those contracts to the title company and the deal gets closed. I get a check for $10,000. The homeowner's happy because he didn't have to deal with the hassle of fixing up the house and he got a $100,000 check. He can walk free and clear, doesn't have to worry about it.

Speaker 1:

And then I also provided a service to the end buyer, who is the person who is going to fix up the property, who is going to, you know, make it look beautiful again, who's going to list it, and then they'll make a profit on on the backend there as well. And so all all that I really do is I, I'm the middleman, I'm the one that's out there marketing, I'm the one that's out there, you know talking to homeowners and you know negotiating and just trying to figure out win-win situations for everybody, and so that's wholesaling in a nutshell. I know that was kind of quick and there are a lot more technical aspects of the game right there, and if that's something that you want to further chat about, I'd love to have that conversation, but that that's not the whole purpose of today's show conversation. But that's not the whole purpose of today's show. I want to be able to help some of my listeners to do a real estate transaction with me, and I've done this a handful of times in the past and it always seems to work fairly well. But just know that this is not a get rich overnight, you know, deal like there is going to be some work on your end and if you're willing to listen, if you're willing to do what I tell you, and you know you actually want to maybe make some extra money, this is a good, fantastic opportunity for you to do so. But I will tell you. First off, this is going to take some diligence on your end. It's going to require some discipline, you're going to have to be willing to learn some new skills and hopefully you know we we make some money together and you can take those skills and apply them into whatever it is that you want to do. And, guys, I'm not kidding when I say that some of these deals really do have the potential to change your life financially. There's, there's been, deals where I have made significant amounts of money and I'm not afraid to talk about it because I've put in the work to learn how to do this and to effectively make money doing it.
