First things first, let's talk about why finding a real estate agent is so important. Your relationship with your agent is like a short but intense partnership. They're the ones guiding you through one of the biggest financial decisions of your life. So you need someone who's not just knowledgeable, but someone who clicks with you. A great agent. Isn't just about showing you properties then negotiating for you. We're spotting potential issues and giving you access to homes even before they hit the market in a place like Fernie with a competitive and sometimes tricky market. That can make all the difference. Think of it this way. If you're shopping for a property in Fernie. Whether it's a vacation home or your dream family home. Awesome. You know, who they work with. They really love referrals. From people you trust can go a long way and personal referrals can save you a ton of time. If you're new to the area. You can check out online listings And if you keep seeing the same agents name, pop up. On properties that you like. that's a good sign. They're active and they know their stuff right here in Fernie. Take advantage of online resources, websites like Google reviews, realtor.ca rate my agent. great for checking reviews and seeing how active an agent is in this phony market. speaking from experience, I personally have 52, 5 star reviews on Google. And I'm incredibly proud of that. It means a lot to me because it reflects the trust and satisfaction that my clients feel after they've worked with me here at first tracks real estate group. So here's some key questions you might want to ask. What's their experience in Fernie. You want someone who knows from the inside out ask about their experience in specific areas or types of homes you're interested in, for example, do they specialize in certain areas? Mountain retreats, luxury homes, investment properties, condos. What did that exclusivity terms? Most agents will ask for a period of exclusivity, especially when working with buyers, meaning they'll work with you alone for a set time. It could be a week. Three months or even six months. I typically like six months, because I know sometimes it can take that long, especially if someone's right at the start of their journey. But for most people, a six month window is a fair timeline to allow me or an agent to prove their worth. What's that commission typically the seller's agent and the buyer's agent split the commission. The typical commission split here in Fernie is 3% on the first hundred thousand. And one and a half on the balance. But it's still good to know. What your agent expects, especially if the seller's commission is usually high or low. So get everything in writing. Including what happens if the commission isn't, where they anticipated it to be. As a real estate agent myself, I believe transparency is crucial. And if an agent hesitates on answering these questions. Or seems unclear then to me, That's a red flag. one of the most underrated aspects of a real estate agent. Is there a network in Fernie properties can move fast. Sometimes we thought before they even hit the MLS. These are what we call pocket listings. You've asked them the tough questions and check their network. For me. It's still the most important thing to consider. Do you actually like them? You're going to spend a lot of time, either agent. Whether it's on the phone, open houses, touring homes. Personal chemistry is key. Do they respect your time? Are they great at explaining things clearly? Or do you feel lost after having a conversation with them? You want an agent? Who makes you feel confident and who listens to what you want? Remember, it's not just about finding an expert. It's about finding someone who's responsive, trustworthy, and who genuinely has your best interests at heart. When I work with clients. I make it a priority to keep the lines of communication, open and clear. Because buying or selling a home is stressful. Enough without adding to any confusion. So to wrap it all up, finding the right real estate agent can make all the difference when buying or selling a property, especially here in Fernie.
