Phil:Welcome back to the property mindset podcast, where we explore the intersection of lifestyle real estate. And community right here in Fernie, BC. I'm your host, Phil GAD. today we're diving into the rising cost of living in this beautiful mountain town. Fernie is known for its world-class ski resort, incredible mountain biking, fishing, hiking, and just an all round amazing. mountain town and lifestyle, many dream of. But as more people discover this beautiful gem affordability has become a serious concern. So if you considering Fernie as your next home or an investment, you need to understand the financial implications of actually living here from housing to groceries, transportation, property taxes, and even dining out. We're going to uncover what life in Fernie really costs. Phony has come a long way from its early days as a coal mining town. Today, it's a thriving hub for outdoor enthusiasts. people now working from home. Tracting visitors and residents from all around the country and the world. But with this popularity comes economic challenges. Tourism's a major driver for Fernie's economy now. Has field demand for housing and ammenities. At the same time, it's remote location and limited infrastructure. He has driven up costs for essentials like groceries and eating out. These factors contribute to the rising cost of living impacting both longterm residents and newcomers alike. So, what are the key components of living in Fernie? Well, let's break it down. House prices. So the average house price is now hovering around 800,000. Making it challenging for first time buyers and families to enter the market. rentals aren't much easier. If you can actually find one with a one-bedroom apartment costing these days. Over 1200 bucks a month. Grocery costs being in a remote mountain town means groceries or often more expensive than in larger urban areas. Central's like fresh produce. And Derry come with Markups. Transportation. Well, owning a car in Fernie is a necessity. gas prices tend to be higher in BC and snow tires are a must. So you're going to be changing out your tires twice a year. public transport in these areas are very minimal. There is a bus service that runs between Fernie inspired, but it is very limited property taxes while Fernie's property taxes are relatively competitive compared to some BC towns. They're still significant given the high property values. Eating out. is a bit of a bugbear of mine, even though I used to own a restaurant. So I understand the cost of running a restaurant, eating out has risen across the board since COVID and inflation. demand since 2021. Have really increased the cost of eating out. So let me put it in perspective. Just before Christmas, there was four of us. We went out for dinner. and a Ferny restaurant. We had a great night lots of drinks. the bill came to 260, including a tip for four people. So there's five of us. Into a Sperry, similar establishment in Calgary just before Christmas. And we ate and drank. to completely full. the bill came to$190, including tip. So you, they can see, uh, an example between Fernie and Calgary, so living in Fernie does have its undeniable perks, imagining waking up to stunning mountain views. Being five minute drive from the ski slopes biking trails on your doorstep. That's a dream, right? But these perks do come with a cost. the pros are lifestyle immersed in nature. You know, I'm lucky enough. Every morning I walked my dog for an hour in beautiful, beautiful, beautiful. forests, woods rivers. we have a strong tight-knit community here. we have increasing property values that make real estate here real solid investment over time. But there are, there are the cons affordability is a growing issue. Young professionals and families often struggled to balance housing costs and other essentials. And there's limited shopping for housing. Limited inventory for housing and dining, even though Fernie does have some incredible dining spots, you don't have the choices as you do in the major cities. So it's just not about whether you can afford Fernie. It's about whether your lifestyle fits your financial goals. So let's put it into context a little bit. Let's compare towns like Whistler and even Revelstoke. So Whistler. prices are much, much higher. the average house price in, in Westland now is over 1.4 million, making it significantly pricier than Fernie. However Whistler offers many more opportunities, job opportunities. And ammenities. Revelstoke still slightly more affordable. With Fernie where the average home price around 600,000. So how does Fernie stack up? Well, Whistler is famously pricely and housing costs. Very much suppose Fernie's Revelstoke on the other hand has seen recent growth. And offers a slightly more affordable property options and Fernie. Yeah. Each town has its own unique vibe, job market and lifestyle factors. In my opinion, Fernie sits in a sweet spot where it's still more affordable and better links to major centers. and international airports like Calgary. So I've been living in Fernie for 15 years and I've experienced both the highs and the lows and the challenges of the cost of living here. I remember when we first moved here and the Canadian. dollar against the us dollar men. Moved going down to, Going down to the states in Whitefish, incredibly cost effective. but things have changed. even back then, I do remember the cost of grocery bills. and budgeting for winter gear, especially with a family of five. Putting a lot of pressure on, on the cost, but despite the challenges, the lifestyle here is unmatched. whether it's the thrill of the powder day or the joy of community events that we have here, like Griz days or war party, Fernie has a way of making the costs feel. My opinion worth world. It's not as easy, but for those of us who embrace it, it is incredibly rewarding place to live. So just finally lifestyle outweigh the rising costs. In my opinion, like I said, if you're an outdoor enthusiast, or a family looking for a tight-knit community with world class recreation in 30 is very tough to beat. However, if you're on a tight budget or seeking abundant job opportunities with higher pay. It might be challenging. So just make sure to plan your finances carefully and understand what you're signing up for. Ultimately, it comes down to weighing up your quality of life priorities against your financial realities.
