hello everyone, I am Phil Gadd, your local Fernie real estate expert. Today we're diving into the best strategies for selling your home quickly in Fernie's competitive market. Whether you're relocating, downsizing, or just looking for a fresh start. These tips will help you get the job done efficiently and stress free. Before we get into this step by step guide, here's what you're going to need. A reliable real estate agent who knows the Fernie market. That could be me. Professional quality photos for your listing. Again, something that we can provide. And a solid understanding of what buyers are looking for in this area. Got those? Great. Let's dive in. So step one, price it right. Overpricing can do numerous things, but the biggest thing it can do is scare off buyers. While the right price will attract interest immediately. Honestly, that is the biggest thing that you can do correctly. In my opinion, But if it's priced correctly, it will sell. Step 2. Boost your home's curb appeal. First impressions really do matter. Simple updates like fresh paint and landscaping go a long way. Step 3. Market your home effectively. high quality photos, a good video, an engaging online listing, and social media exposure are crucial for getting more eyes on your property. Step four, be prepared to negotiate. Flexibility can make the difference between a quick sale and months on the market. Okay, so let's break these steps down in a little more detail. Pricing it right. Overpricing is the fastest way to slow down your sale. Trust me. work with a local real estate agent, like me, to analyze local trends, recent comparable sales, and buyer demand to set the price right from day one. If priced competitively, you'll attract more buyers and could even spark a bidding war, rather than chasing the market with price reductions later. example in point, it wasn't my listing, but on the weekend, we were involved in a 500, 000 price point home in Fernie, where there were six competing offers. So getting the price right. Could encourage this situation and provide a potentially higher return your home. Prepare your home. First impressions really matter and preparing your home the right way can make all the difference. Start by decluttering and depersonalizing. Buyers need to envision themselves living in the space. Tackle minor repairs, touch up paint and boost curb appeal with simple fixes like refreshing landscaping and a welcoming entrance. if you want to stand out, staging can highlight your home's best features and make it more inviting. Market your property like a pro. A great listing starts with high quality photos, floor plans, Matterport 3D scans of the home, and a compelling listing description that showcases what makes your Fernie home that special. Whether it's stunning mountain views, ski in or ski out access, or modern upgrades, your listing should be everywhere. Real estate websites, social media, email campaigns, YouTube, Facebook, local advertising, and virtual tours can give buyers a real feel for the property before they even step inside. Be ready for showings. Once your home is listed, flexibility is key. Keeping it clean, staged and ready for last minute showings. The more accessible your home is, the more potential buyers will come through. Consider a pre listing inspection to avoid any surprises and keep negotiations smooth when the offers start rolling in. Now, here's a little tip on how we like to schedule. Listings we'll start on a Monday. Monday is the beginning of the week. So it'll hit the market It'll start getting exposure on a Wednesday We will invite all the local realtors through for a realtor's open house so they can see it for their clients by Thursday, we're primed for the weekend. Typically we schedule open houses for Saturday and Sunday to get as much exposure to your property as we possibly can. And that's just one of our strategies of how we list properties here in Fernie. Very important stages of selling your home. When you receive offers, your real estate agent will help you evaluate and negotiate the best deal for you. Beyond just the sale price, you'll want to consider conditions, possession dates, And potential repair requests. Once a deal is firm, Work with your agent and the lawyer to ensure a seamless closing procedure. Want to maximize interest? Schedule showing strategically, like we mentioned. Open houses on the weekends and evenings tend to work best. don't underestimate the power of a well executed open house. our strategy would be for the first weekend that your listing is up, we would have a public open house. Well, not only a public open house, on the few days before we'd have realtor open house where realtors just come through. So if they know that they have clients, they could be bringing them to the table even before that open house weekend. So we're basically getting as much exposure onto your property as we possibly can. So you get your property listed and you're not getting much interest. You may have overpriced or need better marketing. If your home has been sitting on the market for weeks, consider adjusting your pricing strategy or refreshing your listing with new photos and descriptions. So basically, when you list a property, three things will happen. If you've priced your property correctly, you will get a ton of interest and you will get a bunch of showings and you will, at that end of that process, you will have an offer which you most likely will accept because you've hit the nail on the head with the pricing strategy. Number two, you have all the same things as number one, you have a bunch of interest, lots of showings, but you don't get any offers. Well, you're probably because the price isn't just, it's not right. You may have to make a small adjustment. the third thing that will happen if you list your property way over market value is that you'll get no interest, tumbleweeds, no showings, no offers, and you know you're completely out to lunch. With your price. at that point, you would need to have a major look at your pricing, maybe take it off the market, refresh it, talk to a real estate agent, maybe at this point, and then put it back on the market. So, selling your home in Ferny isn't about luck. It's about having the correct strategy by pricing it right, preparing it well, and using effective marketing, you'll attract serious buyers and close the deal sooner than you think.
