Friday is going to be full on. Incredible speakers, high energy, a room full of women ready to change their lives. But before all of that, I wanted a quiet moment with you all to speak from my heart, in case I don't get a chance to on the day.

So, know, Stacy, Claire, Amy Miller, love you both. You've been so helpful. And m Stacy said something to me the other day actually, and it really hit me. And Stacy said, Athena, how did you, how did you do this on your own? Like how did you manage to do this on your own? And I'm like, yeah. first retreat, which was again for 80 women, it wasn't any smaller than that. I did it completely on my own. And um I said to her, I said, in life, I guess it's like most things in life, you kind of just get your head down and you just do it, you know, you do it till the job's done and, you just manage everything. She goes, yeah, but there's just so many things to do. And I'm like, yeah, literally I did, I did it all. So it's a really interesting one. Actually I am, this podcast was actually, um, not, it was not something I had planned. So it's the weekend, it's the weekend literally before Monday. And I said to myself about deciding which episode I was going to put out for today in the lead up to the retreat. And I've got some amazing guests for you all, incredible speakers. But I really sat there and I thought, well, hold on a minute. What episode do I actually want to go out? And I thought, I think I'd actually like to do a solo episode. One, because I haven't done it in a while. And two, because I've had this conversation with quite a few people recently who have said one of two things to me. Number one, they have described me as a messenger that keeps saying, Athena, I feel like you're a messenger. I feel like you have a voice and that you give a stage to others to have a voice, which, you know, I take such pride and joy in and it means a lot to me. And then the other thing that I find really interesting is, is I meet a lot of people who know me as me now, but they don't know the story of me. And they don't know kind of the story of how I even started and all of this, because I think that's actually really important for people to know. Because if I think about it, you know, I've never been that girl and I'm not that girl that sits here and says to you that I've got 30 years experience, millions in the bank, you know, done every single strategy under the sun. I'm not your girl for that. That's not who I am. You know, the podcast started, the Girls and Property podcast. launched in January 2023. And actually Girls and Property wasn't incorporated until October 23. So, you know, I've only really been doing Girls and Property, if you really think about it, for about just over three years, really, until I've made it into what it is today. And when I think about it, even between January to October, for example, so I was thinking about this with a friend the other day. You know, there was no business, there was no business bank account. There was no limited company. Literally just came from like my personal, my personal bank. Like it just came from like me. It just came from, um, just going, yeah, like, you know, it's a podcast. It's a concept. Like it was never a business. It was never meant to be a business. It was just something that was there. And then it sort of just developed and grew as the community grew and the events grew as it were. And I was thinking about this and I think what's really drawn this for me is I'm having a lot of conversations with people at the moment. And I think I'd like to do this as a message to all of you coming to the retreat, first of all. So first of all, say I can't wait to see you all. But second of all, feel like I, I feel like I want to catch a few of you just at the right time right now where I'm noticing that, and it's probably to do with the fact that this, this, this whole quarter one was a real interesting one. I think for a lot of people, know, Q1 has been interesting, let's face it. You the fire horse wasn't quite fire horsing until let's face it, like April. And even then, me included, by the way, I probably had one of the most uncomfortable, sad and confusing quarter ones I think I've had ever, actually. It's been a weird one for me as well. And I do, I hit all of you. And so what I want to do before you, I will see you on Friday is kind of have this message to you all. ah Cause you know, the stage is going to be filled with so many speakers. We've got amazing speakers. And I think that I just wanted to take a moment if I don't get an opportunity on the day to almost just have my voice now so that I can give the microphone to others on the day. um So this is kind of my microphone moment for you all to hear this message. I hope I'm catching you all at just the right moment where maybe you're feeling there and you're sitting there feeling like a little bit despaired or a little bit feeling like a bit lost. I feel like a lot of you at the moment are talking to me about this notion of having Groundhog Day. So I speak to many of you where I see that I can see in you that you know that you have a belief in you that you are destined for greatness. So you'll say to me, Athena, I know that there's more in me. I know in my soul that there's more in me. I know that I'm destined for more than this. But yet what ends up happening is your main emotion that you actually have is just pure frustration because you're going around in like a circle constantly. And it's like this vicious circle that you guys exist in basically. And the thing is, what I want to say to you all is this, is number one, my message I want to give to you all is that it's not your fault. So it's not your fault because you almost don't know any different. You know, you haven't upgraded like your nervous system, you haven't upgraded your internal clogs to even know that this is what's happening. And what I want to say is this, which is, you know, You only change your life when you make the decision to change your life, essentially. And what I want to do today is I want to talk to you about my story of me to give a bit of context, because what I want to show you is kind of what you could achieve as well. If you just put the right motions in place and you just give yourself permission to actually allow yourself to change your life and to take direction today. And I want this story to be a story of inspiration rather than a comparison. To be like, wow, I didn't know that about Athena. Like, I didn't know that she did that. I didn't know that she went through that. To almost be like, yeah. And so you can too. So I always feel like sometimes people see me who I am now and they think that this is the version of me that always existed. And the answer is no. This version of me takes time and persistence and energy in order to do and a deep, deep, deep amount of self-concept work in order to just go, do you know what? I'm just going to pick up a microphone and I'm just going to start speaking and I'm just going to put it out on Monday for anyone who wants to hear this. Because I know that my mission in life and my soul's mission is to empower other women. And I don't do this podcast from a place of ego or from a place of listen to me, listen to my story, listen to how good I am. I come at this from a place where I want to teach. and I want to show you and I almost want you to look within yourself to ask yourself where are you at this moment in time? Who are you? Can you relate to what I'm saying? Can you see yourself in these moments? And what is it that you can do differently today once listening to the story? So that is my message to you. That's where I want you to hear from this and hopefully catch you at the right moment. And before I do that and I talk to you about this, because as I said, a lot of you don't even know the story is, um is I also want to talk about celebrations. So obviously we always talk about celebrations on Girls on Property and yes, we will be celebrating again on Friday. Absolutely. You know, I always celebrate you ladies. Can't wait to see you. And I was thinking about celebrations actually. And for me, I was like, there's so much to celebrate. Like, of course I could sit here and I could celebrate the fact that the Girls on Property retreat sold out, you know, two months in advance, eight weeks in advance, you know. 30 people asking me on a wait list basically. And FYI, we're going bigger next year. I can't keep turning women away. I want every woman to have the opportunity to be in this room. We are going bigger. I'm just gonna let you know that, okay? But I really thinking about what I'm celebrating at the moment. And I think for me, the biggest celebration has to come from... um I get my biggest celebration comes from a question that I get asked. You know, people say to me, Athena, what do you think has been the biggest change for you recently in terms of, you know, what it is you're doing at the moment and pivoting to now looking at buying businesses and everything you're doing? And somebody asked me the other day when I was on discovery call with them for the accelerator program, and they said, you know, what what what separates the women who really take forward and succeed with the accelerator program compared to others, others that don't or And I caveat it, said, well, all the women succeed in their own way. It just depends at what version of their own journey they want to succeed at because succeed and success is very different for different women. For one woman, a successful program would look like an extra five grand in their bank account. And for another woman, it would look like the fact that they found themselves again and had an identity upgrade. So it depends on what you deem a success. But I basically said to her this, which is, I think that The best thing we can do in life as human beings, forget being women, as human beings, is to understand that we're constantly, the best thing in life is to constantly learn and constantly be open and curious to learning and constantly wanting to evolve ourselves. I think people that feel like they're already like where they are and they've evolved and they are the certain people, you know, even if they're at a certain age. I think that the world is a beautiful place because we keep learning and because we keep evolving and effectively changing and evolving. And for me, I think the biggest celebration that I really want to do is what's been amazing for me is I have loved, absolutely loved going through the work that I'm doing at the moment with my identity upgrades and shifts, because I mean this when I say this, like I am upgrading so at such a frequency that I don't even recognise myself. are you week ago, two weeks ago, let alone six months ago? And I mean that with intent when I say it. you know, suddenly boundaries start coming in. Suddenly I start saying no. Suddenly things fall away. And I will say it's very difficult when that happens, you when you set boundaries and you say no, because people that have been used to you saying yes, and people that are used to you being a certain type of personality and a people pleaser, and when you go to abandon yourself. they no longer want to be associated with you or they no longer want to be in your presence because they're not used to this new version and so they end up falling away and so I've lost a lot of people this quarter, a lot of people because they just didn't like the new version of what I've become and me saying no effectively, which is a shame. But this is what happens. This is literally what happens and I know that some of you will be nodding along saying, yeah, Athena, like people come and go, like it's a season, it's a time. um You know, and I feel like the main message that I always give whenever I do anything and when I'm always doing my subconscious work and people are like, what is it that you want? What do you want out of life? What is this? And genuinely, do know what I keep coming back to? and I didn't even, by the way, I'm as shocked as you are that this was what I came up with. I'm as shocked as you are, right? I swear to you, I would have told you that I thought I would have said to you, if I was thinking from my mind or my subconscious beliefs, what is it that you want? I'd have said to you, I want a big house. I want, I want like 10 grand to hit my account every month. I wanna buy this type of car, I wanna have this husband and these children and this, like that's what I thought I would have said, I swear it to you. But what I keep coming back to every single time I do it, I go really, really deep with a meditative state is I'm actually just searching genuinely for peace. Like I am literally searching for just peace, like inner peace in myself, inner truth, inner authenticity. And actually then when I go deeper into peace, What actually comes out of that is just kindness and goodness in the world. And I think what's happened recently is my message, and this is my message, there has been so much hate in the world, so much hate in the world from what I'm seeing online with the news, which I'm no longer watching. I refuse to watch it, but you know, mum has it on every single moment of the day. So I'm forced to watch it. And I just see like what's happening in the world. And I see people in this industry, tearing each other down and the world tearing each other down. And I can come back to this motion of you know, we could literally just spread more kindness and honesty and truth and love. And I think that is, that's my real message that I want to give. And some of you will know actually on my, on my stories, went to see Paddington, the musical recently, which by the way was incredible. Okay. I'm a snob when it comes to musicals. I was in musical theater till I was 18. Oh yeah, that's another story. I was in musical theater till I was 18. I've sung on stages. I've danced on stages. I've acted on stages. Okay. Paddington was The best musical I think I've ever seen and I know that's a statement, I'm aware of that, but it was fantastic. It won seven Olivier Awards and literally like I was smiling ear to ear through every single scene. um I loved it and we've actually booked to go at Christmas again. But what happened was, was at the end after they won these seven Olivier Awards, the guy that actually voices Paddington came on and he brought tears to my eyes actually and his message is the same as mine. which is to just spread love, kindness and positivity. So when you come to the event on Friday, my mission on that day is of course for you to take away like all the knowledge of the strategies. Of course it's connect to connect with other women. Of course it's to know when your next path is, but actually what I want you to do and what I want you to take away is actually to spread kindness in that room. I want you to really feel good. Yeah. I don't know why I get really funny about this because I just feel like there isn't enough kindness and there isn't enough goodness at the moment and I feel that deeply and so when I stand on the stage with you just know you don't need me to say this to you just know that if you feel out of place or you feel like you have a moment where you're just like oh Athena like I could really do with just a hug or I could really do with just talking to you I could really do with like you just you know just just in your energy uh then come, then come into my energy and I will hold you in that space. Because I think it's important and I think that that's the message that I want to give. So, what I'm celebrating therefore is this notion around upgrading myself and like my identity about what it is I actually want to do with this world and therefore celebrating everything that's been achieved, celebrating the amazing programs that I've created, you know, the Girls and Property Accelerator program which is my absolute pride and joy. it's where I literally combined subconscious work with strategy because it is what was missing in my own education. was what was missing from when I, you if I talked to you about my story, will then explain why I created the accelerator program. the, um, so my celebration is, is just the up level, uh, now looking at buying businesses as well. So, um, for example, some of you would have seen, And again, this is part of life, right? This is the opportunity. This is where like you say yes to things and then things start to come into your own when you start to actually see yourself in a different way. So again, what I'm celebrating is this notion that my identity is upgrading again, because I've said actively, I want to be buying businesses this year. I'm very, very interested in buying businesses and building wealth, right? I always talk about cashflow and wealth. I really want to build wealth this year. So one of the things I've been doing is last week on Friday, And I've actually documented this and the real is actually going to be going out on Thursday. So this Thursday, there's going to be a real talking about all the numbers and everything that happened on the day. And I'm thinking about actually doing like a diary. Like I think I came up with this idea a couple of days ago and actually it'd be really good to do like a diary one, diary one entry and showing you all from diary one. And I'm going to document every single day, like a quick, like two minute video that will turn into a montage to literally be like day one of buying business of I know absolutely nothing. to like day 100 or whatever it is and buying my first business and then putting it all together and being like, watching my, you watching literally the process, you watching my identity upgrade as I do it, because I'm doing this subconscious work alongside the business buying, right? So you're literally gonna just see a different person like come to the fold each time that you see it. And I'm thinking about doing that. So watch this space. But anyway, so. Last week, I got invited to the Dorchester to go and sit in on this meeting that I had and he called me the day before and he said to me, what are you doing at 3.30? And it was on a Friday and I said, I'm working, I'm always working. Why? And he says, right, stop working. You're coming to the Dorchester to come and sit in on this meeting where they were closing a four million pound contract with a solar renewable company. So where they like manufacture the panels. Now you would naturally think like, God, that sounds so boring. Like so the manufacturing and let's face it. This was, he asked me a week, two weeks before, before the retreat. Now the old me, 100 % of the old me, before I did all this work would have gone, no, I've got retreat in two weeks. I haven't got any time to do that. I've got a million things to do. No, no, no, no, no, no, no. And I'd come up with every excuse under the sun. Whereas this version of me thought, right, I've got to delegate this. I've got to delegate this. What could be done here? How could I change this? And I made myself available and I went to 3.30 and I'm so glad that I did. Because it's incredible because, you know, yesterday we're talking about some stuff I didn't understand like the solar energy stuff. I learned a lot about solar energy, the way, Jesus. But actually it was about watching the negotiation happen and watching how it played out and talking about the four million and how it was going to be divvied and, you know, what they were going to do as a salary to keep him on and taking over some of the debt that he had and things like that. and the EBITDA that I now have learnt about, know, earnings before tax deductible and like terminology and things. And I think the biggest takeaway for me just by being there, which I don't think any amount of theory could physically have given me like sitting in a room learning from a notebook is I felt so at peace sitting at that table and so confident sitting at that table. Now, I'm not saying that I said anything. In fact, I stayed really quiet and didn't say a word. Because of course I'm shadowing it's not my deal. But I didn't feel like it was out of my reach at all. I didn't sit there thinking that I couldn't do that and I didn't say they're thinking it was really scary and I didn't say they're thinking that. No. I sat there thinking how exciting that I get to do this in three months time and that I'm going to be closing on my own deal. Because it's effectively a people business. Like I watched it going It's just negotiation. Like the way that you would negotiate with an agent, the way that you negotiate with a landlord, the way that you'd negotiate with, I don't know, your kids to just get them to tie their shoelaces, right? They're probably the hardest people to negotiate with. um You know, I haven't got kids, but I can imagine you all laughing thinking, yeah, Athena, I'd rather take a business buy rather taking my five year old, four year old, you know, to eat their greens and tie their shoelaces. Absolutely. You know, some people you can reason with. Kids, not so much. So think of it like that. And And I think that where that stems from is the identity upgrade that I literally had within that to think, okay, I can do this. I could literally do this in three months time. I could have this conversation. I could negotiate this. Like there is nothing that I saw that they did that I couldn't do. And what's been interesting about this is the reason this whole thing even came about in the first place was because obviously uh I worked with Actar as part of the accelerator course and now the mastermind. And the mastermind is going to be all about teaching women how to buy businesses. That's what we're starting in May. And we've got a couple of spaces left for that. And I remember him saying to me when I sat with him, because I paid to go and obviously I pay Actar, I'm mentored by Actar. So I pay him. And I remember we had one of our CEO days, which by the way, costs £5,000 a day that I pay, right? To be mentored by Actar. Five grand a day for his CEO days is what I pay. I have the receipts to prove it. I've paid it. I pay him that, right? And I remember him saying to me, he was like, right, if you're going to be teaching the girls how to buy businesses as part of the mastermind, you're going to have to buy businesses. And I was like, I completely agree with you. I totally agree with you, but I don't know how to do this. Like I've got no confidence in it. I can't see this. And this was in February. And he says, I'm going to teach you, I'm going to show you how to do this. And then you're going to show the girls. And I thought, oh God, I'm not gonna be able to do this. And like all this doubt crept in and I kept saying to him, I don't know, I don't know. Like we weren't gonna do the mastermind in February. I was like, I don't think it's good idea. Let me give it a year. And he's like, nope. He's like, you're gonna do it. I'm gonna show you, you're gonna show the girls. We're gonna teach it and you're gonna do as you grow. And what's been so interesting is, is then we did this whole identity upgrade and we did this whole thing. And by the way, that's part of, so there's a process that you go through, which is called like parts integration. So it's a lot of like trauma work effectively where you have to like release and bring it back together and do parts integration. And it's like two of you that like, it's basically like, if you put your palms out, for example, and it's about two different versions of you that just need to integrate and come together. So there's an actual, um, like nervous system upgrade that happens as actual work that is done as part of the subconscious upgrade. It's not just, you just wake up one morning. It is an actual process. You know, each session is about like an hour, hour and a half and, And it's about reframing and reprogramming. So essentially what they do with me is they unpackage me and then they put me back together again. And that's what we do for the girls in accelerator. We unpackage and we bring up all of this stuff that they need to understand. And then we repackage and we just reframe. That's what we do. So it's like where you have a thought that comes to your brain that I can't do this. I'm not worthy. I'm not good enough. I don't deserve to be wealthy. can't, you know, all these things as it were, I'm not enough, massive one. And then you literally reframe it and you do like, it's like a jolt. So, so your brain literally like jolts and goes, it's been this rhythm that keeps going around with the same thing, telling you that your beliefs are not good enough. I'm not worthy of this. And if you jolt it, then you're like, and you reframe it, you're like, actually I've just seen it. I can do that. Yeah, I can. And then your mind catches up with you and your subconscious then allows your mind to catch up with you. That's how it works as a concept. So in February I said, no, I don't think I can do this. I don't think I'm good enough for it. And says, yes, you are. And then what we know 17th of April, uh, last week I went to go sit on that one and then, um, and then tomorrow, cause tomorrow is actually going to be Saturday. So I'd have done it by the time this podcast comes out. So you've probably seen the video on this tomorrow. I'm actually, he's actually invited me to go and sit in on, um, it's not his own one that he's buying. The solar panel was his own one. This one is one that he is actually going to be coaching. his clients on so these are clients that work with him directly to guys and they are buying three aesthetic clinics. So by buying the three aesthetic clinics, he's like, want you to come in and sit in on this one. This is their third meeting. So he says this is where the negotiations going to take place. And apparently they're fine for me to sit in that he's asked them and apparently they're happy for me to do so. So I'm to go do that as well and then report back and let you know what I know. And this is where the opportunities come from where you step outside and you say, Right, I don't feel comfortable doing this, but I'm going to do it anyway. I don't feel comfortable showing up and shadowing this, but I'm going to do it anyway. I'm telling you this right now, 17th of April, 2026 diary entry. I barely know anything about buying businesses, right? If they're going to use fancy words, which they don't by the way, there wasn't any fancy words used at all, but I'm just saying if they're going to use fancy words or if they're to say anything that I don't understand. Number one, write it down and at the end of the meeting say, what do you mean by this? Hence when they kept talking about EBITDA. I was like, what the hell is EBITDA that you keep talking about? And he says, earnings before tax deductible. I was like, right. Okay. Now I know that that was a week ago. didn't know what that meant. Now I know what that means. So, you know, and then I'm saying about holding structures and how to actually structure the deals, et cetera. So it's really interesting. And I think that what I'm celebrating is this notion of it's where you upgrade your identity in order to do that. So that's the first thing I want to say. The first thing I want to say is, is your life changes when you actually decide to change your own life. So when you come into that, to the retreat on Friday, or you go to your next property networking event or business networking event, if you're not coming on Friday, then I want you to see every single moment as an opportunity for you, right? I want you to go and talk to people that you wouldn't usually talk to. Don't just sit with the people that you know, that are comfortable and that you have nice little catch up. You can do that as well. Then I want you almost like an action step to go and talk to at least three people. least three people that you have no idea who they are or what they do. You might like the conversation, you might not like the conversation. Something might come out of it, something might not come out of it, but I want you to at least talk to at least three people that you've never spoken to and to just have that conversation and flow. know, don't be, don't be self-conscious if you, if you, you know, if you haven't started in property, if you haven't started in business, just talk about who you are. Just talk about like what you do. Ask them if they like dogs, you know, ask them if they like cats. ask whether they musicals, what do they do in their free time, what do they do for fun for example, you know that's a massive one. know anytime I go networking now I'm like what do guys get up to at the weekend, like what are you doing for fun these days? Massive one that I say, you know? I'll then talk about Paddington and they're like oh I love Paddington the musical and then we start talking and then you get onto the conversation like it doesn't just have to be like so what's your portfolio look like or so what's your turnover every single month or so you know. What survey are you using? Like no, it's so goddamn boring like Just get to know people and have a conversation with them. It is a people business. Okay, so that's the first thing to say So now that you know all of that and kind of where I'm heading with buying businesses and now that you know Where I'm heading with kind of the accelerator program Also property wise by the way, I should say this so alongside buying the businesses one other thing that I'm really interested in which is why I'm so excited for Friday is to hear Rachel Knight speak because One thing I'm actually interested in from a properties perspective this year is also title splitting. I think there's real opportunity in title splitting. I think that not a lot of people know about it. I think there's lots of opportunity out there where you can actually get, for example, you know, I've seen some examples just to really caveat this where with title split, and by the way, title split, for anyone who doesn't know is where you basically, let's make this really easy. I actually have a property where it's a house essentially. but it's been converted into two flats. So an upstairs flat and a downstairs flat. And I own the ground floor flat and I own the freehold to the building. But once upon a time, that had been a house that had been on one freehold, top and bottom, just a house. When you did a title split on it, you then turn it into two flats. So you can effectively now sell one, say the upstairs and keep the bottom one. You can sell the bottom one and keep the top one, but they no longer exist as one. They exist as two. So that's a title split. And you can do this on blocks of flats. You can do this All sorts, right? They become separate entities as opposed to one big one. So if you see somebody that's selling off, for example, a block of fly flats, you can actually take that on title split them and literally keep three and sell to keep for sell one, but instantly like, um, you can do it in that way. And actually what I'm noticing with lenders at the moment, lenders are getting really on board with this, um, right now where they're actually, actually offering more loan to value on them as well. So before, when you could only get like 75%, for example, 25 % down, they're now offering like 80 85 that I've seen because they know it's going to be a title split. So that's something I'm really interested in, particularly as I live in the South now as well. Um, you know, this, this method works quite well here. So just putting it out there for the universe, 17th of April. Um, you know, title splitting really interested in. So, and a bit of land actually, Ella is going to be there as well. She's got a table for land, bit of land, bit of title splits, bit of business buying should create a really beautiful little concoction there for me for, for this year. So that's what I'm interested in. So knowing that you know all of that now and how my brain works, that's the now think about this notion of, of the, the, the story and the past, because, you know, a lot of you sit there and say, I think, no, I don't know your story. I don't know how you came into the fold. Like, like, you know, three years. And again, my final thing I want to say to you on this is this is for me to show you that if you're sat there going Athena, like, I want to be where you are in three years time. I want to be sat doing what you're doing in three years time. I want to feel as confident as you are in three years time. Let me, let me show you and explain this to you. Okay? So first of all, nothing in life comes quick. Okay? That's the first thing I want to say. I think too many people are so quick to want to see results that they end up just not pushing forward and end up just staying still. So that's the first thing. So, you know, a lot of you say to me, Athena, I feel so behind. You know, a lot of you tell me that, and I know this, like if I think about all of you, you know, and I sort of paint a day in the life of what I see in the moments of kind of like, and in a bit of what I was doing before, is you probably wake up every single morning and thinking, God, do I need to do this day again? Really? You then rush to make yourself a coffee because you need to start your morning with a bit of caffeine because you barely slept because one of the kids has been up all night. or you're not sleeping because you just feel really tired and not fulfilled in your life. You then can't even drink your own coffee because you've got to put the kids' jumpers on for school and they've got different jumpers on that they should. And one of you is now telling that they need to get dressed up for World Book Day and you're like, what the hell? You didn't even tell me about World Book Day. All that DT food is now happening and they need to make lasagna and you don't have any of the ingredients for lasagna. And so you don't even get to finish your coffee in peace before then rushing out the door to drop the kids off at school. feeling like you're rushing and you're in traffic and everything's going crazy. To then basically getting into your job where you feel completely demoralized, underappreciated, feeling like rubbish, feeling like, you you don't even really know what your purpose is, effectively it's just Groundhog Day. To then pick the kids up, to then come home, to then have this vision in the back of your head to go, I know I want to do more, I know I want to do more. And therefore you get on your laptop, you open it up, You click a bit on right move, go, well, that property looks nice and that property looks nice and you can put a nice bathroom in there. Or, I'm going to watch this webinar, this free webinar on, um on rent to rent or this free webinar on deal sourcing. Or you're going to, you know, be so exhausted from your week, but you're still going to attend the multiple screens of property income, three day free event with progressive because that's what you want to do. And, you know, I hear you and I see you and like, If some of you are laughing, it's because believe me, like, I've got the biggest picture here in my brain of the majority of you. And the thing is, I get it, right? You know, I get it, and it's not your fault. And for me, when my story begins is, you know, I was a premium travel consultant for seven years. So, you know, seven years I was this and my identity was 6953, which is how I was referred to, right? And then one day I lost my job. I lost my job overnight because COVID hit. COVID hit and... And I remember I was sitting on the couch at home and Boris came on the screen and he told us all, you know, to stay at home. it's absolutely terrifying. It's terrifying because it was a commission-based job. I lost it overnight. And, know, I received an email 30 minutes later from work saying you're furloughed until further notice. And one of the things I find fascinating is I feel like we're in society grown up to believe that what we should be doing is we should be getting educated at schools. We should be then getting into university, which I did. We should then be able from university to get this decent job. And that that job will then be set for life and then we'll get a pension and then we'll die. And that's what we're told and programmed to believe, but we're told that to get a job is really safe. told that having a business is really risky, right? Like, Oh no, we shouldn't start a business. Really risky, really risky. Like, you know, really bad for cashflow, could lose it at any moment. Sorry. You could lose your job at any moment. You could be made redundant. You could, COVID could hit. Like it proved to me that a job was actually not secure. Like a nine to five was not secure, right? That we're told is supposed to be happening. And so from there, this fire got lit in me. And, um and the story goes that I was doom scrolling through Facebook one day as we all do. And I came across this, this property education course, which was touchstone education, which was 99 pounds. And I thought to myself, well, do you know what? I've got nothing else to do. I'm bored. And as I say, as safe as houses. So I paid £99. I sat in my lounge, um, on this kitchen table, this small kitchen table, this laptop, and I, and I did this two day course. And I remember my, my ex partner at the time, him saying to me, you know, why are you doing that? He's like, you're a travel consultant. You don't know anything about property. And I said, well, you know, as I've got nothing else to do, I'm bored. Like, by the way, boredom is a good thing. Boredom is a good thing. Boredom makes you do stuff. So was like, yeah, I'll just, I'll just listen in. And I remember they were talking about, you know, set up a limited company, get a business account and then, and then, you know, here, here are some strategies. And I remember I had some money saved up in my, my account. So I didn't start with nothing. I started with a small, you know, an okay amount in the bank accounts, about 25,000 pounds. started with in my bank account because I had had a commission based job. And I just want to caveat this where I had literally worked my ass off in that job. and I never spent a penny. I was the girl that saved for a rainy day, put it in the savings like a good girl and all those things, right? So I was not a party animal, I was not a party girl. I didn't really spend a lot of money. I kept it. So I had some money in my bank account. And I decided after two days of this property education course that I was going to go and buy a flat in Bournemouth because I couldn't afford a house because I didn't have enough for the deposit. And I bought this flat and I remember I said to myself, right, I was learning about the buy refurbish rent refinance model, which I know a lot of you know about. So I said to myself, right, I'm going to buy a one bedroom flat in Bournemouth and I'm going to turn it into a three bedroom. And from the three bedroom, I'm then going to refinance it and pull all of my money out. I have to laugh. I have to laugh because, you know, so many people hear these people talking about these no money down deals and pulling all of your money out and things and you know, it might, it might, it might still work. You know, some of you might still be able to get an absolute unicorn, especially now actually, because, you know, property's selling quite cheap, to be fair with the current market. So maybe now actually, but I tell you, uh it's very difficult to do. And it might be okay 30 years ago when people are now talking about it on stage, but to do it now is very, very difficult. But anyway, not impossible. So I said, okay, so I went and I basically learned on the job with with effectively zero education, we'll call it like a two day, £99 course is all I have with a couple of podcasts and a couple of, ah you know, free education bits and bobs here to go and buy this one bedroom flat. I remember, you know, people, people thought I was crazy and, know, I was calling agents and of course what happens is with agencies, em you need, in order to buy a flat, you obviously, and I wanted to turn it from one bed to a three bed. I learned that you obviously needed to have it as a freehold flat because if you have it at lease hold, you have to ask the vendor's permission, the landlord's permission in order to do any changes. And I didn't want to do that. So the agents just kept rejecting me, constantly rejecting me, constantly, know, constantly laughing at me, constantly, like, just, just horrible to me, like literally just horrible saying no, everything like that. And you know what? I think in this game of property, when people say, you know, Athena, what do you think? differentiates people. What do you think really drives people forward? Resilience, I would say. I think resilience is a massive one because if I wasn't resilient in myself, I wouldn't, I would, would have stopped there and then I'd have gone, no, they've laughed at me. They rejected me. I can't do this. And I've just stopped it. And the thing is this didn't happen overnight. So I ended up having to go back to work to repatriate people back to the UK. So I was repatriating people with people crying down the phone at me. And then this was all happening. you because we couldn't get them back to the UK basically. And, you know, the family was dying and, you know, some of them were doctors wanting to go back to the UK. It was a horrible, horrible thing. But anyway, so I reckon about three months now down the line, so it wasn't a quick thing. And I kept calling the agents. I eventually spoke to one of my friends called Sarah, who informed me that her dad was selling a flat. And I said, it a freehold? And she didn't have a clue what I was talking about. Funny enough. And then I told her dad and her dad said, yep, I'm selling, I know someone who's selling a flat in Bournemouth. Put me in contact with them. and off we went and you know I learnt so many mistakes so many mistakes through that number one I learnt I paid way too much money for the property the landlord who was a female completely saw me coming saw I was vulnerable and you know the week before we were going to exchange charged me five thousand pounds extra to pay for her drainage that happened so when it actually went to buying the property there was, it wasn't a good deal anymore to actually convert it to a three bed and pull all of my money out. I actually would have lost money on it. So instead what I ended up doing was I didn't end up converting it. I ended up keeping it as a one bedroom. I continued the planning permissions. There's still planning permission on it today because you put obviously the foundations in, but yeah, and that was the first one they ever bought. then, and then after that I got educated, of course, and I went into doing rent to rent and, know, my story of rent to rent as it were. And I tell you what, I'll tell you a really quick story actually of my rent-to-rent journey. Because obviously the thing is when we do these properties, right, all our money goes into that property. And I've still got it to this day. I've still got that buy-to-let, right? I've got the most beautiful tenant in there who just had a baby. But then all your money gets sunk in and you don't realize that because you're now not putting it out, you've got no money to go again. So of course, rent-to-rent was a massive thing three years ago at the time. It was being advertised everywhere by all these professionals. telling me that I could get rich quick in 90 days. Like, you know, I've seen it all. So I thought, yeah, brilliant. Sounds wonderful. Let's go do it. So I signed up with a progressive property. I paid the two and a half grand to go to the No Money Down program, which actually wasn't too bad. Actually, the three day No Money Down was OK with Kevin McDonald, know, stellar guy. He was good. What I didn't agree with was the fact that I then ended up getting sold the dream. I ended up buying the mastermind, which was there and for me personally, this was my personal story, my personal opinion, the mastermind wasn't quite what I thought it was going to be. The group was too large for me. For me, certain people didn't quite have the knowledge that was required and so I actually left that mastermind after two months. I actually just left um and just said no, I don't want to do this anymore. So more than welcome to ask more questions, you know, separately about that but you know, I have been that girl, I just want to say I've been that girl who is try to invest in myself, try to do all those things and then that happened and it really did not mean, my confidence. But anyway, so quick story. So first ever letters I ever sent out for Rent2Rent, right? First ever letters I sent out, so I sent, so the Bournemouth register for the HMOs has got like 2,500 on there, huge amount. So I was setting in quantities like 300, 400 letters at a time, 500 letters at a time. And then one day after about, think it wasn't the first attempt, the first attempt I got nothing. So the first attempt of letters I sent out zero response out of like 2000, right? And I still, still I carried on again, resilience kept going. Second wave that I got, I'd set up my phone to say Rooms Bournemouth when it called. So I knew that it came from the letters. That's what my business was called Rooms Bournemouth. And so I remember I saw it picking up on my phone and I was so excited. I was like a Cheshire cat. I was like, my god, the letters are working. This is my first person. And so I picked up the phone and I went, hello, Athena speaking, Rooms Bournemouth, how can I help? And this, this, I shouldn't laugh. This old, this uh older woman came on the phone and started to scream down the phone at me, uh scream down the phone at me. um and she's basically said to me, you've brought up old memories for me because you've addressed this to my dead husband. Hmm Yep, that definitely happened. She says you've addressed this to my dead husband and I thought oh my god and she and it was really weird actually because I didn't know what to do in the moment because she kept saying that she was gonna sue me or something she kept being like, you know, I'm coming for you personally I'm gonna sue you and to this day I've got no idea like how she was gonna sue me. But there we are and I Remember I just apologized. I obviously took her off of the register. I apologized again, and then I put the phone down And I was fine on the phone, I was well put together, I was calm and collected. And then I came off the phone and I completely broke down in tears. I was so shocked, I broke down in tears and I remember I said to myself, this isn't for me. I can't do this, I'm not built for this. I'd got nothing from the first wave of letters. The second wave, all I've got is this woman screaming down the phone at me, this is not for me. I'm not resilient enough, I'm not good enough, I'm not worthy enough. And it brought back all these like... Feelings of emotions of not feeling very good about myself and then I remember I called my friend Sophie and Sophie says to me oh Yeah, that happens to all of us. She says yeah, you get rejected like on a daily basis She's like don't worry. Does he self off and go again tomorrow and she made me feel so normal and she made me feel so So like oh, okay fine. So this happens to everyone right? She goes. Yeah, it's fine that I can literally dust myself off and I went again the following day And I think it was about a month later that I eventually got like my first real call through. I'm not saying it was overnight and this whole 90 day thing. think, you know, it took months. then, um, and, and consistency, know, consistency of months of selling letters and calling agents and all of those. And, um, and I'm recording and I recorded myself speaking to agents as well. So I could show people at the time, say, can you give me some feedback on calling these men or calling these, um, agents? What do you think? And then they gave me feedback. And then I went again. You've really got to put yourself out there, know, record yourself speaking to them, get someone to check your letter, call someone if you're feeling, know, accountability is what I'm trying to say, right? And yeah, and then I remember I managed to get managed to get the first one, and then the first one turns into two turns into three turns into four. And so I did that I did that for a bit and I built up my rent to rent, HMOs, and then went into rent rent service accommodation from there, again, two completely different ballgames. If you want more information on that, I literally have two different podcast episodes I did, which were my top five mistakes from my first rent-to-rent HMO business and my top five mistakes from my first rent-to-rent service accommodation business. Go and check those out. But then from there, I kind of realized that actually I didn't want to do rent-to-rent anymore. You know, by the way, I should say I did actually manage to build my cashflow up from this, I should say this. I was able to leave my job in under a year. So I was now fully reliant as a property investor. I did that like 11 months and something days. And so I was able to do those things. But then there was one day where, you know, this comes back to a lineman again. I just fell out of love with it. You know, if you're listening to this and you're doing a strategy at the moment, whatever that strategy is, and you no longer love it, I would probably start asking you and thinking to yourself that it might be worth changing that to something else or looking at reevaluating yourself and coming back to you again. I always find that so many people are like, and I don't know if you listening to this are the same. but you're so happy to spend money on almost like upgrading your furniture, upgrading your kitchen, upgrading your bathroom, upgrading your sky subscription, but you're not willing to pay to upgrade yourself. You know, you're not willing to pay to actually like look after yourself and your mind and your body. And I find that baffling. I really, really do. Because I think the biggest upgrade that we should be making in ourselves is upgrading ourselves. And I think the thing that happens the most is majority of women that I speak to, there's this element of guilt. You know, you're like, well that money could have been used for Disneyland. You know, I love Disney, so I'm taking Disney, you know? If I spend 6,000 pounds with you, then that 6,000 pounds could have been spent on Disney. That 6,000 pounds could have been spent on a holiday. That 6,000 pounds could be spent on a new kitchen, whatever it is. And I always think to myself, like, is that the way you really see it? You're seeing it as a spend. Whereas I don't see it in that way anymore. Like, obviously I mentor people, right? But I believe that people who mentor should be mentored. Mentored? Yeah, mentored by other people. You know, I spent five grand in a day to sit with Akta so he could teach me what he knows because I knew that was an investment. I've spending money, I'm investing. And from there, I know that now based on what I'm going to build from the mastermind, I'm going to triple that. I'm going triple literally what I spent with him because I now know what I'm building. And it's the same for you, know, think bigger. You're telling me that you don't want to spend 6,000 pounds because you want to spend it on a bathroom or a uh holiday to Disney. Okay. Well, what if you spent it upgraded yourself upgraded like who you are, learn what it is that you need, build out the new business that you need and take the family rather than on one holiday with your life savings. You take them on five holidays instead. And I think not enough of us think like this. We don't think bigger. We don't think about the bigger picture. We stay minute. We stay small. And the reason we stay small is because we have the self-conscious beliefs that something deep rooted in us makes us feel small. People have made us feel small. And that's why I started my message to you all today before you come to the annual retreat or if you're to come to the community or any event is give yourself permission to think bigger. To think. bolder to think about investing in yourself to elevate yourself and I think that's not what enough people actually talk about is they don't talk about the work that has to go into actually doing it they think that that they can pay someone and that they just become this this person or they can just do these things and I'm sitting here saying to you, I see all of you, right? I like to think of myself as sitting in the trenches with you guys. I'm three years in the game. I'm not saying I have all the answers. I'm not saying that I it all figured out, but I literally built my buy-to-let portfolio. So first of I built a rent-to-rent business. No, no, no, let's start again, shall we? Let's start again. Let's do this, let's do this. First of all, I took a chance on myself and I believed in myself and therefore paid £99 to do a two-day education course. I then believed in myself enough to know that even though I was getting hounded and rejected, I still knew I wanted to buy that flat and I kept going and I didn't give up and I had resilience. I kept going when people told me that I was crazy and I should stick to travel and that my job came back and I thought, no, I know that my job is no longer safe and that I want to do more. I kept resilience when that woman screamed down the phone at me and said to me that I had messaged her dead husband. I kept going when an agent literally laughed in my face and told me to leave when I came in asking about uh rent, rent and stuff and literally escorted me out of the building. I kept going when I lost all of my majority of my friends because they started to see me going from this person that started to, em you know, take calls at midnight or, you know. tell them that I could give them these things away for free and suddenly no longer could and I started to set boundaries. I had to lose those people along the way. You know, I then was that girl that then decided to start a podcast to share the stories of this, to help other women, to elevate, to give them a voice and be inspired. I then was the woman who then from there was able to start the first ever Girls and Property event. When no money was made at the event, we brought 53 women together. We paid for it out of our personal bank accounts, me and Sophie. And we made nothing on that. In I think we made a loss, but we brought the women together. I then was the girl that then took on Girls and Property completely on my own and incorporated it on October, 2023. I was then the girl that then got it trademarked the following year in September, 24. And Girls and Property became trademarked. I was then the girl that literally put my own money into it and started by the way, and not enough people know about this. I started Girls and Property bank account and I wish I'd taken a photo. I so wish I'd taken a photo, but the memory just stores in my brain. I started Girls and Property with 94p in my bank account. Right? 94p in my bank account. And I wish I'd taken a photo of it. And I started Girls and Property with that and I self-funded it because I believed in the mission of it and I believed that the people that I could actually help inspire and change their lives. And this is my message, right? And then from there, I'm the girl that then literally from that moment then, the second one that I did made a little bit of profit from that. You all said to me that you wanted to come together more than just the annual event. So I literally formed a community that now sits at a membership of 130 members to this day, where I bring in guest experts all over the UK to talk about experiences, whether it's business, property, you're all connecting. I'm the girl that then decided that I had to invest. So I then took on the, um, my first ever, you know, she's just, I don't even know what, what she's more than anything. Like she's my rock. She's, she's, she's everything to me. So I took on Stacey and you know, she's, it's funny in life. You, you, it's terrifying to actually invest in somebody to come into a business. Cause you never think they're going to love it as much as you will care as much as you do. And she really does. She cares as much as, as all of you, as all of the girls that I do. and so I'm just so grateful to have met Stace. um So Stacey then came on, and that was terrifying for me, by the way, because I didn't have the money to actually afford it, but I knew that I needed it in order to grow, because I was now at burnout. So I should say I'm also the girl that burns out twice. I was on my floor, rocking backwards and forwards. I've done that a few times. um Then Stace came in and took some of the weight off of me. Then I was the girl that then, um, you know, built out the community, built out the events, you know, hosting this event for 80 women that's now sold out within two months, built out the, the gallows, um, built out the summer parties, the winter parties, but at the podcast, gained sponsorship for the podcast now speak on stages. and now I've just taken on Amy Miller as like a community leader because I knew that that's what it needed. The community needed a heartbeat. So what I'm trying to say is, is like, Nobody just comes out ready for life and nobody ever does things when they're ready for them. Like I'm not ready to go and sit on this meeting tomorrow. I wasn't ready for last week's meeting. I'm not even ready to host it. You know, it could be argued. Am I even ready to host these 80 women on Friday? Where you grow, where you grow is where you take yourself out of that and you say, I'm going to start before I'm ready. You know, I'm going to start today. because I want to make a difference to my life. want to make a change. And this is what I'm trying to say to you is if you wait to be ready, you are never ever going to start. um you know, my final message to you all before you come on Friday and again, if you come into the community or you come to any of our events is, is this even just a message for you all is, you know, if you, for example, were to literally take your life right now and think about your life and say to yourself, well, if I just stay still, and change nothing. Let's say that you change absolutely nothing from today. What does that mean for your life in a year's time? Like if you change nothing today about what you do, where are you in a year's time? And how do you feel about where you are in a year's time if you change nothing today? Do you feel really good? Are you in a really good place? No, which case fantastic. Or are you thinking, no, Athena, this can't be another year. Can't be another year. And if you're sitting there quietly saying that to yourself, then I want you to really think about what it is that you're going to do today to change that, to make sure that you do not sit there in a year's time saying, I can't believe I wasted another year. And if there's anything that we've learned, it's that life is short, very short, and that you should seize every opportunity and every moment of every day. And I'm certainly going to be doing that. I can't wait to see all of you on Friday and hopefully, you know, give that message to you again to really seize every moment. And to just take that 1 % forward to really propel yourself because, you know, I'm here to be a messenger and I'm here to try and elevate as many women as I possibly can and guys of course that listen to this but mainly, you know, know my soul's mission guys, you know it's the girls and um I will do that as much as I can but at the same time I can only take you to the watering hole, you know, you're gonna be the ones that have to drink. So I hope that's really left you with a really beautiful message today and to show you kind of the story of where I started so that, you know, when you're thinking about yourself and you're thinking, know, could I work with Athena? Could Athena teach me? Do I think I would be mentored by Athena? Just know like I started where you are. I was the one who had the noise in the industry, who had the imposter syndrome, who had the limiting beliefs, who had the shiny penny syndrome. um I don't think a lot of people know this actually about me. You know, I tallied up a couple of months ago, actually, I tallied up what I spent on my property education when I first started. I spent over 30,000 pounds on my property education when I first started. because I kept searching, I kept grabbing for things. And so I will just say that the reason, because it's important to say this because it is my pride and joy now, it really is, is when people say to me, Athena, why did you start the Girls on Property Accelerator program? It was because I literally built what I never had when I first started, which is there is no point in you trying to take like a deal sourcing course or a uh rent-trend course or a... flips course or a BRR course or a title splitting course. My opinion, my opinion, there's no point you doing this. If you do not start with who you are and what your end goals are and what it is that you're seeking, what your resources are and what it is that you're hoping to achieve from it, you are wasting your money. And instead of spending money on investing in the strategies, you should be spending money investing in yourself. And once you've done that and you've invested in yourself, you can then do it. And for me, it's about doing it at the same time. So I teach alongside of course, Aktaar. And the reason I've chosen Aktaar is because he literally mentored me. So I've had firsthand experience working with him. And hence why I then said to him, need to share you with the girls, need to share you with the world. It's because we align strategy and teaching strategy with your subconscious, which makes the perfect formula for going forward. So for example, it might be that a module might be about marketing and you might, it might be like, we need you to do, you know, we need you to... to reach out to investors or we need you to reach out to landlords or to post in this way, et cetera. And you might think, I can't do that. I can't be visible. I can't do X, Y and Z. And actually that's not the reason. The reason is because you have a fear of being visible. There is something stopping you being visible. There's something that stops you feeling good enough to show up. You feel scared of rejection. You feel scared of judgment. You feel scared of not being enough. You scared of people saying those things to you. Once you unpack that bit and you put yourself back together again, you'll then fly with your marketing. And that's the thing. It's easy for one person to say, you need to do three posts, four pillars. You need to come up with a marketing strategy. You need to have this many hooks. You now need to post this, this, this, this, and this. You're never gonna do it unless you work out yourself in the first place. You're just never gonna do it. And this is what I've learned. yeah. So my final parting words of a message is spread love and kindness always. You never ever know what the other person is going through in life. So just be good humans is all I will say to you. There is too much at the moment of other people tearing each other down and there's too much at the moment of stuff going in the world. So let's just be the change we want to see in this industry. So I am sending you all positive energy, positive love today, and a positive mentality for yourself. My message also is that I want you to also spread kindness to yourself. I want you to actually, you know, I had Jackie on recently talking about mirror work, for example, you know, I want you to look at yourself and just have love for yourself, you know, at least three things that you're grateful for, at least three things that you love about yourself, at least three things that you're really looking forward to about your future, you know, just change your outlook today. um I want you all to get your outfits for Friday. Mine's just arrived. I need to try it on. at the gym at the moment, so I'm in between two sizes. So I need to, I need to sort that out and hopefully get in the outfits or get your outfits. and just know that like, I wasn't, I didn't just end up here guys. Like I didn't just end up here with a podcast. I didn't just end up here with a sold out retreat within two months. I didn't just end up here confident and all of this. Like I've, I've gone through some. you know, some shit of my own, you know? I've done the work and I've put the work in and I say that with pride and joy now, I really do because not from ego, remember, nothing I ever say to you will ever come from ego, it comes from a place of wanting to inspire you to think that you can do the same. And that is what my parting words are for you today. So I hope I've caught you at the right time. I hope I've caught you in a moment where you're like, Athena, I really needed this podcast today. I really needed your, your soul to come through to me, to speak to me as if this... message and actually I'm going to do something right now which is if you are in that place I'm going to speak directly to you. I'm actually going to speak directly to you right now. Um, whatever you're feeling right now this too shall pass so whatever you're feeling this too shall pass and Just know that every single feeling that you have is valid. It's valid. You're allowed to feel the way you feel. You don't have to be okay. And I think it's important to sometimes recognise that the most powerful thing you can do is sometimes just say, I'm not okay. And I think there's strength in that. And I think there's power in that. But at the same time, what I don't want you to do is I don't want you to sit there and be a victim and be on a drama triangle of being a victim. Because it's also important to recognise that you are better than that. And you need to give yourself permission to step off of that drama triangle and off of that victimhood. and say, Athena, today is the life I'm going to change my life. Today is the day I'm going to make a different choice. And rather than feeling like you can't do it today or that you're not good enough, I want you to reframe to think, actually, today I'm going to do this one thing to take me forward. Today I'm going to invest in whatever it is that I need to invest in because do you know what, for example, the biggest block is obviously money blocks. What if instead of looking at it as six grand for six months, you're like, well, actually, I'm going to do a payment plan. And actually I'm going to give myself three months and after three months I want to have made my money back through X, Y and Z. And from there, the next three months, I'm going to be using the money that I've got from the business to pay for the rest of the course. Why don't you just reframe it? And why don't you literally just allow yourself then to just take forward to really think about that. So. You are enough. You always were. You always are. And give yourself self-love today and also celebrate yourself in terms of taking yourself forward and go and bloody be it because you know one thing that Anta said to me and I say to all of you and I remember it changed my life when he said it to me and I'm gonna say it to you now. You go and change your life and you go and make that money. have the life that you want, have the success that you want, go and be fabulous, go and achieve everything that your heart desires because it is your God given right. Right? It's your God given right on this planet to be who you want to be. And no one is going to come and save you. No one is going to come and do it for you. You've to get off your ass and you got to go get it, make it happen. All right? So I say with love, go get it. It's your God given right. Okay.
