Morning, morning, morning, happy Friday. How's everybody doing? Welcome to Beards on the Street, number 51. One yeah, we screwed up last week. Yeah, this is my shock face. No one died, nobody got hurt, it's all good. So who y'all people? It's Friday, easter weekend.

So another week, how did it go? What went on? Where you been week in the books, uh, making some moves with some of the listings I've got, um, yeah, you did some. You did some. Uh, price corrections, yeah, good, which, which has been good. Um, you needed to. Yeah. Yeah, you know when, when? Uh, we're in a market where there's a lot of support around certain pricing and whatnot, but if it doesn't have the inherent action, which means showings and visits to the property, it's an indication of price, right? So we put it everywhere it has to go All the social media presence, all the different big major search portals. It's got the right photography, it's got all the right data and if it's everything's right but you don't have that piece, it's not. There's no other place to look but price. Unfortunately, unfortunately, unfortunately. Now that's the reality. Yeah, yeah, yep, so we made those corrections and, uh, I know we're watching and tracking. The online traffic has really impacted that. It's really spurred on some activity. That way, I'm hoping this weekend we get some good showings. Good, good, yeah, cycle those through. But I had a family member come in this week who's wanting to get into the transition, their life and business into more of a full-time. You know the flip realm. So we're going to be working on that. Nice, yeah, it's going to be fun.

Speaker 1:

Well, we had a pretty exciting week with our team. It was within our brokerage. It was our awards ceremony yeah, the annual awards summit yeah, summit Was awesome. Yeah, at the annual award summit yeah, summit Was awesome. We got to go up there a few times and hang out and be a part of it. It was kind of cool. Yeah, it was fun. How about that 360 they did? Yeah, it's cool. Here I'm going to show it. This is really cool.

Speaker 1:

It's funny how the novelty people stayed after people lined up for it. It was fun. That's why I booked there right right where it ended, because I knew it was going to get busy. Yeah, it did too. All right, check this out. People tell me that's not cool. So, yeah, they had this platform there that we could all stand on and and then the camera went around us. So we're not moving the plat or the camera is. What's funny is it's just an iphone on a mount that has a rotating arm and it just wraps around you on that slow-mo photography and it makes a cool 3D picture. Dude, I love it, man. Yeah, it's fun and it keeps repeating. I'm just noticing, I didn't realize it did that. Yeah, just an ongoing repeat reel.

Speaker 1:

So I won a few awards uh, uh, you know, mainly for volume. So my volume comes directly from all of you out there. That, uh, that helped me out. You know, as we talk about this all the time, we are an absolute uh, 100 percent referral based business, meaning we count on all of you guys that when you hear of somebody that's going to buy or sell real estate, man, give us a shot, you know, put a bug in our ear and let us see if we can work our magic and make it happen, because one we greatly appreciate it and my hat's off to all of you guys for helping me out.

Speaker 1:

And I mean, last year started out horrible, you know. As you know, I didn't. I didn't have a single deal in the first quarter last year and I ended up closing out the year with over 40 deals. So it was a big, big, nice year for you for sure. Yeah, it was a great year, especially in a really, really tough year, cause, guys, I mean a lot of unknowns, a lot of uncertainty in the market, a lot of unknowns. Honestly, the main, main reason why I didn't have any sales. I guarantee there's a lot of agents that didn't have any sales in that first quarter because people were scared.

Speaker 1:

But thank you, I really, really want to let everybody out there know that, man, we appreciate your support in helping us with our business. Quite frankly, couldn't do it without them. Well, really, I guess further explain that what that means. I mean, it's not meaning necessarily that the people in our crowd they're buying or selling, and some of them do, right, some do, but it's the people in their worlds, it's just, you know, being willing to stick their neck out for us and and send us at least a warm introduction to the people, and just you know, hey, they're our friend.

Speaker 1:

You know, sally, over here is thinking about buying. I don't know that, I don't know who, who, I don't know who she's working with, what the situation is, but here's her number. Yeah, I told her about you. Like I said, just giving us a shot, yeah, give us a shot, that's it. You know, if we get it, then that's on us. If we don't, that's on us. You know it's okay. Yeah, it's okay.

But we appreciate the love. Oh man, yeah, I've a new client right now that Jen Wright brought to me. Love you, jen, and just the cutest little first-time homebuyer couples, couple of little darling little girls, and we were able to go out and find a house quickly, get them under contract. And I mean he called me and had a guy waiting for me that happened to be looking and had something come from the past and he's under contract as well. That's so cool. But, yeah, man, I mean that's what it's all about, dude, you know, and it's okay. I mean if I could have helped him, great, but they already had an agent that had been putting in the work and that agent deserves to have that deal and get paid Absolutely, and that's what it's all about. So, again, thank you, guys. I'll show you one more this is our team up there getting our team award again for volume. So we really, really appreciate you guys, and you know what that's what our entire system is all about.

Speaker 1:

Tell you what Dean. So even the people in this shaky time, or these uncertain times that are purchasing, they're experiencing major appreciation, major improvement in the market. Yeah, they are Even being into it, right where they're at. So positive moves are happening. Yeah, because, I mean, interest rates went up. But I can tell you this house rates did not go down. Yeah, values didn't go down, no, no, house rates did not go down. Yeah, values didn't go down, no, nope. So you know that'll take us right into our kind of.

Our topic for this week is guys, it's springtime. Yes, it is, isn't it technically? When does summer start? What is the technical date for summer? Is it June? I don't know. I don't remember Late May, june, but it's spring, guys. I know the weather's not cooperating, that. That that's utah, utah story.

Speaker 1:

Phil is full of phil, all right, because he said that spring was going to come early. I guess it kind of did. There was a little bit and then there wasn't, and then you know what it's been. It's been pretty out. I mean, how about just a couple days ago, it snowed three times and then, as soon as you walk out after it snowed, the sun's out, warm. Yeah, and it was interesting, dude, I went on my walk and it was gorgeous, and by the time I literally, when I was walking up to my door after my walk, it was hailing on me and it was nice. So, but anyways, because it is spring, we wanted to.

Speaker 1:

Oh, audrey says in Utah, summer starts in August. No kidding, that's funny, no kidding. But it's spring and we want to. We had snow into July one year, didn't we? I don't know, I think we did. Yeah, she's right, know I think? Yeah, she knows.

So, anyways, springtime guys, yeah, we all know in in real estate, especially coming up in April, which is Monday, that things really really start to heat up. I was just you know I'm constantly out there and I know you are too, aaron reading articles and just looking at different things and basically everything I'm seeing out there is that, man, there is no better time to start listing your properties than right now. Right now, absolutely. So part of why that is the spring season, people leading into summer, people are trying to get ahead of kids transitioning from school in and out of schools and making it as low impact as it can for family. Spring break is happening like right now, isn't it? Or coming up yeah, last week was. I know my daughter's been on spring break all week and last week was a friend of mine's kids. So yeah, it's right now and I know Shauna's going on spring break with her kids next week. Right, right.

But you know, getting ahead, if you've got any plan to get going on a lot of what happens, I've actually had the question of is now a good time to sell or should we wait until the summer sell season? But there's a big thought around getting ahead of the traffic because you'll get all the extra energy and attention. So it could be very strong for you if you're thinking about selling. It could be a strong time to be able to go in and actually get lots of additional interest and attention, which helps you get a better price. Absolutely and guys listen if it's something that you're thinking about, but you're just kind of like there's things that you maybe want to do or you're not 100% sure.

We do this every single day and I promise you we have all kinds of avenues and like, if you want to stage your home, if you need a handyman to come out and do some work, we've got the answers for you. Okay, so we all know that in springtime it's always nice to.

I call it the spring cleaning. I call it the spring cleaning because when I was growing up, every year in spring there was usually a weekend where it was horrible because we had to basically completely spring clean. I mean, deep, deep, deep clean everything. Yeah, well, when you drive around neighborhoods right now, I mean, this is where you see all the landscaping companies out Full, descending on neighborhoods you know, cutting back trees, cutting back bushes, taking away old perennials, yeah, you know, getting that yard ready, you know, because one of the big major factors is, you know, curb appeal, right, yeah, and you know, I mean, let's kind of break it down, aaron. So let's talk about, like, indoors and guys, if you want this checklist, I'm going to take it back off, but if you want this checklist, just reach out to us and we're happy to send you this checklist so that you just kind of have a good value of what you want to do. Yeah, some basics that are some good ideas just to get your house in order.

So, anyways, let's talk about this on the inside. So we'll break it down to the inside and the outside, okay, so on the inside, it's always a good thing on the spring cleaning to actually check all of your smoke alarms and CO2 sensors, you name it. I mean safety, safety. Clean your, change your filter in your furnace, change your water filter in your fridge. Also, uh, you know, clean the returns on your, on all the different hvac system. A lot of a lot of, uh, pull your shop, vac out and, freaking, give it a good sucking. A lot of deposits of dust happen there and then that's what's circulating around your house. And then, if you're not, if your filters aren't clean, it may sound.

Speaker 1:

Jana said june 21st is summer, is. Oh, that's official, that's official, okay, so anyways, yeah, so I mean, on the inside it's, it's all the, all the stuff that's kind of out of sight, out of mind, would be how I would, how I would pitch it to you um, that's you kneeing that thing down below. I never did whatever. I didn't touch it. Oh, it's that, okay, wow, anyways, then, as far as you know, guys, it's always good to declutter. I mean, I can tell you, the number one thing that I say to my people when they're prepping to get ready is declutter, declutter, declutter, declutter. Even if you're not going to sell, decluttering is so good mentally I freaking love it. It's just, it makes you feel lighter.

Speaker 1:

Yeah, going through your space and just cleaning off your counters, getting rid of old stacks of paper Shit you're not using and haven't used for the last year I'm talking about my desk right now. Chuck it. Yeah, aaron, we're not even going to get into your. You need to spring clean your office. Well, I just get, I get my brain going and I start making piles of paper, right? So, yeah, you know, I mean on the inside, those are your major things, things that that that we definitely highly recommend.

Speaker 1:

You know, here's one that a lot of people don't think about, aaron, and I know I've done it before cleaning out your dryer vent. Oh man, yeah, they get backed up and plugged and then it makes your dryer not run efficiently and a lot of times it can actually burn your dryer out because the heating element can't heat or gets too hot. It's causing so much pressure Like it can't create the back pressure to push it out properly, so it stops the airflow. Yeah, and then there you burn it out. So you know, pull your, pull your dryer out, pull the hose off and and give it a good scrubbing the the, the hose and with the nozzle on it and like a scratchy brush, and just shove it down in there as far as I can, and and with the nozzle on it and like a scratchy brush, and just shove it down in there as far as I can, and, and you know, really get it. It's actually pretty. If you actually do this.

Speaker 1:

It's amazing, like annually, annually, what gets deposited in there? Oh, it is. Plus, you find all kinds of cool shit under your washer and dryer, right, it's like. It's like cleaning under the couch. That's where that went. That's another good one is move your couch and look at all the popcorn and change and all the stuff that's collected over the last. Take your cushions off and vacuum that thing. There's some money in there, well, and some dust and some allergy, allergen stuff that really could be cleaned through and really improve our health. Yeah, no question. Okay, let's move outside.

Speaker 1:

So what's some of the things that the exterior you already said? I mean obviously, we all. You know you clean up all the, all the dead stuff from winter. Yeah, cut back, cut back all your snow on your leaves before you were able to get them out, right, right, so just take the time to rake your the flower beds and clean them out, get the the raw dirt up and fresh and ready and cut back the plants, get it back to that brand new raw foliage and be able to have them grow healthily. Well, we all know that my wife has a major green thumb and she's already been out there. She's got plant pots going on and all kinds of fun stuff. You know when she's happy, you know all that she loves. All that's going for sure good for her. I mean, she's really really good at it. Agreed, I told her over and over she should start a business based around it and because some of the plant combinations or whatever the heck you call them oh, I always love the ones by your front door yeah, well, she's. She's been all over it. That's's cool. I can't wait to see her this season.

Speaker 1:

So you know you've got your planters. You've got to start prepping those and getting those ready. You know I'm a big garden guy and so I've got my two garden boxes that. You know it's time to put the new dirty in. You don't want to just keep using all the same dirt. So I think they say you take about half out and put half new in, because it needs the nutrients. Do you know what I mean? Hey, a little trick, that's fun. But all your coffee grounds, go put them in your pots. Oh, there you go, they're done and you've used them and enjoyed them. They don't just need to go in the garbage. Do a couple times a month and just add that to your, add that to your garden and it will go nuts. All right, I can do that. It will go nuts.

Speaker 1:

Um, yeah, of course you know you got your your spring cleaning in your garage. It's always good to to clean out your garage, which that happened on me just because I moved, um, by the way, the, the, the creepers back in the garage. Yeah, I'm all happy about that. Yeah, yeah, got my, got my butt dragger in there. I gotta do a little wrenching on that. That's a good spring thing. Yeah, take it on your compound and, freaking, start wrenching on it a little bit. Right, got a few things. I gotta say, time we saw him, I worked really hard on getting you a permanent spot there with it. Yeah, you did, it did go very far. No, it didn't go far at all.

Speaker 1:

What else? What else is exterior? Well, dude, so you know, fence lines, cleaning up fence lines it's a good time to power wash your house. Yeah, cleaning off your, your siding oxidation and all the different, just dust from the windows. Yeah, windows, exterior window cleaning, absolutely. So you know that's a good start.

Speaker 1:

But I mean, now's the time to also to go in and do your spring uh, uh, fertilizing. Yes, you know that right now is the time to go in, actually out, and you know I live where I don't have to deal with that but I'm telling you I miss it and I miss the you know, popping the top off of a good old sudser and and going out and mowing the lawn, but yeah, but you know what I've, what I've seen, and back when I, when I did have a yard, I had to take care of ifa guys, I'm telling you they have a system. Oh yeah, I guarantee you, if you buy their fertilizers and you do it in the fall and in the spring you will have the greenest lawn on the block. Yep, and no weeds, right, yeah, they've got a system. They've got it now, absolutely, Go to IFA, talk to the right person, get onto their system.

Speaker 1:

Get your little chickies while you're there so you can raise some chickies. Right, get your little chickies while you're there so you can raise some chickies. Get your cow feed, but yeah, so, going through and doing all that and then cutting back some of the bushes just the overgrowth that happens annually, but I think a good power washing, doing the windows like we just talked about, decluttering, because there's just stuff that blows into the yard and and all of it, all of it really impacts your garage, right, right. So that's, I would say that would be the. It's also a good time lisi is going to love this, but it's also a good time to to spray for bugs. Oh yeah, I'm not kidding. Yeah, that would be absolute. Yes, that would 100. Yeah, so foundation spray, because spiders are evil, they'll eat your face, right?

Speaker 1:

I'm not quite as worried as you are about spying. Oh my gosh, every time I see one. It's like 10 feet tall and it's ready to seriously eat my. I've never seen such a tough wisp man. I know some spiders and snakes. I don't like them. Such a tough wuss man I know some spiders and snakes. I don't like them. They're just creepy. Yeah, they're not gonna hurt you.

Speaker 1:

I watched this thing the other day. This dude was literally talking about the worlds. He was, he was raiding him, the world's most potent spiders that, like, can really hurt you. We have two of them here, and this freaking dude was letting these spiders bite him on purpose, like he was grabbing their butt and totally messing with them to make them buy. He's like oh, there it is, they just got me, oh my gosh, and then he's walking around because his arms are going numb and he's I'm just so what so do? Is he trying to, like, build an immunity or was he just showing that they're not that dangerous? He's just a spider freaking nut and and like he was literally going off and raiding these spiders of. Let's see how this one feels, right, wow, yeah, did he let a black widow bite him? I don't think he let a black one or one of our brown recluses, right, like, hey, dude, my little sister got bit by a brown recluse and I just, I mean it was right in her calf and she had to keep going in and they had to keep scraping out the dead. Yeah, that it was killing, and I mean, literally, she now has this major scar on on her. I mean it was massive, like it was crazy. Yeah, don't, don't let spiders bite you. No, I think that's a good one, though, yeah, sean doesn't like spiders either. No, not many people do like spiders. No, I don't like them all righty.

Speaker 1:

So, uh, we've done the outside. What else? What else can we? What else can we include in the spring, in the springtime? I think on the outside it's. I think on the outside it's just like on the inside. What about toys? I would like rvs and boats and cover them, wash them, like yeah.

Speaker 1:

But but I think it's an opportunity to declutter as well. Dude, big opportunity, yeah guys, wrap your arms around it, man, declutter. I promise you it's. It's. It is so rewarding when you've done it. Less is more. It makes everything feel cleaner and more enjoyable. I mean it's, it really is a good thing you've done it. Less is more. It makes everything feel cleaner and more enjoyable. I mean, it really is a good thing.

Speaker 1:

You know, as soon as it warms up a little bit more, I'm all about doing a huge garage sale and getting rid of a bunch of crap. I hate yard sales. I do too, but you know what? Why not? Well, I'll tell you why. I have an opinion. All right, let's hear it. You'll spend more money on signs and more time putting it out. Then you'll just go donate it. I think you go donate it to savers, let them go make money on it, or DI or whatever. Yeah, and you know what? You're timing money ahead. I mean really Time and money ahead and lots of aggravation. Right, it is a lot of work. I spent two days prepping for a yard sale a year ago with my ex. And no, no, no, no, I know we did a big one. We did a big one and I think at the end of the day it was a few hundred dollars. Yeah, yeah, and it's kind of weird watching people just rummage through your shit. That's true. Yeah, you know what I mean. And the stuff people actually want to cook, all right, people, we're telling you right now, don't do the garage sale, just go donate your stuff. Well, I, we're telling you right now, don't do the garage sale, just go donate your stuff.

Speaker 1:

I think my problem is when someone tries to buy something you're like, eh, and they want to try to wicker and dicker with you. I mean, it's already pennies on the dollar. You know the whole saying somebody wants something that you have Right Makes you want it more, right. I don't do good with that. I'm not shocked, dude. Oh my gosh, like all of a sudden I'm like, oh, they want it, maybe I should keep that. Yeah, I'm not good at it. Yeah, well, you know, you're just. I don't know. It's your choice. Guys, if you want to do the yard sale and make a few bucks, then do the yard sale. If not, still do it, just get rid of it. Yeah, just load it up, take it down to Savers, get rid of it. It's quick and easy. When you're filling it and you can get rid of something, do it.

Speaker 1:

Do you recall what he charges for a load? I have no idea, but we can find out. Yeah, we need to. I have somebody. I'll refer him right now. And Willie's a stud man. He really does take it personally. It's, it's not just somebody coming and picking your stuff up. He's such a personable kid. Yeah, he's cool. So willie schultz man, well, and, and he also can reach, like, to the roof and grab stuff, right, I mean the kids like, probably he could, probably he could probably clean your gutters, probably without my hand, without a ladder. And what's crazy is his little brother, tyler's, even taller. Oh my gosh, that's that family is tall. Yeah, yeah, well, way to go, matt. Okay, so you know, your toys, like your RVs, and stuff Me personally, a boat, I mean need to go through and do a good spring cleaning, which I'm going to be doing.

Speaker 1:

I've just been quick to warm up enough because I got to get all my my. I gotta get all my vinyl back in it. Get a quick ducky rub down, ducky, duck. Yeah, yeah, absolutely. I can't wait some, I can't wait to be bobbing on the maybe do a little wax on it. Yeah, vax on, vax off, all righty. Uh, what else you got on the spring? Yeah, just, uh, fresh. You know, fresh coat of paint on the fence. You know, pressure wash, fresh coat of paint. Um, you know, really it's again just cutting back all the stuff just to expose the yard.

Speaker 1:

Here's another good one for you, but unless it's an electric mower, but change your spark plugs. Yeah, yeah, absolutely. Get all your tools ready for the season. Right, yeah, your, your edger and your and your trimmers, I mean, if they're electric, then turn them on. But yeah, I just think that's weird. Electric yard tools well, nowadays, dude, it's just battery, it's wireless, you just freaking know.

Speaker 1:

I mean, I still think it's weird, dude, when I, when I was doing the freaking rebuild, does that feel manly? Does that feel manly? The table saw yes, it does. The table saw was with the battery. What about the noise of that little engine? You don't get to hear it anymore. Now you go like, come on, that's not manly. My blower's not my blower's a battery powered. You got a battery powered blower. I do. It blows really well, dude, leaves and shit out of my garage. Get your mind out of the gutter, aaron. I know where you're trying to go. This guy. Oh, my bad geez. All right.

Speaker 1:

So the big big deal, just a little bit of time on Saturday. Man, really, what it does I mean just talking about it it's part of the energy of the summer company. Yeah, it is. You know, it's like getting out and handling your stuff. Getting out and handling your yard, getting it all ready. The pride of ownership that you'll have Makes you feel good it does. I'm just talking about it's making me feel good, yeah, I might go to kill it or something like that. You know, service your ac, your, your ac unit. Yeah, it's always good to take your blower and blow all the crap out of it, and and, and you know maintenance, yep, so, yeah.

Speaker 1:

So, guys, springtime, man, it's, it's just. I love springtime, just the smell in the air, and you know, what I noticed is so, so, right out of our windows there's is this is this just a creek or what is this? I don't know the name of the. It is, but it's all runoff. It was interesting. A week ago there was none, it was dry. Now, now it's full. Yeah, it's going, not full, but it's. I mean, it's cranking, it's going. I, uh, I saw that our snowpack were at 102 or 105% of average. But, more importantly, all of our bodies of water, all the reservoirs, are much, much better conditioned for the start of the year. Yeah, last year we had major runoff, but they were so low. I mean, pineview was damn near empty. Yeah, playing catch up. But I watched a thing the other day and they were talking about how the reservoirs are much fuller to begin with. So that's good, it's way good. All right, it's going to be a good boating season. I can't even wait. It's going to be so much fun, can't even wait, all right.

So we talked about the spring. Let's talk about our book club. Bud, we're doing some change up here. Yeah, this is a fun little spark in it, right? Yeah, we have our team we do it with.

Every day, every morning at 9 o'clock, we're reading a book, some kind of positive book. Our book right now is Change your Thoughts, change your Life. We should start a new book. Unfortunately, we will on Monday. Is it Monday? We're starting Monday, darrell Bock, is it Monday? We're starting Bill Waddington Monday, darrell Bock. Okay, bill Waddington. Yep.

So, guys, every morning 9 am, up on the second floor, we're going to be doing our book club. Anybody here in the brokerage, anybody out there, if you want to join us, come on down're going to turn it on and people will be able to register through that. Good, just, inter-brokerage stuff right now, right, but getting it public would be neat. Yeah, well, actually that's a good one. We need to talk to them about that, okay, okay. So book club we've got to pick a book by Monday, so got some good ones. Yeah, I have a couple ideas as well. So, yeah, good, um, what else you got? Dude, we have our mixer, a couple mixers coming up Real soon. Second Thursday I don't know what that is so we can half out, wow, yeah, yeah, we saw, we'll be. We'll be posting out really soon hopefully by today, where and where and when and the flyers and what the charity is that we're gonna. We're gonna tie to it.

We also have some fun ideas, guys. Yeah, we do, this is gonna. We're gonna do some fun stuff at starting at our mixers. You know, like this, the speed dating concept, where you know we blow a horn or something every 10 or 15 minutes and and everybody has to switch and start talking to somebody else, switch, uh. But we also have, on the 26th we have an easter egg. It's called a spring fling, yep, and we're gonna sponsor a table there. We'll have a booth.

So, uh, if you got kids and you're listening and you, this is it's gonna. We're gonna have an easter egg hunt. We're gonna to have an Easter egg hunt. We're going to have all kinds of fun, different raffles, things like that that are going on but it'll be a lot of fun. That's the 26th of April Shauna said get your mind out of the gutter. She knows you well. She got that.

So, yeah, if you've got kids or if you just want a good fun place to go and they actually have two of them guys so, if you're up north, they're doing one up north in Layton, I believe, and one down here, and we can give you the dates and give you the tickets because we're sponsoring it. So we'll have a bunch of tickets that we'll give you for free. Yep, we'd love to see if you a lot of people don't come out because they have kids and People don't come out because they have kids and it's a weeknight, typically on our mixer. This will be a good opportunity to bring the kids and enjoy it. Yeah, and if you came to our Halloween one, it was fun, it really was a lot of fun. Yeah, it was. So it's collaborative, so it'll be around other teams in the office. I mean they're going to have food trucks, yeah, I mean it's going to be a blast, fun things for the kids. Yeah, and they're doing an egg hunt with the kids, yeah, so it's going to be good.

Oh, my hell, that's so funny. I just smiled. I'm like I wish, right, no, we're trying to catch them on subscriptions. So, come on, bring it Right.
