Yeah, and there's definitely some outliers and some ones we don't get to talk about. But it was fun to go through all of the areas and discuss why we think it's a good area to, or neighborhood to live in.

And it's one of those things right now where there's a lot of large developments coming in, like South Hillsboro and different things like that, but it's really cool to see the little niche markets that we're going to be talking about here. That might be six, seven, eight, maybe at the most 9 or 10 units and some really, really top quality builders that are putting these together.

So yeah, I agree, it's fun to look at the different builders and see what they're doing with the different floor plans and yeah, design choices. I know it's the old Willamette District in West Linn, and it's just this one Main Street that is absolutely so cool. And there's shops, there's restaurants, there's all sorts of little niche businesses and different things like that. And I got to give a shout out to our favorite restaurant and pub there, which is Jay Willy's.

Oh, that's really cool. Yeah. I think that kind of speaks to the whole atmosphere of the street. I think it's very family friendly country views, but still that like smaller town, city, country feel and that's pretty, you know, hard to achieve I think in that, you know, that street just has that vibe where people are walking and biking and then looking for a long hang, which is really fun.

And the street specific is kind of around ninth Street. It's all of these new construction homes that are going up are walkable to this. All the Willamette District, which is so amazing. So you have that country like feel in the neighborhood, and you can walk or bike right on down to the downtown area.

Yeah. And it's Westland School. So it is really, really highly ranked schools. But it's kind of a slice of Americana. You know, it reminds me a lot of where I grew up in the Midwest, the main street, you know, with, with all the cool older houses around it. Number two is Campbell Garden in North Portland, which is one that I stumbled upon in my research, and they describe it as an architectural oasis tucked into a private treetop setting.

It's a local architect and builder who have both won several awards for their work, and they have built just eight custom luxury homes on this little street. And it's very Portland. It's very unique, very beautiful, and right tucked perfectly between, like the University of Portland area and Mississippi Street. So you can't go wrong in either direction.

You know what I love about how the architect put these together is it sits on kind of a hill. I think all of the homes have rooftop patios.

Well in terms of inventory they have, you know price points all over the place. But we were honed in on the, you know, the ranges we've discussed. But I think what's so great about happy Valley is it's such an idyllic suburban lifestyle. Yeah. There's no other way to really describe it other than that. But it's very thoughtfully designed and it just feels like the neighborhood you want your kids growing up and where you know, everyone's trick or treating, and you watch all the kids walking to school every day at the same time, and they these neighborhoods five years in a row, they've had Street of Dreams homes.

I highly doubt. This next area is out in my neck of the woods, and out in Hillsborough. There's a new development called Padgett Estates. And if you know that area a little bit, it's if you know where Glencoe Road is in northwest, Washington County, it's over by Glencoe High School. But it's it's a about a half mile off of, of Glencoe Road right there.

And there are some spectacular homes going in out there, and they're on acreage.

Yeah. Yeah. Crazy. So they did I want to say 8 to 10 homes in there between 1,000,003. And I think 1,000,009, 6 or 7 of those are pending right now. And boy, they just went bang, bang, bang.

They went so fast. I barely saw any marketing on this. Which is crazy because we see all the marketing, right. But there's only a few left, but definitely worth highlighting. And I know what you love about the area is there is pretty much a golf course in every direction.

Oh yeah, Pumpkin Ridge is right on the other side of highway 26. You got all sorts of options out there, but just the ability to have a custom home like that with an amazing floor plan on acreage in a gated community like that, is really unique to, to Hillsborough on the West side because we just we don't see a lot of that.

Right. And if you're not from here, it's worth noting that, Hillsboro is home of Intel, and we're also very close to the Nike headquarters. So if you're looking to move here and you're working at either of those places, this is really a good spot to look at.

Yes. This one was also a street of Dreams. So it was street dreams for 2023. And then it's going to be 2025 and 2026. It's right in the southeast area of Sherwood. The homes are just stunning. So I had to talk about it. There in the, 1.4 to 1.8 range. If I can remember correctly, the streets are just so thoughtfully designed.

They have really nice forest backdrops. You know, they're slowly building this neighborhood out, which I think has a lot of pros you can enjoy. You know, that much in the neighborhood built, I guess, but, it's on a hill too.

So, yeah, they're on larger lots. And if you're looking for single level, I noticed notice that there were a couple of single level homes that had been built. Just really, really good construction too.

Yeah. And what we love about Sherwood is it's right on the edge of wine country, if not considered wine country 70. You know, you can really enjoy all of what Wine Country has to offer. Just, you know, being ten, 15 minutes away from hundreds of wineries is pretty special.

Which I was just going to say, Sherwood School District is outstanding, that that community has done a wonderful job of supporting those schools and making the investment there. You know, those homes, they're not huge lots. They're quarter acre lots for the most part. But really, really well done. And a lot of times have you noticed this, Makayla, where builders will have like a quarter acre lot and they'll position the home in a weird way where you're like, well, that doesn't do anything for me, right?

So this next neighborhood is Creekside at Westview in Northwest Portland, which is technically Bethany. This development kind of rides the line between Bethany and your true Northwest Portland area. There are very few homes available. This is also one where this development went very, very fast. But it also gives you that urban suburban feel because you're so close to Portland.

And that whole Bethany area is so thoughtfully designed as well. They have a little, I wouldn't call it like a downtown area, but the grocery and the restaurants and everything you need in the area. But it gives you that true northwest feel. It's, you know, up in the hills, in the forest. And it's just a really beautiful development.

For those not familiar with Portland real estate, Multnomah County love it. Lots of great things about it. Property taxes are not one of those. They are significantly higher in Multnomah County than they are in Washington and Clackamas. Right? So big, big plus for this community to be right across that county line.

Oh yeah. Definitely. And it kind of is on the beginning of Forest Park area. So if you are someone who likes to hike, great spot to be in. Yeah. Which I know you have mixed emotions, mixed feelings about hiking, but.

And then up in the hills in between Lake Oswego and West Linn and they forget about Lake Grove. And Lake Grove is so centrally located and it has so many large lots, you know, a lot of times builders will come in and buy the home and, you know, there's some homes in there that are smaller homes, maybe not maintain that well or whatever.

And they just take the home out and have these beautiful lots that they build these spectacular homes on. And there's, you know, you can drive through Lake Grove and within five minutes you're going to see 20 spec homes being built, right?

Yeah. But they're doing such a good job with them. A lot of custom or local builders, these ones tend to trend closer to the 4 million range.

Yeah. So also a Street of Dreams neighborhood. This will be 20, 26. You know, I felt kind of silly doing two Westland neighborhoods, but this one is that exceptional, in my opinion. And there are enough, you know, enough inventory listings. I should say, that this is definitely worth considering. It's just that perfect country slash neighborhood feel. You have a lot of valley views, a lot of horse properties.

You feel like you're out in the country. Well, because you are. And then you come across this gorgeous neighborhood on the hill, just in my opinion, like storybook front yards. Yeah, just gorgeous, gorgeous landscaping and well-maintained homes all around.

Yeah. For sure. Yeah. And I love West Linn. It's just it's such a neat community. There's a lot of pride there. They take care of their schools, you know, like we said, extremely highly rated. Their high school athletic teams are some of the best in the state. You got an athlete in the house. That's always a nice thing.

You're definitely not down in. Are you not going to be zipping downtown? It's not a place to live if you want to be in Portland all the time, but it's still 25 30 minutes, so it's not terrible.

I think all these communities, Makayla, kind of point out why working with a experienced real estate professional so important when you're, you know, if you want to see everything that's out there and you want to find something that fits you, these are the type of neighborhoods and communities and developments that a lot of people just don't see.

And a lot of, you know, you were mentioning that there's not a lot of marketing on a couple of these. There's not a lot of marketing on these because they really don't have to, they don't have to spend that marketing money to find the buyers for these, that the word of mouth and the people in town that know and brokers like you and I.

Who know certain builders when they have stuff coming up in certain areas, we just, you just know they're going to be, it's going to be spectacular. And that's why they go so fast. But you know if you're, if you're thinking about making a move, if you're thinking about, you know, moving up, getting a little bit more, you know, finding that dream house, whatever, it is definitely worth it to talk to someone like Makayla that knows these little nooks and crannies of the market that that make it so special.
