I know it's it's amazing. And when we say South Hillsborough, you know, people that aren't familiar might think South Hillsborough, it is actually a major master plan, community award winning. It's incredible. 8000 new homes. We'll get into the details on it, but it's really, really cool. Lots of great restaurants. They got to market a choice there. There's all sorts of businesses, there's all sorts of great stuff, so we'll get into it.

I'm going to go ahead and say I'm not happy with people that don't read instructions. So as a real estate broker in our arm or less, we have private remarks that are for just the brokers, and then we have the public remarks that are for everyone.

And in the private remarks, you tell the brokers what you want them to to know. And I specifically and a property we're representing said, hey, call me before you make an offer so that I can give you instructions, because this is a relocation property and they require a certain way for things to be done, certain documents, all of that.

So of course, today we get multiple offers on this property, which is awesome. One of the offers came in without any phone call, any anything. And it's like, dude, you're going to have to go back and redo all of this. And I include very specific instructions on how brokers should do this. You can tell them wound up right?

So, you know, if you're just hearing about South Hillsboro, it's the largest and most ambitious residential expansion in the Portland metro area, and I dare say the entire state of Oregon, it is massive and really, really well done. I'm super happy. When this first came around. I first started reading about it years ago.

Yeah. So Reid's crossing is like the main neighborhood there. And it's where all of the commercial kind of infrastructure is and that type of thing. It's really the centerpiece of the development. So you might hear kind of interchangeable South Hillsboro reeds crossing the whole thing, pretty much the same thing. But in real estate we call it South Hillsboro.

You know, what you might find on the internet might come across as Reeds Crossing or whatever, but it's amazing. It's a model for future suburban growth in the Pacific Northwest. It's award winning. So we're going to go over that for you.

When I first saw this plan, I was like, yeah, there's no way these developers let 285 acres go by the wayside because in my experience, you know, they give you the initial plan.

And then, you know, the dollar gets in the way and people are like, yeah, well, let's fit another 30 homes in here and 20 homes in there, and it just gets whittled down to nothing. But this does have 285 plus acres, 15 plus miles of trails.

So awesome. So awesome. The parks are beautiful over there and they really do make sense. I don't know who stuck to that plan. I'm sure City of Hillsboro was pretty intense about making sure they kept those parks and trails, but it is really impressive and it does add so much value to the community.

Yeah, every home is within a quarter mile of a park. So their plan was walkability plus mixed use, integration of schools, transit, greenways, all of that. And you know, this was Hillsboro answer to Silicon Forest, Intel, Nike, all of that because Hillsboro is running out of room. And when this land was secured for that, they really spent a good amount of time actually planning for it and really trying to figure out how do we maximize this, but also make it something spectacular that the city of Hillsboro can really lean into.

And I think they've done a great job with it.

So Reed's Crossing, on the other hand, is about 465 acres of south Hillsboro. And it's it's master planned like the rest of it. And it has the biggest component of commercial wellness, education, residential, all of it put together.

And yeah, they have that really nice medical facility with a gym attached to it and pools. And so like, you know, a way for people to access health care right in their neighborhood, but also have an affordable community gym that's, you know, a step above your normal community gym. They have like workout classes. And it's really well done.

Yeah. So there's going to be multifamily involved there also. So apartments but also, you know, high density stuff 1600 plus units of multifamily by the way. 2800 and crossing single family homes I mean it's immense.

The multifamily units. I'm sure you've been through them. They're really nice. You know. Of course they are like a multifamily unit. So they share walls, but they don't do your traditional like eight homes in a row. They do. They tend to do like 3 to 4 that way. There's only a couple units that have walls on both sides.

So yeah, I've been in a bunch of units, the attached versions, and it's great. I mean, the floor plan, I have to hand it to the builders and developers because they did a great job of finding floor plans that people want to use now. And bear in mind, when they were planning all this stuff, we're talking 4 or 5 years ago and tastes changed very quickly, but I think they nailed it.

There's a lot of like attached homes, but also townhouses and, you know, all sorts of stuff like that where there's bedrooms on the main floor or offices on the main floor. And, you know, it's just a really cool open floor plan on the main, the whole thing.

Yeah, everything that people are looking for and a lot of them are close or over 2000ft², which is a lot of space, right.

And you can get in between 300 and 50,000 to I mean, you can go up to over $1 million, not in Reed's Crossing and Reed's Crossing. I think it maxes out at about 750 or 800,000.

So and it matches kind of what Portland Metro's median is 580,000 or so as far as median cost to get in there. So Reed's Crossing is obviously great. The school system, there's 2 to 3 schools that are planned to be put together in there. Providence Health and Wellness Center. Like Makayla said, there's a retirement community in there.
