I'm your host, of course, jeremy Wolf, and today I'd like to welcome to the show actually met our next guest the other day I'm going to tee you up. Okay, I went out playing golf pun intended there with a past guest of the show, michael Cunniff, who I've become friendly with. Really really great guy owns the super agencies, the director of marketing for Fairway Mortgage, and he brought with him a realtor to play golf with us marketing for Fairway Mortgage and he brought with him a realtor to play golf with us. And I am here with Justin Brooks and Justin is a team leader over at Buy With Brooksy and I am excited to get into this because the real estate market is very interesting and I've interviewed many realtors on the show and it's always fun to see a different perspective. So, brooksy, nice to see a different perspective. So, brooksy, nice to see you, brother.

I've known him for many, many years, so obviously I say this every time I have a realtor on, I say this Everybody knows what a realtor does. There seems there a dime, a dozen. Why don't you tell everyone a little bit about what you do with your team over at Buy, with Brooksy?
Speaker 3:Absolutely. We're still trying to figure out what we do, but at the core, we're powered by Caldwell Bankers. Shout out to our Los Olos office and team a great group of women and men over there really spearheading the industry at a local level. Here we help families and individuals advance in life through real estate the best investment possible, in my opinion. In addition to helping others in our community, we volunteer our time and our resources. We're very grateful for the opportunity to help others.
Speaker 3:At the end of the day, we've been a realtor for a little over two years, learning some of the ropes in the industry, collaborating with successful individuals that have allowed us to excel at a short time, allowed us to, you know, excel at a short time. And you know we've helped dozens of individuals and families throughout our first couple early years and we formed the Brooksy Group about three months ago at Caldwell Banker. We have a team and great individuals all women, because I believe they're a little smarter than us fellows. So I'm grateful for my team members and, yeah, we're coming fast here in the South Florida market.
Speaker 2:Right on man. So just two years ago you got into real estate. Is that what I heard?
Speaker 3:Got into real estate two years ago on a part-time basis. I was working the nine-, the nine to five corporate. You know office lifestyle and you know I just I wanted to help. You know I wanted to help more. I wanted to help more and I didn't know what that meant exactly, but I did have a vision of helping others in our community and you know beyond, and I felt that real estate could help see that vision through. So I left my nine to five and I wanted to explore my own vision. I guess you could say it's been great.
Speaker 2:So what inspired you to launch the team after just two years in the industry? Three months ago you started the Buy With Brooksy team. What was the impetus for that? We were just getting so busy. Yeah, just killing it, huh.
Speaker 3:I mean we're just killing it though. The South Florida. We live in paradise. South Florida, I mean we truly do. I'm very grateful, yes, very blessed. I'm a local, a rare breed as they say. I've lived in South Florida for 38 years, all my life Pointe, tasia, davie, fort Lauderdale, everybody wants to be here, from the north to south, to east to west, the USA, canada, south America, asia, europe, everyone's coming, everyone wants to be here. A thousand people are moving a day to Florida, don't kid yourself, people are leaving, but a thousand people are moving a day to Florida. Don't don't kid yourself, people are leaving, but a thousand people are moving a day in Florida and we can't know that. Just the infrastructure is not there to keep up with that influx of people coming in. So it's just, the market is booming and as long as you understand about helping people at the core, real estate is easy. It's not hard work. What we do as realtors. I always say we're just working really hard. It's a big difference.
Speaker 3:Shout out to Michael Dukes for introducing us. Great guy, like you said, marketing director, over at Fairway Mortgage runs a super agency, just a really, really cool individual. You know I linked up with him a few years back and he's just, you know, at the core, really kind and he aligns with our vision and you know I'm just grateful for the opportunity that I've met him and he's connecting me with a lot of individuals at the, at the local level and and and cool, cool individuals like you, jeremy. So shout out to you.
Speaker 2:Absolutely. How did you link up with Michael?
Speaker 3:How did we link up? That's a great question. I want to say it was definitely through the Fort Lauderdale community scene. I want to say, at an event, at a charity event of some sort back in the day, and our energy synced right away. I mean he was just like high energy, super kind, super nice, and I'm just like I gravitated towards like you know, you always gravitate towards people that ride the same wavelength and he just, he's just a really stand up guy and shout out to his missus Stacy, she's a pilot, she's always up in the air, you know, flying, flying planes, and they're just they're, they're a really cool couple.
Speaker 2:So I want to go back to the the team for a moment. You guys are specializing, I'm guessing, South Florida. Do you have any specific areas that you tend to focus on? We specialize in the.
Speaker 3:South Florida market at large, mostly residential, mostly residential single family. We like to help the everyday family because a lot of them could use education and guidance and market knowledge and we have all those in place to really be able to help families that need it. We've sold and purchased in practically every city in Broward County. Wren Swan is one of my team members. She's great. She came from New York with her husband. She's a realtor from Caldwell Banker and she came down here last year and we needed help. Our business was growing and Wren, being a newer agent in our area, wanted some familiarity and I'm very fortunate and grateful that she linked up with me. She's amazing. She, you know core pillar, spreading kindness and helping others, and she really adds an ability to expand and help even more families at the local level. So, yeah, we specialize in Broward County and single family residential Nice.
Speaker 2:So going back, you said nine to five what was your life before real estate? What did that journey look like? That led you up to? It was hectic.
Speaker 3:I'll tell you one thing it was a, it was a hectic life. There was no, there was no structure. You know I was, I was, I was working a nine to five on the corporate side, but you know it was really like a seven to seven. You know, five, six days a week. I, you know, my mom, was a high school. My mom was, I'm sorry, an elementary school teacher, grown up Miami-Dade County, 25 plus years. My father worked in sales and consulting.
Speaker 3:So they, you know, they instilled hard work in us in the beginning, but you know, and still hard work in us in the beginning. But you know, I knew I wanted to not build somebody else's dream anymore. I wanted to build my own dreams. That's, you know, that's the American dream. As they say Build your own destiny and vision. I knew, I understood working for someone else and building their dream just wasn't, you know, wasn't for me in the end. So I found an opportunity in terms of working for myself and helping others in real estate and I latched on and I haven't really looked back since and we've been growing at a rapid pace and you know, we're really spreading the mission of kindness and helping others and it's really, you know, that's what we like to do for fun is help others.
Speaker 2:What? What would you say, is one of the, on one end of the spectrum, one of the biggest challenges that you faced leaving the you know corporate nine to five type job and going into business for yourself and real estate and, on the other side of that, one of the biggest rewards that you've experienced over the last couple of years.
Speaker 3:I'd say one of the challenges is just, you know, allocating time effectively. Time is money in business, especially when you are working for yourself or forming a brand like Buy with Brooksy, time is money. So I'd say one of the challenges is allocating time effectively, which you know there's solutions for that. You know whether you have a calendar or CRM or you know a daily task. So we're, you know, exploring all these options to effectively allocate that time. But I would say that's a pretty significant challenge that you know, realtors and business owners alike face and in terms of rewards, it's on the same, you know, flip side of that chair.
Speaker 3:You know, being working for yourself gives us the ability to have a lot of that spare time and that allows us to use that time wisely. And how do we use that wisely? I volunteer a lot of my time. Our for profit allows us to give most of our time back and that's one of the biggest rewards of going into business and, you know, in real estate, specifically because we get to give most of our time back. That's what we like to do for fun is give our time back, and we do that extensively in our community.
Speaker 2:So that's a major reward. Yeah, absolutely man. So, on that note, right, giving back. What would you say? And maybe this, maybe that's it. What would you say inspires you the most with your work and how do you stay motivated in the real estate industry, in an industry where, again, there are it's so saturated with agents and realtors? What, what keeps you getting up in the morning and keeps you, keeps you out there hustling every day?
Speaker 3:the vision, the goals vision. One of my, one of my biggest go on the top of my vision. I got three things on the on the top of my vision board, but the two are the most important. It's a billion dollars. Give it all away at the end. I love it and I know that to some people that might, you know, sound unattainable or crazy or whatever you think of it, but one I realized that it's. You know it is a large number and it will take a very long time, maybe a lifetime, to achieve that, but that's the goal and then give it all away at the end.
Speaker 3:I predominantly volunteer my time with children. I'm a guardian at Lightham for the state of Florida. I do child advocacy in the 17 judiciary. We represent the most abandoned, abused and neglected children in Broward County and we bring DJs and raffles and food trucks and my partner Wren she used to be a preschool teacher. She does a read with Wren children's circle and she brings little kid books and we have coloring stations and all the proceeds get directed to Voices for Children of Broward County and they serve abandoned and neglected children in the foster care system. So those are some of the activities that our for-profit allows us to do and we're very fortunate. So you know we're just it's. You know real estate has opened up doors and opportunities that I don't think would allow to happen if we continued to build someone else's dream, which is okay for some, but it wasn't okay for me, and that's part of the vision and the journey that we're on, so we're very grateful for the opportunity to help others.
Speaker 2:Always nice to get a look under the hood. It's so funny. We played golf the other day. We were hanging out for three plus hours and I didn't learn anything any of this about you. We were just out there shooting the shit. But now I'm getting getting a look at all the good things that you're doing for the community. It's good stuff, man. There's a lot behind the brooksy.
Speaker 3:There's a lot behind the brooksy group on the golf course it's golf. It's very serious. It's a serious time. It's one of the few times that I just get to you know. You know the deal, Jeremy you get to just not think about anything, Just completely unplug.
Speaker 3:Shooting straight. So it's, you know, golf is a very unique sport. I'm still not very, you know, we're not going to say we're terrible, but we're not shooting as straight as Jeremy yet. But it's hit and the one ball, and you know it goes close to the pulp, the, the, the pin, the hole, and you know, you know, you know the feeling, so I don't gotta explain it too much. But it's, you know, it's a fun, it's a, it really is a fun sport. It really is a fun sport.
Speaker 3:But yeah, we we, we do a. We are grateful that we have a platform um to give back, and I always say, if, if you have the power and you have the platform, it's our obligation to give back to our community. So we're very grateful for the opportunity.
Speaker 2:What are some current trends that you're seeing in the real estate market now? Obviously, covid threw everybody for a loop and then, post-covid, we saw a huge surge. Things seem to have been calming down. What's going on right now, particularly in the South Florida market? Pull out that crystal ball, brooksy.
Speaker 3:Tell us first where we're at Brooksy Group powered by Caldwell Banker Crystal Ball. What's going to happen in real estate.
Speaker 2:Where are we going? What's on the horizon?
Speaker 3:my brother. No, of course South Florida is unique. We don't really follow the national trends per se, just because we're kind of an outlier. As I discussed before, it's paradise out here. Everybody wants to be here. So prices are always going to stay consistent relative here in South Florida. They're not going down, in my opinion, anytime soon. There's just, you know, we're at a historical low in terms of inventory. There is inventory out there but there's not a lot of inventory out there. That's going to keep the prices up. The interest rates are at historical lows. People, you know, nowadays think that the rates are high. Our parents were buying in the high 10s, 11s, 12s, 13s, that's crazy how quickly.
Speaker 3:people forget right, people forget that very quickly. The rates are in the lows, the mid-sixes right now. That's a reasonable rate. People are coming to market right now. You know the concessions aren't happening as much on the seller side. You're still able to get a good deal. There's still homes on the market passing average days. You know 45, 50 days on market. You see homes that are in the 100, 200. Homes have been on the market for a year. So there's wiggle room in terms of negotiations for those specific homes.
Speaker 3:But I always tell my clients and families that if you're priced correctly in this South Florida market today, your home's not going to stay on the market more than a day or two. I mean they're gone. Yeah, we've bought homes that have been on the market less than 24 hours. We sold homes on the market in less than seven days time. So as long as you're priced correctly on the market in South Florida, your home will sell at a very rapid pace and the market is really booming right now. You know it's your time to buy is when the time is right for you and your family.
Speaker 2:I was going to ask you that question when is the right time to buy? Because so many people are out there and they are kind of trying to time the market or wait for the interest rates to go down or wait for the right property. And, the truth be told, just like you said, the right time to buy is when it's right for you and your specific situation, for your family. When you find that property you want, you know that's the time to buy and you can't ever time this stuff properly.
Speaker 3:You're 100% correct. There's no such thing as timing the market. There's no crystal ball of timing the market.
Speaker 2:Don't talk ill about my crystal ball.
Speaker 3:That's it. The market is right when the market is right for you and your family. It's as simple as that. Speaker 2:For sure, brother for sure. So, speaking of the time to buy, I've I've had pretty good success in real estate, you know, throughout my my time. But one thing that I take back is every time I've sold the property I would hang on to it. I think there's so much value to be had in developing a portfolio of real estate over time. I mean, just given as long as you could maintain a positive cashflow in an asset like that over a long enough period of time, it's going to appreciate and you're going to have a ton of equity if you hang on to it long enough. So that's one thing I would go back and do. I wouldn't. I wouldn't. Speaking of selling properties, actually, uh, old house I owned in oakland park. I ended up selling it to mark falsetto. We talked about mark, who owns taco craft, pizza craft what else does he own?
Speaker 3:a j j hospitality group hospitality and he's partners with runway 84, that's right reno reno over there. Now he's got that apothecary, the, the speakeasy bar. Yeah, mark's. Mark's a great guy. He partnered with our. Our bake sales are baked with brooksie bake sales. October 27th our next our one year halloween anniversary bake sale. It's a sunday what do you?
Speaker 2:What are you baking for me? Brooksy, let's go. What do you got?
Speaker 3:Shout out to Fireman's Derek Unique Eats. You Bake Me Happy Popcorns. They donate all their baked goods and we sell them and everything. 100% of the proceeds go to the children of Voices for Broward. Dj Sweet Tooth is there. We have food trucks, so it's really great. Mark donated some gift cards to his Taco Craft restaurant at our last bake sale, so his kindness goes beyond compare. So he's a great guy. He's always doing stuff for the community.
Speaker 2:How long have you known Mark for and how'd you connect with him? If you remember, I've known.
Speaker 3:Mark a while at least least eight, nine years through his rock burger venture. When he opened, when he had his rock burger uh chain over uh in her mercy in downtown fort lauderdale, he just had really good energy. I came in to eat one day and we hit it off and you know I started frequently attending those Rockburger weekly lunches with friends because he just did a really good product. He's a nice guy in the community and he built a great brand within himself and Taco Crout's got a great team. I'd like to send a message to Neil Martinborough's family. Shout out to Cornbread. He passed away this weekend. He was a long-lasting team member of J-Hospitality, ran his Rockburger, was the GM at the Hole Enchilada in Davie, florida. So he passed away suddenly, young man who was always kind and nice when I, when I was at uh the rock burger. So shout out to neil's family prayers my condolences yeah, for sure.
Speaker 2:So family you got any kids brooksie?
Speaker 3:no children. We. We've got active dependency cases through the guardian and light him and we're very grateful to advocate for those children. So I sometimes say those are my kids until I have a family of my own. But we're very focused on building our brand and helping our community for now. So, no, no children of my own yet I I hope to have, uh, be lucky enough to have a family of my own one day yes well, I, I got a 10 year old and a 12 year old.
Speaker 2:Well, that's, that's gotta be keeping you busy. And I, I love them to death about 50 of the time, and the other 50 of the time I want to kill them now.
Speaker 3:That's why they have ebay, you can sell them on ebay. No, no, just kidding, just kidding, don't know, I don't want to know all the comments. I know the comments that are going to come now. I'm just kidding. I'm just kidding internet world but you do.
Speaker 2:You do eventually want to have kids or no? Yes, I want to have uh children of my own because if not you can, you can have mine for a little while I'll borrow yours. We'll try a little Kids are the future Children are the future you might not want any after you take mine After that yeah, you never know, you'll be a good trial runner, yay or nay.
Speaker 3:No, children are the future. They really are, you know, that's that's kind of why we started our mission on giving back to the community and helping kids, because we understand that they are the future and you know, it's just really important. I'd love to have a family one day and be able to raise children and teach them the still the values that I've learned through through my family and my and my education and just live in life and and yeah, that's, that's, yeah, that would be wonderful, that would be wonderful.
Speaker 2:So, aside from golf, when you're not out there working, you're not out there giving back to the community with charity. What do you like to do? Are you a night out on town partying type guy? Are you a Netflix and chill, like, what do you like to do in your downtime? So I'm not really a party type of guy anymore. Night out on town partying type guy. Are you a Netflix and chill, like, what do you like to do in your downtime, bro? I don't.
Speaker 3:So I'm not really a party type of guy anymore. You know, I don't really drink anymore and I'm not a big TV guy. I actually haven't turned a TV on in probably three or four years, as crazy as that might sound. I got the fish tank rolling on the TV right now. I just don't have the time for it, but I I hide cash around the streets, so let's see if I can. There you go these stickers. I got these little stickers. It's hard to see on the screen, but every Saturday I hide some cash around the city in Broward County and you know that's kind of fun. Speaker 2:I want to know more about that. What is this? You're hiding some cash. Yeah, tell me more.
Speaker 3:I'll take a $20 bill, a $50 bill, a $100 bill and I do a video. I hide it behind my sticker and I'll put the sticker anywhere around town. You go find it. If you tag me and post it, I'll even double the money. I'll Venmo you or Zell you, double the money. So I've been doing that for a while. Every Saturday I flew out to Europe. A few weeks ago I hid some money in Austria. One Saturday I hid some money in.
Speaker 3:Germany, some francs and some euros, and someone might have found it. They didn't post it, so I don't know it still might be there, but it's just something fun to do for the community. And I got my dog, marley, sleeping on the couch right there. That's why I got the business. I'm doing it for Marley, I'm doing it for the community. We're all in it together.
Speaker 2:I love that. How did you come up with that idea to hide money around? It's a great way to spark some engagement with the community, create some cool content for social media.
Speaker 3:I saw it online one day. Someone was doing it in California, I think Shout out to Mr Cash Drop and I kind of copied him. I'm not going to lie. So that's a good idea. I bet him and he was hiding it. He had a little, his little emblem, and so you know what? I've already got stickers. Maybe I can just hide some money behind my stickers and do the same thing. So I did, and you know some of the videos are getting 15,000 views. So you know it's working a little bit. Guerrilla marketing at its finest, ladies and gentlemen, take notes. Guerrilla marketing. Hide some money. You never know, you might be able to help a family because of it.
Speaker 2:Love it, love it. What advice would you give, whether it's to a first time home buyer, or maybe somebody out there that already owns a home that's looking to acquire some additional properties for investment? What advice could you offer to folks out there?
Speaker 3:Yeah, that's a great question. I mean, like we led to before, with your investment portfolio, I mean just one. I wouldn't recommend selling. We want to create generational wealth. It's really important. Real estate is an avenue to create that generational wealth. You know, in terms of appreciation and equity, you know you can always rent it out and you can always have someone pay for your mortgage and help build your portfolio. So, to answer your question, simply contact the Brooksy group.

What advice would you give to someone that is looking to start a career in real estate to navigate through the sea, Because most realtors out there aren't very successful? This is so saturated. What advice can you offer to someone out there that's looking to maybe get into the real estate market?
Speaker 3:It is. I mean, there's a lot of people want to be real estate. It's such a glamorous profession. You know we're making all this money there's. You know what relationships over transactions is one of my answers. As simple as that. I mean, anybody could be a realtor. I would say you just, you know it's not hard work, we're just working really hard. If you're prepared to work really hard, if you're committed to helping families and helping others, if you're committed to working seven days a week you might not be at a desk but you will be working seven days a week Then you know we're ready for you. Come on board.
Speaker 3:I'm happy to answer any questions you might have. Get you started in the initial process to be able to get to school, go to Gold Coast, get the classes, get fingerprints, take an exam, get options in terms of hanging your license up with a broker and then just tackling the day-to-day activities to put your name out there and really get rocking and rolling. Real estate really can allow you to open up some opportunities that you might never thought would be available for you. Speaker 2:You said something three or four times throughout the course of this conversation your focus on helping others. Isn't it funny how, when you take the focus off yourself and trying to become successful and trying to make money and all that, you really just focus on helping others. The success and the money and everything just seems to flow to you naturally. It's just a byproduct the success and the money and everything just seems to flow to you.
Speaker 3:naturally. It's just a byproduct. The only thing that matters is how you treat people. At the end of the day, all this stuff the GMP podcast, me, you and Duke's on the golf course, charity, bake sales with the kid, like all that's the extra credit. That's all the extra credit. The only thing that matters is how you treat people. Credit, that's all the extra credit. The only thing that matters is how you treat people. So if you understand that at the core, it makes your job very easy.
