Unused land behind a property can look like “nothing,” right up until it starts producing real monthly income. I walk through a deal I did where I placed two fourplex-style mobile home units on extra acreage behind a park and turned them into clean, simple, bills-paid studio apartments. The concept is untraditional, but the goal is practical: create affordable housing fast while building serious rental cash flow from ground you already own.

I break down what the units actually look like, why I added decks and stairs to make each entrance feel separate, and what the infrastructure took to get right, including septic, hookups, and permits. I also explain why location and zoning matter so much here. Being outside city limits in an unincorporated area gave me flexibility, but I still had to think through county rules, what needed permits, and what could be done efficiently without cutting corners.

Then we get into the part everyone cares about: the numbers. I share my all-in cost estimate (around $175,000 after the real-world extras), how eight doors at roughly $700 per month created about $5,600 in monthly gross rent, and how I underwrote the deal conservatively before I ever ordered anything. The Unused Land Idea

So several years ago, I had a really good idea. I didn't know it was a good idea at the time, but it worked out really well. I had a couple acres behind a park that I owned. And I decided, I don't even know where I got this idea. It might have been the oil field, but I decided to put like fourplex mobile homes, right, um, on this extra land. And this is super untraditional. That's why I'm telling it to you, and it's the best return. I actually need to buy more land and do this again on a bigger scale.

But I haven't yet because I've been busy buying other stuff, other parts. But, anyways, um I bought four four two fourplex units, right? And imagine um a big ass mobile home, all right, and you have like four literal doors going across it. If you could just imagine that. Alright. And then I'm like, okay, well, these need steps, but how do I make them feel like individual? I was like, oh, I can build decks on them. So I had a handyman that worked for me out there and lived on site, and I was like, hey, build these, build these decks for me, you know. Uh deck, if you don't know, is like, you know, where you can walk around in front of your you know, like a porch, right? With some stairs and a and a shade cover like a and um he did it for super cheap because you know he that's what he does there. He lives there and helps

Septic, Utilities, And Zoning Reality

me out. But anyways, um built those, look super nice, all right. And uh had to hire a septic company and got the you know the permits and all the stuff they had to do that and put the put the septic in, and then I had my handyman actually do the uh sewer on the water lines because you you didn't need a permit to do that over there, um outside of city limits too, which is cool. So I could put these untraditional type units. And just to you know let you know that it depends where you're at. You can't just go buy these and put them anywhere. Yeah, check with the county, say, hey, um can I put these here? Is there like zoning regulations? You know, that's a whole nother thing. But this this was like an unincorporated area outside of city limits. Uh, but luckily, like really close to town, like you walk to the Walmart if you wanted, right? So that was pretty cool. That's why I had the idea.

Refinance To Fund The Build

So I was like, well, I'll buy two of these, but um, you know, how do I get the cash to kind of put into them without digging into my own pocket? So I refinanced the park. At the time, they gave me uh a couple hundred thousand dollars. I was like, well, that's cool. So what I did, I was like, how do I put this back to work? And what I did, which is a really good lesson, by the way, I didn't go buy stuff, I just reinvested in my business, right? And what I did is get it all hooked up and then uh just promoted as affordable housing, you know, studio apartments because that's what they are. Uh but I said apartments, not mobile homes, which I turned

Marketing As Bills Paid Studios

them into studio apartments, right? I didn't have to do anything on the inside, they're brand new products, they have their own kitchen, own bathroom, but it's just an open concept. That's what a studio is. All right. A studio is just an open concept, but it's all brand new, right? Brand new product that's pretty cheap. Well, I end up renting these things for $700 a door per month. Bill's paid, right? Which uh water and electric's not much over there, so it's not too bad. So you're talking times two, so you're talking eight doors, right? Two units, eight doors. So total fifty six hundred dollars a month I created, and it costed me, you know, sixty thousand per unit at the time, and then about twenty thousand for the septic and the infrastructure. So about a hundred and sixty thousand all in. Let's call it nicknacks because you know crap happens. Let's call it 175,000 all in, just uh so I'm not exaggerating, you know, even though I don't think it was that. And it brought me in fifty six hundred dollars

The $175K To $5,600 Math

a month and extra cash flow on property I already owned that wasn't being utilized. All right, so that's a pretty good return. I need to get like 10 acres out there and do it bigger, but I'm I'm thinking about just getting like another probably four acres, sometime or another, putting four and seeing if I could fill those because I don't really know what the demand is. And you know, and that'd be a pretty badass deal if we filled those and kind of double up again. I want to do that one day. Um, I just you know, we'd been buying these bigger parks. But my point being is this was a super untraditional route, right? I think I just saw these main camp style units in the oil field. I was like, man, how do I build this uh economically and for it to be a really good return? Tell me one person that wouldn't spend you know um $175,000 to bring in an extra, you know, $5,600 a month. That's a no-brainer, right? So

Buying Tips And Conservative Underwriting

I don't know. Hope this helps you out. The manufacturer I used was uh RGN. That's RGN. There's several manufacturers. Here's here's another tip when you go to look for stuff like this, like don't pay sticker price. You know, like surge around, get a deal, bargain, and then like before you go buy something, look at what your all-in cost is gonna be. Look at what like you think you can get for it. You know, do the math. Like, even run, I think I rant those numbers at $500 a month just in case. Because I'm like, I know I could find somebody that needs a bills-paid apartment for $500 a month. I mean, damn, we're 30 minutes from San Antonio, everything's $1,500 a month, just like it. You know, if they're gonna go rent a freaking apartment, like crap's expensive. So I figured that was a uh a no-brainer way to look at it. Like, how do I lose, right? And and that's what I did.
