A tiny home owner says they want $12,000 and most buyers stop at the price. I don’t. I ask one more question, then another, until the deal stops being a “purchase” and starts becoming a problem-solving plan that creates monthly cash flow. That mindset shift is what turns an ordinary lead into something you can repeat again and again.
I walk you through a real tiny home deal from the first text to the final structure, including how a bird dog brought it in, why the seller’s number wasn’t the real story, and how the financing details changed everything. We get into creative finance with clear definitions and real-world decision points, comparing sub-to real estate with a loan assumption when the seller doesn’t want the debt staying in their name. When the finance company confirms the assumption is simple and there’s no prepayment penalty, the strategy opens up: lower upfront cash, flexible payoff timing, and better cash-on-cash returns.
Then we do the investor math. I explain how I look at all-in costs, moving and setup, and the rent-to-own exit price, plus why a stable monthly payment and market-accurate rent can turn one tiny home into a long runway of income. A Good Deal Gets Better
SPEAKER_00Yesterday I turned a good deal into a great deal, in my opinion. Alright, so a bird dog brings me a tiny home, and he's like, hey, they want 12 grand. Fully livable. We got a kitchen, bath, shower, the whole nine. Already a good price, to be honest with you, for what I'm gonna sell it for on a rental own, what I'm gonna make, cash flow. But you know, I gotta pay him a thousand, and then the seller wants a thousand. So it's like 14 grand all in. Pretty good deal. Right?
The One Question That Changes Price
SPEAKER_00I'm like, well, why does he need 12,000? And he's like, well, I don't know. I'm like, well, ask it. Right? I want you to remember that question. Because one more question can make the deal great. He comes back, he says, well, he uh owes 11. I'm like, okay. So what does his loan look like like on it right now? He's like, I don't know. I'm like, well, ask it. And he's like, well, he pays $4.75 a month. Bingo. I was like, cool. Well, let me just take over the payments and I'll pay him a thousand bucks, and I'll pay you a thousand bucks, and we'll just go about our merry way.
Sub-To Versus Loan Assumption
SPEAKER_00And he's like, well, he comes back, he's like, well, he doesn't want it, his name. I'm like, I understand, but uh, you know, what would it look like to just take over the payments or take over the loan then? You know, first thing I pitched him was it's sub two, I'm saying it's up to he don't want to do it. And the second was an assumption. He's like, well, I don't know. And he and he gets back and he's like, Well, he said that the loan company said it was fine. You just have to sign, he just you just signed the new contract. They don't really care, they don't charge fees or anything, they just want their payment. Cool. So I was like, give me the number of the finance company. So I called them, sure as hell, the truth. They're like, Yeah, we just we want to get paid, you know. Um, you don't have to like, you don't need to do anything. There's no backgrounds, there's nothing. It's just like you sign our contract and there's no prepayment penalties, you know. Cause and I was like, Well, what's the payout? They're like 10 grand, like it's even better, right? And I'm like, okay, and and this saves cash, right? Upfront cash, cash on cash. Like, yeah, we just pay the 10 grand, pay the grand grand, be done. But now I just take over the payments $4.70 a month. And when I'm ready to pay the $10,000 after it's settled in, it's cash flowing, whatever, cool. There's no prepayment penalty.
Cash Flow Math On A Tiny Home
SPEAKER_00Maybe I want to pay it in chunks. Maybe we have a ballar a month, and I'm like, you know what? I'll pay five grand next month, or five the other month. We have a lot of units, right? So asking these extra questions is like I would say a necessity, right? Like, non-negotiable if you want to get good deals. Because, like, if I wouldn't have said, why does he need the 12 grand? We would have just been on the price the whole time. And I've said this in like some previous episodes, but here's what this deal will look like for me. Because you're like, okay, big deal, you're getting a tiny home for you know an assumption, like a little tiny home, right? Woo-hoo. Get this, all right. And I want you to do the math. Because I can't pull up my calculator because I hold my phone. I'm talking to you. Alright. So I'm getting this tiny home for 10 grand. Uh 12 grand total. Alright. I'm gonna move it. It's gonna cost me three grand. I'm gonna set it up, all this stuff. It's I'm gonna be all in about 20 grand, all right, before I get it all rented, all this stuff. I'm gonna turn around and I'm gonna sell it for probably $39,000 on a rent to own. Probably. Somewhere between $34,000 and $39,000 on a rent to own. Okay? And I'm gonna charge $775 a month for it because I know the market. Right? I have one that I'm bringing in, I'll tell you about later that I'm gonna charge more for, but I know the market for this, right? It'll be rent-to-owned. I won't have maintenance, I will get $775 a month, all right? And only a couple hundred dollars of that goes towards principal every month. All right. So you're talking somewhere around 15 years at $775 a month. Now I don't have my calculator in front of me, but that's probably $100,000 over it, over that, right? Like that's huge, and that's cash flow every single month. Yeah, there's a sub there's a uh payment that I could pay off at any time, but that's just one unit, right? I've got two coming in this month. I just had two last month that we sold. I sold one for $49,000 and the other for $39,000. No, $49,000 the other one I rented out. Um, so this, you know, just asking these extra questions. It's not a
Training Bird Dogs To Find Deals
SPEAKER_00coincidence that like I get these deals every day, all day. And I'll use bird dogs and I'll I'll train them. And I'm not like sitting there training them, but when they send me the deals. Because used to when people would just send me random deals and still I won't look at them. But if we've done business before, like I'll be like, do this, do that, this is why, this and that, and they start to know my criteria. And like I'll pay them an extra fee if they can get me sub two or assumption. And I know a lot of people frown on assumptions, but I'll tell you what, I've assumed the note on nine tiny homes so far, and it all worked out great, you know, all of them. Um, eight of them had had fees. This one is the first one that I did an assumption that, or I'm doing an assumption that has zero fees, but those were more expensive uh tiny homes. So I hope this helps. And just remember, when and I'm I like walking you through my my thought process because it's not really like oh you just got a tiny home, great. It's like, no, I can do this on repeat, right? And the reason is this is the biggest like lesson of this video, is ask extra questions, not to be annoying, but to actually understand the problem.
Solve The Seller’s Real Problem
SPEAKER_00What was the problem in this situation? The problem was, and I don't think I told y'all this, the guy was moving. Okay, that's a problem because he has a tiny home on some land on a in a park, right? And he has this tied to him where he's gonna have to make payments, and he doesn't want to move it across the country wherever he's moving, so he wants to sell it. Okay, that's a problem. I'm a buyer, all right. Well, do I solve his problem if I just take the payment away and put it in my name? Absolutely. Do I solve his problem by giving him the thousand dollars that he needs andor wants? Absolutely. Problem solved. Is it easy for me to do? Yeah, and I'm gonna create cash flow. All right, I've got an 88-unit park that I need to fill like 20-something spots. So if I get two tiny homes a month, I'm done. And guess what? I increase the value by two million dollars of that park by doing this, right? So it's huge.
