Most people don’t lose money in mobile home park investing because the asset class is broken. They lose money because they buy wrong, believe bad pro formas, and skip the unsexy work that keeps a deal alive after closing. We’re unpacking what that looks like in the real world, from the first conversation with a would-be buyer to the exact reasons parks turn into cash-flow nightmares.
We talk through how we approach mobile home park underwriting so you can quickly tell what is worth deeper diligence, what needs a different price, and what should be an instant “no”. Why New Investors Get Stuck
SPEAKER_00So this morning I had about a 30-minute conversation via a Facebook messenger call, right? With somebody that reached out and wants to buy a mobile home park but doesn't know where to start. They're successful and multifamily and they flipped like I think they said like 50 houses or something. And they just want to get into mobile home parks. They see all the craze, they see all the hype, and they're super interested. So I kind of wanted to tell you about the program I'm coming up with in four weeks, or I'm starting rather, I'm not coming up with that. We just did a we just did a successful uh run at it with with one of my clients. He's uh closing on his first park on the first. Get out 12 weeks, 90 days. He got his first, you know, his first park, he did everything that told him. But here's what it is, here's what it isn't. And let's start with what it isn't. It's not a get-rich quick scheme, it's not a no money down, get a park, it's gonna change your life, quit your job because you got this park kind of thing. I'm not pitching that. I don't know how to do that, I don't do that. Um, but if you do want a long-term business, something that will cash flow appreciate, uh, you know, get significant equity, change your life by making you wealthier and all while getting depreciation to offset taxes and to do it on repeat, like to understand the asset class,
What The 12-Week Program Actually Is
SPEAKER_00then it could be for you, right? So here's how this program looks it's 12 weeks. We meet one-on-one via Zoom. You're working with me, I have a curriculum, and just as long as you do the curriculum and do the homework, you will move forward. And one learning the asset class, and two, like getting leads, talking to sellers, and and hopefully getting some deals under contract, whether you wholesale them or buy them. I wholesale parks that I don't end up buying because why waste it? Right? They're good good wholesale deals, good fees, and just as long as it'd be a good fit for somebody else, why not give them a good deal and make money while you're at it and help everybody? So he the guy I talked to this morning had a bunch of interesting questions, and I wanted to kind of go over a lot of that
Manufacturing Deals Through Follow-Up
SPEAKER_00here. You know, he's like, Well, what are the one of the biggest things you see from like um investors that buy mobile home parts that it doesn't go well? And I'm like, it's always that they buy wrong, right? Because there's so many, and I've told y'all this on previous episodes, there's so many bad deals being pitched out there. Like brokers are pitching them, wholesalers are pitching them, sellers are pitching them, but it's like that with anything if you really think about it. So I'm drinking it's a pre-workout here on the way to the gym, so you might have a couple pauses, but like most of the people I talk to, it's a bad deal up front. However, you know, I've I've said this over and over, but the follow-ups where it's at. But not just do you want to sell, do you want to sell, do you want to sell? It's like you need to know the underwriting. So, what are you following up about? Where do you need to be and why do you need to be there? You'll get told no a lot of times, and then you know, months later, year later, whatever, you can get a yes, but you only want a yes to a deal that you want to do, right? That makes sense to you. And I hope that makes sense because most people, I want to say like 90% of the people you call, sellers, brokers, whatever, it's not gonna be a deal out the gate because people are like, How do you find these deals? I don't find these deals, I manufacture these deals, and the way I manufacture them is I understand what I'm looking at, right? If you look at a chessboard and you know the game, like you understand the game, you know the moves, you know what to do, right? It's the same thing. So that's that's what I'm doing. I well, I'm teaching people to understand this asset class and like how to underwrite it, how to understand it, how to like flip through deals in 60 seconds and know if it's a deal or not, and where you need it to be a deal. And then how do you talk to the sellers to help them understand in a simple way without offending them where you're at, why you're there, and to let you know moving forward, if they want to give you a shout down the road, you know, here's your phone number, and you'd love to talk to them and see if it's you know reasonable or okay for you to follow up with them in the future. Most will say sure, but I'm never gonna do that. Well, newsflash, a lot of times I do. It just depends on the motivation. But that's what I teach. It's like, okay, now you understand how to underwrite, now you understand the asset class, now you know how to talk to sellers, now you know how to pull your own leads, right? You're not buying them from some PPL company or all this stuff that everybody else is calling. And by the way, talking to mobile home park owners is much nicer than when you call these sellers that sell houses that get freaking uh one million and a half calls a day by wholesalers trying to like get the best price ever, you know, that they're all pissed off all the time. If y'all are on the phones, you know what I'm talking about. All right. And then how do you operate the park? How do you manage it? Like, I go over through all that. Like, what how do you do value add? Like, how do you refi it? How do you prepare for the sale? How do you raise money for like you know, if you need the whole thing, if you need the a bridge, a gap, you know, if you need infill money, reserve money, whatever. How do you do that? Right? It goes over all that, and it's 15 grand to be in the program. And I'm only taking four people, and I have like leads I'm talking to already. So if it's something you're interested in, like definitely reach out. This isn't a sales pitch, but I'm just I want to be transparent up front
The Big Mistakes That Blow Up Parks
SPEAKER_00and not sell it. Like, I'm not hard selling anybody, but I want people to know what this is and what this isn't. And those questions the guy asked me earlier were super interesting. So, back to his question what what are the things they do wrong? It's like they underwrite incorrectly, they get rose-colored glasses, they somehow get the money, the financing, and they buy it, and then they're losing their absolute ass, right? They don't plan out the infill, they they've never like sourced any of these homes, they don't know what's a good deal, what's not. So they overpay, and those don't pencil. So now the park itself doesn't pencil, the value add doesn't pencil, and they're so upside down on this thing they can't see forward, right? That is the biggest deal. And not only that, utilities. You got to think like you got water lines, sewer lines, all this stuff. If those weren't properly scoped, pressure tested, looked at, inspected, septics, all that stuff, and you bought this thing and it's all collapsing and leaking and all this stuff, that's more money going out the drain. Like, people are just losing their absolute ass. Is it in a flood zone? Like, I talked to a broker yesterday, and I'm like, hey, I got an idea. Like you have this park, it's badass, it's got 100 and something units. I see that you've been trying to sell it for a while. Um, it's empty. Why don't I do a lease option on it? I'm a really good value at guy, so like I'll do a lease option, fill it up, and then I'll buy it. And he's like, that'd be badass. He's like, by the way, it just flooded though. And I was like, Well, not interested. If the damn part floods, you don't want it because people gotta leave. They can't live there. They can swim to their damn RV or mobile home or whatever. You can't do that, just the simple stuff people miss. Also, if it's in a flood zone, the insurance is just gonna eat away
Flood Zones Utilities And Insurance Traps
SPEAKER_00at all your cash flows. You have higher insurance for flood zones, so screw that, right? And and that's another thing is like insurance isn't bad unless it's in a flood zone. But, anyways, like also, you know, Google Ads, a website, like how we build that with AI these days, like, and you know, it doesn't take long. All this stuff is so important and so overlooked before people buy a park. And I just can't preface it enough. So if you're looking to get a park, you're listening to all these episodes, you're getting fired up. I think you should think about a partnering with somebody, not me, because I'm not gonna partner with somebody new because they don't have anything to offer me unless they have a buttload of cash. And if that's the case, they might as well just uh get in the the program, the course, so that they can learn what they're doing. But you know, partner or learn, have a mentor there with you side by side so that you do it the right way. This also includes like value add. Maybe you have a park and you don't know how to do value add, you don't know how to source homes. The guy that
